The SpaceWelcome to Still Water Bindery at Winter Hill Farm! Send me an email to see if there is room available for the dates you wish to come . . . Two cozy upstairs bedrooms ~ one with a comfy double bed and a connecting room with twin beds ~ await your visit. The shared bathroom has a tub/shower on the same floor. Though visitors have not seemed to mind the local traffic and sleep in late, I want to mention that the bedrooms are along the road side of the house. Downstairs you have access to the large country kitchen with a large dining table and a German tile stove (Kachelofen), the living room and another full bathroom. Wireless internet is available in the house and on the grounds. (Please not there is NO reliable cell service in Newfane ~ you are in Brigadoon!) The front porch and the large screened-in carriage shed at the back, are perfect for reading and relaxing in warmer weather. Complementary continental breakfast is included every morning, and may include a delicious treat made by a former pastry chef, such as blueberry muffins, or cornbread or pancakes. Tea, coffee and water is always available. The farmhouse sits on three acres of land, with an organic vegetable garden. Fruit trees & berry bushes provide fresh organic fruit later in the summer and early fall. Perennial flower beds provide flowers for bouquets. Still Water Bindery also gives workshops in bookbinding, papermaking and paste papers. Contact Patty for workshop availability. You can wander down the back meadow and stroll five minutes along the old railroad bed to the historic Newfane Village and the soon to be Railroad Museum. The Windham County Historical Society is renovating the Newfane Station for a Railroad Museum. Deer have been wandering through the meadows in the early evenings this summer. Even a doe and her spotted fawn were in the field below the bindery one evening. The Four Columns Inn and Artisan Restaurant is a block away right in Newfane Village. They serve dinner in their main dining room, or have a bistro menu available in their bar and patio. Lunch and dinner are served seven days a week. Walk right down the hill from SWB for a gourmet meal! Newfane Village Yoga is several houses away, so you may want to take a class while staying in Newfane. Brattleboro is 12 miles south on VT Route 30, where you will find more restaurants, galleries, a collection of eclectic shops, yoga centers, the Brattleboro Museum and Art Center and the Brattleboro Food Co-op . Easy access to Mt. Snow, Stratton, Marlboro Music Festival, Yellow Barn Music Festival, and Manchester, VT ~ each is about a 30 minute drive. The Appalachian Trail and the Long Trail are accessible from trail heads near Manchester, VT. Jamaica State Park is a 12 minute drive north on Route 30. The old railroad bed is now used as the trail that leads along the West River to Ball Mountain Dam. Or hike off the main trail up to Hamilton Falls. The West River is also a favorite spot for many fishermen. The combination of deep slow running water and shallow fast ripples makes for some fine fishing. We are ready to welcome you to this southern Vermont retreat! Guest AccessGuests have access to all public spaces. Guests are requested to leave your personal belongings in your bedroom, rather than the public spaces, especially when you are away from the the premises. Interaction with GuestsI often work in my home office between 8:30 a.m. to 5 p.m. M-F. During office hours I will have limited time for interaction with guests. The NeighborhoodNewfane Village has a beautiful common. The Windham County Courthouse is very photogenic, with the Newfane Congregational Church and the Union Hall completing the trio of white clapboard buildings that are often photographed together. Visit Newfane Village Yoga (drop in for a yoga or meditation class), Newfane Market (general store), Newfane Café & Creamery (breakfast, lunch & dinner delights), and the Moore Free Library & Crowell Art Gallery. There is a charming walk around the 'village block', along Route 30, Cross Street, West Street and Court Street. You can access the village from SWB's back meadow and follow the old railway bed for five minutes to the village common. Getting AroundNewfane is accessed by private car. Taxi service is available from Brattleboro, where there is an Amtrak train station. There is no public transportation available readily available in the West River valley. There is usually NO cell service in Newfane. You are in the Vermont countryside and cell service is very spotty at best! Other Things to NotePARKING: Please park your vehicle at the end of the driveway next to the red barn. USE BACK DOOR: Please use the back door entrance, by the parking, across the gravel patio, and in through the blue screen door, which leads to the house's back entry. DOG & INDOOR CAT: Skye Twilight (chocolate labrador retriever) and Belle Lune (Siamese cat) reside at SWB. Please be aware that this is their home. The cat is an INDOOR cat, so please make sure she stays inside the house while you are coming in and out the door. MUD ROOM FOR SHOES: If you would remove your street / outdoor shoes in the mudroom, that would be most helpful. There is a bench to sit on while you take your shoes on and off.

The SpaceSearching for a cozy getaway? You found it! This 3-bed, 2-bath solar powered home is perfect for families and groups of friends looking for a country retreat. Settle in to our clean, quiet home, which is tailor-made for kicking back and relaxing. After a day on the slopes (we’re a half hour from some of the best skiing in Vermont), come home and unwind by the warmth of a wood-burning stove while playing board games. Rest assured, we’re not without the comforts of the modern world! There’s Wi-Fi and a TV with (SENSITIVE CONTENTS HIDDEN) Chromecast. The futon in the living room can serve as a 4th bed. Guest AccessDuring the winter season, guests may use the 3 bedrooms, 2 baths, kitchen, basement, washer/dryer, wood stove, all kitchen amenities. The NeighborhoodIt’s less of a neighborhood than it is a personal piece of Vermont woodlands. There are 10 houses on the road but you wouldn't know it by how quiet and secluded they all are. However, if you need anything, neighbors are happy to help. It is Vermont, after all. :) Getting AroundThere is no public transport but plenty of trails for snowmobiling, cross-country skiing, snowshoeing and hiking. Other Things to NoteThis is an eco-conscious home and we try to do our best in regards to energy usage, recycling, composting, and reusing things. We hope you join us in these efforts.

There will be snacks served throughout the day so feel free to use the dining room at any time, We will also have fresh coffee or use the Keurig for a variety of teas, coffee, hot chocolate or cider. Refrigerator space is available upon request. We have a beautiful porch for you to relax on or take a walk to the West River. There are plenty of hiking and biking trails in the area. Take the short drive to Putney Mountain. Beautiful trails for hiking and if you are a bird watcher,this is the place for you. Putney Mountain is the one of the most interesting spots in the nation for bird watching. Don't forget to look out for some of the most beautiful waterfalls hidden in the forests. Visit the Alpaca farm or watch the Bison roam. Brattleboro offers arts,crafts and music. There is so much to see and do. Just ask, and we will direct you to it! The SpaceThis room is our pet friendly room. It has a separate entrance so you can take your pups out easily. We can not allow dogs in the kitchen or dining room. There is plenty of room to roam out doors. Please make sure your pets are up to date with their shots. Also be aware there is a huge flea and tick problem in Vermont. Please protect your dogs. The SpaceCome escape to this 70-acre estate in Newfane, Southern Vermont. Stay in the super clean, light-filled farmhouse that has four large bedrooms, including two master bedrooms with king beds and ensuites. Or choose the log bedroom queen with vaulted ceiling that shares 1.5 baths with the large kids room with two twin beds. Explore the private wooded paths; swim or skate at the small lake up from our dirt road; cross country ski in the winter or pick wild berries in the summer along the old stone walls; watch the deer, chipmunks, and wild turkeys through the large windows while lounging by the gas stove fire inside or by the crackling wood fire pit outside. 70 acres of hiking trails, berry picking, semi-private swimming holes, covered bridges, historic barn, organic apple orchard, ice skating on the pond, cross country skiing and down hill is nearby. Guest/game house has a play room with a wet bar, pool table, ping pong, soccer table, cards table and sauna. An Additional spacious bedroom is on the second floor overlooking the surroundings. Tennis court and a swimming pool are perfect additions. Several miles of private trails are great for hiking and bird watching. The caretaker - Bob lives just 5 minutes from the property and can show you around if needed and be reached in case of emergency or other questions. The NeighborhoodLocated in one of the most beautiful small towns of Vermont with population of less than 1000 people this unique estate is located just 30 minutes from Mount Snow and Stratton Mountain. 20 minutes to Grafton Village that offers cross-country skiing and tubing. For kids Adams family farm (20 minutes) would offer feeding farm animals, goat milking, sleigh rides, yarn spinning. If you are in a mood for cooking inside on a BBQ grill or dining outside in the nearby Tavern or glamorous Four Columns French restaurant in Newfane - the choice is yours. The SpaceThis space is perfect with a kitchenette in one bedroom, including a mini-fridge, microwave, toaster, coffee maker and sink. Designed for comfort and privacy, staying in our space is a quiet, relaxing getaway. Guest AccessGuests have open access to our property and yard space, including a fire pit and wooded trails. There are swimming holes in the river within walking distance from the house. If you have children, they are welcome to use any of our outdoor toys, swing set and climbing wall. The NeighborhoodOur neighborhood, while being directly off a main road, is a dirt road and very private. There is a feel of peace and calm in our neighborhood, with very few vehicles and densely wooded landscapes. We love the location of our home, close to amenities with a country feel. Getting AroundThere is an Amtrak station and bus station in Brattleboro, 15 minutes away.

The NeighborhoodIt's so quiet, with no thru traffic. "A passing car is an event," one guest said. Neither is it lonely, desolate, "Stephen King" land. Private, quiet, easily accessible from major arteries. Getting AroundA mile from VT Route 30, 3 miles from the center of Newfane Village, 10 from Brattleboro and I 91. Hartford/Springfield nearest airport (BDL). Convenient (and less expensive most times) to Logan/Boston (BOS), too. Amtrak serves Brattleboro, just 10 miles away. Take the train in the Northeast Corridor, rent a car there, and spare yourself the drive! Off street parking on site. Other Things to NoteFirewood on the property provided for the two woodstoves. Oil heat if you don't feel ambitious.

The SpaceOur 3 bedroom home was lovingly built with our own two (well, four actually) hands, in 2010. Solar panels provide your grid-tied electricity, hot water and radiant heat. (So even if it's dumping snow in VT, you'll still get a hot shower). Knotty pine sheathing provides a cozy-cabin-like feel with open concept downstairs and airy ceilings upstairs. Master bedroom: King memory foam bed with organic bedding, down comforter, view out the windows to the treetops Upstairs (kid) bedroom: Full size bed on platform, single bed + single trundle. Pack and play also available. Peek-a-boo window from your bed to our beautiful gardens and fruit trees. Upstairs bath: shower and deep jet tub to soak after a long day skiing or hiking Downstairs bedroom: Comfy Queen futon with memory foam mattress. Downstairs bathroom: Custom tile shower with glass door. Also outdoor shower on patio during spring/summer/fall. Kitchen: stainless steel appliances, gas range, fridge and freezer, dishwasher, custom concrete counters with embedded rocks and crystals found from the nearby Rock River. Table seats 5 + bar seating for 2. Weber gas grill on front porch. Additional dining space on outdoor patio. Living Room: Woodstove with glass front to enjoy a real fire! Couch for 3, comfy recliner, and other seating. Also washer and drier upstairs, and large mudroom for storing gear. Guest AccessOur home is your home while you're here, and we're away. Please treat the space and our belongings with love and respect. Several parking spaces up our longish (and somewhat steep) driveway. We have a great plow person who maintains the drive and a pull out spot at the bottom flat part, in case you don't feel like dealing with the driveway hill in winter. Interaction with GuestsYou'll be staying at our home while we're away. Personal interaction will be minimal, but we're just a call, email or text away. We also have a local neighbor/friend on hand to deal with any house issues or questions that may come up. The NeighborhoodWe live in a very private, country setting that's a short drive to town, restaurants, and great outdoor opportunities. Though we lived off a paved road, you don't see traffic and feel you're in a sweet treehouse oasis, surrounded by beautiful pines, gorgeous perennial gardens and fruit trees. Getting AroundYou'll need your car. Country living up here! We are 10 miles from Brattleboro, 2 miles from Newfane, and just 20 minutes drive to Mt. Snow and 35 minutes to Stratton. The NeighborhoodIt's a friendly neighborhood with a lot of local charm.There are plenty of hiking and biking trails starting at our front door! Hop in your car and visit the nearby historical towns. Sample Vermont Cheeses, and taste the delicious Vermont wines. The local shops have plenty to choose from. Delicious maple syrup, and incredible Vermont chocolates. The local town general stores have a variety of amazing sandwiches,as well as home baked goods. If you are looking for a meal with some beautiful scenery, have lunch or dinner at The Marina. Take the short drive to Putney Mountain. Beautiful trails for hiking and if you are a bird watcher,this is the place for you. Putney Mountain is the one of the most interesting spots in the nation for bird watching. Don't forget to look out for some of the most beautiful waterfalls hidden in the forests. Visit the Alpaca farm or watch the Bison roam. Brattleboro offers arts,crafts and music. There is so much to see and do. Just ask, and we will direct you to it! Getting AroundWe have free parking at our home. Amtrak pulls right into the town of Brattleboro. We will be happy to pick you up, but we do suggest renting a car. Taxes apply to rentals of 30 days and less only. For stays of over one week, cleaning fee is $75. The property is ten+ acres overlooking the Rock River Valley. The ridge opposite gives the property its name: Ridgeview. Access is a town-maintained dirt road, plowed and useable year-round. The road is a cul de sac, so there is no noisy through traffic. Little traffic period. One guest described a passing car as "an event." The main road is within two miles, and Brattleboro and I-91 are just ten miles away. There are neighbors within a hundred yards or so, but the house seems private and secluded, protected by trees. The view opens to the south/southeast for great light throughout the day, year-round. The grounds are mowed often in the summer, and provide areas for outdoor play, exploration, maybe a picnic. Three of the ten acres are cleared and level, the rest is wooded. There are some trails on the property for exploring (blueberries and black raspberries in summer!) and close by there are reserves with long hiking trails. (See Windmill Hill site.) My guests come to tour the nearby area, to see the fall color, to ski at Mt. Snow and Stratton, to canoe, bike and hike, or to birdwatch. There are two renowned music festivals within 20 miles. The restaurants in the area are great, the closest being the 5-star Four Columns Inn on the common in Newfane. But many simply come for the peace and quiet, the romantic feel of the cabin, the sense of escape from the workaday world. One of my great if simple joys when I'm there in summer or fall is sitting on the second level deck in the morning with a cup of coffee (tea if you prefer) and listening to the birds, watching the light come up. Evenings are peaceful and quiet. You can hear the birds one by one dropping out of the day for their own rest, until only the wood thrush is left. Ridgeview is a very special place.

For wifi, the quaint library in the village offers free service and computers to the public. Guest AccessBikes are available for our guests to use, and even a canoe, but you need to have roof racks that fit your car to transport it to water. Interaction with GuestsThere are many things to see and do in our area. Lovely hikes to waterfalls, bikes rides, canoeing, farmer's markets, flea markets and more. The NeighborhoodSouthern Vermont is gorgeous in the summer; it is like a giant green gem. Water is close by to cool off on hot days. If you like to be with people you can go to town: there is theatre, music, and good food in Brattleboro, and many picturesque drives in the area. If you prefer solitude, there is canoeing, biking, hiking or just plain lounging. You can make a fire outdoors in the evening, as long as the fire danger is low. Staying in our yurt features all the best of camping, but none of the hardships. Getting AroundWe are not near any public transport. A car is a necessity here. Other Things to NoteYou will be staying on a working farm. There are sheep and pigs not far off, so some mornings you may hear ba-a-ing or other farm sounds.

    The SpaceThe apartment has all you need - a comfy queen size bed in a loft space with great views of the tree tops, a small but full kitchen with microwave, a bathroom with a tub and shower. The stairs to the loft are steep, so be sure you are comfortable with that. The full bathroom is located on the lower floor, so you will have to come down the stairs to use the bathroom at night. The apartment is in our home, but it is a separate space with its own entrance. Guest AccessYou'll have the apartment all to yourselves with your own entrance, next to the entrance to the main house where we live. Access to the deck and hammock can be negotiated depending on yours and our desire for privacy during your stay. Interaction with GuestsWe are open to both options. We enjoy our privacy and we enjoy meeting people, especially fellow adventurers! Let us know your preference and we will honor that. The NeighborhoodWe live on a dirt road, just a few miles from Newfane and 12 miles from downtown Brattleboro. We are close to great skiing: 18 miles to Mt. Snow, 28 miles to Stratton and 44 miles to Okemo. The Putney School has groomed x-country ski trails free to the public, and Grafton Ponds (fee area) makes snow for x-country skiing. Excellent road and mountain bike options close by, as well as endless hiking. Swim in the West River or Grout pond. Kayak on Sunset Reservoir or the Connecticut River. Great restaurants in Brattleboro and other surrounding towns. Some of our favorites are the Whetstone Brewery with views of the CT river, Panda North, for chinese or sushi, Thai Bamboo, and the Dam Diner for good diner fare. Or cook in using VT's amazing local food, found at either the Putney or Brattleboro Co-ops, or the wonderful Brattleboro Farmers Market, held on Saturdays year round! Great for kids. - Enough bedroom space, generally, to accommodate two families. - Our big back yard is great for sports and includes a tree swing and outdoor basketball court. - Friendly neighbors and a great community. The NeighborhoodNewfane is pretty much the quintessential New England village. Within walking distance of our house you will find: - The Newfane General Store and Artisan Restaurant at the Four Columns Inn. - The charming Moore Free Library. - The Historical Society of Windham County, a great little museum. - Excellent skiing, hiking, swimming, bicycle riding and pond skating, weather permitting. The Mount Snow and Stratton ski resorts are about a half hour drive away from Newfane Village. Bromley and Magic Mountains are about forty-five minutes away. If you like cross-country skiing and snow tubing, Grafton Ponds is just twenty-five minutes up the road and it's a great place. Brattleboro is the nearest "big city" with a movie theater, restaurants, shopping and some great cultural and recreational offerings. Nearby towns like Putney, Williamsville and Townshend have lots to offer if you know where to look. Tell us what you want to do while you are in Southern Vermont and we can help point you in the right direction. Getting AroundDriving from New York City takes about four hours. Driving from Boston takes about two hours. Amtrak runs regular service through Brattleboro. Other Things to NoteNewfane Village still does not have proper cellular telephone access. We have working phones and Internet in our house but you will most likely not be able to use your mobile phone once you drive north on Route 30 past the Dummerston covered bridge.

    The SpaceThis private room is located on the ground floor of our home. It is possible to enter and exit the room without accessing the rest of the house, allowing for full privacy! The guest room consists of a comfortable double bed, a futon, and can accommodate up to four people. There is a large bathroom and closet, TV with cable, and a small refrigerator. The house is a new construction classic post & beam and is spacious, airy and warm. The main living space (located on the second floor) is open concept and consists of two sitting areas, as well as the kitchen and dining areas. You are welcome to use the kitchen to make tea/coffee in the morning (which we provide!), as well as for light meal preparation. Our home is located on two wooded acres allowing for complete peace and quiet. Guests can enjoy sitting out on our deck overlooking the back yard and surrounding woods. Guest AccessWhile it is not necessary for you to access the main living space of the house if you are looking for full privacy, you are certainly welcome to enjoy this area if you like! We welcome you to come upstairs to say hello, access the kitchen, sit out on the deck, etc. That being said, if you choose to simply come and go from your room downstairs with minimal interaction with us, that is totally fine! For a quaint New England town, Newfane has everything you could ask for: two restaurants (one casual, one more upscale), a market, farm stand, greenhouse, and yoga studio. Ten minutes away is a small grocery store. We are located within minutes to several amazing swimming holes along the West River and Rock River. Options for outdoor activity are endless: skiing, hiking, biking, rock climbing, etc.! Please note: our home is located in a fairly rural setting. We live on a dirt road and while many conveniences are located not too far away, guests coming from a more urban or suburban area can expect a quiet, low key experience. Because our home is located in the surrounding area of a small town, driving to reach your destination is unavoidable. Getting AroundYou will definitely need a car! Other Things to NoteWe are a family with two elementary school aged children, so daytime and early evening can be fairly active upstairs in our living space. Our children often have friends visiting. Generally speaking, "quiet hours" are from 9pm until 7am. Outside of those hours, you will likely hear us going about our day and evening routines. Our guest room is located below our living room, so while we do our best to moderate noise and activity, it is possible you may hear footsteps above you. If at anytime, noise or activity from upstairs is distracting, please just let us know! We provide coffee and tea each morning upstairs in the kitchen, and you are welcome to access the kitchen for light use during your stay. We also have two very friendly cats. We will do our best to make sure they stay out of your room during your stay.

    The SpaceOur sleepy little town and cozy home is the perfect place for a weekend getaway. But if you don't like little ones, this probably isn't the spot for you. Even though you'll have the second floor to yourself, you're bound to cross paths with us and our 9 month old Sage and a few toys. The upstairs is quiet and even when our daughter has occasionally woken up in the middle of the night, friends and family haven't noticed. Upstairs you'll have two bedrooms and a bathroom to yourself. From our house you can walk to the Four Columns (great restaurant and bar), the town common and library. There is plenty to do in our little area, but if you're dying for more activities, restaurants and the like, Brattleboro is 20 minutes away and Manchester is about 45 minutes. For mountain goers, Stratton is about 35 minutes away, Mt Snow about 40 minutes. Bromley and Magic are about the same. Guest AccessYou're free to use any of the common areas in the house (living room, dining room, kitchen) while you're here. Interaction with GuestsWe're happy to have dinner with you or give you your own space. Let us know your preference and we're happy to accommodate! Also, if you have very young children, the cottage is perched overlooking the river from 20 feet. There is fencing however it is not child-proof, and very young children can not be left alone outside.
