The SpaceThe west facing balcony offers unrestricted views across open meadowland and provides an ideal place for our guests to relax with a book and a glass of wine whilst soaking up the afternoon/evening sunshine. The accommodation is perfect for two however, should you have an extra person with you the sofa turns into a comfortable bed. Guest AccessThe Hayloft comes fully equipped including all bed linen and towels, TV and DVD, all heating and power, shower and off-road car parking. There will be tea, fresh coffee, orange juice, milk, bread and a range of cereals plus a few other treats on arrival which should keep you going for a few days for breakfast. Interaction with GuestsBecause of the proximity of the Hayloft to the main house we are often around should we be needed however, we prefer to let our guests relax and enjoy their privacy. The NeighborhoodThe village of Watlington is in a quiet, rural location and we would recommend that you visit as many of the local attractions as you can. All details can be found in the accommodation. There is a pub in the village which serves good food as well as a fish and chip shop! Getting AroundWatlington is served by Network Southeast with an hourly train service to King's Lynn, Ely, Cambridge and London and the station is approximately one mile from the Hayloft. There is also a regular local bus service with the nearest bus stop about 200 yards from us. You can park your car in a designated space next to the accommodation Other Things to NoteGolf clubs, fishing rods, binoculars, bicycles and walking shoes are all highly recommended.

      The SpaceOakwood cottage with it's annexe, is a homely and spacious 5 bedroomed family home situated in West Norfolk within easy reach of many local amenities and North Norfolk beaches. The cottage annexe is available to guests, having two bedrooms, one double and one twin room which can also accommodate a cot bed or temporary camp bed. There is a lounge with sofa bed, kitchenette/diner and bathroom. Outside is a patio area including dining furniture and BBQ. Guests will have sole use of part of the cottage throughout the holiday. The garden may be shared with the owners. Guest AccessGuests can park to the right down the side of the property. They have access to the outside patio, both double & twin bedrooms, lounge, bathroom & kitchenette. Interaction with GuestsThe hosts are available to help at any point throughout the stay. The NeighborhoodOakwood cottage is located at Tottenhill on the A10. There are miles of open countryside within easy reach. The Royal Sandringham Estate is just 20 minutes drive with grounds, house & gardens open to the public. Within 35 minutes you have the coastal area of Heacham, Hunstanton and further along, Holkham & Wells. These are popular with walkers & cyclists using the North Norfolk coastal path.. There are RSPB Reserves at Snettisham, Holme and Titchwell & Historic local places include Castle Rising Castle, Castle Acre Priory, Kings Lynn, Houghton Hall, Oxborough Hall and Holkham Hall, Pensthope Wildfowl Reserve & Adventure Park, Thetford High Lodge and much more. There is also plenty to entertain young children with farms, wildlife & the sea life centre, parks & zoos and of course North Norfolk beaches. For a rainy day there are a variety of pools, indoor play centres and a roller skating centre within easy reach. The property has quick & easy access to both Kings Lynn and Downham Market. There is also public house & restaurant under a minutes walk from the property. There is a large retail park 10 minutes away from the cottage north on the A10 towards Kings Lynn. There you can find Tesco, Sainsbury's and several restaurants such as Frankie & Benny's, Pizza Hut and McDonald's. Getting AroundThere is a bus stop outside the property with buses travelling to Kings Lynn and Downham Market. There is also a train station in the neighbouring village of Watlington with trains going into Kings Lynn, Cambridge and London. Other Things to NoteThe property is situated on a main road. There are large gates at the front of the property that are closed to ensure guests are safe.

        The Grange Manor House is located in the village of Setchey in acres of beautiful private grounds backing on to the River Nar. The house is an elegant grade II listed country manor incorporating a full size tennis court. The river Nar borders the estate. The house has recently been lavishly renovated and offers a luxurious venue for large groups. The oldest part of the house dates from the Queen Anne period. It has been decorated in a style sympathetic to its age and offers an ideal environment for celebrations and large family gatherings in an atmosphere of relaxed opulence. The property can accommodate 16 in 8 double suites/rooms and has additional capacity in the form of day beds and fold down beds. The Grange Manor House offers free WIFI and a host of "mod cons" with plenty to keep everyone happy. Two of the reception rooms provide an ideal space for adults to sit and relax, whilst the entertainment room offers state of the art projector cinema system with surround sound. The yellow drawing room boasts log fire (seasonal), feature antique piano and offers views over the extensive grounds. The library offers another space to read or watch TV. The library, dining and cinema room fires bring warmth throughout the house. There are 8 double bedrooms spread over 3 floors; 7 en suites on 1st and 2nd floors and an 8th bedroom giving stair free access on the ground floor. The Orchard, Jinny and Master suites also have sofas, whilst the Jack, Jill and Bay suites come with additional day beds.The Master suite is huge with its own four poster bed, large walk in dressing area and bathroom with roll top bath, double wash hand basins and separate shower. On the top floor there is also the Ailsa suite, again with en-suite toilet and shower. The Jack and Jill suites share an interconnecting large bathroom with bath and shower room. In addition to the 7 en suite facilities, there are two shower rooms with toilets and wash hand basins on ground and first floor. The Grange is the ideal venue for both friends and families. The spacious kitchen is designed to allow families and friends to get together and cook or eat together, whilst the formal dining room, with seating for 14 to 16, impressive chandelier and fire place forms the perfect backdrop for your celebratory meal. Private in house dining can be arranged with our highly recommended Chef. You will have your own full sized tennis court which is great for a game on your door step. Tennis and badminton equipment is provided. Private archery lessons on the grounds or an indulgent spa day in the comfort of your suite can be arranged. There is also local clay pigeon shooting activities; again by prior arrangement. The large patio area allows opportunities for outdoor entertainment with BBQ and seating areas. The well stocked games room, with extra TV (DVD only), WII (incl games), pool, table tennis and table football means that there is an abundance of fun activities to occupy both children and the young at heart. We offer child friendly facilities, including travel cots, high chairs, stair gates and baby monitors. Hairdryers, shampoo/ body wash and conditioner is supplied. There are additional occasional and sofa beds available, if required. Linen for additional beds will be supplied to guests to make up. Guests staying for under 1 week are asked to supply towels. Supplements will apply to larger occupancies of above 18. The area offers good walking and cycling with beaches close by (17 miles). A sailing club, pay-and-play golf course, and Welney Wildfowl Trust are all within easy reach. The medieval town of Kings Lynn (4 miles) is of historical interest it contains all the main shops and supermarkets plus a regular London train service (1hr 15mins). Sandringham, Ely and Cambridge are all within an easy, pleasant drive.

          The SpaceThe Cottage is a lovely old 4 bedroomed house, in fact it is 2 terraced cottages that have been knocked through downstairs. It is in a great location, away from the main road but easy walking distance into the town It is a great base for exploring Norfolk. There is a leafy big garden in front of the cottage. It is very relaxing and will appeal to people who need some down time. It is full of charm but is a little on the shabby side ( hence the low price) so not good if you prefer clean and shiny. Guest AccessYou will be able to access all parts of the cottage, which is 4 bedrooms upstairs, a lounge and a dining room downstairs, a small galley type kitchen with small cooker, fridge, microwave; and a bathroom and toilet. The bathroom has a bath not a shower, there is a basic shower hose you can fit on bath taps eg for washing hair. Interaction with GuestsThere will be some maps and local information available as well as the guidebook ideas on this listing, and guests are welcome to ring us to ask for advice. The NeighborhoodDownham Market is an old market town in Norfolk, England. It lies on the edge of the Fens, on the River Great Ouse, 11 miles south of King's Lynn, 39 miles west of Norwich and 30 miles north of Cambridge. The Cottage is close to the centre, about 5 - 7 minutes walk. There are plenty of shops and a market on Saturdays. There is a little shop just over the road from the cottage for essentials such as milk. Getting AroundThere is a small parking space and parking on layby on road. The train station is at the other end of town, but is walkable in about 30 minutes. It is an easy drive to the North Norfolk coast, Sandringham , Ely, and many places of interest. The local train offers a direct route to Ely and Cambridge . Other Things to NoteThis is an old property, please treat it respectfully! There are steep stairs up both sides, so guests need to be careful when going up or down stairs ( and be fit enough). There is a log fire or electric heaters if required, and an immersion heater for hot water. There is no central heating, no TV ( or TV licence), no telephone or wifi!! However there are games such as cards , Scrabble etc, our guests find it gives a taste of yesteryear! The bathroom and toilet is accessed through a very small enclosed courtyard outside the back door. You are welcome to use spades etc for beach, you will find them outside the bathroom! As mentioned the cottage is charming and comfortable but a little tatty around the edges so don't expect it to be pristine, just enjoy the friendly and relaxing environment.
