The SpaceCentrally-located on a quiet country road, this fully updated farmhouse is within a 10-20 minute drive of Callicoon, Callicoon Center, Jeffersonville, Livingston Manor, North Branch, Roscoe, Youngsville, and more. Bethel Woods is just 30 minutes away. Skiing, tubing and ice skating are available at the Villa Roma, just 10 minutes away, and Plattekill, Belleayre and Elk Mountain (PA) are all within driving distance. Featuring three bedrooms (one queen, two full beds), two full bathrooms, two sitting areas, an eat-in kitchen and a separate dining room, Brookside Farmhouse will comfortably accommodate a group of up to 6. The main living room is right off the kitchen, and there is a separate sitting area next to the dining room. There is also a sofa downstairs that converts to a full size bed. Depending on the weather, you can relax to the sound of the brook from the woods below, watch it snow from the covered front porch, or enjoy the warmth of the sun on the spacious front deck. There is also a sizable spring-fed pond for fishing. Cell phone coverage is excellent at the house - phones from most carriers work. The house also offers Wi-Fi Internet access. Guest AccessYou will have full access to the house, property and all amenities. Interaction with GuestsAnn will be reachable by email and phone in case you have any questions during your stay. The NeighborhoodThis is an outstandingly beautiful part of the Catskills. We have the Delaware River Valley, the Catskill Park and some of the best trout fishing in the world. There are also numerous towns to visit and plenty of places to enjoy the arts, live music, and to shop and eat - here, there and in between! Getting AroundIt is best to visit by car so you have the flexibility to explore as you like.

The SpaceOur newly renovated (2015) guest house has four bedrooms, two bathrooms, living room, dining room, fully equipped kitchen, play room, and deck. The house easily sleeps eight people and more can be accommodated for an additional charge. Linens are provided but no meals are included, but you are free to pick your own vegetables (in season) and collect the freshest eggs you've ever tasted. The house has lots of toys, games, books and video cassettes. Each season brings its own pleasures: the snow and cold of winter with lambs and goats born in January; blooming lilacs and forsythia in spring; fresh tomatoes, lettuce, beans and squash in summer and magnificent forests of red and golden trees in autumn. We welcome you to join us as we do our daily chores, give grain and hay to animals, milk goats, clean the barn, work in the garden and vegetable hoop house, and cut and stack wood. We will show you how to pick from our garden and gather eggs, and tell you about our wind turbine, solar panels and solar hot water system. Guest AccessOur guest house is located in the upper part of our main house with its own entrances and porch. It faces up the driveway to the barn, and some of the bedrooms have views of the lower pastures. Interaction with GuestsWe will greet you when you arrive, unless it's after 10pm, in which case we will greet you in the morning. We invite you to join us for chores (certainly not mandatory), and we'd love for you to try milking the goats or collect your own eggs for breakfast or harvest food from our seasonal garden. The NeighborhoodThere is much to do in this part of the Catskills. We are 10 minutes from Bethel Woods, the original site of the 1969 Woodstock Festival; you can find more information at (URL HIDDEN) For chamber music, try the Weekend of Chamber Music Festival in July: (URL HIDDEN) There are many folk and bluegrass concerts, church and firehouse barbecues and pancake breakfasts; check the Sullivan County Visitors' Association at (URL HIDDEN) for event listings. Henning's Local, a restaurant in Cochecton, offers locally-sourced food. Our local public radio station, (URL HIDDEN) has special events throughout the year. Local weekly farmers market are open May through November. Weekly all year there is an market in Callicoon, located about 17 minutes away; check (URL HIDDEN) for more information and schedules. Crystal Lake is about 10 miles away on New York State land. An afternoon at the lake is a glimpse into a part of New York State virtually untouched by development. There are no services offered there. It is perfect for a leisurely hike and refreshing swim. Getting AroundThe farm and the surrounding area is not easily accessible without a car, so we highly recommend bringing your car or renting one. If you don't have a vehicle, year round the Shortline bus goes to Liberty, NY, and taxi service is available there (costing @$25 to get to the farm, we recommend arranging for that in advance). During the summer there is Shortline bus service to nearby Jeffersonville and Livingston Manor. With prior arrangement, we might be able to pick you up, but you wouldn't have access to a vehicle during your stay. Other Things to NoteWe are a working farm with animals, so do expect to come across animal poop and be willing to get a little dirty. Please also expect that we'll be busy during the day and might not be around for socializing, but we're happy to answer your questions if you catch our attention. Our dogs are very friendly, and love to interact with our guests. Between our wind turbine and solar thermal and electric panels, we produce about 80% of the energy we use during the year.

Sweeping mountain views with comfortable modern design. Silent G offers access to farmhouse, pond, sauna & grounds. There is 1 King, 1 Queen, 2 Twins which can be pushed together, and a trundle with a pullout twin. There is a yoga/meditation "Zendo" room that can be converted to a 5th bedroom for a nursery or blow up mattress. There are two queen blowup mattresses on the property. The farmhouse has 2.5 updated baths with new fixtures. There is a renovated guest house, fully equipped with brand new kitchen, woodstove, deck & modern bathroom located at Silent G Farms which can be rented for an additional fee. There is also a fully functional, state of the art recording studio located onsite available for additional fees. The guest house has a king bed and a queen air mattress for the lower level. Both houses have easy access to our stand-alone wood burning sauna that sweats 6 people at a time. ***Please note for August we are requiring a 3 night minimum*** Guest AccessGuests will have access to the farmhouse, pond for swimming and fishing, 20 acres of exploring through pasture, meadows, fruit orchards & forest. The barn, renovation to be complete in Fall 2015, will have 3 additional bedrooms totaling 10 bedrooms and 11 (various sized) beds amongst all 3 houses on the property. The SpaceThis completely renovated classic farm house can sleep up to 7 people with 3 bedroom consisting of 1 queen, 1 double and 2 twin beds plus a daybed in the livingroom. Fully equipped kitchen with enough dishes and utensils to cook for and feed an army. We use only organic products for cleaning. Guest AccessChoose a busy day full of activities or take a walk through the woods and trails, pick wild ramps in the spring or wild blueberries in the summer and enjoy the deer and rabbits you might come across. Finish your days in a chair on either the front or rear porches or grill and dine on the stone patio off the kitchen. Small Alpine pond in forest. Mushroom hunters and other edible foragers paradise. Interaction with GuestsVery pleasant housekeeper nearby and available to assist or answer most questions you might have and owner and manager available via phone or email. The NeighborhoodSituated near the hamlet of Callicoon Center you are close to Jeffersonville, Callicoon, and Roscoe. Set in the Delaware River Valley in the foothills of the Catskill Mountains you are only minutes away from many picturesque towns, great restaurants, fabulous farmers markets plus many water activities like world class fly-fishing, tubing and rafting plus hiking in the many and varied trails of the Catskill Park. Bethel Woods Center for the Performing Arts is close by and for those that like a round of golf Tennanah Golf and Tennis Club is around the corner.. There are several other great golf courses at no more than a 20 min drive. Getting AroundYou must have your own transportation to get here but you have 30 plus acres to wander around and enjoy all that nature has to offer on your own two legs. Other Things to NoteSome pets are allowed but must be the complete responsibility of the owners and any damage will be the responsibility of the owner.

The SpaceConverted barn and chicken coop. It's quirky and fun and really very comfortable. The mattresses are high quality and full sized. The couch is uber comfortable, and the outdoor space has upholstered furniture too. It's really all about the comfort... Guest AccessYou'll have the entire house. Includes two sleeping areas: A lovely master suite in what was the hay loft and a mini bedroom on the main level, which is basically a bed with french doors :). A 'living room', kitchen and terrific back porch/deck. Interaction with GuestsI want you to have a wonderful time. I'm available for questions, suggestions, etc. The NeighborhoodJust 10 minutes to either Jeffersonville with it's Grocery or Callicoon, which has a bit more going on in terms of shops and restaurants. Livingston Manor or Roscoe are a pretty pretty 20ish minute drive. Welsh Cabin is super close (5 minutes) for a burger and a beer! Speaking of beer, we have three breweries (Catskill Brewery, Callicoon Brewery and Roscoe Beer Company). Also, the popular Catskill Distilling Company at The Dancing Cat Saloon is in Bethel, if you'd like to sample their fairly full line of spirits. They are located directly across from Bethel Woods - The site of Woodstock. Bethel Woods hosts concerts, shows classic movies and has a museum on site. Crystal Lake for swimming. Beautiful hiking trails for all levels. Fishing galore. Tons of scenic beauty for drives through the country. Antiquing, etc. Sweet towns close by and a couple of pretty good restaurants too. Getting AroundYou'll need a vehicle. Other Things to NoteYour phone can act as a wifi mobile hotspot. There are dvd's to watch on your laptop, but no tv, nor streaming internet service. You'll live; I promise ;). You might even thank me! (Verizon service works perfectly at the house).

The Red Rocket Ranch is a private home located in Callicoon Center New York, just under 2 hours from NYC. Driving onto the property, you are transported to the peaceful and relaxing retreat you hoped to find. The SpaceNorth Branch Farm is a 1920s farmhouse that sleeps eight comfortably. It is a perfect space for children with a huge lawn and a river that separates it from the road. The house is spacious and open inside with a well-equipped modern kitchen. North Branch Farm sits on ten acres of lawns and forests in the tiny hamlet of North Branch. Along one side lies a trout stream called Burke's Brook that separates the property from the road. It is set back behind a large lawn, making it a perfect quiet retreat for family vacations. Guests are allowed the run of the property and have access to kayaks, canoes, a paddle board, two mountain bikes and many outdoor games such as croquet, boules, badminton and others. There is a well-equipped kitchen with a Viking range and Sub-Zero appliances as well as all the baking and cooking equipment you need. The property is run by a local concierge service that can assist with any problems around the clock. Sullivan County is a hidden jewel just two hours from New York. It has everything for a great vacation: lakes and rivers, great food and markets, sports from horse riding to golf to fishing. Nearby are Callicoon, a beautiful town on the Delaware with shopping, restaurants and a perfectly preserved 1940s movie theater. Also close are Livingston Manor and Roscoe, the fly fishing capital of the northeast. Four golf courses are within a 20 minute drive and the area is just a few miles from the huge and beautiful Catskills State Park. Skiing in close in winter. There is a movie theater and a bowling alley in Callicoon for rainy days. Parking is easy but North Branch is not accessible by public transport. In the summer buses run to the Villa Roma Resort which is a 10 minute drive away. North Branch is close to many lakes and the Delaware River. It is a great location for horse and bike riding; kayaking, tubing and paddleboarding; golf, tennis and swimming. There are local pilates and yoga classes, a great bar and restaurant in the North Branch Inn, five minutes walk away and an emerging array of local food suppliers and restaurants. It is close to the Bethel Woods Arts and Performance Center and museum. The area hosts many arts events and music festivals over the summer and fall. The SpaceOur house is set on 5 acres in Callicoon Center. It offers amazing views and has a creek and hiking trail, great places on the property to just sit and relax, or enjoy playing outdoor games like volleyball, badminton, or ping pong. There is a target available for archery and the woods are great for paintball, but please bring your own equipment. Guest AccessPlease help yourself to the gas grill, the outdoor fire pit (dry wood and marshmallow sticks are available). Help yourself to a fresh tomato for your dinner salad, but please leave the rest for us! There's a welcome book on the breakfast counter to suggest some destinations with maps that we hope are helpful.     THE FARM: We are an 80-acre organic farm that grows fruit, vegetables, herbs and flowers for wholesale and retail, sheep, goats, chickens and turkeys for wool, meat and eggs. Six horses, including  American Spotted sport and warm blood, Belgian draft horses, carriage horses, a pony as well as our burro Arlo, who performs the role of farm greeter. We are also a Renewable Energy Education Center with on-site, 120’ wind turbine, 12.5 kw of solar electric panels, 64 solar thermal tubes, air source heat pumps, a straw bale building, used vegetable oil truck and furnace, lighting and other energy savings measures, which provide 95% of our energy needs.  In 2016, there will also be a greater offering of educational and training opportunities at all levels as well as an expansion in vegetable, fruit, herb and flower production.  New renewable energy systems will be integrated to provide the water, heat and ventilation resources needed for this increase in crop growing.     This Catskills farmhouse has been gently updated and retains its original features and charm. Beautiful old apple trees embrace the side yard giving the cottage its name. Privacy and serenity are the essences of Applewood Cottage. Situated high in the hills it catches every breeze and remains cool in the hottest weather. The cottage is two stories with a large open airy living space downstairs - essentially two large rooms. The relaxing area has a large comfortable couch easy to curl up in and read a book, contemplate the day or just take a nap on. For chilly nights there is a lovely laid stone fireplace with conveniently placed wood, which could be the highlight of a romantic evening. Sip a glass of wine in front of the crackling fire. The dining area seats 2-4 but can easily seat more. It is made up of an old farm house table and two church pews. There are other chairs which can be used for table seating. The piano room, although part of the open floor plan, has a feeling of privacy. It has a baby grand piano and a comfortable day bed. If you play the piano please do and hold a sing along with friends or family. Upstairs are two light-filled cheery bedrooms. Both bedrooms have double beds. From the windows you can see far across the valley below. The bathroom is situated on the second floor and has the original claw foot tub - which is divine for bubble baths - and a pedestal sink. The kitchen is well appointed having enough pots, pans and bakeware to prepare a feast fit for royalty. For your use there is a professional juicer, ice-cream maker, cookbooks, microwave, coffee maker and mixers. The kitchen has an electric stove and miles of counter space. The refrigerator is full size. There is no dishwasher. The back porch is screened-in and comfortable. Have dinner on the porch one night, or enjoy an early cup of coffee while listening to the birds greet the day. There is a table and chairs for your dining pleasure. Just outside of the porch is a barbecue area with a grill and additional table and seating. Cell service is great in this location; always four bars. There is internet service, WiFi and a Roku player so you can stream movies, check your email and post your new adventures on social media. For your use is a flat screen TV and DVD player. Feel free to bring your favorite DVDs or explore our library of movies, should you decide to have a movie night. Three cars can be comfortably parked in the driveway - with the front door only a few steps away making unloading and loading of cars and groceries very easy. The Cottage is centrally located in Western Sullivan County. This beautiful area has something for everyone. It is rare to find so much in one place. This is where the WOODSTOCK FESTIVAL took place. Many love to have their picture taken at the memorial, The Woodstock Museum and Bethel Woods Center for the Arts are also there, with A-list concerts held weekly through the summer months. Check out their webpage for a full list of concerts and activities, many people love to go for the tailgate parties before the concerts. MICROBREWERIES, VINTERS, and DISTILLERIES all make their home in the western end of the county. It is easy and fun to set up your own local BREW TRAIL. Roscoe - just a short drive away is the home of Bootlegger Vodka and near the Woodstock site, Peace Vodka is created. This area is a TREASURE seekers dream. Quaint shops with UNIQUE items and ANTIQUE stores are in every nearby town. During the summer and fall weekends there are yard-sales literally everywhere. Estate Auctions are held almost weekly. RESTAURANTS are many and all are close by; from upscale restaurants to diner food. Anything from ostrich steaks, to eggs on a hard roll - which can be purchased at the local supermarkets. For HISTORY BUFFS it is only a short drive to the Woodstock museum, Fort Delaware, the Roebling Bridge, Stone Arch Park, Zane Grey Museum and many other places of interest. Each small town is like stepping back in time with many original buildings and Victorian architecture. For those who love to FISH, Roscoe aka Trout Town USA is a short drive away, so is the Delaware River and the East Branch of the Delaware. There are dedicated fishing sites along the local creeks which you will pass on your way to the cottage. A fishing license can be purchased at any sporting goods store. CHECK IN/OUT - check in time is 3pm; check out is 12 noon. We do not encourage earlier check in or later check out times, but will try to accommodate if this is necessary. Please contact us about your needs. SMOKING - There is no smoking in the house. If you smoke outside you are responsible for all butts. PETS - we do allow up to two pets. We request that all dogs have their nails trimmed before arrival. Your dog must be at least a year old before it is welcome at our retreat. Pets are not allowed on the furniture. Please bring all of your pet's needs. Bed, bowls, toys food etc. We do understand that some pets sleep with their owners. Bring your own sheets and blankets if you are going to do this. Please let me know in advance so I may strip the beds before arrival. Pets are not allowed to remain loose in the house. if you are not going to have them with you at all times, please bring a crate or pen to secure them in while you are gone. Guests will assume all liability for any and all damage pets may incur during the stay. TOWELS and BEDDING - one set of sheets and towels will be provided per stay for up to a week. This is to help conserve natural resources and the environment. PARKING - up to three cars can be parked in the driveway, no cars are to be parked on the road. CLEANING - please leave the cottage in the same condition you found it. All dishes must be washed. All contents are to be undamaged and nothing is to be missing. If the above rule is not met and additional cleaning fee of up to $75 will be applied and any damaged or missing items replacement costs are the responsibility of the registered guest. KEY - a lost key fee of $15. will be incurred for any missing keys. DO NOTS - no burning of candles in the cottage. Do not flush anything but toilet paper down the toilet. If you decide to leave food behind do not throw it in the garbage. Please leave it in the refrigerator. This helps to minimize garbage odor. LIABILITY – The house is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the renters or their guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Renter is responsible for all acts of renters family, pets, employees or guests invited to the property. For WATER SPORTS, canoes, rafts, tubes and kayaks can be rented anywhere along the Delaware. Skinner's Falls is a favorite place to swim and hang out for memorable day of sun and water fun. Bring a picnic and dine alfresco at the river. DOGS have a great time there also. For GAMBLING and HORSE-RACING, the historic Monticello Raceway and Casino is a 40 min drive.

    The 3 bedrooms are all en suite, with the master featuring a large, open shower & Japanese-style steeping tub, & two guest suites (each with glass-enclosed shower) enjoy privacy in a separate wing. In the public portions of the house are a modern chef’s kitchen with breakfast bar, loads of counter space and pantry, and off that is a bluestone-floored dining room completely enclosed in glass, with doors that slide open to create more of an open air dining setting. The sunken living room with leather wraparound banquette has a fireplace as its focal point, and the pool table and wet bar are nearby in the next room, for after dinner matches.

    Our charming house is secluded on top of a 3 plus-acre parcel with beautiful sites and sounds of the Catskill mountain region. Bird watching, hiking, fishing, rafting, canoeing, kayaking ,and the Delaware River are only a few miles away. Golfing, skiing, horse back riding, and Bethel Woods Center for the Arts are all within a 14 mile drive. The house is furnished and equipped with direct t.v and Wi-fi. It can accommodate 6 persons and includes a living room, three bedrooms, two bathrooms, kitchen and dining area. The wrap around deck will soon become one of your favorite places to sip your morning coffee, soak up the afternoon sun, or enjoy an evening soak in the hot tub while star gazing. Homeowners may or may not be living in bottom level of house, it has it's own separate entrance.

    The SpaceThis home -- on a unique 10-acre property stretching straight back through a valley across a field of lightly rolling hills, with three classic outbuildings -- is our escape from the city. We hope that when we’re not here, it can be an escape for you too! Relax on the covered porch, cook an amazing meal and enjoy it on the huge deck, or relax with a group of friends or family you don’t see often enough. There are two bedrooms with brand new queen Tuft & Needle mattresses, and a third bedroom with a sleeping loft for kids (or you can push the two twin beds together for a couple). There is a bright bathroom upstairs that has an excellent shower with a large bathtub. The previous owners of this house did an incredible job creating a space like no other, with rave reviews from their occasional Airbnb guests, and we’re thrilled to carry on that tradition. SPRING & SUMMER Take long strolls or hikes around the property, or through the surrounding hills. The grass in our fields is left wild, with abundant milkweed that attracts monarch butterflies. Take in the incredible sunsets during magic hour with a glass of wine. Nearby the house, you can swim in Crystal Lake, fish in the Callicoon Creek, go tubing or kayaking down the Delaware River or hike the abundant trails leading to spectacular views. At night, all year long, enjoy the incredible quiet and darkness of the country, and starry nights like you wouldn’t believe. FALL & WINTER Soak in the beautiful colors of the fall foliage. Light a fire, indoors or out. The beautiful Wittus stove is enough to heat the downstairs once you get it hot. Make some hot chocolate and drink it around a bonfire at night in our fire pit. Callicoon (7min drive): First and foremost there’s the all-year farmer’s market, but you can also go bowling, catch a movie, have a craft cocktail at the Western Hotel, and check out the main strip with antique shops, an art gallery, a GREAT wine shop and a few delicious, comfortable restaurants. And a well-stocked grocery store, too! Livingston Manor (25min drive): Wonderful but inexpensive baked goods at Bradenburg Bakery, Main Street Farm market and café for local organic produce, The Arnold House for a farm to table meal, Catskill Brewery, dine next to a creek at Rolling River Inn restaurant, antique shops, Van Tran Flat covered bridge built in 1860, Catskill Fly Fishing Museum. Very worth a trip! Narrowsburg (25min drive): Ride along the Scenic Delaware River Drive, have brunch at The Heron, and shop for furnishings at Nest boutique. Roscoe (20min drive): World-class trout fishing, golf and tennis at Tennenah Lake, Duke Pottery, Roscoe Beer Company, Prohibition Distillery, and Roscoe farmer's market (summer only). Also check out the North Branch Inn (5min drive) for cocktails, seasonal menu, and a two-lane wood bowling alley from the 1900s. Visit Bethel Woods Center for the Arts (site of the 1969 Woodstock festival), Monticello raceway/casino, and the whole town of Liberty, home to our favorite antique shop Town & Country. Getting AroundWhile you will have plenty to do without leaving the property, a car is the best option if you want to explore surrounding areas Other Things to NoteThe streets around here are very well plowed and maintained during the winter. We also hire someone to plow our drive way any time there is snow. In the summer, help yourself to the vegetables from our organic garden. Although the house feels like a retreat, we are lucky to have sweet neighbors on our street who have lived here for generations.
