The SpaceThe rooms are not listed seperately, so no bathroom sharing. FREE WIFI The rooms are spacious. There are two rooms available. One room can sleep up to four, and one room can sleep three. The rooms are equipted with it's own TV, selection of movies, Coffe Pot, wall mounted fire place, a sitting chair, a closet for hanging cloths,extra blankets, and windows with a view. The sitting area by the kitchen has nice big windows to sit and enjoy the out doors from the inside. There is an infrared sauna available for use. The back yard has different sitting areas and a fire pit table for sitting and enjoying the nature of things. The shower has good water pressure. Guest AccessThere is an infared sauna available. A common area by the kitchen for sitting and talking. Minimal use of the kitchen. 1.5 baths. There are sitting areas all around the property to enjoy the beauty of nature, and sunsets, a fire pit table to enjoy in the evenings with a fire. Or enjoy a fresh morning outside watching the humming birds while enjoying breakfast. A nice walk around the block and you can watch a high school foot ball during the season, or see the lake with the variety of birds ducks and the beavers. Interaction with GuestsThe guests are shown the areas for use, then they are left alone unless they wish to converse. Usually have casual conversations in the morning while guests are enjoying a light breakfast before heading out. But if guests do not want to be bothered, they are left alone. The NeighborhoodThe area is nice, quiet and clean. No fencing, so the land is open and airy. Neighbors are not so close. Clean air. Wild life wanders through the yards freely and can be seen from all around the house. Getting AroundParking by the front door for guest to have easy access in and out. We are located 1.5 miles from the city of Oakhurst essentials. There are three areas for grocery shopping. We are located just off HWY 41, which is the south entrance gate way to Yosemite. Restaraunts line the HWY, so many choices of food to choose from. Other Things to NoteThe house is very clean and organized. The guests privacy is highly respected. Enjoying the nature of things may make you want to stay longer then planned. The peace and serenity of the surroundings is…….renewing of the soul.

Getting AroundSouthern Yosemite Oakhurst is a relatively small community and there is no public transportation. You can find a taxi service, but having your own transportation is the best. The SpaceThe trailer rests along side the main house,secluded amongst the trees and shrubbery. The trailer has been set up to accomodate up to four guests. There is a door between the bedroom and the other beds to seperate if needed. A ten gallon water heater installed to accommodate. Amenities for cooking small meals provided. Just bring the food. Small microwave, Electric skillet, toaster, coffee maker and tea pot, Small crock pot, pans, bowls, and utensils (no oven) two burner hot plate provided. There is a TV with DVD player in it and a built in stereo with CD player that goes though the trailer. small propane fire pit outside in private seating area. Guest AccessThe guest will check in at the main house, to get access. Interaction with GuestsWe follow the lead of the guests. If they want to be social. Gladly, if not, gladly. The NeighborhoodEach house on the area is located on one acre of land, so plenty of space between neighbors. There is a small lake near by, that you can see while strolling around the block. Watch the beavers, birds, dear. very quiet, and relaxing area. Clean air, Blue skye and singing birds. Getting AroundWe are located 1.5 miles from down town where there are plenty of restaraunts, grocery stores, Drug stores, thrift stores, or other novelty shops. Easy access to the main road to Yosemite, Mariposa or Fresno. Other Things to NoteThere is a small fire pit for enjoying an evening outside. There is a coffe pot and tea pot provided. Crock pot for small meals, electric fry pan, dishes. Bathroom has soap, shampoo, towels, toilet paper. Bedroom has extra blankets if needed. bedding provided for the futons if being used to sleep on.

    Birdsong Creek Pony Retreat is a family-friendly, economical way to visit the Sierras and have your fill of mountain life. Come pet our three ponies, frolic with baby goats, gather chicken eggs, or splash in the seasonal creek and catch tadpoles. This large bedroom has a private entrance, attached bath, kitchenette with toaster oven and coffee maker, WiFi access (very reliable but not 100%- we are in the mountains!), Netflix, a queen bed and full-sized futon. Relax on the patio, bordering the back end of the agricultural department at Yosemite High School, and walk onto campus to enjoy their gigantic pool with great kiddie area. Just a mile from the closest grocery store, feel far enough away to experience peace, but close enough to town to quickly pick up something you forgot at home. Please note a 9% Transient Occupancy Tax will be charged to your booking. Most nights, babysitting is available by your host, a credentialed teacher and homeschool mom. Bass Lake was voted Best Lake by Sunset Magazine, and is down the road about 6 or 7 minutes. You can rent a boat to fish or wakeboard, swim in the warm water, or make sand castles on the plentiful beaches. The southern entrance to Yosemite National Park is about 25 minutes away. Yosemite is a premier destination for rock climbers, and has spectacular waterfalls. It boasts lots of opportunities for families to get involved with rafting, nature programs and group campfires. Your host is a massage therapist, and can pull out her portable massage chair for ten minutes, or give a relaxing hour-long massage right in your room.                 The SpaceThe Marine Room is a large bedroom with a detached bathroom. Great views and comfort are included! The Marine Room rates are very simple - one price for anywhere between 1 and 3 guests - a great option for groups as a way to make luxury affordable. We request there be no food in the room. The Marine Room is a bedroom only. If guests prefer a kitchenette, our Suite is the best option. We provide a small refrigerator for our Marine Room guests for food storage, and ample tables and chairs on the property are available for guest use. We proudly sponsor Puracy bath and body products as an additional bonus. Coffee and tea are served in the dining room in the morning. Unfortunately our rooms are not equipped for young ones. No children can be accommodated. We are a strictly NON-SMOKING establishment (sorry to anyone who smokes!). Guest AccessThe Marine Room entrance is through the main house and your private bathroom is downstairs. Our grounds are open to our guests. Should you have additional guests, during the winter months I have an additional bedroom available on another listing under Cabin Room Yosemite with a full-size bed. Otherwise, when it is unavailable or if you prefer, we have a very comfortable futon in the dining room. We will put up curtains for privacy and no one will access this room during your stay. There is an additional $10 cleaning fee for the futon which will be charged at the time of booking when registering guests beyond the initial two guests. We are North of the small town of Oakhurst and at 3,300 ft elevation, cooler than in lower elevations, 7 miles to Bass Lake and during the winter months will have an occasional snow, making this the perfect winter getaway. The South Gate of Yosemite is about 12 miles from the front door. If your interest is to relax, unwind and spend time in the solitude of the beautiful forest, you will find that here. This is a quiet and very private neighboorhood on a culdesac. You may see the deer roaming and lingering, squirrels playing, the birds fluttering about and hear their song. Getting AroundThis is a rural area with not many options for public transportation. We highly recommend that you choose a car rental service if you will be traveling without your own vehicle. Another option is the YARTS (Yosemite Area Rapid Transit System) bus that will bring you from the city to Oakhurst and can also take you to Yosemite. Should you need more information on YARTS services, you may locate information through their website. There are also touring buses that will show you some of Yosemite's most fantastic sites. In Yosemite, you may rent bicycles and rafts. At Bass Lake, you'll find all sorts of water rentals available from paddleboards, jetski's, canoes, on up to ski boats and pontoon boats.

                The SpaceThe Fishermen’s Oasis is a lovely home located in the pristine Yosemite Forks subdivision of Oakhurst, above 3000 ft elevation. It’s only 11 miles to the South gate of Yosemite and 4 miles to Bass Lake where you can enjoy year-round fishing. Walk to Lewis Creek and cool off after a day of hiking in Yosemite, and enjoy the private resident park and BBQ on the creek. This home has 3 bedrooms and 2 bathrooms. The master has a Cal-king bed, fall asleep listening to the sound of the water flowing from the granite waterfall right outside the sliding glass door. The second room has a Cal-King bed; the third room has a full/twin bunk bed with a twin trundle. All mattresses are memory foam. Each room has a TV and DVD player or netflix. The living room sofa has a full size sofa bed. This home can accommodate up to 10 guests. For your comfort, we recommend a maximum of 6 adults with 4 children. In the winter time enjoy snuggling up to a fire in the wood burning stove, or watch a movie on the 60” LED TV. There is Wi-Fi, two Xboxes and lots of games to keep the kids entertained. Enjoy a BBQ on the large deck, or cook a meal in the well-stocked kitchen. There is a Jacuzzi Premium Therapeutic spa outside for you to relax in after a long day of hiking! The Fishermen’s Oasis caters to all fishermen from beginner to expert. You will be provided with up to 6 fishing poles, tackle and bait. The NeighborhoodOur home sits just above the town of Oakhurst, between town and Bass Lake with beautiful views of town, and mountains, and the Sierra's from the deck. Many deer live on the property, and visit frequently, which is always a treat. It is in a residential neighborhood, but all neighbors have acreage, so we are all spread out. Getting AroundThere is not any public transportation available to our home, however there is bus services available in Yosemite, and sometimes into the park as well. Other Things to NoteI do require a signed rental agreement, and a fully refundable security deposit in the amount of $500.00. The security deposit is refunded back to you upon departure assuming no damage is done to the home or contents.

Oakhurst is home to a number of golf courses, motorcycle and hiking trails, horseback riding and Yosemite mountain sugar pine railroad. Yosemite National Park is at your beck and call every season of the year~ Springtime means gushing waterfalls and mountain wildflowers. Summer is a beautiful time to explore hiking trails, horseback riding and rock climbing. A must see are the big trees at Mariposa Grove just inside the park. This is a highlight for many of our guest! Fall brings a glorious display of colors and continued warm days. Travel only 8 miles to Bass Lake where you can enjoy year-round fishing and seasonal water skiing and swimming. Sierra Meadows country club is only 7 miles away and features an 18 hole golf course open year-round. The town of Oakhurst is just 3 minutes away and has a wide variety of grocery stores, restaurants, thrift shops, movie rentals, sporting goods, etc. Chukchansi Gold Resort & Casino is a quick 13 mile drive. Our house is in a great location for people wanting to travel into Yosemite but still want to be near gas stations, grocery stores, and restaurants. Taking the Hwy 41 route (which is beautiful), it is about a 35 minute drive (20 miles) to the South entrance and the Mariposa grove of giant Sequoias. From there, it is another 45 minutes (20 miles) to the center of Yosemite Valley. There is hardly any food, gas, or lodging between Oakhurst where our house is located and Yosemite Valley. What stops are available can be very expensive. From our house you can either travel up the Yosemite river canyon on Hwy 140 (Take Hwy 49 to historic Mariposa) or travel on Hwy 41 to see the "Big Trees". I suggest going one way and returning the other in order to see the most of Yosemite. The distances are about equal. Most of our guests pick our house because of its proximity to Yosemite and access to shopping and dining in Oakhurst.                 The SpaceOur 3 bedroom 2.5 bath home is 1 mile outside the city of Oakhurst. We are in a woodsy setting with stunning views of the Sierras. We are 15 miles to the south gate of Yosemite and 5 miles to Bass lake. We have wildlife viewing from our living room...a local herd of deer, foxes, quail, and coyote show up on a regular basis. If you decide to sleep on the screened sleeping porch, you'll have a nocturnal symphony of frogs and an occasional screetch in the night (owl?) We also listen to the roar/trickle (depending on the season) of our seasonal creek which flows almost directly under the porch. The home is a comfortable retreat with a complete kitchen, a deck, and a barbeque. Getting Around25 minutes from our house is the Mariposa grove inside Yosemite National Park you can pick up the free Yosemite shuttle to many of the most popular parts of the park. Park your car there, take the shuttle to glacier point, walk down into the valley and take the bus back to Mariposa grove

Located only 12 miles from the South Entrance to Yosemite and only 4 miles to beautiful Bass Lake. There are 3 bedrooms and 2 bathrooms. The master has a queen size bed and attached restroom. The second bedroom has a queen size bed. The third room has a twin over full bunk bed with twin trundle and an Xbox 360 to keep the kids busy. Each room has its own private patio with seating and is equipped with a 40" TV with cable and Netflix. The living room has a 55" TV with surround sound and Netflix.                 The SpaceOur Niche is a sun filled just remodeled studio, very open and perfect for a couple who wants to be close to Yosemite but would love to walk or ride bikes (two are provided) to town. Large sunny space with a private screened in sun porch with BBQ and comfortable chairs to relax in. The Niche is a very large studio which is behind the main houses garage. There are no shared walls and the main home is occupied by one person. Guests will have to walk through a clean and well lighted (motion activated) garage to get to the Niche's private front door. Studio is raised above neighboring homes so has a lovely view of trees and distant mountains. Landlord is not responsible for injury or loss of life associated with its use. It is the Guest’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning use of the hot tub. Guest agrees to have a responsible adult supervising minors while they use the hot tub. Guest is hereby notified that the hot tub can be dangerous and Guest accepts fully the risks involved. Guest is further responsible to adhere to the rules posted next to the hot tub. No children under the age of 12 permitted in hot tubs at any time unless accompanied by parent who assumes all liability and risks incurred. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. The Hot tub is sanitized, refilled and chemicals replenished prior to your arrival; therefore, it may not be warm until later that evening. If you plan to use the night of arrival, increase the temperature to no more than 102° as soon as possible. Do not stand on the hot tub covers. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. • Grills Guest is advised that the property contains a gas grill, and will seek help from management if the proper operation of such item is not fully understood. Accidents from use of the gas grill are the responsibility of the guest, not the Landlord. • Fire extinguisher, alarms The property has a fire extinguisher installed in or near the kitchen area, the exact location of which will be indicated in your rental agreement. These fire extinguishers were fully charged at last inspection. It is the duty of the Guest to inform management immediately should the fire extinguisher become less than fully charged. Guest agrees to use the fire extinguishers only for true emergencies. The property has fire alarms installed and they are believed to function properly at the time of rental. Tenant will notify management without delay if a fire alarm “chirps” or has a low battery condition. The property has a carbon monoxide detector installed on the property it is believed to function properly at the time of rental. Tenant will notify management without delay if the alarm “chirps” or has a low battery condition. • Security Guest shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so. Valuable items left behind by Guest will be held for the Guest and every reasonable effort will be made to contact the Guest for return. If items are not claimed for longer than 1 month they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items. • Cable, Internet, etc. Cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. • Storms: No refunds will be given in the event of rainstorm, snow or any other act of nature. Mountain roads can be curvy and steep and there is limited snow removal in the neighborhood. However, the main roads are well maintained. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. _____ Release of Responsibility and Liability, Legal Rights The Property is privately owned. The Landlord is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities, [[or from use of the spa]]. The Landlord is not responsible for the loss of personal belongings or valuables of the guest. By accepting your reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. Guest releases Landlord of all responsibility for any negligence/accidents or there of that could be possibly incurred during Guest’s stay, including Guest’s friends, family, or other people allowed into the home or on the premises. Guest agrees to not file any claim, action or lawsuit against Landlord, its representatives or agents, for costs or damages arising from Guest use of the property.                 The SpaceOur Mountain Hideaway is only 2.2 miles from Oakhurst, 15 miles from the south entrance of Yosemite National Park and 7 miles from Bass Lake. The main room has a full kitchen with all that you should need for your cooking pleasure including: •Dishwasher •Garbage disposal •Stove top •A Keurig Coffee/Tea maker with a selection of beverages •Microwave/convection oven •Refrigerator •Dishes and silverware •Pots and pans, even a crockpot •Basic spices and condiments In the same large open area you will find: An eating area with a table for six - TV trays and an extra table are available. Toaster and hot pot are set up in this area. A living room area which is furnished with a TV, desk with computer and comfortable seating for six or more, including a queen size sofa sleeper. The large bedroom is a spacious and open 16' x 24' room with two roomy closets. It is furnished with a queen-size bed, twin-size daybed with matching twin-size trundle stowed away underneath (which pulls out, but does not pop up to standard height), a large desk and comfortable recliner. The room is splashed with sunlight from the south with diffused light through live-oak tree canopies pouring in from the large sliding-glass door that accesses the balcony and windows on both adjacent walls. There is also an electric fireplace for heat and/or ambiance. As well, there is a 32" flat panel TV with Dish Satellite TV and an assortment of DVDs. The open loft area above the entrance to our hideaway has an adjustable twin bed with a 10" memory foam mattress, an amoire, small tables and chair. The roomy bathroom has a shower, sink, commode, separate vanity, and lots of storage. Our Mountain Hideaway, with the exclusion of the entrance, is located on the second floor above an oversized multi-car garage, in a wing that is separate from the main house. On the ground floor level you will find a private entrance to Our Mountain Hideaway, plenty of parking in the large circular driveway, lawn area in front and back, BBQ and picnic table. Amenities: •Free Wireless Internet. •2 TVs with Dish Satellite •A library containing an assortment of several dozen DVDs. •Bookshelves throughout the hideaway containing a library of 50 to 75 books; a nice mix of fiction and non-fiction. •Games and toys. •Pack and Play port-a-crib We use The Honest Company's safe and eco-friendly products for cleaning and laundry and offer their products for your use while staying at Our Mtn. Hideaway. Beekham hair and bath products are also available for your use. There is a portable heater stored in the loft that can be moved to any room to be used as needed. The central heat/air conditioner control is next to the microwave. The Nest thermostat can be controlled by your hosts, who will be happy to turn on the a/c or heater prior to your arrival. Just a quick text as you are leaving Yosemite and we will make sure the apartment temperature will be comfortable in time for your arrival. Linens and a 2" foam pad for the sofa bed are stored in the west side bed room closet. Though the water here will not make one sick, we do suggest bottled water as a good alternative to the tap water for the sake of taste. After that we are available by text or phone call to answer questions, but generally give our guests space and privacy. We work full time, but are usually home on the weekends. The NeighborhoodWe live in a very quiet and friendly neighborhood. Our house is almost at the end of the road, if you just drive around the bend you'll come to a cul-d-sac, the end of the road. So there is very little traffic. If you take the short walk up to the cul-d-sac and at the end of the cul-d-sac walk up the short old paved driveway to the end of the pavement, you'll find a nice place to take in the view of our little town of Oakhurst. Critters of all sorts roam through our property on a regular basis, including a covey of quail, a herd of deer and grey squirrels. Though they are all wonderful to watch from a distance, we do not recommend approaching or feeding any wild animals. Getting AroundThere is no public transportation in our area. Guest can expect a clean, quite and comfortable home to stay at with a BBQ grill, new 5 person hot tub, fire pit (season permitting) and plenty of open space for kids to play in with a fully fenced in back yard. Several Restaurants are within a very short walking distance (1 block) and the entrance gates of Yosemite are only 9 miles away with Bass Lake being 5 miles away. Home is situated on 4.5 acres .. has huge open space in front of home with BBQ and patio seating.. along back of property is several small, quite residences with a tall privacy fence in between and tall trees. very quite and peaceful space. Beds are all made up of luxury linens and all Tv's have cable and dvds. Two main Tv's have Netflix and Pandora as well. Bathrooms are large and stocked with all you need along with large, soft towels. You and your guest will feel right at home in this welcoming vacation spot. Standard Guests rates allow for the number of people indicated reside in the Property for the rental period. For Any additional people: Extra Guests must first be approved by Landlord. Additional fees apply. _____ Check In time, Length of stay • The Rental period begins at 4 pm on the Check-in date. • The Rental period ends at 11am on the Check-Out date. The Security Deposit is refunded within 7 days of check-out if Property is completely left in its original condition, and provided no deductions are made due to damage to the property or furnishings, dirt or other mess requiring excessive cleaning, or any other cost incurred by Landlord due to Guest’s stay. • Tax: The County requires collection and payment of an 11% (eleven percent) tax on all transient occupancies. • Payments: All payments are processed online with credit card unless other arraignments have been made. All funds must be received 7 days prior to your reservation date. • Other Fees and Fines: Guest shall pay for any damage done to the premises over and above normal wear and tear. Guest shall pay for any excessive cleaning due to abnormal use. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition. Guest agrees Landlord shall deduct above fees and fines from the security deposit prior to refund, and may charge Guest’s credit card for costs above that amount. • Cancellations and Refunds: If Guest wishes to cancel a reservation, the rental rates will be refunded as follows: 100% if cancelled 30 days or more prior to the Check-in Date 50% if cancelled 8 – 29 days prior to the Check-in Date 0% if cancelled less than 7 days prior to the Check-in Date (This does not include Security deposit or cleaning fees, which will be refunded in full.) Partial refund may apply if home is able to be re-rented. Security deposit refunds are returned via credit card used within one week of check-out. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. There shall be no refunds of rents because of shortened stays or ruined expectations due to Guest’s work and family emergencies or other commitments. We occasionally experience power and wife outages and other shortages beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages. All Refunds are subject to transaction fees from credit card or other financial agencies, and we are not responsible for covering these transaction costs. • Violation: Should Guests violate any of the terms of the rental agreement, the rental period shall be terminated immediately. No payments will be refunded. Guests waive all rights to due process if they fail to vacate the premises upon termination of the rental period. _____ Provisions and Accommodations • Property manager or Landlord is available by phone for any questions or concerns you may have during the hours of 8am-9pm unless there is an emergency. Landlord provides reusable towels, pillows, blankets, sheets; kitchen utensils, plates, cooking wear; and other common items. One-time use goods such as toilet paper, soap, dish detergent, laundry soap, and shampoos are also provided. • There is no daily housekeeping service. Linens and bath towels are included, but daily maid service and fresh linens are not provided in the rental rate. Please do not take bath towels or linens outside the home. _____ Rules, regulations, limitations • NO Smoking: All homes are Smoke Free, Neither is the use of any other tobacco products (cigars, chew, etc.) or smoking products or devices. No exceptions. Violation will cause a $200 credit card charge. • Parking: Parking is limited to guest vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. • Trash: Guest is cautioned not to leave trash outside because it attracts animals. Please deposit all trash in trash bins provided (located in Garage) • Fires Do NOT have any outdoor fires from June 1st to Late September (or first heavy rains) . Not even the smallest “campfire.” The surrounding area is very dry and fire danger is at an all-time High. • Firearms: Guns and all firearms are expressly not permitted at or in the Property. • Fireworks: Fireworks and other hazardous materials shall not be used in or around the property. • Abide by all Laws: Guest shall use the premises only in a careful and lawful manner. Guest shall use the property for legal purposes only. Other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits. • Parties are NOT ALLOWED! Violation of this section will trigger a $250 credit card charge. • WiFi Guests are provided with Internet access through password-restricted WiFi. Do not provide password to non-guests. Do not download illegal content. **Do not use Bit Torrent clients or any peer-to-peer networking tools. this program will instantly upload and become active once wifi code is entered on your device. Please delete program before entering pass word or DO NOT USE this device. Bit Torrent is primarily used for illegally downloaded programs and will create an instant piracy violation = 100% loss of your security deposit Guests are responsible for violations of copyright of other access/downloading of off-limits material on the Internet. _____ Guest Responsibilities • Good Neighbors: Guests shall be good Neighbors, and behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property. Guests shall not create noise or disturbances likely to disturb or annoy the surrounding neighbors. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guests shall then immediately vacate the premises. Quiet hour starts at 10 PM to 8 am. Please be courteous when using the Hot Tub after quite hours Guest will not cause or allow any undue noise, upon registration of a call or complaint of same to police department, agent or Landlord will automatically have the right to give the Guest notice to vacate without legal action. • Security: Guest must close and lock all doors when away from the property for any amount of time. • Cleanliness: Guest shall maintain the premises in a good, clean, and ready to rent condition except for average use of premises Keep the property and all furnishings in good order. Only use appliances for their intended uses. • Do not cook fish or otherwise very spicy or pungent food indoors — nothing that the next tenant would notice! (Outdoor gas grill is provided.) Guest is responsible for any pots and pans damaged during their use. ** • Power Conservation: Utilities are included in the rental price. However: Guest agrees that Air Conditioning shall not be set below 75 degrees, heat shall not be set above 78, and the fan setting shall be “Auto.” Doors and windows shall be closed when either heat or air conditioning is in operation. Temperature will be further regulated when guest leaves property for the day. (Don’t leave the house cooled to 75; 85 is cool enough to be made comfortable again as soon as you return.) We strive to provide very fair pricing on all homes, high, unnecessary utility bills cause us to have to raise our rates, which we would hate to do. • Water and Septic: The property is on an effective septic system — however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. This specifically means no sanitary napkins, tampons, other feminine products, or baby wipes, etc. If it is found that such products have been flushed clogged the plumbing, you could be charged all fees incurred to repair. • Check Out Procedures: Individual rentals may have variations, but overall: Do not strip beds; simply make it clear which were used, if applicable. Place all damp or wet towels either in bathtub, laundry basket or on washer. Leave the home much as you found it: no food on the counters, furniture placed back in original state etc. Turn off Air Conditioning/heating before leaving. Ensure all entry doors are locked behind you has you leave and windrows closed. _____ Landlord Access and Inspections • The Landlord or management and its agents have the right to enter and inspect the premises without prior notice at any time to enforce the terms of this agreement. This includes entering to turn of air conditioning or heating if left on high while guest is away. • Guest shall also allow Landlord access to the property for purposes of repair. Landlord shall exercise this right of access in a reasonable manner and with prior communication to the Guest. • Hot Tub is maintained between each guests stay and will be treated every 2 - 3 days on extended stays or upon guests requests, typically in the morning. _____ Advisories and indemnification • Hot Tub Use at your own risk. Landlord is not responsible for injury or loss of life associated with its use. It is the Guest’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning use of the hot tub. Guest agrees to have a responsible adult supervising minors while they use the hot tub. Guest is hereby notified that the hot tub can be dangerous and Guest accepts fully the risks involved. Guest is further responsible to adhere to the rules posted next to the hot tub. No children under the age of 12 permitted in hot tubs at any time unless accompanied by parent who assumes all liability and risks incurred. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. The Hot tub is sanitized, refilled and chemicals replenished prior to your arrival; therefore, it may not be warm until later that evening. If you plan to use the night of arrival, increase the temperature to no more than 102° as soon as possible. Do not stand on the hot tub covers. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. • Grills Guest is advised that the property contains a gas grill, and will seek help from management if the proper operation of such item is not fully understood. Accidents from use of the gas grill are the responsibility of the guest, not the Landlord. • Fire extinguisher, alarms The property has a fire extinguisher installed in or near the kitchen area, the exact location of which will be indicated in your rental agreement. These fire extinguishers were fully charged at last inspection. It is the duty of the Guest to inform management immediately should the fire extinguisher become less than fully charged. Guest agrees to use the fire extinguishers only for true emergencies. The property has fire alarms installed and they are believed to function properly at the time of rental. Tenant will notify management without delay if a fire alarm “chirps” or has a low battery condition. The property has a carbon monoxide detector installed on the property it is believed to function properly at the time of rental. Tenant will notify management without delay if the alarm “chirps” or has a low battery condition. • Security Guest shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so. Valuable items left behind by Guest will be held for the Guest and every reasonable effort will be made to contact the Guest for return. If items are not claimed for longer than 1 month they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items. • Cable, Internet, etc. Cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service. • Wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. • Storms: No refunds will be given in the event of rainstorm, snow or any other act of nature. Mountain roads can be curvy and steep and there is limited snow removal in the neighborhood. However, the main roads are well maintained. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. _____ Release of Responsibility and Liability, Legal Rights The Property is privately owned. The Landlord is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities, [[or from use of the spa]]. The Landlord is not responsible for the loss of personal belongings or valuables of the guest. By accepting your reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. Guest releases Landlord of all responsibility for any negligence/accidents or there of that could be possibly incurred during Guest’s stay, including Guest’s friends, family, or other people allowed into the home or on the premises. Guest agrees to not file any claim, action or lawsuit against Landlord, its representatives or agents, for costs or damages arising from Guest use of the property. Guest hereby acknowledges using the Property for the purpose of short-term rental in “as is” condition, at Guest’s own risk. All Guests, Guest’s friends, family, or other people allowed into the home or on the premises, shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guest agrees to indemnify and save harmless the Property, its Landlord, managers, representatives. Employees, and neighbors from any and all liability, negligence on the part of either party, loss, damage, injury or death resulting from the use of the property, its fixtures, or contents. Guest agrees to be held liable for all actions of Guest, Guest’s friends, family, or other people allowed into the home or on the premises, whether they be registered or unregistered occupants, at all times, and by doing so hold harmless Landlord, its managers, representatives or employees, from any and all claims arising from their guest’s use of the property. Guests expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance for Guests and Guests if such coverage is desired. In case suit shall be brought by Landlord for failure to vacate said premises, or for the recovery of the provisions of this agreement, or for any obligation of Guest arising under this agreement, the Landlord shall be entitled to recover all of the costs in connection there-with, including but not limited to reasonable attorney fees, whether or not the action proceeds to judgment.                 The SpaceGolden Trout Retreat is a newly remodeled 3 bedroom, 2 bath duplex log style home that has it all. Totally private, on the upper level, you'll have everything you need for a comfortable stay, sleeps 13 comfortably in beds. With a newly remodeled kitchen and dinning area, you'll have all the comforts of home with new appliances, refrigerator, cooking range, microwave, and dishwasher. The living room opens into the dinning and kitchen area, which is great for family gatherings. The dinning area opens to out an outdoor covered patio, with a BBQ and picnic table. One bedroom has a Log King size bed, with a 40 inch smart TV. The second room has a log Queen bed, with 40 inch smart TV. The third bedroom has a full/full bunk bed with a pull out twin trundle and 32' smart TV. For your comfort and safety, please only one adult or two children on the top bunk. Relax, snuggle up by the propane fireplace and enjoy a movie on the 60' LED smart TV with surround sound. The kids will enjoy playing the Xbox 360 and many games provided. Just a short walk to the Lewis Creek private park where you can picnic or wade in the cool water. The lower floor is complete with a master bedroom with queen bed and attached bathroom. There is a game room with a ping pong table and foosball table. Watch the game on the 60" TV complete with surround sound. Please note***Dogs are not allowed in the downstairs area due to new carpet being installed. Dogs are welcome on the upper floor.
