The SpacePlease read in entirety. Main level apartment of 2 story home on a county road. Centrally located to all attractions in the Catskills/Hudson Valley. 1 mile to one of the most beautiful walks in the world, along the Ashokan reservoir, a nesting area for Bald Eagles. Your private guest entrance is from the rear of the house. Two upstairs household members use the front entrance The parking area and driveway is shared. The space is fully furnished including a master bedroom with queen bed, bathroom with shower, fully equipped kitchen/dining area, living room, a small porch room, and an outside screened in deck. If needed, daybeds in living room and inside porch provide additional sleeping area. All linens, towels and housewares are provided. If your booking is for more than two people you will also have access to an additional bedroom suite that is located across a common hallway. This has a full bed and it's own private bathroom with a tub/shower. I do limit bookings to 4 people so as not to overtax space or resources in an environmentally sensitive area. House is close to road, but faces back on several park like acres including a 1/4 mile loop walk with a pond and a stream. This location is the perfect jumping point to Woodstock, Stone Ridge, High Falls, Rosendale, New Paltz, Phoenicia, Kingston, as well as points East of the Hudson such as Rhinebeck. We are also less than a ten minute drive to the Ashokan Center. Outdoor and cultural opportunities are too numerous to mention. Great vacation spot four seasons out of the year! Guest AccessGuests are free to walk around the entire property. You should use tick precautions on this property or for any other local hiking. The basement (except for use of garbage and first aid kit) and the outbuildings are off limits. Interaction with GuestsDepending upon my schedule, I may or may not be there to greet you and show you around. From time to time I might be on the property working on an outside project. If you see me, feel free to interact, but I would not interfere with your privacy. My neighbors sometimes take a walk around the property with their two dachshunds. You may cross paths with those using the driveway , but for the most part things are very private. The NeighborhoodWe are centrally located to all of the attractions in the Catskills and the upper Hudson Valley. This is also a wonderful place to just relax and hang out. This is not a cabin in the deep woods. The house is located on a traveled road, so while you have privacy, you are not secluded. We are close to a firehouse, so in the event there is a fire call you will hear a two minute siren. The closest groceries and dining are 4 miles away. Getting AroundWe are not accessible by public transport. You must have a car to get around. I would not recommend walking on the road. If you are an avid bicyclist then by all means, bring along your bicycle. Don't forget the hiking boots. In the winter, if we are covered in snow, then you can snow shoe or cross country ski on our property. Other Things to Noteplease use my airbnb guidebook section .

The SpaceTucked away on a dead end, quiet country road is this delightfully unique 1930's two story cottage. It is situated on 2.6 charming acres of lightly wooded tranquil land. Our cottage offers 2 bedrooms and 1.5 baths. It has a clever balance between old and new, rustic and sleek, cozy and bright, with exposed beams, original stone work and sweet pine floors. The interior provides a clean and calm atmosphere. Every surface is freshly painted and decorated with the intention of bringing a light, friendly and peaceful environment. The dining room, with a generous table for dining, is partially underground. This provides a natural cooling effect during the hot summer months. The bedrooms are situated on the second floors and have soft morning light that filters through the windows. Both rooms are equipped with ceiling fans and plenty of closet space for your stay. The beds are made up with feather pillows, comforters and cotton sheets. There is an alternate entrance on the second floor. Here you will find a small deck overlooking a meadow, perfect for morning coffee! The kitchen is well equipped with a new Bosh gas cooking stove. We do not have a dishwasher or microwave, this is true country living! The living room and relaxing space is cozy and filled with light. Here you will find a wood burning stove that offers a wonderful ambiance. Guest AccessThe Breezy Hill Cottage is set up for four guests. We do not allow pets and smoking is only permitted outside. The cottage is set up with high speed internet and a land line, we find that here in the country cell service can be spotty! We have no televisions. We have a sturdy Webster grill for summer barbecuing and you are welcome to pick and use the herbs and flowers growing throughout the gardens. Interaction with GuestsI will only meet with guests upon request The NeighborhoodThe Breezy Hill Cottage is located about 10 minutes from the stunning reservoir with it's breathtaking views that offer miles of pleasure. There are amazing hiking trails with a rewarding waterfall at the top! All roads surrounding the cottage are great for jogging or biking. Just a mile and a half up the road there is the hidden treasure, "The Country Inn" where locals dine next to the famous and enjoy their choice of over 200 craft beers. They offer fine dining or more recent, brick oven pizza! I highly recommend a visit! You will be staying just 10 minutes away from the Co Op, our local health food store, Emmanuel's Marketplace, a well equipped food store that has a large selection of Organic produce, and Stone Ridge Wine and Spirits, who has a huge selection and great prices! There is an abundance of great restaurants including Lekker, The Last Bite (my breakfast favorite), The Eggs Nest, The Rosendale Cafe (the best vegetarian food around!) and many more. This is only a taste of what our community has to offer and I will leave brochures for you to peruse through as well! Other Things to NoteWe strictly use all natural, lightly scented cleaning supplies to clean between guests as well as all natural dish soap and laundry detergent. The cottage has 1.5 bathrooms but does not have a bath tub, only a shower.

The SpaceThe house is very secluded and invisible really, unless you are looking for it, on the Northwestern side of a small ridge, facing Highpoint Mountain. A 'modified A-frame' with one private bedroom on the ground floor, with an antique, full-size bed. There is a loft, with a king-size bed, reached by a spiral staircase. One full bathroom, a kitchen with a electric stove and oven. There's a large outdoor deck, right off of the living room, which sits about 40 feet above the road below, down the ridge. The house is located close to the Ashoken reservoir, inside the Catskill Mountain Preserve. During the day, the reservoir dam offers a great place for walking, running or bike riding. At night, it offers a nearly-pitch black sky for stargazing. You can see constellations and heavenly objects that are not visible in the city. Nearby, in Stone Ridge, the small town offers groceries, restaurants, antique shops, and farm stands, which sell fresh fruits and vegetables. This house is just a short drive to Woodstock, Stone Ridge, High Falls, Rosendale, New Paltz, Phoenicia, Kingston, as well as Duchess Country points-of-interest across the Hudson River. The house sits on the north western side of a small ridge facing the Catskill mountains. The road is a small, very quiet, country mountain road: Vly Road. I have been out on the deck sometimes and not heard any traffic for, seems like hours. Guest AccessEntire home and adjacent grounds. Interaction with GuestsI The NeighborhoodThe house sits in a very rural area, in the woods basically. 30 + years of gardening keeps the woods at bay. Other Things to NoteTry to keep the screen doors closed as much as possible. The mosquitoes are legendary! Please note that the deck can be slippery when wet! Please recognize the the electric stove can destroy what you are cooking in minutes. YOU MUST WATCH IT! If you know how to compost, by all means do so. There is a pile in the back near the fence that is being built this year. There is a fork and other tools there to help. All organic kitchen scraps can go in it. Meats and fats no, they will attract animals. NO PLASTICS, they do not disintegrate.

Getting AroundWe have plenty of parking on the property - enough for 4-6 vehicles, however you need a car - or minimally a bike - to get around up here. This is the country! There are several public transit options to get here from the city, but the easiest is to take the Trailways bus from Penn Station to Kingston - from there it's just a 20 minute cab ride to the property. For those who don't love the bus: take the Amtrak train to either Rhinecliff / Kingston but those options are more expensive and the cab ride from the station a little longer.
