All seasons have their special beauty here and there is much to do exploring the area's farmstands, yardsales and country byways. Getting AroundThere is a twice-daily service from the Trailways Bus from Port Authority, NYC to Palenville NY. A car is ideal if you wish to explore a larger area of the Catskills, but our hamlet has a string of deep swimming holes and great hiking trails within walking distance. Originally built during the Civil War as a summer retreat, this 4-bedroom self-catering property offers the quiet, space, and charms of the country. Located in the first art colony of America on the banks of the Kaaterskill Creek, the Arlington is a hassle-free homebase for exploring the region or hitting the local hiking trails. The Arlington is located on Main Street in Palenville, New York. This renovated Civil War Inn has a weeping willow in the front yard and a 10-foot deep wrap around porch with large dining table and chairs. The expansive great room (30×30) includes a kitchen with full-size fridge, four-burner stove, microwave, and overhead ceiling fans. The bright, sunny living room (27×20) has wide planked wood floors, period brass fans, and a decorative fireplace. Guest AccessThe Arlington is a large Civil War Inn, comprised of several separate living spaces. The house rental is 3000 sq.ft, consisting of two floors. The first floor has 11 foot ceilings and a 10 foot deep wrap around porch. In the spring, summer and fall months you will have access to a large backyard, complete with giant stone patio, BBQ Grill and dining tables. There are also four fully sustainable suites in the building as well, complete with kitchen and bath, with their own private entrance and parking. In the rear of the building is a small suite utilized by us. Interaction with GuestsI will usually be the one checking you in, showing you the house and giving you the keys. The NeighborhoodPalenville is a great location, centralized between Hunter, Woodstock, Saugerties, Catskill and Hudson, perfect for seeing everything the Catskills have to offer. The Arlington is a few steps from The Kaaterskill Wild Forest, with the best hiking trails in the area leading to the historical Kaaterskill Falls, Indian Head and Palenville Overlook. A longer hike will bring you to North and South Lakes. The peaceful town of Palenville, New York was founded as the first Art Colony in America by Asher B. Durand. The historic Otis Railway, a funicular that carried people up to the Catskill Mountain House, is nearby. Kaaterskill Creek—an inspiration for many famous painters and paintings—runs through the backyard of the property. Catskill Stream is snuggled into an area so rich in history, where legend begat fact, that the neighborhood adds another layer of wonder to an already stunning setting. It was this immediate area of Palenville that Washington Irving borrowed in 1819 for the setting for the epic slumber and awakening of "Rip Van Winkle," drawing the then-young country's attention to the area. A few years later, the first of the pioneering artists of what became known as the Hudson River School of painting were pulled here, too. Thomas Cole, Kaaterskill Thomas Cole, The Falls of the Kaaterskill, 1826 The young Thomas Cole first visited here in 1825, to sketch nearby Kaaterskill Falls and other spots. The paintings he made from those sketches moved many other artists to flock to the area to try to capture it's awe-inspiring beauty, not only on canvas but also in poetry and prose. Their glorious works, widely reproduced in the major periodicals of the day, attracted so many visitors that they in turn spurred the popularity of grand mountaintop hotels, which became favored destinations for all the giants of the 19th and early 20th century. The famed Catskill Mountain House, in 1823 the first resort in America, was as legendary in its time as any playground of the famous and powerful today. The Mountain House, and the others that followed, like the Hotel Kaaterskill and the Laurel House, attracted Twain, Sherman, Presidents Arthur and Grant, along with nobility and notables from all over the world. This is the real Catskill Mountains, not the vacation areas in the foothills to the southeast that long ago misappropriated the name. The justly famed Kaaterskill Falls, the tallest in New York State, rendered and made famous by all the major Hudson River School artists, is no more than four miles up the road! The Mountain House, Hotel Kaaterskill and the Laurel House, widely-famed landmarks in their day, are all gone now. The depression of the 1930's, fire, and the march of time eventually brought their reign to the end, and the once imposing structures demolished. But the scenery is now even more sublime since the area has reverted to its natural state, and man made structures no longer interfere. Asher Durand, who bought one of Thomas Cole's original three paintings of the region, painted this tribute to his friends William Cullen Bryant and Cole after the latter's passing. It shows his interpretation of a spot in the Kaaterskill Clove, borrowing various features from different locations. It is regarded as a defining work of the Hudson River School. The Hudson River School Art Trail — Hike to the nearby sites made famous by the painters of the Hudson River School. "Cedar Grove" — the Thomas Cole House in the nearby Town of Catskill, a national historic site. "Olana" — The Frederick Church House, in Hudson, NY, hailed by many as the queen of the Hudson Valley estates. The Wadsworth Atheneum's renowned Hudson River School collection, the finest of its kind, contains over 65 Hudson River landscapes, including thirteen of Thomas Cole's. The paintings are currently traveling as an exhibit in Europe (9/08). Founder Daniel Wadsworth was one of Cole's most important patrons. Set on a dead end road, take a bridge over a waterfall down a charming road with old stone fences, on a lovely parcel with mature trees on 3 sides and a peaceful view of Blue Mountain from the front porch and a bluestone flower garden, with flowers from spring through fall. Wood burning stove in Living Room. Swimming holes a mile away. Lovely walk on the road leading to trail in the woods. Charming original details remain of the 1928 cottage remain, but all major systems have been updated. Located less then 6 miles from the iconic village of Woodstock, approximately 2 hours north of New York City. Please note: There is a 4 night minimum stay for July 4 holiday week, Thanksgiving and Christmas. 3 night minimum for holiday weekends which includes Presidents Day, Memorial Day, Labor Day, Columbus Day. The other 2 BR's have each queen sized beds with a shared bath (all high quality madrases). In total 3 single and 2 queen sized beds, 2 1/2 bathrooms. The kitchen is well equipped with a Dishwasher, Microwave, toaster, coffeemaker, coffee grinder etc. various kitchen tools, a new fridge and stove. You're welcome to use the new BBQ grill (Weber's charcoal type) Open LR floor plan with high ceilings and skylights. Eating area with glass sliding doors that opens up to patio. Cook a romantic dinner in the fully equipped kitchen while looking at nature .We are located on a cliff 7 minutes to Woodstock the famous artist colony or Saugerties where the 2nd Woodstock festival was in 1994 . We have Zagat rated restaurants, upscale clothing shops, antique shops, galleries and many day and evening cultural events. Come to one of the festivals; film festival, writers workshop, poetry festival or enjoy nature. Skiing, kayaking, hiking, biking, boating, fishing are all very near by. Maybe you just want to relax and walk on our very beautiful roads and grounds .Come and enjoy the beautiful Catskill Mountains from a front row seat of Mother Nature. We are only 7 minutes to Woodstock and 10 minutes to the town of Saugerties Getting AroundYou do need a car. We do have parking. There is public transportation to the area from NYC. There are taxis if needed but a car helps to explore the Catskill mountains and grocery shop. Other Things to NoteWe are on a cliff so very young children need to be supervised at all times.

          The SpaceBeautiful, well appointed renovated school house sitting on 5 acres of land with access to a private river. You can hide out on this lovely property, or drive a short distance in any direction for antiquing, hiking, biking and exploring. There is a queen bed, a double bed and a couch. Swimming in the river, sun baking, and walking are all recommended in summer. The area is very quiet, and you can feel completely in the country, yet just a few miles from so much else. There are many activities on offer such as golf, tennis, mini golf, go carting, hunter zip line, and more. Pick up your groceries before you arrive and just relax, or venture out to enjoy someone else's cooking (a number of excellent choices at reasonable prices, I made some recommendations in the airbnb guide book). Endless other things to do. The house is centrally located, roughly 6 miles from exit 20 NYS Thruway, minutes from HITS horse riding facility. 20 mins from Woodstock; 30 mins from Hudson, 15 mins to Saugerties and Catskill towns. There is a bus from the city Trailways to Saugerties stop is the best way on public transport, then a taxi from there is possible. There is also the Amtrak train to Hudson (this is 30min drive from the house) 10 mins from Saugerties (HITS), 20 mins from Woodstock, and just 6 miles from exit 20 of the NYS thruway. Probably best to buy your groceries at Price Chopper Saugerties when you get off the thruway at exit 20. Wireless router in the house next door provides strong internet access. Login details in the house manual on the airbnb listing. Verizon cell coverage is generally better than ATT in this area. Otherwise the best transport is the Trailways bus service from the city to Palenville, this bus stop is 10 mins drive from the house. Other Things to NoteThere is a new TV in the house that has an Apple TV connected to it. There is also a stereo for playing music. There is a Nescafe Nespresso Coffee machine in the house. You will need to bring your own coffee pods for this.

            The SpaceThis is a 3 bedroom, 3 bath home that I designed and renovated exclusively for vacation rentals. It is situated on 4 acres, which also contains my home (a separate building), a barn (currently in reconstruction phases), pond, stream, marshland and woods. The house comfortably sleeps 6 people, but for special short term situations, it can comfortably accommodate up to 10 people. Please note that I do charge $25 per person over six per night. Pets are allowed on a case by case basis. The property is situated 10 minutes drive from the village of Saugerties and HITS, and 14 and 22 miles from Hunter and Windham Mountains, respectively. 20 minute drive to Woodstock and 30 to Kingston. Each of the 3 bedrooms has an en suite bath, king sized bed, flat screen TV (basic cable + HBO), DVD player, high speed wifi internet, heat and air conditioning. There are views of the Catskill Mountains from each room. The downstairs features a large open plan kitchen/living/dining space. PLEASE NOTE: While I do have wifi internet (via cable), some cell phones may not have reception inside the house. I have AT&T and can talk anywhere on my property, inside and outside. However, those with Verizon have found that they don't get great reception. :( Sorry! Also, the landscaping is in progress. I am rebuilding the old 1840's barn, and we just chopped down a lot of trees to create a huge lawn, patio with ten person dining area and fire pit. The landscaping should be finished by mid-June. The barn will be up in September. MORE ABOUT THE HIDEAWAY'S HISTORY: The main house on the property was built in the 1840's by country folk who probably raised livestock and worked at one of the local quarries (I imagine!). The house was built in the 1990's via kit barn, and was originally used as a textile arts studio. In the spring of 2014, I renovated the art studio, turning it into a 3 bedroom, 3 bath home to be used exclusively for vacation rentals. I employed eco-friendly construction materials and methods in the renovation of this building--ask me about them! I am an interior designer by trade, and my services are available for hire. Guest AccessGuests have access to the 4 acre property, excluding the areas immediately surrounding my own (the other) house. Feel free to walk around in the woods and enjoy. The NeighborhoodThis is a rural area that is peaceful and beautiful, yet close enough to the conveniences of the villages of Saugerties and Woodstock to enjoy all they have to offer. Hikers, skiiers, history buffs, artists and art fans, musicians, shoppers, and foodies alike will find things to do here. Getting AroundThe house is a six minute drive from exit 20 on the New York Throughway (87). You can catch the Amtrak train to Hudson or Rhinecliff, or the Trailways bus to Saugerties or Palenville, but it's really best to have a car. Biking to the village of Saugerties for groceries and restaurants is feasible, as it is seven miles away, and accessible by small country roads that are safer for cyclists. I have a bike that you can use, but please let me know in advance if that is how you would like to get around. Other Things to NoteThe Orpheum movie Theater in Saugerties was built in the early 1900's and has always been a theater--think Vaudeville (how cool is that?). Don't miss out on our Historic Lighthouse; it's a half mile walk on a peninsula in the Hudson River and is a great location for picnics. There is so much to explore in this area, and I can certainly point you in various directions, depending on your tastes. Here are some of my favorite restaurants: Miss Lucy's Kitchen, The Bear Cafe, Catskill Rose, Phoenicia Diner, Love Bites. There are so many historic tours in this area and they're all lovely. I recommend Montgomery Place and Olana. We also have a lot of festivals and events like car shows. In the summer, Saugerties has a food truck event the third Thursday of the month.             The SpaceThis cozy 1880s cottage is packed with charm -original narrow stairs and pine on upper floors . Located in the Blue Mountains of Saugerties, The Cute Cottage is 1,050 square feet on 3 floors and sleeps six. There are three bedrooms -- one queen size with a half bath and skylight on the third floor, and two bedrooms with full size beds on the second floor. From the wide porch enter the cottage, which has an eclectic/midcentury/industrial farmhouse decor. On the first floor settle in the living room with the woodburning stove, even if you don't light the fire, you will stay warm with the new Rinnai heating unit on the main floor and the individually controlled electric baseboard heaters in each bedroom. Cook in the galley style kitchen which has just about everything you need; stock pots, cast iron pans, bakeware, coffee maker, a toaster (but no microwave). Use whatever condiments you want...!!! Walk up to the second floor and watch one of the videos in the family room. If it is warm, hang out on the second floor deck. The house has WiFi, so you can be connected. There are books, magazines, music, and an eclectic movie selection. In Winter, ski at Hunter Mountain or Ski Windham. We are just 20 minutes from Hunter Mountain, the house is on a main road; but is fenced in with lots of foliage. In Spring and Summer, hang out out the porch or the deck, go for hikes, find swimming holes or go biking. Nearby restaurants include: Bear Cafe in Bearsville, great bread, coffee and breakfast, from Bread Alone in Woodstock, pancakes at Sweet Sue's in Phoenicia and lunch and dinner at Miss Lucy's Kitchen, New World Cafe or the Red Onion -- all in Saugerties. Room 2 includes an en suite bath, king sized bed, flat screen TV (cable + HBO), DVD player, high speed wifi access, and a lounge area with fold out full size sofa/futon bed (for one extra large person or two extra little people) and a C table that allows you to work on your laptop. Air conditioning and heat are controlled from within the room using a Fujitsu wall unit. The northern portion of the Catskill Mountains can be seen through the windows! Please note that this costs $25 extra per night. The downstairs features a wonderful open plan common space. This includes a kitchen with countertop made from a gigantic tulip poplar that was chopped down in the village and milled on the outskirts of town. Perfect housing for HITS participants, skiers of Hunter Mountain and Windham Mountain, as well as city dwellers wanting to retreat into nature.             Burke is our country cabin with 3 bedrooms a small Kitchen and Living/TV Room. Wigwam is by the pool contains our larger Kitchen, Dining and Living Room. We rent them together, generally for longer stays. Both are very comfortable and relaxing places to visit. This is where we stay on weekends so the availability is limited.

            The SpaceA beautiful, private guest cottage on a quiet back country road set amidst perennial gardens and meadows on the ever-flowing Kaaterskill creek within close proximity to Saugerties, Palenville, Woodstock, and Catskill (we are also only 20 minutes from Hunter Mountain for great skiing!). A lovely, sunny bedroom filled with books, a living room with a Vermont Castings propane wood-stove for cool evenings (or romantic ambience). The Cottage has a full bathroom, and a nice kitchen (stove/oven, microwave, fridge, sink), supplied with coffee and coffeemaker, a nice selection of teas, pots, pans, and cooking utensils. A private screened-in porch looks out over the back gardens down towards the creek where you will find a cabin and a treehouse (which you are welcome to hang out in, and the waterfalls, the sound of which will lull you to sleep at night). Wifi, TV with DVD (and loads of great movies), or Netflix instant via Roku player. The Cottage also has a laundry-room with a washer and dryer, if needed. Stroll the extensive gardens and meadow, cool off in the creek or hang out with a good book in the cabin or the treehouse, or have a fire in the fire pit. Visit one of Palenville's many nearby swimming holes, hike the mountains (10 minute drive to Kaaterskill Falls), or in winter, ski at nearby Hunter Mountain (20 minutes). 10 minutes to both Saugerties and Catskill, 20 minutes to Woodstock and Kingston. 5 minutes to Palenville. The Cottage is located on our 150 year old farm, and was once part of an extensive turn of the century summer camp. We have a number of cats and heartily welcome guests with pets. All our buildings are filled with books, so read on! We are both fairly recent ex-New Yorkers; artists, musicians, writers, animal lovers, and gardeners and very respectful of privacy. There is also a separate driveway and parking spot for the cottage. Guest AccessThe whole property; gardens, creek, woods. And hanging out in the cabin or the treehouse by the creek is amazing and encouraged! Interaction with GuestsNot very much. We will greet guests when they arrive (if we're here), and on occasion chat with them in the garden or by the creek. But beyond that we leave them to themselves, yet we are always available for guests if they need something. The NeighborhoodOur neighborhood is peaceful. Most of our neighbors are ex-New Yorkers like us who have found this beautiful and peaceful place and don't want to leave. Lovely walks in any direction you go, all on very quiet one lane back country roads. Mountain vistas, a Beaver pond, and waterfalls all abound within easy walks from the cottage. You can also just chill out in the cabin by the creek and watch the water go by... Or in the new treehouse! Getting AroundA car is needed. And you have your own parking spot. It is also a wonderful spot to bike/hike/swim, etc.

This house is kid friendly with laundry upstairs. 1200 sq ft to relax in. Plus we are centrally located for hiking, shopping and skiing. Pet-free, smoke-free. Guest AccessTons of extras in the kitchen: coffee pot, toaster oven, crockpot, food processor, mandolin, professional knife set. Plus feel free to use our full selection of condiments + spices! If you like to grill, just out the sliding door, you can use the gas grill. And if you have kids, we have a vintage wooden high chair [circa 1971], potty rings, stair gate at top of steps and tons of toys. The big backyard has plenty of room for backyard play including a sandbox, hammock and fire pit. 'Purple' bedroom has dresser for use. 'Blue' room has dresser but closet contains some of our 'stuff'. 2 queen beds 2 bathrooms Big backyard On a well-maintained road for easy access during any season Interaction with GuestsWe want you to enjoy our house just as much as we do. We want to be sure you have your questions answered so we are always around. The NeighborhoodWe love the close proximity to Saugerties, Woodstock, Catskill, and of course our village of Palenville. You have all the amenities you need within 15 minutes. However what we love most, and why we bought the house, is the surrounding Catskills. Fabulous fall foliage, skiing+boarding at Hunter / Windam and the hiking all around the Catskills. There is also an artist colony that still exists throughout the area in local galleries and special events. Getting AroundEverything is about 15 - 30 minutes away! So you need a car. Arts, sports, nature. Our house is centrally located on a county highway making it easy to locate and easy to access during the winter as we are on a plowed road with a short driveway! The Trailways Bus has routes from NYC and other points north of the city to Catskill, Saugerties and Woodstock. There is even a stop in Palenville at the Catskill Mountain Lodge that is only 2 miles from the house. Local cabs are available, but it's best to have your own car. Amtrak goes to Hudson, NY, which is about a 30 minute drive from across the Hudson River to the house. Other Things to NoteWe have a relaxing backyard with lots of trees. You can play lawn games while you grill then finish the evening with a fire in the fire pit. We have a flat-screen TV, but it's only good for playing DVDs through the DVD player. We also have an iPod docking station and secure wifi. We have also added BlueTooth enabled surround-sound speaker system for either your music or movies. If you come in the winter, each bathroom has a ceiling heater to keep you extra toasty, and in the summer we have ceiling fans in the bedrooms.               The SpaceBonner Lodge is our secret little hideaway (well, not that little at 2,500 square feet) in the Hudson Valley/Catskills area of upstate New York. We first learned of this former Girl Scout Camp lodge through friends who purchased and renovated a portion of the original camp next door as their weekend getaway. An architect and designer from New York City, these friends had us up to their unbelievably stylish "camp" and we fell in love--not only with their preppy-chic Girl Scout cabins, lawn parties, and design aesthetic, but also the Town of Catskill, the mountains, the ski resorts, the local produce stand--all of it! It was such a magical escape from the fast-paced-pound-the-pavement life that we lead back in the city. So, when we found out that the original camp lodge, that housed all the girls' (and boys from the nearby brother camp) church services and stage performances was up for sale, we knew we had to buy it. And who better to renovate the lodge and bring it into a modern day structure? The architect and the designer. And a year and half later, Bonner Lodge, with it's magnificent stone fireplace, is a warm, 3 bedroom log cabin, with 2 full bathrooms, a spacious and stylish kitchen, a very large, open main living + dining room, and covered porch for alfresco dining or sunset cocktails. We have listed several pictures for you to get a sense of Bonner Lodge and our personal style. But Adirondack, Mid Century, Modern, Warm, Comfortable--all fit the feel and style of our house. We are taking our time with getting the decor exactly right, so some things aren't quite perfect yet; just know it's a work in progress, and that's part of the charm. Playing board games, relaxing by the fire after a day at the nearby ski resorts, or cooking a Thanksgiving meal is what the property is made for. It also provides a wonderful home base to explore the gorgeous and historic Catskill Mountain Region--hikes, trails, creeks, waterfalls, ski resorts. Perfect for an artist or writer or outdoor sports enthusiast or nature lover or a family with kids. There are a few AMAZING towns all within 10 to 20 minutes of Bonner: 1. Saugerties -- huge 24 hour grocery store, home to HIT(URL HIDDEN)Horse shows, high end hotel for spill over family, fu(URL HIDDEN)local bars with great burgers and beer, movie house, th(URL HIDDEN)local gym, cute stores and one of my fav restaurants(URL HIDDEN)Miss Lucy's, with it's perfect Blood Orange Margarita 2. Woodstock -- yes, THE Woodstock. Quaint artist tow(URL HIDDEN)with amazing eateries and festivals and music and(URL HIDDEN)antiquing 3. Hudson -- high end shopping, great food, gourmet grocer(URL HIDDEN)the perfect wine & cheese shop, art galleries, beautifu(URL HIDDEN)antique stores, an Amtrak station, a great "have a(URL HIDDEN)evening on the town" town 4. Catskill -- another 24 hour grocery store, 24 hour diner(URL HIDDEN)(our breakfast go-to), Walmart, Lowes, Home Depot,(URL HIDDEN)CVS: all things needed for modern civilization; also(URL HIDDEN)an historic downtown area with cuteness abounding Bonner Lodge is about 1 hour and 40 minutes from New York City. 40 minutes from Albany. An easy and cheap Amtrak ride from Boston or New York CIty. A few things we'd like for you to know: This is the country so our wireless HotSpot is sometimes tricky and not super fast. So don't plan on downloading your Netflix movie here, do it before you come. There is no cable TV or Satellite system in place yet--but we do have a TV in the Master Bedroom with basic main cable channels and a DVD player with a small collection of DVDs for curling up in bed and watching a movie. We also have two cabins out back of the lodge. They are currently being used as storage for us and they are certainly not renovated or habitable, but they are there and can be seen and we want you to know that. One day soon, we will paint, and update, and get them ready for a ping-pong table and extra sleeping cabins. We are just not there yet. We love this lodge immensely. Although new homeowners, along with our family and friends, we have enjoyed wonderful weeks and holidays here. We want the same unique experience for you as well. Bonner Lodge loves to be lived in.
