The SpaceLocated in the historic Vinelands neighborhood of Palisade, my 2 bedroom house located on a quiet rural lane is surrounded by acres of orchards and vineyards and has views that cannot be beat. Palisade is a great getaway spot year round! Spring is lush with blossoming orchards with occasional snow for warm days on the slopes or milder high desert hikes. Summer offers festivals and harvest--The Palisade Peach and more! Autumn is Winefest season, beautiful light, warm. And Winter offers lots of sun and often mild temps, but a short drive to hot springs in Glenwood Spgs and Ouray or alpine and nordic skiing on the Grand Mesa! And all the red-rock hikes of the Colorado National Monument and nearby Moab are often so much nicer without the hard sweat of summer heat. Or warm yourself at the wineries surrounding my house-they're open 360 days a year! The large kitchen allows for nice holiday cooking with you fam, too! One bedroom has a queen bed and the other bedroom, which I use for my office, has the space for several options. I have my small Ikea fold-out sofa in there to accommodate another person (or 2 small people). The property is just over an acre and is crossed by a stream, which feeds a healthy riparian area offering lots of cooling shade and a place to soak your feet. This is a rural setting, not manicured. My yard is partially landscaped and fenced, but the rest of the property is in its natural state. Access the Colorado River less than a mile away for a float or take one of the many great trails around--walking distance to the Palisade Rim Trail, which is great for mountain bike or hiking and includes a wall of petroglyphs! Enjoy a view of the stars on the front porch--zero light pollution! At night you can see the entire milky way. Note: to rent bikes or get river gear call Rapid Creek Cycles early because they have limited hours. Are you a dog lover like me? Your well-loved (in other words, well behaved) dog is welcome. The yard is fenced--front and back--and there is a doggie door in the laundry room. I don't charge pet fees. Though, if you're traveling with more than one dog, please let me know the situation first. A group of people with a group of dogs might call for a different agreement for this cozy house. Palisade is a great base for exploring western Colorado and eastern Utah. My place is about 20 min. from downtown Grand Junction. It's 45 min. to the cross-country trails on the Grand Mesa; 30 minutes for downhill at Powderhorn Ski Resort. Most of the mountain biking trails are 30-45 minutes over on the Fruita end of the Valley and the same distance to the spectacular red rock of the Colorado National Monument. Guest AccessGuest access includes the entire house and surrounding yard and field (but not the shed, studio or garage). Interaction with GuestsI won't be around for the visit, but am available by phone or email. You'll have the place to yourself! The NeighborhoodThe neighborhood offers quietude, lovely rural walks, friendly neighbors and lots of wineries (and fruit stands in the harvest months). The sunsets are breath taking and the views from the trails around my house unforgettable. Getting AroundPublic transport is not readily available. There are bus stops in Palisade (about 1 mile from the house). I can make a bike or two available with enough notice. The airport is 15-20 min. away via the Interstate. Lots of parking available on my property. Definitely a place where you need to have a car, though. Other Things to NoteI try to accommodate as long a stay as possible. I'm still figuring out how the pricing works with Airbnb's new weekly and monthly price settings so we might have to discuss the rate that comes up when you request to book. Check-in and Check-out are determined based upon each booking--basically based upon other bookings and the timing to get the place cleaned up. I'll let you know when I share all the house info. after you've booked.

The SpaceThe cottage is not child proofed nor are the doorways wide enough for wheelchairs. The cottage is cooled with a "swamp cooler" which is a window mounted evaporative system that is very effective in the arid, high desert of western Colorado. Sorry no pets. Guest AccessPalisade-wineries, art galleries, distillery, bakery, brewery, library, eateries, grocery, and one friendly hardware store. Tours can be independent, by bike, limosine or horse drawn buggie. Interaction with GuestsThe owners live a few houses away. Watering of the lawn, gardens and potted plants necessitates an everyother day brief presence of Arden at a time agreed upon. Hosts are available to assist with area attraction arrangements-bike rentals, wine tours, agricultural tours, rafting, rock/ice climbing guides, skiing, hiking, spa treatments, ,birding, etc. The NeighborhoodIf fun and the funky are your style this is the perfect accommodation for up to four people. Tucked behind a wooden fence, and set back from Main Street, lies our little cottage. You hardly realize that you are in “Downtown Palisade.” The heart of this little house was built in 1915 and is rumored to have been the seasonal quarters for an orchard (Peaches) manager. Sloping floors indicate that the kitchen was once a porch. The additional rooms were added on the whim of the owner at the time. The result is a cottage like no other with all rooms having two doors; the kitchen has five! Upon entering the front door into the kitchen you will find everything you need to prepare your own meals. Dining can be in the living/dining room, the front patio, or amongst the fruit trees in the backyard. The cottage provides two bedrooms. One bedroom has a queen sized bed. Two walls are covered with windows reminiscent of an enclosed porch. The second bedroom has a cozy double bed. The cottage is filled with books from many eras and interests. It is decorated with an eclectic flare with comfort and relaxation in mind. From this location downtown Palisade is just a few short blocks. Wineries can be reached by bike or auto. Fruit stands abound in the summer and early fall. The Colorado River is wonderful for a casual float or dunk to cool off. Cottage -1915 and then some Getting AroundWalking distance to Palisade attractions-grocery, liqour store, wineries, art galleries, library, brewery, and distillery. Palisade is a quaint little drinking town with a peach problem. Other Things to NoteThe Cottage accommodates a maximum of four guests but two is more comfortable for long term living.

"Tally Ho" is our newly renovated guest house located within our 100-acre private ranch. The space is fresh and bright, providing a year-round, comfortable and relaxing environment. Stay, enjoy the company of friends and family, and unwind in a natural and tranquil setting. The sleeping options are flexible, with one fixed Queen bed, one King that can be split into Twin XLs, a Twin or Queen option in the "Sunroom", and a Queen sofa bed in the main living area. There are two inviting bathrooms, including the master which has a separate shower and jetted spa tub which is perfect for relaxing with a glass of wine or for soothing tired muscles after an exhilarating day in the mountains. The open plan living area is equally well-suited to entertaining or to simply relaxing for a night in, and the kitchen facilities are equal to that of a typical family home. When not in use as a bedroom, the "Sunroom" is an ideal place to relax with a book or simply to enjoy the views of our special cottonwood tree, the birds and the deer that roam the fields leading down to the river. Tally Ho has a patio area, with seating, a fire pit to warm up those cooler evenings, a BBQ, and fantastic views. We also have an indoor storage area for bikes, kayaks, paddleboards and any other toys you'd like to bring with you. Guests at Palisade River Ranch have access to the trails across the main property, to the river and riverfront, and also the 1500 sq ft deck and screened gazebo down at the river. The riverfront and deck are great areas to enjoy a BBQ or campfire, to play games and to generally enjoy the serenity of our stretch of the Colorado. For those interested in floating the river, we have excellent put-in/take-out access. Guests can also explore our 45-acre riparian habitat, which is a great place to see an array of wildlife. (NB - access to some areas may be limited by seasonal restrictions, private parties or other events, and is subject to guests' agreement to a liability waiver).
