The SpaceThe house was built with superb craftsmanship featuring a restored post and beam barn frame with every modern amenity included in the 5,800 square feet living space. Vintage charm with new construction comfort. Large great room with kitchen/dining/lounging in front of a massive stone fireplace. Also included are: kid's game room, Kid's movie room, office loft, exercise area, massage room, closed and screened porches, and a wooded trail system for hiking/ATV. Sleeps 16 comfortably so perfect for 'Big Chill' weekends, family reunions, guy and gal get-aways. Lots to do in summer, winter, spring and fall (leaf season is spectacular!).     This 200 year old quintessential farmhouse has been completely renovated! It is located on 15+ acres, surrounded by several hundred acres of farmland secured in the Vermont Land Trust, and has amazing views of surrounding mountains. It is located just a few miles from the Villages of Pawlet, Dorset, Rupert, Wells as well as Lake St. Catherine. The Dorset Horse Show is just around the corner, so its the perfect home for Horse Show Families. Nearby to historic Dorset and Manchester (classic New England Villages) and many local ski mountains such as Bromley, Stratton, Killington or Pico. The brand new kitchen has all new appliances, a farm sink, restored antique cabinets and new countertops. It is the perfect place to cook while entertaining friends and family in the open family room or attached outside deck. The beautiful dining room features seating for 8 people and stunning views of the meadows out back. There is new wood burning fireplace and a large flat screen TV in the living room, a spacious mudroom, a library/sitting room, a huge front porch with adirondack chairs, and a beautiful deck off the kitchen with stunning views. The home is impeccably decorated with a mix of antiques and modern amenities to create the perfect ambiance for traditional Vermont living. It comfortably sleeps 13 in four bedrooms. The master bedroom has a queen size bed and comfortable seating. Another bedroom has a full sized bed and one has a set of twin beds. There is a large bunk room with cathedral ceilings and 3 sets of bunk beds (6 twin beds) and one twin bed. Additionally, there is full laundry in the basement (washer and dryer). The home contains a widescreen TV. Phone for local and long distance calls (with use of credit card). Alarm clocks in all bedrooms. Hair dryer, local maps, and firewood also provided.

    The SpaceThis is a private studio is a little used office. The space displays beautiful art of the North West Coast, Inuit and Native American and Buddhist traditions. It is an ideal quiet gentle space for rest, relaxation and restoration. The floor has some local red slate and rugs. There is a coffee maker, tea kettle, cups and glassware are available, small fridge, microwave. Coffee and tea provided along with sugar, milk etc. There are stairs to the bedroom loft area which has two single beds. Sitting area with chairs, dining table and chairs. There is a private shower and toilet. Guest AccessPrivate access through the front door. Interaction with GuestsWe live in a separate building on the property and have an overly friendly corgi puppy. Generally we are hands off hosts but are available to talk and meet you if you would like, we enjoy meeting our guests and are interested in you, also we respect your privacy and retreat time. We try to be available to greet you, if in the event we are not there when you arrive the door to the studio will be left unlocked, please enter and settle in. Keys are in the building along with instructions for wifi and general info about the place. The NeighborhoodVermont has much to offer all year round from maple sugaring, open art studio weekends, solar fest, blue grass events, antique car shows, farmers markets, antique shops, artisan and art galleries, boutiques, intimate dining local restaurants that offer live music. Lake Champlain and Lake George, walking trails, horse drawn carriage rides in the winter, sheep dog trials at nearby Merck Forest (great walking and hiking trails) Long trail and Appalachian trail heads. Adirondack State Park is approx 1.5 hours drive. Local ski resorts are Bromley, Stratton, (Killington and Pico, Okemo about 1.5 hr drive). Getting AroundClose to Manchester VT 14 miles, Dorset VT is 8 miles, Burlington VT is 100 miles Lake George NY is 38 miles Sunday farmers market in Dorset. local transportation non-existent. Intl airports Burlington VT & Albany NY Rutland airport (30 Miles) offers 4 flights to Boston daily. No über service. Other Things to NoteOur driveway a circular and will be shared with both our vehicles, a parking place in front of our garage and close to the studio is available once you have unloaded. The water is from our well and is good drinking water (tested). There is a land line and telephone available in the office in the event of emergency

    The SpaceThe property is 48 acres of wooded and beautiful Vermont, including a small mountain. I welcome guests to take advantage of the trails up the mountain and the incredible view of Pawlet from the top. The views of the turning leaves is especially nice from this vantage point. In addition to the property here, you are in the quaint town of Pawlet which has the Station Restaurant which serves breakfast and lunch and the Barn restaurant which serves dinner and often has live music. The town of Dorset is 15 minutes away and has much to offer in terms of dining, culture, and the arts. The town of Manchester is 30 minutes from us and features numerous brand name outlets and a variety of dining options. Guest AccessThere is a lock box on the front door and once the property is booked, I give tenants the code. You are welcome to arrive at any time but keep in mind that I do prefer to demonstrate the working of the wood stove prior to use. I am happy to respond to calls or you can just drop by the main house; please don't hesitate to call if you need anything. Interaction with GuestsI am happy to offer insights about the area including favorite places to eat, hike, fish, and shop. I also understand that people often visit the area because of the solitude and will respect your privacy. The NeighborhoodThe town of Pawlet is a picturesque view of small town Vermont. There is a lot of farm land nearby in addition to Dorset 15 minutes away and Manchester 30 minutes away. Getting AroundYou can easily walk down the driveway to the Station Restaurant in town. There is also a public library with internet access and a bar/restaurant named The Barn. Other Things to NoteDrinking water is provided as the water in the cabin is safe for bathing but not drinking. Firewood is also provided but I prefer to demonstrate the working of the wood stove before you get started with making a fire. There is wonderful fishing on the Mettowee but I do not allow hunting on the property.

    The SpaceThis room is generous in size (14' x 30'), with lots of glass, and an elevated king-sized bed with heated mattress pad and duvet. Wall mounted televison, great wifi signal, a table and chairs to relax in complete the furnishings. There is a walk-in hanging closet and much other storage as well. You will be on a working Vermont homestead. (The rooster you may hear is not on your phone.) There are dogs, cats, chickens and horses on the farm... however, there are also perfectly fresh eggs for breakfast. Guest AccessYou will enter into the main hall, and have access to a sitting room, dining room and your bedroom and bath. I live in the other end of the house. There is excellent WiFi in all rooms. I will happily light the period fireplace in the sitting room for you. Fireside farm dinners are possible too. Interaction with GuestsI am available to help, guide and cook most early mornings and evenings. The NeighborhoodThe Mettawee Valley is known for its views and farms. There is a wonderful sense of peace when you head north up the valley. My farm is 5 miles from the historic town of Dorset and 4 from Pawlet. If you like to hike or snowshoe, you can go right out the front door and get on a trail network. Maps are available. Also, not far away, the Merck Forest and Farm foundation has miles and miles of trails. Getting AroundThis farm sits well off the main road. I strongly suggest 4 or all wheel drive during snowseason. There is ample parking at the house. Other Things to NoteThe days start more early than late on a farm. I do my best to keep it on the late side. Your dog is welcome and I will be happy to provide a crate if you plan on leaving in the house. It MUST be on a leash when around the farmstead. Chickens are hard to not chase.

The NeighborhoodSykes Hollow Farm is located in the gorgeous Mettowee Valley of southern vermont. Primarily farm land, dairies, mountains and woods. The Mettowee runs the length of the valley. Several minutes to Dorset and 15-20 minutes to Manchester. Bromley, Stratton and Killington are thirty minutes to an hour and fifteen away. The farm is 20 minutes to the horse show. Getting AroundYou need your car! Other Things to NoteWe have bikes and kayaks that we are happy to share with you. I use only all natural cleaning products and laundry soap. We recycle. We try to be as green as we can!! :-)
