The SpaceThis listing offers access to a countryside retreat, complete with over 50 acres of private fields and forests to explore. Please note that the room available is listed as semi-private. You will not be sharing the room with anyone, however it is an open concept room attached to the stairwell which is also required for access to the master bedroom. Some noise from downstairs may carry up the stairwell, but I try to stay quiet if you are sleeping. You will have exclusive access to a half bath attached to your room, as well as access to the full bath on the first floor. Remember, it's an old farmhouse! Don't expect it to be shiny, new and modern! Guest AccessGuests will be provided 24/7 access to free Wi-Fi (no password needed). Additional amenities include hot water, full laundry, fire pit, outdoor picnic space, and full kitchen. Satellite TV on the property and usually available, unless host has existing plans (think football games). Interaction with GuestsI generally like to interact quite a bit with my guests, but if you'd prefer solitude that's fine with me. I have absolutely no problem socializing all night (when I'm home) however I completely respect any privacy the guest wants and can stay out of their way and quiet if need be. Short drives to: Wooster, Mansfield, Ashland, Mt. Vernon, Millersburg, and Amish Country! Getting AroundUnfortunately there is no existing public transportation. The host may occasionally be able to help out, but more than likely you will be on your own for travel. The area is very popular with mountain-bikers (rated #1 trails in the state), but a car comes in handy. Other Things to NoteThe room available features a double bed, which can accommodate two. Space also features a closet and a dresser for your private use. In the winter this room can become a bit chilly as it faces the west wall, however plenty of heavy blankets and an electric heater are available. The room provides a wonderful unobstructed view of the scenery and plenty of sunlight. Options for a "cold breakfast" may be provided, such as cereal, oatmeal or toast depending on host. Guests are welcome to cook a "hot" meal on their own as long as they bring their own groceries and clean up. For an additional fee, extra guests may be permitted. An air mattress may be available for use in a shared room.

The SpaceThe cottage includes three charming bedrooms, two bathrooms, country style kitchen, and a large open living room to view the wildlife, sunsets, and Mohican valley. The living room flows into the dining room with a dining table with seating for six. The kitchen includes all you need to make a simple meal or to prepare an elaborate dinner. Also in the kitchen is a small table with 4 stools for kids or snacks. Outside includes two deck areas with a porch swing, additional seating, Weber gas BBQ grill. On an 800 sq. ft. stone patio is an outdoor fire pit with comfortable seating for six. Near the fire pit is an authentic Italian wood-fired pizza oven along side of a stone cooking grill. We include wood, all equipment needed, and step by step instructions on how to safely use the pizza oven. In sight of the cottage is a small fishing pond with a dock and a picnic table and additional seating. Fishing poles are provided if you want to try your luck with fishing at the well stocked pond. This home includes all the amenities that you need to enjoy your vacation. Grounds: Stretch your legs throughout the 24 acre park setting and enjoy plenty of wild flowers, wild berries and quiet spaces. Enjoy your morning coffee or evening cocktail on the pier as you try your luck with fishing, or enjoy the start of your day on the deck or in the living room with floor to ceiling windows. The grounds include plenty of short walking trails, fishing pond and picnic table with flowers and wild berries in season. If you want to take a longer walk/run there are multiple trails leading around the picturesque countryside and Mohican State Park is just minutes away. The property is adjacent to Mohican Forest. The home is accessed by a gravel driveway. We suggest that you have 4-wheel drive for snowy weather on the maintained gravel driveway. The home is situated in a location which provides countless ways to spend your days. Enjoy all water sports and boat rentals on Pleasant Hill Lake that is minutes away. Canoeing, kayaking, rafting, 3 top notch 18 hole mini golf courses, go-carts and a new Aerial Adventure Course are located at Mohican Adventures and Fun Center 10 minutes from the cottage in Loudonville.Nearby is Mohican State Park with extensive hiking trails, waterfalls and amazing scenery. Malabar State Park and Malabar Farm Restaurant are nearby, as well as the infamous Mowery Cider Mill which makes apple butter and cider on site and is fun for kids and adults. Amish country in Berlin is about an hour's drive from the cottage on country roads. Berlin makes a wonderful day trip to enjoy shopping and to experience wonderful Amish cooking. Guest AccessGuests have access to the whole house including a separate laundry room conveniently stocked with all laundry and cleaning supplies if needed. There is access for multiple parking in the driveway. The garage is locked for supply storage. Interaction with GuestsMel and Jo Anne live one mile from Valley View Cottage on Pleasant Hill Lake and they are always available if you need help or have questions about Valley View Cottage or the Mohican area. They can meet you upon your arrival if that makes you feel more comfortable or you can be totally on your own knowing that help is nearby if needed. They love having guests to share the peace and tranquility that this cozy cottage provides. Jo Anne replies to every inquiry herself promptly and is always eager to provide information about all the cottage and the Mohican area have to offer. There is no public transportation. Other Things to NoteWe are happy to obtain groceries for you in advance of your stay for a small fee to make your check in process easier. Ask owner. Whisper quiet Mitsubishi Zoned Heating and Cooling system in all bedrooms and throughout cottage so that everyone has a comfortable stay. There is a Weber gas BBQ grill. New Luxury Premium Euro Pillow- Top mattresses and Pottery Barn bedding in all three bedrooms. An authentic Italian Wood- Fired Pizza Oven and a Stone Grill for making food with wood fire or charcoal on a 800 square foot paved stone patio is located in front of the deck. There is a fire pit on the stone patio with six comfortable Adirondack chairs. There is a Flat Screen Smart TV in the great room with DVDs and a TV/DVD in master bedroom. There is a large selection of popular DVDs in the great room TV cabinet and there is a wide variety of books, magazines, cook books, and games suitable for all ages. There is a new stereo/CD player which includes an iPod dock. A large variety of Ids are available for our guests to use.

Mowery Cider Mill is just down the road and is a no miss visit for children and adults with cider and apple butter being made on the property which has been in the Mowery family for nearly 100 years. The room cost of $100 includes 1-2 people and a full breakfast. The bathroom is only two steps outside your door and shared only if the Oak Room/Suite is booked. The style of the wall unit complements the antique highboy, inherited from Ruth's grandmother. A working treadle sewing machine, a gift from Bryan's Oklahoma step grandmother, is one of several sewing machines that are tucked away in this room. Decorated in a quilting/sewing theme, this is Ruth's sewing room when not in use by guests. The three large windows and nine foot ceiling make it a bright area to sit in one of the two stuffed arm chairs for reading, sewing or just relaxing. Make use of the terry robes provided. Enjoy the hugeness of the bath sheet towels. Take in the fresh smell of 100% cotton linens that are air dried. The light and airy down pillows and duvet make it seem like you are sleeping in a cloud. An old fashioned "feather bed" mattress is available upon request, as are wool and synthetic blankets and pillows. Roast marshmallows or camper pies in the woods around the campfire just a short walk up the hill behind the house. The NeighborhoodLuftberg Farm B&B is located on 38 scenic acres three miles east of Butler, seven miles west of Loudonville. The house sits on a hill overlooking a peaceful valley through which the pre-glacial Groveport River ran 200 million years ago. The farm is located in Ohio's Mohican area, a four season vacation destination for the whole family. No matter what you want to do, this area can probably accommodate you! Just minutes away are two state parks (Mohican and Malabar) providing opportunities to hike, bike, picnic, horseback ride... We are only minutes away from cross country (Malabar Farm) and downhill skiing (Snow Trails). Two lake parks (Pleasant Hill and Charles Mill) provide areas for boating , fishing, swimming... The Clear Fork, Black Fork and Mohican (a designated state scenic river) Rivers are great places to canoe, creek, fish, picnic... For racing fans, Mid-Ohio Sports Car Course is in Lexington as is Clear Fork Reservoir. Close by Mansfield is home to Kingwood Center (horticultural), the Historic Ohio State Reformatory (spend some time following The Shawshank Trail!), Mansfield Art Center, the historic Renaissance Theatre, The Ohio Bird Sanctuary... Our neighboring village of Bellville is home to the Ohio Genealogical Society and several golf courses as well as on the 18 mile Richland B&O Bike Trail that connects Butler to Mansfield. Other Things to NoteA delicious home cooked breakfast is included in your stay: Be pampered and served as your relax and sit at the kitchen table to eat and watch the many birds that come to the feeders just outside the window. Or enjoy your meal on one of the porches or in the picnic grove. For a more formal ambience, request your breakfast in the formal dining room where the table made from a cherry tree from the Luftberg woods can extend to twenty feet! You may choose to participate in your breakfast by gathering your own eggs from beneath the friendly Buff hens, or picking fresh vegetables from the garden to include in your scrambled omelet. The hunter in Bryan would be pleased if you tried his fried venison summer sausage with your eggs. Enjoy pancakes or waffles served with maple syrup that Bryan and Ruth help to make each spring at a neighbor's sugar shack. Homemade bread, still warm, served with Ruth's strawberry, raspberry and blackberry jams, or fresh coffee cakes and cobblers may also be offered. If you are into lighter fare, start your day with Ruth's favorite; fresh fruit, granola and yogurt. Coffee, tea and cocoa are available 24/7 in the Butler's Pantry. Special dietary restrictions or food allergies may be accommodated with advance notice at the time of your reservation. Arrangements for breakfast should be made upon check in. Normal serving times are between the hours of 7am and 9am. Other times may be accommodated by special arrangement. Provisions for campfire cooking and picnics can be provided with advanced notice for an extra fee. We request that if it is necessary to cancel your reservation you do so in a timely fashion so that the room may be re-booked. While we are understanding when sometimes a last minute change in plans is unavoidable, we cannot typically afford to have a room empty due to a last minute cancellation.

    The SpaceThe three large windows in this second floor Oak Room overlook the woods and waterfall, pond and flower gardens. The queen size bed was deliberately made high so that a full size trundle bed could be hidden underneath. If you happen to be vertically challenged, steps are provided to help you into bed :-) The cost of the Oak Room occupied by 1-2 people is $100. A full country breakfast is included in the cost. By itself, this room can accommodate up to 4 people, when two sleep on the trundle bed. For more than two guests, a $35 fee per person, per night, will be charged for additional guests 12 years and older. The fee is $25 per night per child under 12 years. For babies in arms there is no charge. The furniture in the Oak Room was the first Bryan and Ruth commissioned to be made by Amish craftsmen in Wayne County. It is red oak from Luftberg Farm trees, and was chosen in Mission Style to compliment an oak secretary dresser that Ruth's mother acquired in the 1950's by buying all of the household goods of an elderly neighborhood spinster for $50!! The lack of any closet in this room makes the large armoire a necessity, but adds to the historical feeling of the room as does the antique chair. The bathroom is two steps outside the Oak Room door, but is only shared if the Ash Room is booked. The beds are made up with crisp 100% cotton air dried linens, down pillows and duvets. Old fashioned "feather beds" are available upon request, as are wool and synthetic blankets and pillows. Terry robes are provided for your use, as are huge bath sheet towels. Note: The Oak Room can be reserved as the Oak Room Suite for $135 for 1-3 people, by adding the nursery to the booking. For more than three guests, a $35 fee per person, per night will be charged for additional guests 12 years and older. The fee is $25 per night per child under 12 years. For babies in arms there is no charge. The nursery is an adjoining 250 square foot room that can only be accessed through the Oak Room, making it ideal for families with children or guests who want to have a separate sitting room. It contains a modern crib that meets AAP safety standards and an antique spool spindle youth day bed. This large room is a delight for children, as they can play with the wooden toys, dolls and stuffed bears as well as rocking horses. There is a rocking chair as well as many children's books.     The SpaceThis extremely large second floor room contains two antique three quarter beds, one with a twin trundle, and one with a trundle under it that is suitable for a small child. This room sleeps 1-6 people, one being a child. The room cost of $135 includes up to 3 people. A $35 fee per person, per night, will be charged for additional guests 12 years and older. The fee is $25 per night per child under 12 years. Babies in arms are free. A full country breakfast is included in the cost. The bathroom, just two steps outside the door, is shared only if the Cherry Room is booked. The room is made sunny and bright by 2 skylights and has a large but cozy sitting area.     The SpaceThe Oak Room Suite sleeps 1-3 people for $135, breakfast included. $35 per person, per night, will be charged for additional guests 12 years and older and $25 per night per child under 12 years. Babies in arms are free. The main 255 sq ft room can sleep up to four people in the queen bed and full trundle under it. The adjoining 250 sq ft nursery can only be accessed through the Oak Room, making it ideal for families with children or for guests wanting a separate sitting room. The bathroom is two steps outside the Oak Room door, but is only shared if the Ash Room is booked. The nursery is a bright room with sky lights and high ceilings. It contains a modern crib that meets AAP safety standards and an antique spool spindle youth day bed with water proof mattress. This large room is a delight for children, as they can play with the wooden toys, dolls and stuffed bears as well as rocking horses. There is a rocking chair as well as many children's books. The three large windows in the second floor Oak Room overlook the woods and waterfall, pond and flower gardens. The furniture in this large room was the first Bryan and Ruth commissioned to be made by Amish craftsmen in Wayne County. The furniture, made from Luftberg Farm red oak trees, was chosen in Mission Style to compliment an oak secretary dresser that Ruth's mother acquired in the 1950's by buying all of the household goods of an elderly neighborhood spinster for $50!! The queen size bed was deliberately made high so that a full size trundle bed could be hidden underneath. Normal serving times are between the hours of 7am and 9am. Other times may be accommodated by special arrangement. Provisions for campfire cooking and picnics can be provided with advanced notice for an extra fee. Hair dryers and iron and ironing board are available for use by our guests. We request that if it is necessary to cancel your reservation you do so in a timely fashion so that the room may be re-booked.         The SpaceWelcome to our home, it is quite spacious compared to other settlers. There is a large kitchen that doubles as a communal gathering place for our Brethren. We have a top of the line english coal stove to keep nice and cozy by. There is a bedroom and side room downstairs as well. Upstairs is one large shared room for all twelve of our children and guests. It can be a bit drafty at times, but just snuggle closer and you'll be comfortable under the horse blankets. Guest AccessWhat's mine is yours, but we expect you to work for your meal. We can provide you with our bed if you prefer privacy, it is very comfortable and modern -- ropes suspend our cornhusk mattresses above the cold floor. Just tighten the ropes each night and be sure to beat the mattresses before you hop in, in order to scare away the critters that keep warm in them...or as we like to say, "sleep tight and don't let the bed bugs bite!" Interaction with GuestsWhen we're not plowing the fields or tending to our flock we'd be happy to give you a wagon tour of our town. Otherwise my children will be happy to teach you how to churn butter or darn socks. You're also welcome to join us every night as we sit together and read from the good book. The NeighborhoodWe have a charming little village. We used to live outside of town, but then someone moved our cabin into the middle of town. Now we can sit on our porch and watch the horseless carriages rumble past. Getting AroundMost things are in walking distance. The horseless carriages usually will not stop for you, but sometimes a horse drawn buggy will. The people in the buggy might dress weird, but don't worry...they aren't hipsters, they dressed like that before it was cool. If you're feeling extra adventurous you can build a raft and float all the way down the Mississippi to New Orleans. I will give you barrels of whiskey pickles to sell when you get there, and you can walk back to Ohio. I will be very grateful. Other Things to NoteThere's a chamber pot in each room, be sure to empty it in the morning. Try not to make eye contact with our youngest when using it, they're a bit shy. It's only a short half mile hike to the river to fetch your water each morning and evening. If you decide to bathe in it, keep a musket ready in case of savages or bears.

Of course we have care-takers for the animals, so you don't have to do any more than sit back and watch them if you want. The farmhouse itself is a collision of past and present--its over a hundred years old, but has all of todays modern conveniences such as wifi, satellite TV and air conditioning. Guest AccessThe entire house and large barn are accessible. You will be asked for a 4-digit code to unlock the front door for access to the property. Interaction with GuestsShane lives within 15 minutes and typically available to help with a phone call, email or text. Someone is typically at the property at least once every other day to care for the animals. Though we try not to disturb you while caring for the animals, you are more than welcome to ask questions or for an up close experience with the animals.               If you want to be in the heart of Mohican in Loudonville, but want to feel like you are tucked away in the woods, Maray Hills is the place for you. Our 2400 sq. ft. home is availble 365 days of the year and for your comfort is fully air conditioned and has a gas fireplace for those colder days/nights. Maray Hills is the first house on Wally Road south of town and sleeps 8 guests in 4 private bedrooms. The home sits on the Mohican River and has over 1000 feet of private riverfront. You can enjoy the campfire in the front yard right on the waterfront. There main dining room and living room area overlooks the river with large full size windows. Many of our guests are amazed at the view and comment on it in our guest memory book. Cardinals and hummingbirds feed daily on the bird feeder outside. We regularly have deer in the yard nibbling on our plants. The main part of the home offers two living areas, a large flat screen SMART TV with wireless internet access. The entire home was just painted and has new carpet and tile throughout the home. 4 PRIVATE BEDROOMS BEDROOMS The master bedroom offers a queen bed with two large his/her closets and his/her dressers. The second bedroom offers a double bed with a large closet. The third bedroom offers a queen bed and dresser. The fourth bed is in the loft in the A-Frame (described below.) The kitchen is open to the dining room area and has a double sink, gas stove, refrigerator, dishwasher, microwave and coffee maker. The kitchen is stocked with silverwear, dishes, cooking utensils and pots & pans. All you need to worry about is your food. The A-Frame part of the home features a bar area, TV, fireplace with gas logs, a recliner and a double reclining sofa. The full glass door opens to a large wrap around deck. You will definitely feel like you are living in a cabin as the A-Frame is decorated in hunting/fishing décor. The loft area has cool spiral steps with a queen bed that has a view of the river through the two large A Frame windows. The home has 1 1/2 baths and a full size washer/dryer. The main bathroom has a large soaking tub and a separate shower with seat and a double bowl sink. We provide one set of fresh bath towels for each guest. You may want to bring beach towels for your outside activities. There is a wrap around deck with two areas to sit. The one side of the house has an octagon picnic table and is protected by some shade trees, but still has a great view of the water. The other sitting area has Adirondack chairs overlooking the water. It's a great, relaxing area to watch people enjoy their trip down the river in their canoes and kayaks. There is a charcoal grill and tools for your convenience. You will need to bring your own charcoal. You may want to bring your fold up chairs for additional seating options by the campfire. Your stay will include wood for your first campfire. Additional campfire wood is available on the property if needed. You are literally walking distance to Mohican Adventures Canoe and Fun Center, Trails End Restaurant, Pizza Hut, several dollar stores and to downtown Loudonville.
