The SpaceCottage is fully renovated with eat in kitchen and great room with Ben Franklin fireplace. Very large screened in porch with view of the Potomac River. Hardwood floors and new appliances. One bathroom. Two bedrooms are equipped with queen sized beds and one bedroom has bunk beds. Queen sized bed in pull out couch in living room can sleep additional two people. Outdoor shower set at constant 74 degrees, allows for easy clean off from the beach. Guest AccessGuests have access to the Potomac from our own private beach and cove with 180 degree waterfront views.
We also allow our immediate next door neighbors to use the beach.
Guests MAY NOT walk or climb up on the rip rap rocks protecting the shoreline and are not allowed onto the dis-used dock with Osprey platform and nest. Please do not allow children to run on the marsh walk, or go into the marsh, as there could be snapping turtles which look docile but are not, snakes, wasps, and other biting insects
Please wear water shoes on the beach and in the water as protection from sharp oyster shells, beached fishing hooks, etc.
Access to fishing or crabbing from private beach or canoe or Coles Point Plantation Marina, 1 mile away.
Do not use neighbor's pier, without their expressed permission.
Please bring your own beach towels and shoes to wear on the beach and in water.
Coles Point Tavern with live music on alternating weekends, open Thursday through Sunday during the summer season, is a short walk down street. Tim's Crabhouse at Coles Point Plantation is one mile away.
Charcoal grill, two bicycles, fishing poles, floaties, life jackets, beach chairs, and four chairs on the point, can be used by guests.
Three man canoe, and single man kayak, and outdoor fire pit are available to guests.
Guests MUST use firepit for bonfires on the beach, and replace with cover under the house. Empty firepit at end of stay by dumping embers into clearing on street side of house, in fire scarred area. Empty grill embers into same location.
All items for use are in 'as is' condition and all activities are to be done at guests' own risk. The Potomac is five miles wide at Coles Point. It is tidal and small waves lap on the gradually inclining white sand beach. Things wash up onto the beach, and owners are not responsible for guests' potential injuries while using property, including house, beach, marsh, point, or dock, or while swimming and boating in the Potomac.
Wearing life jackets while boating is required by law, and are provided in the shed.

The NeighborhoodGuests can tour Chesapeake Bay towns of Virginia's Northern Neck like, Tappahanock, Kilmarnock, Reedsville and Fredericksburg. Irvington, and Heathsville and Montross have have Farmers Markets on alternating Saturdays during the summer. The childhood homes of George Washington and Robert E. Lee's Stratford Plantation are main attractions. King's Dominion Amusement Park is an hour away. Cole's Point Plantation Marina and Cole's Point Tavern are a walk or bike ride away. Charter a fishing boat from Smith Point Marina, or book a day ferry to Smith Island or Tangier Island. Always check out hours of operation on line before arriving, as there are large seasonal variations. Getting AroundNo public transit. Need car for transportation. Two bikes are located in the shed. ('As Is' condition. Bring your own helmets!) Other Things to NoteCottage is located in a seasonal neighborhood which is peaceful and quiet. Please note Guidebook with local sites and places of interest. Food Lion in Montross is closest large grocery store. Sisson's produce stand is about half a mile before the Food Lion. Faunce's Seafood is on route 202 on the way to house. Kitchen is stocked with basics. Please replace anything you use up, for the next guests. Water Heater closet has bulletin board with information on restaurants, sites and nearest hospital. Directions for using the tv/dvd/playstation/WI systems in living room. Shed keys in wooden bowl on living room side table. Croquet set in shed, along with floaties for the cove, fishing poles and bicycles. Canoe for three, and one man kayak is available. All activitites including swimming and boating to be done at guests' own risk. Life jackets are available for guest use in shed and are required by law. Binoculars for nature watchers are a must! Guests should bring OWN beach towels, and water shoes, as oyster shells can be sharp on the beach. Indoor slippers are nice too.
