Guest AccessThe entire home is for use except one locked closet in the master bedroom. Tools in the garage should only be used after speaking with the owner. No one other than those contracted to stay at the house (maximum of ten) are allowed on the premises unless otherwise discussed with the owner. The house is not intended for use for events or parties unless otherwise discussed and agreed upon by the owner. One week prior to your stay a detailed word document will be sent to you reviewing opening, operating and closing instructions. Interaction with GuestsWe will not be present while the house is being used by our guests unless a unique situation is pre-arranged. We are always available via phone, email or texting if a problem arises and have any number of people in the town and neighborhood who could be of assistance if information is needed or an emergency arises. The NeighborhoodThe house is located approximately 1/2 mile off of scenic route 100 about one mile south of Pittsfield VT. We live on a mountain dirt road that climbs several hundred feet prior to accessing the driveway. Pittsfield is a small quaint town dating back to revolutionary war times. It is home to Joe DeSena's Spartan Death race, the Riverside and Aimee Farms (weddings and events), a wonderfully rustic Country Store, The Swiss Farm Inn (world's best breakfast), The Clear River Tavern/restaurant where Jason, Doug, and Colleen offer some of the best hospitality in Vermont, hiking, mountain biking and snowmobile trails, swimming holes and rivers. From autumn until late Spring Kevin and Katie operate the Back Room behind the Country Store. They offer one of the finest dining experiences you could ever imagine. Two tables, 20 people max and a 5 course personalized meal for you and your guests to mingle and dine with another small group for an incredibly reasonable price. Reservations are required in advance. You won't be disappointed. Getting AroundWe are located on a dirt road off scenic route 100 VT. In winter you must have 4 wheel drive unless you like tow trucks. We keep one of our vehicles in the garage leaving one port for our guests and possibly two if you are creative with your parking skills. There is ample room in the driveway for three to four more vehicles. Other Things to NoteAn addition to the house was completed in 2010 along with renovation of the existing home. It consists of three floors. The top floor has a master bedroom accessed by a bridge that spans over the living room. The master bedroom has a high vaulted ceiling with picturesque windows overlooking the Green Mountain National Forest. On one side is a walk-in closet and the other side the master bathroom with a tiled shower/steam shower. On the other side of the bridge leading to the master bedroom is an open study/media area that overlooks the living room. There is also a guest room on the third floor with a full bathroom. The main floor consists of a front entryway into a pantry that leads into a modern kitchen. The kitchen has a bar area that leads into a common dining area and beyond the common area is a full dining room. A sliding glass door leads out to an expansive deck that wraps around the front and side of the house. The kitchen leads into a cozy living room with an amazing stone fireplace and high ceilings. In back of the living room through magnificent french doors is a large hot tub room with slate floors. The hot tub room has windows overlooking the Green Mountain National Forest and sitting in the hot tub you can look directly at the living room fireplace. It's one of the best ways to enjoy an apres ski afternoon/evening. Also, attached to the living room is a bedroom with french doors and pull blinds to insure your utmost privacy. The bedroom has its own bathroom. Downstairs has the feel of a separate studio apartment. There is a mini kitchen with sink/refrigerator/cabinets and microwave leading into a beautiful shower/toilet/sink area. The living area has a large sectional sofa coffee table looking onto a 55' flat screen TV media area. In back of the sofa is an open area with two sets of bunk beds nestled in the corner. The downstairs leads to a large garage capable of storing three cars and a motorcycle. Welcome to Grizzly HUT!

The SpaceModern architecture gives us (literally) the best view on Tozier Hill Rd. Queen sized bed, upper deck access from bedroom. Bathroom with shower and bath. LARGE living/dining space. Big backyard and access to hiking trail. We are backed up to the National Forest, so there will be bugs from time to time, especially at season change. We do our best to control it while honoring the beauty and tranquility of the home we share with nature. And when I say we are in a rural setting, you seriously come here to decompress, relax, renew. It's so private in the summer you can leave your curtains open and watch the stars on a cloudless night, the sunrise or the fog floating down the brook on a peaceful morning. It doesn't get better.     Our family's 200 year old farmhouse offers stunning natural surroundings, access to all kinds of recreation, and a cozy home with both rustic country charm and modern conveniences. he house is quiet and private, but not isolated - up a well maintained road from the village of Pittsfield, Vermont, surrounded by our 70 acres of meadows and woods, and adjoined by the Green Mountain National Forest. The large living room is a comfortable place with original wide floor boards, wood beam and plaster ceiling, and an old fashioned harmonium (organ). The room includes several seating areas: one surrounding the fieldstone fireplace with wood stove, another for watching the plasma TV, and a third with old-fashioned checkerboard game table - offering a cozy, welcoming place to warm-up and relax after winter activities. The pine paneled eat-in country kitchen, with large farm table, looks out onto the hillside behind the house. There are two spacious bedrooms (each with a queen sized bed) and a full bath downstairs. Two more large bedrooms (one with twin beds, the other with a double bed and a twin bed) and a small half bath are located on the second floor, which is accessed by ladder stairs. The house has a first floor washer and dryer, plus DVD player, CD/radio player, internet, and DISH network. There is a two car garage with room to store your skis, a small shed/barn with room for kayaks or snowmobiles, and sufficient parking. Located next to VAST hiking and snowmobile trails and near the Long Trail, this is a peaceful oasis just a 15 minute drive to the Killington Road and 22 miles to shopping, airport and Amtrak in Rutland; charming country stores with wine cellar, restaurant and fuel are available in the village. No matter which season you visit, you are surrounded by tranquil natural beauty. You can come for a stay of a few days, a week, a month, or - if you prefer - have the house for the entire ski season, allowing you to come up at your leisure to take frequent advantage of winter sports opportunities. You will have ready access to the beauty and recreational opportunities Vermont offers, then can relax in a comfortable country home. The spectacular five-mile view will greet you in the morning and the peace and quiet will calm you at night. Please note: The house is available for the December 1st through April 30th winter season through our website. The house is especially well suited as a vacation spot for one or two families with children, an extended family gathering, or several couples wanting time away from it all. We have a minimum age of 25 to rent the house. During the winter, the house can be rented for the entire ski season, Dec. 1 through April 30, for $10,000 plus utilities. Shorter-term rentals may also be possible. The house is 2 1/2 miles west up a well maintained dirt road from the center of the village of Pittsfield, VT. The road is lined with many full time residents but, because the house is in the middle of its own 70 acre parcel and next to the Green Mountain National Forest, you will have a sense of privacy that is very hard to find this close to civilization. But neighbors, though out of sight, are just a short walk down the road. Hiking, snowshoeing, and VAST snowmobiling trails ((website: hidden)) are just out the door and the village has dining, light shopping, post office and gasoline as well as a beautiful town green and gazebo. The largest ski area east of the Mississippi, Killington is only 14 miles and 20 minutes to the lifts and the last 5 miles of the trip is the Killington Road lined with restraurants and entertainment. The city of Rutland is 30 minutes with supermarkets, a mall and shopping center as well as the public library, movie theater, multiple churches and a charming downtown ((website: hidden)) with shops and dining and a magnificent 880 seat theater ((website: hidden)) featuring live performances. Golfers will find multiple courses easily accessible including Green Mountain National on Rt 100 just south of town. Local activities can be discovered at the Mountain Times ((website: hidden)). Just 35 miles east via rt 107 is Interstate-89 to points north like Waterbury/Stowe and Ben & Jerry's Ice Cream and Cabot Cheese. Charming Woodstock and Quechee Gorge are 30 miles east and you can stop along the way at Silver Lake State Park. Burlington International Airport is 1 1/2 hours as is the great college town of Burlington on Lake Champlain. You will be nestled in the woods in a quiet and private location but still be centrally located for many day trips in every direction.

      The SpaceTwo story home with three bedrooms upstairs, living room, kitchen and dining room on first floor. Great for a romantic get away, for friends to share or a small family. When we are not cycling, hiking, leaf peeping or skiing, we like to just enjoy the view out the front picture window of the swaying birches, the mountain range, and in winter, falling snow, while we play games or trying to finish a puzzle chatting the night away. Pittsfield is a beautiful quintessential New England Village, complete with white church, gazebo and covered bridge, eight miles from the Killington Access Road. It is 15 minutes from Killington with its restaurants, bars, skiing, riding, snow tubing and winter fun. There are cross- country and snow shoeing trails accessible from our house. This area is popular for wedding venues, and this house is conveniently located to those events. Getting AroundThis house is easily accessible from a road off of VT 100N and 4 wheel drive is not required but tires with good tread is advisable in winter. Other Things to NoteWe do not allow pets. Why? We love them but unfortunately we are both allergic, seriously so, so please do not bring a pet. We have access to Netflix and Amazon prime but no cable TV. But we do have Wifi. Cell phone access is spotty so we have a landline that you can call anywhere in the U.S. We have games and puzzles. Our water is softened and drinkable, but we also have an extra filter in the kitchen for those sensitive to water changes. The water tastes good even without the filter as we are close to where VT bottled water is captured!

      The SpaceThe house is a comfortable and spacious (2,000+ sq.ft) three-bedroom contemporary split into four levels. It’s a perfect place to relax and have fun whether you’re on your own or with a group. With the large living area, the dining room and the den on different levels, the house caters to large numbers of people yet still affords privacy. While you soak up the heat of the big fieldstone fireplace upstairs, the gang could be watching TV or playing games downstairs. The kitchen is big enough for family eat-in, and the dining room seats 10-12 comfortably. The two upper levels are especially bright and airy with high cathedral ceilings and numerous skylights. The two bedrooms on the lower middle level sleep 3 & 4 respectively and share a recently remodeled full bath. The master bedroom on the lower ground level sleeps 5 and has its own bathroom. In addition to the beds in the bedrooms, there is a sofa-sleeper (double) in the den and another sofa-sleeper (single) the living area. The NeighborhoodThough the ski areas and golf courses are probably the main attractions, there are a number of activities available right from the doorstep. Picturesque hiking/snowshoeing trails lead straight from the house into the vast forests of the Green Mountains. There are other trails nearby (no need to drive) that are suitable for cross country skiing or mountain biking. And if you’re into something even more vigorous, the Vermont snowmobile trail network (VAST) is accessible from less than a half mile away. In addition to the above, there are facilities for tennis, racquetball, bungee jumping (yikes!), alpine slide, swimming, fishing streams, tubing, music, theater, shopping, and any number of other activities nearby. The town of Pittsfield has a gas station, cash machine and a quaint country store. It is suggested however to do big groceries in Rutland before coming up the mountain. Getting AroundIdeally, you'll have your own transportation to get to and from the house, but access to hiking, snowmobiling, mountain-biking (even hunting), is all at the doorstep. When you book, AirBnB will add the tax to the booking total amount, and will pay it on your/my behalf to the Vermont tax authority. Though I advertise amenities (the site says towels, linens, soap, toilet paper), I can't promise that my bedsheets are "Martha Stewart" pretty, or even well organized. They are nonetheless clean and plentiful. Those who would prefer something more luxurious are encouraged to bring their own. The house is child friendly, but not child-proof. Electrical sockets, kitchen cabinets and their often-toxic contents, sharp table corners, stairs, balcony, the fireplace & wood stove, as well as many other potential hazards to children exist throughout the House. The house is built into the hillside and is split across 4 levels. This means there are a number of stairs to negotiate which might be difficult for the infirm or persons of limited mobility. On the other hand, it's a good way to stay fit! :) The house is not air-conditioned in the summer, but it is seldom something you would miss.

Our home is at the end of the road in the mountain, located in the River Bend Community, the house is fully equipped with 3 comfortable bedrooms and 2 bathrooms, Wi-Fi, a 42 inch flat screen TV in Living room, and a 20 inch flat screen TV in the Master bedroom, both with Satellite TV, DVD, VCR, movies, games and books to keep you entertained. There are so many recreational opportunities abound in our area! Enjoy downhill skiing in the winter, and mountain biking and the Adventure Center in the summer at Killington Resort. There is cross-country skiing, sleigh riding, ice skating, snowmobiling, and snowshoeing, or you can just relax by the roaring fireplace with a book and a glass of wine. Take a ride and enjoy the beauty of the Vermont country side, drive past farms and rivers on your way down to the General Store for coffee and snacks. In the summer the river is the best place to be, and we have private river frontage just at the bottom of our road with hiking trails and tennis courts and a nice beach and swimming area. Try fishing, kayaking, or swimming; or you might want to visit the Stockbridge yacht club and be brought up river and dropped off to float down on a tube with your family and friends, a great way to cool off!
