The Living Room has recessed lighting, beautiful wrought iron and dark brown wood accents, golden and colorful decor. Living room also has a 55 inch Samsung TV with cable for your pleasure. 2 large windows with views of the Bluffs under a clear blue sky. The Dining Area has a 4 seat glass & wrought iron dining table and accented with candles. The Kitchen is equipped with new appliances: stove, microwave, two door refrigerator, pantry & wall-mounted 20 inch flat screen TV (no cable access on this tv). The Master Bedroom is furnished with a Beautiful wrought iron Queen bed, and dark brown wood chest of drawers and an awesome 46 inch Samsung TV (no cable on this tv) for your convenience. Master bathroom is attached with a large walk in shower. (Hall closet and guest bedroom closets are available for clothing and your personal items) . Common Area Bathroom - Nicely decorated, full size bathroom with tub, shower, toilette, sink, large counter space, and large mirror. The Guest Bedroom is a standard size bedroom that has a full size futon bed. Condo Entrance Hall Closet is also another area for storage of luggage and hanging clothing. There is a long deck attached to the condo, with a wicker lounge chair for relaxing and enjoying the great view of the Bluffs. The Condo comes with front loading washer & dryers. Parking: There is a large parking lot adjacent to the building with plenty of availability at all hours. Street parking is available. Playa Vista is a very safe and quiet community. It is conveniently located 3 miles away from LAX but is not on any flight path so our neighborhood remains peaceful. We are within walking distance to a Coffee Bean, a small supermarket, Piknic Restaurant and Sweet Fish and Sushi Bar and Restaurant. Enjoy the Farmers Market every Saturday from 9:00am until 2:00pm. Playa Del Rey Beach is a little more than 1 mile away. We are close to the bike path which will get you to the beach on a bike in under 10 min. Bikes available with a security deposit refunded when bikes are returned in the same condition. We are also close to Fisherman's village located in Marina del Rey, the world's largest man made small boat harbor, featuring a waterfront promenade, restaurants and gift stores. Enjoy a free live concert every Sunday between 2p.m. and 5p.m. You can use the Marina Del Rey Boat Rental. Rentals include: whale watching boats, jet skies, kayaks , paddle boards and parasailing. Fisherman's Village also has a stop for the Star Line City Sightseeing Hop On Hop Off bus which will allow you to enjoy everything LA has to offer. Getting AroundEasy access from the airport. IF YOU DESIRE TO EXTEND YOUR STAY, YOU MUST PUT IT IN WRITING TO THE HOMEOWNER. IF THE HOMEOWNER APPROVES, YOU WILL BE REQUIRED TO SIGN A NEW AGREEMENT if it is beyond 28 days. CABLE/INTERNET: If the cable or internet goes out, notify the homeowner at once. This is a bulk account, and if you do not notify a.s.a.p., if my take a couple days to get it back up and running. For example, if the cable goes out on a Friday during the day, notify the homeowner right away, to resolve the issue before the cable or internet department is gone for the day or weekend. SECURITY DEPOSIT/CALIFORNIA LAW: A California landlord must return the Tenant's security deposit within 21 days of the tenant move-out. In California you may be able to keep a portion of a tenant's security deposit for the following reasons: Tenant defaults on rent payment Damage to the property in excess of normal wear and tear Cleaning cost to restore the unit to the condition it was in at the beginning of the tenancy. To pay for future debts that may be incurred due to tenant's violation of the lease or law. An additional Security Deposit may be required according to the length of stay. (IF THIS IS AN AIRBNB BOOKING, AIRBNB HOLDS THE SECURITY DEPOSIT) CONDITION AND USE OF PROPERTY: The Property is provided in “as is" condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest's own risk. GUEST USE OF PROPERTY: Guest/Single Lodger shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. DEFAULT: If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest's property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred. ASSIGNMENT OR SUBLEASE: Guest/Single Lodger shall not assign or sublease the Property or permit the use of any portion of the Property by other persons. RISK OF LOSS AND INDEMNIFICATION: Guest agrees that all personal property, furnishings, personal effects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorney's fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases. Therefore, if you or your guests hurt yourself while on the property, you cannot sue the homeowner for damages. RELEASE: Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest's own initiative, risk and responsibility. ATTORNEYS FEES: Should it become necessary from the landlord to employ an attorney to enforce any of the conditions or covenants hereof, including the collection of rentals or gaining possession of the premises, lodger agrees to pay all expenses so should it become necessary for the incurred, including a reasonable attorney fee. INDEMNIFICATION: Homeowner shall not be liable for any damage or injury of or to the guest, shall not be liable for any damage or injury of or to the lodger, the guests family, guests, invitees, agents or employees or to any person entering the premises or the building of which the premises are part or to goods or equipment, or in the structure or equipment of the structure of which the premises are a part, and tenant hereby agrees to indemnify, defend and held homeowner harmless from any and all claims or assertions of every kind and nature. UNAVAILABILITY OF PROPERTY: In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent (Rental company such as Airbnb, (website hidden) etc.) shall immediately return all payments made by the Guest by the company who took payment, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement. ADDITIONAL TERMS TO THE RENTAL AGREEMENT: In addition to the standard terms included herein, Guest/Single Lodger acknowledges and agrees that the following additional terms and conditions apply to the Guest's rental of the Property: GENERAL PROVISIONS: This Agreement contains the entire agreement between the parties with regard to the rental/ of the Property, and any changes, amendments or modifications thereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. The words “Rental Agent" and “Guest/Single lodger" shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waiver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which is an original, but taken together constitute one in the same instrument. I authorize verification of the information contained herein solely for the purpose of establishing my qualifications as a Single Lodger/visiting guest while the homeowner is away. I release anyone verifying such information or providing information, from liability. I authorize and understand that in order to qualify, I MAY be charged for a full screening procedure requested by the homeowner in the amount of $25. I understand that incomplete or incorrect information provided in the application may cause a delay in processing and can result in denial. If fees are charged, they are nonrefundable. Payment of this reservation serves as your signature. COPY OF ID: must be provided when the guest arrives (all adults) before Keys to Condo are given & a short supplement agreement stating that you do not have any evictions, no felonies, not a sex offender, not a squatter and have no ill intentions. There is a flower garden, lemon trees, and a private patio for your enjoyment/relaxation. Walk to all conveniences, such as a park, library, shops/restaurants, grocery stores and a Wednesday Farmers' market. Walk to Loyola Marymount Univ. and OTIS art school. Close drive/bus ride to Marina del Rey, Venice Beach/Boardwalk, Santa Monica, Malibu, Manhattan beach, Redondo, etc. 7 minutes from LAX airport ( so I can pick you up and drop you off..with enough notice!) The outside cockpit is spacious and open, great to sit and watch the sunset. The foredeck is a nice area for sun bathing. The yacht is well maintained and fully seaworthy. The inside has one king size bed and one queen bed. It has a dorm sized kitchen with fridge, range, microwave, ice maker and sink. The bathroom has a house size toilet and small sink. The modern wood furniture, Japanese art, film cameras, and landscape photography that grace the walls pays tribute to the filmmaking and travel orientated roots of the couple who owns the space. The kitchen is well stocked with all the high end cooking amenities needed from a full set of Cast Iron pots and pans to a Nespresso machine. Feel free to use the spices and basic goods stocked in the cupboards. The living room has a 55in. Panasonic Smart TV with premium cable (220 channels), Netflix, Chromecast, and a variety of other options including Amazon Prime and Vudu. It's a great space for work as you can stream directly to the TV from your phone, the new iMac in the office, or your own personal computer. The bedroom has brand new King Size bed and another 20 (website hidden) with cable. Guests can enjoy the saltwater pool and hot tub literally just outside the door.     The SpaceThis single family is home less than two miles from the beach and located in the quiet, residential community of Westchester. Near many tourist destinations, several universities (Loyola Marymount University and Otis School of Design) yet only minutes from Los Angeles International airport. Swimming pool in private, sunny back yard with a small separate cabana with w/c. Inside, there are three separate bedrooms and two full baths (shower/tub). Home's Interior is over 1000 sq ft with beautiful hardwood flooring throughout; large living room with flat screen TV, wi fi; fully equipped kitchen (full size refrigerator w freezer, dishes, coffeepot, microwave, toaster oven, pots, pans, dishwasher, etc), separate dining room seats six. Full beds in each of the three bedrooms (one of the three bedrooms also has a twin bunk bed above the full bed). Two elegant, marble tiled bathrooms with shower & tub (one of these is off the master bedroom), large closets; fresh linens & towels provided. Ceiling fans in all bedrooms. Off street Parking for two cars in driveway. Walking distance to high end grocery stores/markets and many restaurants. Bus stops on corner lead to various Los Angeles sights. Less than two miles to the sandy shores of the Pacific. Five/ten minute drive to Marina del Rey, Venice Beach, Abbott Kinney Bl., Venice Canals, & Santa Monica. LA Fitness Gym is steps away. Sights such as Hollywood, Disneyland, Universal Studios, Knotts Berry Farm, Six Flags, Water Parks, museums (space shuttle Challenger) the Getty Art Museum; the Long Beach Aquarium are all appx 40 min. away. Disney Concert hall in downtown LA and day trips to San Diego and Sea World are also great fun. The house is a smoke free comfortable, private environment and totally your's during your stay.
