The SpaceBeautiful lake house on crystal clear Thompson Lake, close to Sebago Lake! Enjoy relaxing by the lake on our private lake frontage. Beautiful area for summer but also stunning in the fall. In the winter we are 40 to 60 minutes away from several ski areas. The house is 45 minutes from Portland, 20 minutes from Windham center, Gray and 30 minutes to Auburn. We are 20 minutes from new Oxford Casino. There is no public transportation. Great property for family, lakefront is flat with easy entry to the lake for children. There is a boat mooring and a swim raft. Marina is 5 minutes away by car. The Space"Nature Lovers Paradise- Lakeside" is a popular, comfortable and very cozy FOUR SEASON Camp...sleep, BBQ, right on the water's or ice edge! Has a lakeside setting, Outdoor kitchen, 4 burner Gas BBQ, Big Wood Stove, a computerized furnace, DISH TV and a dishwasher. A Really Cool very Rustic Camp centrally located for 4 Season fun and other Maine attractions. Not only hiking and biking nearby, close enough to drive to both ocean, hiking trails, and ski lodges. Plus other sports like: snow tubing, X country ski, ATV.. or walk/ snowmobile from yard, lake or road onto nearby trails plus more. Very convenient.. too much fun to imagine! Or just plain veg. out and Just plain do relaxing, cooking, playing games, or watch old videos during cooler/wetter weather times. WE REST YOUR TOES WHILE YOU REST YOUR SOUL at this comfortable, perfectly imperfect sort of cluttered place! Only 3/4 hr. No. of Portland, ME. USA (Portland is a nice ocean side city with a Jet Port) What to do? Lots: This perfectly not perfect camp is on a nice little lake. A popular and fun little, old cottage. Since it is centrally located in Maine ...the drive times to attractions are 05 minutes to about an hour and a half +/-. At the camp: water play, row, canoe, beach, fish, wood fires, (scubba diving/wind sailing lessons booked ahead.)Inland you can hike, bike, go climbing, x country ski/snowshoe on Carters X country ski trails (15 kilometers of trails-with a warm up lodge, store and equipment rentals.) In addition...Ski nearby at 7 locations: Lost Valley, Shawnee Peak, Conway (Tourist Shopping, Mtn. Climbing and Ski Cranmore Mtn.,) Mt. Abrams, Sunday River Ski Resort, a day trip to Sugarloaf Mtn. is hearty; but I go, and it is my favorite resort and ski area. Snow Tubing is down the road a piece. It can be fun at night too; if coming in Fri night from the South. Right out the door of my camp... I walk, x country ski or snow shoe on the lake, the dirt roads, or into the forest. You can snowmobile from here too, to the Casino they say. There are some snowmobile woods trails- a short quick drive or walk up Rt 11 from my driveway. The snow mobile trails are usually packed and good for walking/snowshoeing/or X country skiing a few miles too.. I can also go skating if someone clears the ice off. Outside on the lower deck is a deckside fireplace chiminae, for sitting around outside on cushioned lawn chairs and basking in the summer or winter sun. Being on the lakeside in any season is so..beautiful when the sun pours in, to relax. There are many local restaurants (5 min. pizza, half hour/hr. almost anything you want) within many driving times for decent food so you do not have to cook in all the time. Yet, I have a fully equipped kitchen and there are three grocery stores plus health food stores etc. Inside the Nature Lover's Paradise camp, enjoy: Dish TV, and a great big video library. Play video, dvd and cd's, lots of games and cards. Feed a cozy wood stove. WIFI and modern appliances! Hope this begins to help with your planning. A lot more description details follow. The place easily sleeps four, has 7 beds (3 beds sleep 2 people.) The cost is up to 135per night (November through May) plus a 65 cleaning fee. A 100 deposit is held on your cc about a week before arrival. When you book, you pay in full by cc plus some small AIRbnb fees. Since I do not know those air fees I can not quote them to you. Look for them on the screen. My June through October nightly booking rates go up to 150 per night. They used to be 168, so I feel they are fair at 135-150 (varies) in the current market for the past 2 years. If you think this camp is or is not a good value, after experiencing the camp's quarters, I hope you will let me know?! At initial inquiry, please include your estimated number of guests. Note, after you book it, I can alter you number of people and pricing, if your initial planning numbers are too low. More planning details: You have just discovered a 1907 East Shore piece of PARADISE in the famous Poland Spring Area of Maine, USA, It is a cozy 1907's renovated camp; surrounded by "old growth pines and water." It is easy to get too. It's situated on popular Tripp Lake. On maps Tripp Lake is referred to as "Tripp Pond" But locally everyone calls it Tripp Lake. It is only a 3/4 hour North from Portland, it's 10 minutes from a Casino, and 15 minutes plus, to many attractions. (more details further on) For 67 years, our family's camp has slowly been maturing into a nicer little cottage, resting its old timbers only 22 feet from the water/ice. A "Great Place" for booking your vacation week, short stays, week end getaways or monthly retreats. More about what to do there? This camp is centrally located between several great places: The drive time is 05 minutes to about an hour +: You can snow shoe on the Carters X country ski trails nearby (15 kilometers of trails , and 2 hrs. to Sugarloaf for Regee week end in late March/Apr. Many concierge services can also be available with pre-discussion and agreed upon additional fees. ie: Cooking, pick up at station or Casino .....just inquire, discuss and pay. The Owner Does Supply lots of fresh spring water... or feel free to bring your own label. This cottage and its running tap lake water is located on top of the famous and pristine Poland Springs aquifer's healing waters area. This camp is named "Nature Lovers Paradise- Lakeside!" You would be staying at a site between lake water, with a camp and other buildings with wood piles and stuff. It is up on slightly higher ground from the lake. A vernal pool: with bullfrogs, fairy shrimp and a bird sanctuary are behind the camp. Eventually, way out back are woods and higher ground. It is a somewhat of a perfect Feng Shui landscape site for resting. For summer, keep in mind that due to many breezes people say "this is NOT a "mosquitoes galore " buggy kind of place at all. All camps have bugs. But we are not one of the real buggy kind at all. Enjoy all kinds of Nature's critters and plants. Fish from the dock, and if you see a flea inside, feed it to a frog outside. (Just kidding of course.) Be real about camping expectations though. Please arrive and depart with an attitude of gratitude about Nature's little creatures. Try to leave your professional critic at home or in the office. The owner humbly wants you to know that simply due to the NATURE OF CAMPING please come prepared for a "true nature of camping." It is not perfect here. There is no tar, or grass to mow here. If you are a "tuned in reality camper," then great! With its' East Shore setting...159' waterfront beach area, a dock, canoe, kayak, typical sandy bottom, lake grasses, sandy beach in season, fishing and lakeside views. Relax with 3 DECKS/ 5 grills: one large deck on the West side with charcoal and gas BBQs, a gas hotplate and running water double sink, an East side deck with a breakfast cafe table and charcoal BBQ. The 3rd lower level deck over the waterfront area (or skating rink,) has a deck fireplace and chairs. The lake and wharf style dock accommodates your water ski boat. Plus a big lakeside fire-pit gives the wood burning smells of camping.Yet, indoors the modern gas range ups your camp into a fully equipped cottage kitchen. Atmosphere Description: A single lane, wooded, private gravel drive curves toward the camp in a family, vacation minded neighborhood. Professional, family style NEIGHBORS, other renters, and the workshop, sauna, ice fishing house, and owner's bunkhouse/office- studio are close by. People, including the owner, quietly come and go. Synopsis: It is a private driveway, yet there are other buildings and people nearby doing stuff: campfires, fishing, swimming, boating, relaxed campfire talking, laughing, fireworks, children noises and mostly pretty quiet fun playing around types of activities. It is a "close/caring" and friendly neighborhood type of atmosphere, with weekly changing groups of company. In addition are the joyous sounds of the ELITE "Tripp Lake Camp" from across the lake during July and August only. Your yard/beach area feels pretty private in relationship to the many buildings around it. You are not in the wilderness. Summer and the forth of July week is the noisiest. Though a private setting, due to large yard and 156" total property beachside, it is usually a lot more quiet Sunday night on, during the week and after Labor Day weekend through leaf peeping season. In the winter it is pretty much a silent retreat. This is a 4 Season "Maine Paradise Rental" Now, come on.. take a tour INSIDE this comfortable, antique style cottage. It has an open floor plan. The main room is the 180 degree Lake View living room, which is framed with large rough beams, earth tones, wall to wall carpeting, splashes of color. The seating includes double bed convertible couch, rocker/recliner, huge overstuffed chair with matching ottoman, glider chair and a 3/4 bed along the windows; overlooking the lake. Stepping out of the living room toward the fully equipped kitchen you will find pine slab counter tops, oak floors, a cozy dining area with a bay window facing the lake's sunsets in a cafe-like setting. A huge and wonderful wood stove, along with all the wood supplies, heats the whole place in the winter (along with a monitor- computerized furnace.) Welcome good heart campers and tired travelers! There are TWO BEDROOMS, one up and one downstairs. 1.The first downstairs bedroom comes with two small windows, good ventilation, a bunkbed and Queen memory foam bed. It is located off the living room. Door opens into a 3/4bathroom. An open concept space that goes into the living room is closed off by the old beautiful piano. Due to its open concept, with the movable piano, this downstairs bedroom can be converted to HANDICAP ACCESSIBLE upon request. Yes, there is no wall on that side of the room. the heavy piano is quite a wall in itself. Video TV is also in this bedroom along with a large video library. 2. A short, steep stairway leads upstairs to another bedroom, complete with a double futon, single bed, Victorian chair, ceiling fan, AC, windows overlooking the lake plus an ancient claw foot tub; with its gold painted toe nails- enticing you to REST YOUR TRAVELING TOES AND SOULS! There is a DVD and Video TV upstairs too. You can "watch" it while; in the tub. Or just lay back and relax, then dry off and flop into bed. 3.The Living Room has a double bed couch and right next to an open window by the lake is a favorite 3/4 memory foam (two mattresses) bed, on the floor, facing DISH TV. Expect rural, not city communication dynamics. Camp games: Darts, horse shoes, bad mitten, puzzles, bingo, books, and cards and several board games. Just a little more detail: Nature Lovers Paradise-Lakeside is located in the Poland Springs Area , near Portland and other surrounding towns such as Norway/So. Paris, Paris, Oxford, Naples, Lewiston/Auburn. located between the ocean and the mountains. Located between the Ocean and Mountains, the Poland Spring Area is famous for its "Healing Waters and Historical Golf Course;" Maybe you have heard of the famous bottled Poland Spring. This camp sits in on the aquafer's area. Port city is a nickname for Portland, the largest city in Southern Maine, plus remember "Freeport," the hometown of LL Bean's- famous outlet shoppers paradise....both are only 45 minutes away. And so is the Desert of Maine. OOB refers to Old Orchard Beach. It is only about an hour away. Ya!.... Skiers, hikers, bikers and climbers this place is your Nature Lovers Paradise to go to and from. Sunday River Ski Resort, Golf and a Casino are only 4 to 40 miles away. Check out Harvest Hill Farm's Pumpkin Land web site, Skin Divers Paradise and Wind surfing lessons are available too. Trip Lake is 3 miles long and 1/2 mile wide. It is ideal for bringing your motorboat, canoe, or kayak and is a good fishing lake year round. Driving your car is your best means of transportation. Public transit is cab services. No local buses. But, I can pick you up at the Portland, or Lewiston Maine Bus Stations or airport for fee. Yes, there are local restaurants. Maine, known as "Vacation Land" awaits.. come and enjoy NOW! She resides at this property and also uses her small studio/bunkhouse camp next door. She quietly may or may not come and go while you are enjoying the main camp and most of the waterfront part of the property. Romantic Getaways require privacy, yet cultural exchanges are good social fun sometimes (pre-arranged.) As a guest, just let Trudy know ahead of time, what extra privacy needs you may want from her household. She is very respectful of your privacy and yet very happy to help your stay, by providing full filling accommodations. You rent the entire main camp. Though the camp you are renting has its private driveway, there are buildings and people nearby doing stuff like: fishing, swimming, boating, relaxed campfire, hot tubing, talking, laughing, fireworks, radio, children noises and mostly pretty quiet, relaxing fun style, playing around. It is a "close/caring" and friendly neighborhood type of atmosphere, with sometimes weekly changing groups of company. In addition are the joyous sounds of the ELITE "Tripp Lake Girls Camp" from across the lake during July and August only. Getting AroundDriving your car is your best means of transportation. The SpaceCAMP HOUSE: The camphouse is right there next to the lake. Pine walls, vaulted ceiling, and floors give it that warm campy feel the moment you enter the door. A small master bedroom has a full size bed with closet and view of the lake. The living room/dinette, kitchen has a futon couch which can be opened into another full-size bed. The bathroom has a comfortable shower with toilet and sink and plenty of shelved storage space. There is also electric baseboard heat on those rare cooler mornings. There are 2 ceiling fans with 3 speeds operated by pull cords on each ceiling light/fan. The kitchen also has a string of lights running under the top cabinets. There is a night light over the kitchen counter and in the bathroom. BUNK HOUSE: The bunkhouse is brand new as of June, 2015. It's pine-walled with most of the vaulted ceiling pine. The floor is a vinyl maple wood. The bedroom has a queen bed plus a pull-out day bed with 2 twin mattresses. All mattresses have memory gel foam. Besides ceiling fans and sliding windows and doors, there is a mini split heat pump with heat and AC. The remote is stored on the wall next to the closet. There are 2 ceiling fans that turn ON & OFF with pull cords providing 3 speeds. All bedroom interior lights are on dimmers. The closet has its own light switch. There is a small frig, microwave, and boiling pot in the bedroom along with 2 chairs and a small round table. Plenty of mirrors. The bathroom is separated with a locking pocket door. Four lights in the bathroom with electric baseboard heat. Utilitarian sink for washing up and washing light dishware. The shower has its own changing area for more privacy with larger guest groups. Stackable washer and dryer are also in the bathroom. Guest AccessIf you arrive when I am at the camp, I'll provide you with a set of keys to the camphouse and bunkhouse. If I am away when you arrive, I'll provide you with a code to unlock a keyless deadbolt to the storage shed with additional instructions to obtain the keys. Interaction with GuestsIf you are renting the entire camp, I'll be away. If I'm in the USA, feel free to contact me by phone, text, or email. If I'm out of the country, you can access me by email. I also have some very nice neighbors who know my camp well and can help you out. The NeighborhoodThe neighborhood is a mix of seasonal and year-round folks. I have the nicest neighbors! They'll respect your privacy, but offer a friendly hand with anything you may need. It's expected you'll be mutually respectful of them, too. Jordan Shore Dr. is a very quiet non-traffic 1-mile road. Excellent for walking and biking. Please keep your driving speed below 25 mph. Rt. 11 runs alongside Jordan Shore Dr. It has faster traffic which you'll hear during the daytime hours. At night, the traffic noise disappears for a good night woodsy sleep. Getting AroundYou're in the Lakes Region of Maine. There is planty of space as you travel around, but you'll also be surprised at how close you actually are to almost anything you need. Please familiarize yourself with the GuideBook I've created online and in a white 3-ring binder for you. It will help you find anything from supermarkets to gas, to restaurants, to touristy places in nearby towns and cities. Get out there and explore one day; hang out at the camp and relax another. It's all right here waiting for you! Other Things to NoteStone's Throw from the Shore is taken from my maiden name, "Shore" and my married name, "Stone." It's a perfect fit for my camp. The SpaceI recently converted a single car garage into a spacious and woodsy bunkhouse for my own friends and family to visit while I use the original camp house on the same property. Occasionally, the bunkhouse is available for other guests passing through or looking to get away from it all for a few days. If you bring your own bed linens and towels, the cleaning fee is included in the posted rate. There is an additional $60 cleaning fee only if I supply the bed linens and towels. For more information, please inquire with owner. Please be sure you and your group familiarize yourself with the camp guidelines and rules. Guest AccessIf I'm at the property during arrival, I'll provide access to the bunkhouse. If I'm away, one of two keys will be left on a small round table inside the bunkhouse. Or a keyless coded lock on the storage door will provide my guests to one of two keys for the bunkhouse &/or camphouse. Guests will make use of the bunkhouse only unless prior negotiated arrangements are made to use the camp house as well. You are always welcome to use the outside camp property during your stay. Interaction with GuestsWhen I am at the camp, I'll be available to my guests as much or as little as you desire. Guests may bring and store light refreshments and food in a small refrigerator, but plan on using local restaurants that are within easy access to the property. Since this is a summer seasonal camp, guests may swim at my beach, or the public lake beach. Guests may also use any of 4 kayaks on my property as long as you know how to swim. I have a sunfish sailboat and pontoon boat that I'm happy to share with my guests as long as I'm on board. I love to have evening campfires with guitar, and you are welcome to join me as we quiet the mood for sleeping under the stars. The NeighborhoodJordan Shore Drive is a quiet road that runs alongside the eastern shoreline of Tripp Lake in Poland. It is about 2 miles from one end of the road to the other and back. Great for leisuely walking, biking, and baby strollers. The neighborhood is a mix of year-round and seasonal residents who take pride in this lovely summer environment. Wolf Cove Inn is at the other end of my road, and is another good option if you are looking for an actual Inn with more amenities. Please respect the privacy of my neighbors on either side of me and along Jordan Shore Drive in general. Be on the lookout for loons, beavers, bald eagles, herons, and the chipmunks think they run the place. Motor boats are allowed on the lake, but jet skis are not. There is one small single lane public boat launch directly across from my camp on MegQuier Hill Rd. No parking is available. For these reasons, the boat traffic is amazingly minimal and quiet. And the water is really clean. Many local residents still pump lake water into their homes for showers and sinks. Getting AroundThe camp is directly parallel to Rt. 11 which intersects Rt. 26 and is an easy 20 minutes off I-95 from the south. The directions are GPS-friendly. Local directions vary, so follow and trust your GPS. Other Things to NoteStaying in my bunkhouse &/or camp house is a glamping treat. The simplicity of Stone's Throw camp features is that you have all the basic modern amenities with the feeling of a camp environment. My road is quiet with minimal traffic. Please respect the speed limit when driving through as we have many bikers and walkers along the road. Although the island in front of my camp is lovely to view, the owners ask that we do not go on it as this is currently a home environment for the loons and other wildlife. Stone's Throw runs parallel to Rt. 11 which has regular traffic noise during the day. The noise typically subsides at night.

The Wee White Cottage is a small, but very comfortable and very clean lake side cottage on the west side of Tripp Lake. The lake is literally steps outside the door! Great spot for fishing, kayaking, watching the loons, the eagles and herons. The sun rises directly across the lake, and the dock is a perfect spot for a cup of morning coffee. This is a studio arrangement with a lake view living area, a QUEEN size bed, pull out queen sofa, and a pull out twin bed, fully equipped eat in kitchen (no dishwasher), clean bathroom, with stand up shower. Suitable for a couple, or close friends. The cottage was recently painted and outfitted with an assortment of new and antique furnishings. It's very clean and very quiet. Our property is located on the southern tip of Middle Range Pond, surrounded on all sides by either lake front or forest. The only neighbors during your Maine lakefront vacation will be the loons that lull you to sleep. Throughout the week, you'll find yourself taking in the breathtaking views of the lake from the Adirondack chairs, hammock, screened-in porch or from one of three docks (sitting dock, swim dock and boat dock). Also located in our yard is a fire pit for some late-night s'mores and all of the toys for your family to enjoy lake life. So many activities are possible on/nearby Middle Range Pond including fishing, kayaking, biking, swimming in the crystal clear water, hiking, white water rafting and more! Kayaks, a canoe, a paddle boat, a row boat and bikes are all included with the rental of our home. (including Personal Flotation Devices and bike helmets) From the front yard, step inside to a large family room, complete with board games/puzzles (for that occasional rainy day) and comfy couches to sink into after a long day on the lake. Also located on this floor are a bathroom and a full kitchen to make lakefront entertaining that much easier. Go upstairs one floor, and there is an open concept living room with fireplace, dining area and the primary kitchen. You'll be able to soak in the views and sounds of the lake from the couch or even while you prepare meals in the kitchen. Our kitchen is fully updated with granite counter tops, stainless steel appliances and those smaller appliances that are just essential first thing in the morning . . . like a coffee maker. The master bedroom, complete with your own private bathroom is also on this middle floor. On to the top floor, there are two additional bedrooms that share a bathroom. The larger of the two bedrooms has a queen bed and the final bedroom has a twin/full bunk bed with a high ceiling and lake views. There is also a fold-up cot and queen air mattress to provide your group with a bit more flexibility. Our vacation home is located a mile from Poland Spring Resort, the oldest resort golf course in America with breathtaking views of the White Mountains! There are also two additional golf courses within five miles of our vacation home - Summit Golf Course and Fairlawn Golf Course. There are also many other local attractions including the Oxford Casino, Mini golf, a driving range, Shaker Village, Maine Wildlife Park, Freeport Outlet Shopping and Sunday River Ski Resort.

    This house is instant relaxation. I built this house after growing up on this lake in the summers. It was 12 years in the planning. The lake is beautiful all year round. Summertime -enjoy the sun, swimming, boating on the lake. Run the 8.5 mile loop around the lake or biking unlimited miles. In the Fall enjoy the beautiful New England foliage. In winter, cross country skiing is right out the door, downhill skiing and the Maine or New Hampshire Mountains are a short 30 minute drive.

    Waterfront on Thompson Lake in Poland, in the Sebago Lake Region of Maine! Beautiful post and beam home with expansive lawn leading to 300' of waterfront with 5 acres of land for lots of privacy. Thompson Lake offers 12 miles of boatable water and many people consider it one of the best lakes in southern Maine to fish. Neaby golf courses, Range Park State Park, and Poland Spring Museum. It features comfortable furnishings and beautiful views providing a beautiful backdrop for a wedding, family gathering or your own family retreat. From inside, you will have a view of the lake from every window. There are plenty of windows to provide an open, airy experience. There is a bay window to watch the loons and a fireplace in the living room to warm you up on those cool spring and fall nights. The main level master suite has a California king bed and private bath. The second level has a set twin beds with a kit to convert to a king bed. The lower level has a California king, private bath, seating area with a queen sofa bed, TV and DVD player with separate access directly out to the water. We also provide an extensive DVD library for family viewing, satellite TV and WI-FI internet access. All linens and towels are provided for our guests. There is a screened porch off the dining area for the rainy days or your morning coffee. Outside, enjoy the lake, dive from the dive platform, hop in the canoe or paddle boat and go fishing off the dock. There is a fire pit to make 'Smores and propane BBQ grill to cook the burgers and dogs. There is a private dock that will accommodate a boat up to 25 ft, launched at the public launch 1 mile away or for a fee at Cyndi's Dockside on Rte 26. A canoe, paddle boat life jackets, Bean Bag Toss (Corn Hole), Bocce Ball game and all lawn furniture are provided. There are kayaks available for rent. Small power boats are available for rent at Cyndi's or contact the owner for another source. Any overnight guests, above the maximum occupancy (8) or larger gatherings require owner approval with an additional fee. There is no additional cleaning fee. Peaceful, private setting among 100+ yr old trees, lush ferns, old stone walls that were built before the trees grew. We have no ambient light so you see lots of stars, and no background noise - you won't believe how quiet it is! We recently reworked the cottage floor plan and refurbished it with all new thermopane windows - adding many to be able to see woods from every room; completely new kitchen and bath with tub/shower; 3/4' pine paneling throughout; porch surrounded by casement windows/screens; new roof; 10' pine tree bear sculpture... and we aren't done yet! Cottage is open from the kitchen to the family room which has a cathedral ceiling with paddle fan and clerestory windows providing lots of light and wonderful views from the loft. Great for entertaining. All mattresses in the cottage and the guest house are new within a few years. The cottage 1st floor bedroom has 1 dbl bed, and a wall of windows that looks out on the old stone wall, huge pine trees, the lake, and unbelievable sunsets. The cottage loft has 1 twin and 1 dbl bed. Also new windows… one of them is a skylight that opens so you can hear the loons and see the stars as you have never seen them. The loft is across from the clerestory windows with a great view of the lake. The Guest house 1st floor: 1 queen bed and a set of bunks (and washer and dryer). It has ¾” pine walls and ceilings and all new windows. The 2nd floor has 2 queen beds, and room for a 2nd set of bunks, or a crib, or pack and play. It has a cathedral ceiling, two skylights and a paddle fan. Duck families will visit, loons will serenade you, and we have often sited deer, moose, foxes, etc. Very good fishing for salmon, lake trout and bass. Fernwood Camp (girl's camp) owns a large land buffer between us and so we have a lot of privacy and the land feels as much like ours as theirs. Fernwood sprays for mosquitoes too which is great. The property will be cleaned before you arrive and we ask that you leave it as you found it, and remove your own trash - dump is less than a mile away. Deposit fee of $500 is due with lease agreement, and rental fee is due 30 days before arrival. Deposit will be returned if there is no damage or excessive cleaning. Pets are negotiable.
