The SpaceOur cottage is located in the Muskokas where it's available for rent all year round. Enjoy your next relaxing getaway with us in Northern Ontario. In the winter our cottage is warm and cozy with 2 fireplaces and baseboard heating. The small lake is perfect for ice fishing too. In the summer you can sunbathe on our beach, stay cool in the shade or jump off the pier into freshwater. This Luxurious Muskoka waterfront cottage was built in 2013 and sits nestled on 4 very private acres, with 310 feet of waterfront. A retreat of modern and natural amenities awaits your time here. Visualize walking out a few steps to the shoreline, down a gentle slope to the water’s edge. This beautiful find, has its own beach for everyone to enjoy. The wide sweeping sky, the clean relaxing waters, the rugged countryside, all waiting for your arrival. The cottage is a home away from home with 3 large bedrooms. The master bedroom has a king sized bed; the 2nd bedroom has a queen and the 3rd bedroom has twin over double bunk bed. There is also a full sized bed in the basement as well an extra full sized air mattress for more guests. There are 2 full bathrooms. The main floor bathroom has a tub/shower combo, complete with toilet and sink/vanity. The upstairs bathroom has a stand up shower stall complete with toilet and sink/vanity. The kitchen has nothing less than stainless steel upgraded appliances, with a dishwasher and over-the-range microwave for added convenience. We've thought of everything so you can enjoy life's little pleasures. There's a Coffee Maker, Kettle, Toaster, Plates, Cups, Cutlery and more. There is a Propane BBQ outside, along with a patio set and lounge area . The Lake is very private and quiet, great for fishing and swimming (no big boats). We're situated between Port Carling and the town of Bala, Ontario with the wilds of nature at your doorstep while close to recreational activities all year round. Unfortunately we do not permit smoking in our cottage but encourage respectful cigarette disposal on our property. My Muskoka Lakehouse, will happily remove you from the hectic pace of everyday life. This is a perfect cottage for families and couples. Sorry, but we have a no pet and no Sea-doo policy. You can bring your own boat or boats can be rented from Gordon Bay Marina 5 minutes away, they will drop off and pick-up rental boats. Bed linens can be made available for a fee of $100. Cottage is rented weekly in the Summer for $1575. Check-in Saturday at 4pm, check-out following Saturday by 10am. Please contact us for off season rates. During winter months you will find a snow shovel near the side door of the cottage. This is to be used for snow clearing near the doors and deck area during your stay if needed. The SpaceYou will never stay at another place like this one. The building is constructed from a large barn - and has many of the original wooden features inside still intact. The hot tub overlooking the water and the view from the cottage of Lake Joe way up high, as well as a full size pool table, sand volleyball court and inside open stone fireplace make this an amazing location for a getaway, retreat or for entertaining. Guest AccessGuests have access to the entire inside of the cottage, the hot tub and volleyball court outside, the dock, the bbq and outdoor fire pit. Interaction with GuestsWe will be there to check you in and out and are available by cell phone if needed. The NeighborhoodThe cottage is located on a very private property right on Lake Joseph. The neighbouring cottages are related families and are not within site. It is the second last cottage on the road and so very little vehicles are going by even on busy summer weekends. Getting AroundThere are many small towns close by, and a boat launch just along the highway at the end of McDonalds Rd in Foots Bay off Hwy 169, this is a public boat launch. You can park a boat at the boathouse dock of 1153-8, which is a 1 minute walk away and is a family cottage. Other Things to NoteThis cottage is in the woods and you can enjoy lots of quiet serenity in the woods - but at the same time, you are only a 5 - 10 minute drive away from restaurants, gas, grocery, liquor and other amenities.

On the lower level there are two guest bedrooms: one is set up hotel style with one queen and one double bed, the other has a double bed plus there is a pull-out queen bed in the common area so the lower level can sleep up to 6 people. The SpaceThis beautiful, comfortable timber framed cottage cottage is on a point of land on Lake Joseph at the end of Roberts Bay Road. It gets beautiful sun exposure all day long on the boathouse, and has an amazing shaded screened porch on the whole side of the cottage overlooking the lake when the sun is a bit too hot. The water is deep and clear, no weeds and beautiful for swimming. There are chairs to lounge on on the dock. There are large rock steps into the water for those who would like wading depth of water or a swim ladder. There is also an outside fire pit and bbq. Guest AccessGuests will have access to the entire cottage with the exception of the basement (storage area). There is also a large boathouse on the lake, guests will have access to the dock at the boathouse and waterfront area, as well as outside boat parking if they wish to rent a boat. Another cottage nearby is also owned by the same family as this one and they are given the option to dock a boat at this dock but are asked to use the dock located at their cottage for everything other than boat docking in order to ensure the privacy for the guests of the Lazy Susan. The granite rock shore provides for easy access to step in or jump in to the water. There are water toys, a kayak and a canoe available. Hikers, runners and cyclists will enjoy many treed trails and laneways. The cottage overlooks the river and is full of light, surrounded by towering white pine. Relax on the new deck, taking in all of the beautiful surroundings. The land is natural, without manicured lawns and extensive landscaping for a traditional cottage vacation. The large open concept kitchen-living room gives a spacious feel. The master bedroom has a queen bed, and a walk-out balcony - perfect for some quiet reading or morning coffee. The second bedroom has a double bed. There is a loft bedroom with a double bed - the loft is accessed by a Japanese ladder, and there are wood railings with tempered glass around the opening. There are large windows with screens which can open to let a nice breeze in. Guests will need to bring their own sheets/pillow cases, bath, beach and kitchen towels as there are no laundry facilities on site. There will be pillows and blankets on the beds. There is lots of room to prepare and enjoy meals, and relax for playing games or reading by the fire at the end of the day. Alternately, spend your evening toasting marshmallows over an open-air fire, or head down to the river for some fishing. This "eco" cabin is fully wired and is "off the grid" using solar system energy. The cottage is wired with 12 volts (you can recharge devices using a 12 volt car charger plug that you bring with you as there are outlets for this in the cottage but you cannot plug in 110 volt appliances). The high efficiency wood-stove keeps the cabin toasty in the winter. The fridge and stove-top run with propane (there is no oven). There is a propane BBQ. There is hot and cold running river water in the kitchen and bathroom sink, shower and bidet. Bottled drinking water must be brought in from town, where you can fill up for free. There is an enviro-compost toilet, a bidet, and an outhouse. The cottage is on 400 feet of waterfront that is accessed by a steep path and stairs from the cottage. Interaction with GuestsWe are happy to communicate with guests before their arrival. We will be either in Toronto or out of the country while you stay at our cottage. Our neighbour up the river oversees any issues that may arise while you are there. The cottage is serviced by a local cleaning agency between guests. They also check the condition of the cottage before and after your stay. GENERAL The cottage is owned by the “Owner” as vacation rental accommodation for the “Client” (applicant named on ‘Cottage Rental Application’) according to the terms and conditions as set out in the “Cottage Rental Application” and the following “Terms and Conditions”. 2. RESTRICTIONS The Client agrees to abide by the restrictions set forth by the Owner and shall be responsible for any and all guests, for adherence to the restrictions. 3. PAYMENT As per the rental agreement listed with the rental agency. 4. INVENTORY/HOUSEHOLD RULES/ CLEANING The Client is expected to leave the cottage in the same condition that it was in, upon their arrival, and is responsible for the cleaning of the cottage before they leave and removing their own garbage and recycling. Some cleaning supplies are provided. Consumables (like toilet paper) are not provided. The Client agrees to read and abide by the Household Rules, as stated in the cottage package and/or posted at the cottage and listed below, and to use the inventory and equipment in a safe and responsible manner. Any additional cleaning required, beyond the cost of $120, or breakage or damage to inventory, equipment or any other part of cottage property, above and beyond normal “wear and tear” will result in additional charge to the client. There will be a property management company visiting the cottage after your departure to inventory the property, do a touch up cleaning and remove garbage (for a fee of $25 / bag if garbage is left). Linens, towels and dish towels are not provided. 5. SAFETY We agree to take reasonable precautions in our use of the Property and the Cottage. We agree that we are responsible for our own safety and that of our family, friends, guests and invitees. We acknowledge and agree that the use of the river is not supervised by any lifeguards or other such person and therefore any use of the lake or area by us, guests or invitees is at our own risk. We acknowledge that we are responsible for ensuring all boating regulations are observed, for having required safety equipment in the watercraft, and for complying with operator competency requirements. We shall not permit anyone to swim, nor to operate any boat or watercraft while they are impaired by alcohol or drugs. 6. The “Owner” will not be liable for any consequential damages, loss or expense arising out of or in connection with the use of the rental property or the inability to use the rental property for any purpose whatever. 7. In addition, the Renter undertakes to indemnify and hold the rental property owner harmless against any and all loss, injury, claims, causes of action, demands and/or costs and expenses that may be incurred by the Renter or anyone on or using the cottage or its’ property in relation to the cottage rental. 8. The parties agree that this contract shall be governed by the laws of the Province of Ontario and agree to attorn solely to the jurisdiction of the courts of Ontario with respect to any and all disputes arising out of the interpretation and application of this contract and the relationship between the “Company” and the Renter. By renting Over the Moon Cottage, the renter agrees to all of the above. Security Deposit Guarantee The sum of $1000 as a damage deposit will be held by the rental agency as per the conditions of that agency. By renting Over the Moon cottage, you agree that you will be responsible for any and all damages caused by yourself self and your guests. You agree to pay all cleaning and/or garbage charges (for excessive mess or left garbage), damages caused by pets, and any penalties as per the Terms and Conditions, caused during the term of your rental and you understand that these costs will be deducted from the damage deposit if needed. Over the Moon House Rules Welcome to our cottage. Please have look at the How-To and Trouble Shooting guides. Here a some basic house rules we expect our guests to respect. The area under the house is out of bounds. 2.Use the outhouse whenever possible. Do not put paper into the compost toilet!! 3.Do not leave any food or put any garbage outside of the cottage. There are bears in the woods and they will come. 4.Use only found firewood from the forest for outdoor fires. Do not use any cut firewood for outdoor fires. Be aware of local fire bans. Have the full fire bucket handy to douse the fire. 5.Swim, hike and play with care and at your own risk. 6.Securely tie the canoe and kayak each day. They can float away if there is a storm or if the river levels go up overnight. 7.Please do not rearrange furniture or take anything from indoors outside. Absolutely no glass or ceramic outside of the house. There are plastic plates and glasses for waterside enjoyment. 8.“Take only photos and leave only footprints”. Leave the house clean and remove all garbage.

The SpaceThe lower floor offers a laundry room with an extra large, nearly new washer and dryer. There is one bedroom with two single beds, a recreation room to hang, a TV with satellite access and a bathroom with sink and toilet. The main floor features a fully equipped kitchen with fridge, dishwasher, state of the art stove/oven unit, and a dining area and a wood burning stove. Adjacent to the kitchen/dining area is a large family room beautiful views of the lake, couches to relax and a large dining table to enjoy a meal with your family. On the same level is one bedroom with a queen size bed and a three-piece washroom. The upper floor of the cottage has a three-piece bathroom, two bedrooms each with one Queen size bed, and a recreational room featuring a large high definition HDTV, DVD player, VHS player, and satellite access. Guest AccessJust outside the cottage there is an outdoor shower where you can enjoy hot showers after your swim. A deck on the side of the house connects the main entrance of the cottage and the two main large decks facing Healey Lake. The main large deck faces the lake and features a teak patio set, two lounge chairs, outdoor dining table, as well as a large propane BBQ, so you can relax and soak up the sun or enjoy meals with family and friends. There is a staircase leading down to the lake from the house. Lakeside there is a large fire pit, excellent for bonfires and roasting marshmallows in the evening. The highlight of the cottage is a newly renovated “Tiki Bar” on the lake, connected with the dock (see photos). An old boat house was converted into a “Tiki Bar” house, featuring a large flat screen TV, couch and chairs, games, industrial fridge, stereo connected to speakers outside, popcorn machine, water cooler, sink, and apartment size dishwasher. It has an electric remote control glass garage door that opens up right onto the water to maximize the view of the lake and wildlife. There is a ladder leading off the deck into the water so you can jump in and out of the lake again and again. The cottage and Tiki Bar both have hardwood flooring. There is forced air propane heating and air conditioning. Cell phone reception works for most phones. WIFI Internet access is available with limited data, no downloading or streaming. Towels and bedding are available. Feel free to use the two kayaks, a canoe and various sizes of life jackets. Boat rental can be arranged at two marinas nearby. The lake offers excellent fishing and is large enough to indulge in water sports such as tubing, waterskiing, and wakeboarding. Lakeshore Marina rents boats and water sports equipment, while Healy Lake Marina across the lake offers fishing boats and worms. The NeighborhoodHealy Lake is part of the UNESCO Heritage Site, which includes the 30 000 Islands. It is located in the Township of the Archipelago, just a 2 hour drive North of Toronto. The cottage is a short 10 km drive west from the town of MacTier, just a half hour drive south from Parry Sound and a 30 min drive west from the tourist town of Port Carling. MacTier provides all the necessities you’ll need for your stay in cottage country: Grocery store, Home Hardware, LCBO, post office, and emergency services.

Bala is known for its nightlife (Kee to Bala, Bala Falls Pub, Bala Bay Inn), Waterfalls, Quaint Shops, and the famous Don's Bakery. Getting AroundThe cottage is close enough to walk into town (10 to 20 minutes depending on where you are walking to), and the larger towns of gravenhurst and port carling are within a 15 to 25 minute drive. If you bring or rent a boat you can reach all the major towns and resorts in the area by boat as well. Other Things to NoteThe cottage is close to two railway tracks (this can be seen on the map on the listing as well), while most guests find this doesn't bother them I feel its fair to bring this to the attention of prospective guests.
