Your room, which also has a separate door opening onto an outdoor verandah area, is bright, quiet, neat, tidy and clean. It is suitable for either a single person or a couple, as there is only one (double) bed in it. The room has a heater, desk, cupboards, bedside lights, and a comfortable double bed with an electric blanket and good bedding. Tourist information, reading material, towels and toiletries are also supplied.
Ingredients for a light breakfast, use of a small fridge, and tea/coffee/toast making facilities are provided for you in a utility room close to your bedroom.

My home is welcoming, friendly and, some say, a bit cluttered and untidy. But yes, it is MY home, I live here, and my many belongings ARE in full view! We are NOT a hotel, you are staying in a room in MY home with no pretense of pristine luxury, and this is reflected in the affordable price I charge.
My home may not be as faultless and tidy and yours is, so please don't expect it to be! Of course I always provide freshly laundered towels and bed linen, and your room is neat, clean and tidy. If you accidentally make a mess in the bathroom or toilet, there are cleaning supplies provided for your use.
My place is recommended for people who are independent, traveling on a budget and appreciate the congenial atmosphere and inexpensive cost of staying in my eclectic, friendly, somewhat unusual, comfortable home. I don't charge you an extra cleaning fee or bond, to keep my prices low and affordable.
PLEASE NOTE - if you need or want a private apartment, four-star hotel room or a more luxurious, uncluttered, pristine place to stay, there are many great listings to choose from on Airbnb, with prices to match, that will probably meet your high expectations a lot better than my home will!
There is no en-suite (you will be SHARING the bathroom, toilet and other facilities), but my Airbnb room is priced accordingly and I offer guests great value for money. My one-of-a-kind place is not suitable for those seeking pristine, five-star hotel accommodation, but is excellent value for the budget-conscious traveller who appreciates the amenities I make available for my guests. These include providing ingredients for a light breakfast, fruit, juices, tea and coffee, toiletries, tourist information and reading material, as well as laundry and kitchen facilities on request. Many people link value to price, so I certainly do give good value for the rate you pay to stay at my home and offer a discount for longer stays.
As well as myself and my 26 year old son (Ariel), two young Chinese male students (Will and Jason) also lives in my home, (so Mandarin Chinese as well as English is spoken).
You can come and go as you like, and have total privacy in your room, but this IS a vibrant and busy household with visitors visiting and people on the go at all hours... though your bedroom is at the quiet end of the house, with a lock on the door and a key, ensuring privacy when you are in or away from the room.

All facilities are shared, including toilet, bathroom (with shower and separate bathtub) and laundry (which has a modern washing machine, plus washing powder, for you to use, as well as a dryer, iron and ironing board).
A small fridge, with its own little freezer, plus tea/coffee making facilities, a toaster and ingredients (bread, cereals, jams & spreads, fruit, milk, tea and coffee) for a light breakfast are provided for you in the laundry/utility room, next-door to your bedroom, so you can help yourself whenever you like!
On request, my kitchen can be made available for you to cook some meals if you want to do so, but please be aware, you will be sharing the use of MY kitchen, which is often a bit busy, cluttered and chaotic! Please don't be shocked and surprised if the kitchen isn't as neat and tidy as yours is at your home!
PLEASE NOTE THE LOCATION! My home is in West Launceston, a suburb about 10 minutes drive from the CBD, and about 20 minutes from the airport, and like most of Launceston, we are on a HILL and the street is STEEP. WARNING... The entrance to my driveway from the street needs you to DRIVE SLOWLY AND CAREFULLY into it!
There is a local bus service, but we ARE in the suburbs, not in the city, so there are no shops or restaurants in my immediate neighborhood.. but there are a couple of supermarkets and places to eat a short drive away. If you don't feel this is the perfect location for you, perhaps you should choose somewhere different, although if you prefer to stay in the heart of Launceston, you will be paying much more to do so! I can't change the position of my home, so it is annoying to receive low ratings for 'location' by guests who didn't read my description about this being a house in the suburbs.
There is an off street parking spot at my home for your vehicle if you have one. Much easier to get around with your own car....WARNING... The entrance to my driveway from the street needs you to DRIVE SLOWLY AND CAREFULLY into it!
The local bus stop is just up the road.
I can usually arrange to collect you from central Launceston.
To get to my home from the airport, there is a taxi (about $35) and shuttle bus service ($18 per person). I can often arrange an airport pick and/or delivery (for $15 per journey each way), but not before 9am! The shuttle bus can drop you at the nearby Olde Tudor Hotel or Village Family Motor Inn, both on Westbury Road, then you can walk about 10 - 15 minutes to my home. Unfortunately the shuttle bus can take up to 90 minutes to bring you here as it often has to wait for other flights to collect more passengers!! Best to catch a taxi or see if I can collect you...
My home is number 91A, it is on an INTERNAL BLOCK, access is via the LOWER driveway, DOWN THE HILL from house number 91 and DIRECTLY beside it. I am located BEHIND that house! There is a sign on a tree at the beginning of my driveway saying "91A". Call or message me if you need more directions.
Like most Australian families, we have pets. Two cats live here, but they keep to themselves, and we have some chooks.

As we are tucked away on a quiet block away from the main street, some guests call me when there are nearby so I can direct them in. I always ask how a guest plans to arrive at my home, and offer an airport and bus pick up service for those without a car.
There is always someone to meet, greet and welcome you when you first arrive at my home, to show you around, explain the various amenities and answer any of your questions. There is a house manual in your room that includes maps to nearby places of interest to visitors.

My location, and the area my home is in, can be found on Airbnb’s map reference on my listing, so please check before you book to ensure that it suits your needs, is in the location you want and them you will have no cause to give me a low rating for 'location'!
