Close to buses & supermarkets I built this home 20 yrs ago, raised 4 kids, ran a home daycare, then rented to International homestay students, now I share w any *CLEAN LIVING PEOPLE !* (NO heavy drinkers, NO substance abusers!) I am soooo busy ! (home duties, designing business cards, A3 auto magnets etc., balloon entertain at some local shows, research health info online, & sell bric-a-brac ... and seem to spend a lot of time online) ... not to mention all the household duties We have 2 doggies, a few puddy tats ... cockatiels and canaries in 2 big aviaries on back deck ... sit on the porch swing, pat a cat, and watch the birds with the sound of a stream coming from the recirculating water in the backyard fishpond ..(URL HIDDEN)Questions? It is small, but neat and comfortable, so if u just need a comfy place to crash and sleep at a verrrry affordable rate at the end of a tiring day seeing the sights, then you will be happy here .... Its fullboard ... HELP YOURSELF to any foods you wd like ...laundry stuff is included ... also included are all toiletries, towels, etc. Interaction with GuestsI am pretty busy doing stuff, and sleep usually from the early morning hours to around midday, then I get on my phone, do internet stuff, etc ... I sleep for 6-8 hours (earplugs are magic - I hear NOTHING) ... I am usually here and don't go out much ... just find me somewhere on the grounds if u need anything !! The SpaceThe quiet, comfortable, clean, light, airy and tidy Airbnb guest room in my Peel Street West Launceston family home offers you a good and economical alternative to being in a backpacker hostel. Best suited for independent travelers looking for something better than a hostel, who don't hate cats, understand they will be sharing facilities (inc bathroom) and don't mind the quirks of my home. Free NBN WiFi available. We are LGBTIQ / Gay Friendly. Children OK, if sharing your bed. I can put a single folding bed in the room if required, but it WILL take up most of the space and I have to move the chair and mirror out! Your room, which also has a separate door opening onto an outdoor verandah area, is bright, quiet, neat, tidy and clean. It is suitable for either a single person or a couple, as there is only one (double) bed in it. The room has a heater, desk and chair, mirror, cupboards, bedside lights, and a comfortable double bed with an electric blanket and good bedding. Tourist information, reading material, towels and toiletries are also supplied. Ingredients for a light breakfast, use of a small fridge, and tea/coffee/toast making facilities are provided for you in a utility room close to your bedroom. Please carefully and thoroughly READ ALL of this 'Detailed Description' section. It will give you an accurate description of my friendly, eclectic home and my Airbnb listing, so you won't have any unrealistic expectations before you decide to stay with us, or feel the need to give low ratings because you didn't read all about my place and its location before you decided to book in! I strive to give an accurate description of my Airbnb listing, backed with photographs of it to avoid unwanted surprises, to truly help you to envisage what it will be like to stay at my home, and to represent the place accurately. My home is welcoming, friendly and, some say, a bit cluttered and untidy. But yes, it is MY home, I live here, and my many belongings ARE in full view! We are NOT a hotel, you are staying in a room in MY home with no pretense of pristine luxury, and this is reflected in the affordable price I charge. My home may not be as faultless and tidy and yours is, so please don't expect it to be! Of course I always provide freshly laundered towels and bed linen, and your room is neat, clean and tidy. If you accidentally make a mess in the bathroom or toilet, there are cleaning supplies provided for your use. My place is recommended for people who are independent, traveling on a budget and appreciate the congenial atmosphere and inexpensive cost of staying in my eclectic, friendly, somewhat unusual, comfortable home. I don't charge you an extra cleaning fee or bond, to keep my prices low and affordable. PLEASE NOTE - if you need or want a private apartment, four-star hotel room or a more luxurious, uncluttered, pristine place to stay, there are many great listings to choose from on Airbnb, with prices to match, that will probably meet your high expectations a lot better than my home will! There is no en-suite (you will be SHARING the bathroom, toilet and other facilities), but my Airbnb room is priced accordingly and I offer guests great value for money. My one-of-a-kind place is not suitable for those seeking pristine, five-star hotel accommodation, but is excellent value for the budget-conscious traveller who appreciates the amenities I make available for my guests. These include providing ingredients for a light breakfast, fruit, juices, tea and coffee, toiletries, tourist information and reading material, as well as laundry and kitchen facilities on request. Many people link value to price, so I certainly do give good value for the rate you pay to stay at my home and offer a discount for longer stays. As well as myself and my 26 year old son (Ariel), two young Chinese male students (Will and Jason) also lives in my home, (so Mandarin Chinese as well as English is spoken). You can come and go as you like, and have total privacy in your room, but this IS a vibrant and busy household with visitors visiting and people on the go at all hours... though your bedroom is at the quiet end of the house, with a lock on the door and a key, ensuring privacy when you are in or away from the room. Free NBN WiFi Internet available. All facilities are shared, including toilet, bathroom (with shower and separate bathtub) and laundry (which has a modern washing machine, plus washing powder, for you to use, as well as a dryer, iron and ironing board). A small fridge, with its own little freezer, plus tea/coffee making facilities, a toaster and ingredients (bread, cereals, jams & spreads, fruit, milk, tea and coffee) for a light breakfast are provided for you in the laundry/utility room, next-door to your bedroom, so you can help yourself whenever you like! On request, my kitchen can be made available for you to cook some meals if you want to do so, but please be aware, you will be sharing the use of MY kitchen, which is often a bit busy, cluttered and chaotic! Please don't be shocked and surprised if the kitchen isn't as neat and tidy as yours is at your home! PLEASE NOTE THE LOCATION! My home is in West Launceston, a suburb about 10 minutes drive from the CBD, and about 20 minutes from the airport, and like most of Launceston, we are on a HILL and the street is STEEP. WARNING... The entrance to my driveway from the street is a bit quirky and needs you to DRIVE SLOWLY AND CAREFULLY into it! There is a local bus service, but we ARE in the suburbs, not in the city, so there are no shops or restaurants in my immediate neighborhood.. but there are a couple of supermarkets and places to eat a short drive away. If you don't feel this is the perfect location for you, perhaps you should choose somewhere different, although if you prefer to stay in the heart of Launceston, you will be paying much more to do so! I can't change the position of my home, so it is annoying to receive low ratings for 'location' by guests who didn't read my description about this being a house in the suburbs. There is an off street parking spot at my home for your vehicle if you have one. Much easier to get around with your own car....WARNING... The entrance to my driveway from the street needs you to DRIVE SLOWLY AND CAREFULLY into it! The local bus stop is just up the road. I can usually arrange to collect you from central Launceston. To get to my home from the airport, there is a taxi (about $35) and shuttle bus service ($18 per person). I can often arrange an airport pick and/or delivery (for $15 per journey each way), but not before 9am! The shuttle bus can drop you at the nearby Olde Tudor Hotel or Village Family Motor Inn, both on Westbury Road, then you can walk about 10 - 15 minutes to my home. Unfortunately the shuttle bus can take up to 90 minutes to bring you here as it often has to wait for other flights to collect more passengers!! Best to catch a taxi or see if I can collect you... My home is number 91A, it is on an INTERNAL BLOCK, access is via the LOWER driveway, DOWN THE HILL from house number 91 and DIRECTLY beside it. I am located BEHIND that house! There is a sign on a tree at the beginning of my driveway saying "91A". Call or message me if you need more directions. Like most Australian families, we have pets. Two cats live here, but they keep to themselves, and we have some chooks. If you are interested in attending a Toastmasters Meeting or a poetry reading or event with me, do let me know! When 'instant booking' or making a request, please indicate that you HAVE read ALL my detailed description by writing "Yes, I read all your detailed description" or I will request you to do so before I accept your booking. As we are tucked away on a quiet block away from the main street, some guests call me when there are nearby so I can direct them in. There is a large sign on a tree at the street end of my driveway saying "91A". I always ask how a guest plans to arrive at my home, and offer an airport and bus pick up service for those without a car. There is always someone to meet, greet and welcome you when you first arrive at my home, to show you around, explain the various amenities and answer any of your questions. There is a house manual in your room that includes maps to nearby places of interest to visitors. I pride myself on being responsive and accessible before and during your stay at my Airbnb. I can be contacted via email, phone or messages, and am happy for you to contact me at all times. I can answer your questions and my interaction with guests includes being informed how I can make your stay at my home enjoyable. You can come and go as you like, and have total privacy in your room, which has a lock on the door, but this IS a vibrant and busy household with visitors visiting and people on the go at all hours... though your room is at the quiet end of the house! If you are interested in attending a Toastmasters Meeting or a poetry reading or event with me, do let me know! The NeighborhoodLOCATION. Please note, I am being extremely accurate about my location... we are in the SUBURBS, not the city! If this is a problem, please choose a more expensive Airbnb listing closer to the city and don't give me low ratings for 'location' because YOU failed to understand that West Launceston is a suburban area about 10 minutes drive from the CBD and about 20 minutes from the airport. There is a local bus service, but we are in the suburbs, not the city. Like most of Launceston, we are on a HILL (thus escaped the recent floods!) I live in an appealing, safe suburban neighbourhood; just ten minutes drive from Launceston’s CBD. My location, and the area my home is in, can be found on Airbnb’s map reference on my listing, so please check before you book to ensure that it suits your needs, is in the location you want and there will then be no good reason for you to give me less than a 5 star rating for 'location' when Airbnb asks "how appealing is the neighborhood (safety, convenience, desirability)?". There are supermarkets and local restaurants conveniently situated a short drive from my home. Getting AroundThere is an off street parking spot at my home for your vehicle if you have one. Much easier to get around with your own car. The local bus stop is just up the road. I can usually arrange to collect you from central Launceston. To get to my home from the airport, there is a taxi (about $35 - $40) and shuttle bus service ($18 per person). I can often arrange an airport pick and/or delivery (for $15 per journey each way), but not before 9am! The shuttle bus won't deliver passengers to private homes, but can drop you at the nearby Olde Tudor Hotel, then you can walk about 10 minutes to my home. Unfortunately the shuttle bus can take up to 90 minutes to bring you here as it often has to wait for other flights to collect more passengers!! Best to catch a taxi or see if I can collect you... Other Things to NoteYOU must have a GENUINE NAME on your Airbnb profile, and a REAL photograph showing a clear image of your face, not a picture of your cute dog, a tree, scenery, or a pineapple ect. Like most Airbnb hosts, I would like to know more about the people who are coming to stay in MY home, tell me about yourself and your reasons for visiting Launceston. My Airbnb provides you with reasonable NBN WiFi Internet access. My home is 91A, on an INTERNAL BLOCK, access is via the LOWER driveway, DOWN THE HILL but directly beside number 91. I am located BEHIND that house! There is a large sign on a tree at the street end of my driveway saying "91A". Please drive slowly and carefully when entering and leaving my driveway to/from the street!

The SpaceThe bedroom contains a queen size bed with built in wardrobes. Just along from the bedroom, guests will have their own private bathroom which contains shower and spa. Guests also have own private toilet. Kitchen, indoor and outdoor dining options and living/lounge areas are shared. Breakfast items (cereal, toast, tea & coffee) are provided for guests to prepare at own convenience. Feel free to use Espresso coffee machine as much as you like. There is an air conditioning unit in the main kitchen/dining room and panel heater in the hallway just outside of the bedroom. Electric blanket also provided on the bed if needed. Guest AccessOther than my master bedroom and office which are both private, guests have shared access to all other areas of the house including outdoor entertaining area and back yard. Interaction with GuestsThere will be occasions when I am not in the house due to business commitments but most of the time I will be onsite and able to assist with any questions or recommendations on places to visit that you may have. Launceston, Tamar Valley and Tasmania is a wonderful place to visit with so many things to see and do and I would be happy to assist wherever possible. The NeighborhoodLocation is in a very quiet, new and safe neighbourhood. If you have your own vehicle, I can provide enclosed garaging for added safety and peace of mind. There are walking tracks, picnic areas and playgrounds along the riverbank. There is a supermarket, bottleshop, post office and hairdresser within 3km of our home and the wonderful new Entally Lodge bar and restaurant is just across the river, about 600m away. Getting AroundWe have off street parking and there is an hourly bus service to Launceston. We are happy to assist with transport when available. Other Things to NoteWe have two very friendly dogs who have access to the whole yard including the tennis court. We have a swim-spa on site. It is safely fenced, but is not currently available as it requires resurfacing.
