The NeighborhoodThe neighborhood is a quaint area located on a well-maintained dirt road in Vermont, and there is a charming cafe called Keepers Cafe just 1.8 miles down the road -- a neighborhood gem. Please look up their menu if you're interested. We are close enough to Woodstock (11.5 miles) so that you can go into town if you'd like. There's a spa and rec center through Woodstock Inn and Resort where you can do yoga, have a spa day or cross country ski. There are also some restaurants, shops, an indoor farmers market, an outdoor seasonal farmers market, and there's often events on "The Green" in the center of town. You can go for a carriage ride in South Woodstock which is about 7 miles away, and we are 6 miles from GMHA. Getting AroundYou will need a car. Other Things to NoteGuests must love animals! On property, there are two golden retrievers, two tuxedo barn cats, three horses, and three Nigerian Dwarf Goats. Huckleberry Finn and Shelby are the two resident golden retrievers and they live on the grounds. You are likely to encounter these guest greeters. They are enthusiastic and love our guests -- nothing makes them happier than the guests. If you are frightened of dogs or dislike them in general, this may not be your ideal spot but we are happy to make recommendations in the area. The cats are not allowed in the house but you are welcome to play with them outside. Vermont requires a 9% charge for room and meals tax and that is included in the listed price.

    The SpaceNightly/weekends, a 24 hour notice is appreciated but not required. Guest AccessWhen renting the whole house, guests will have full access to the house and land. When renting a room, full access to house is available except the owners quarters. Guests are not permitted in the barn. Interaction with GuestsKindly let us know your estimated arrival and departure times, so we can be on hand to greet you and say goodbye. On the day of arrival, guests are asked to occasionally text their travel progress to further narrow their arrival window. Owners are available by phone/text throughout the guests stay. The NeighborhoodThe neighborhood is quiet and picturesque. I'm fairly easy going, neighbors are too...we enjoy other people's company. I want guests to feel welcome and relaxed here, and expect people to be respectful and not overly rowdy. Getting AroundThere is little in the way of public transportation in Reading proper. Taxi's can be called from surrounding towns. Other Things to NoteThe state of Vermont requires that I collect a 9% Room and Meals tax for all stays less than 30 days. This will be taken care of upon arrival by cash or check (with driver's license).

    The SpaceFully furnished guest house has two and a half bedrooms and a living room. Guest house is fully furnished with queen bed in one bedroom and one full bed in the other bedroom. Small bedroom with twin bed located off living room. Living area is spacious and open. Bathroom with shower (ample hot water). Kitchenette has small fridge with freezer, double hot plate, toaster oven, coffee maker, eating and cooking utensils, plates, pots and pans. Beds have linens and towels, soap and shampoo are provided as well. There is one large closet with hangers and a bureau in one bedroom. TV and DVD player (TV only works for watching DVDs). Wireless internet. Guest AccessGuests will have access to guest house and possibly horse barn tack room with washer and dryer. Interaction with GuestsIt depends on the guests' preference. The NeighborhoodProperty is very rural with few neighboring houses and lots of surrounding fields and forests. Property is located on scenic country road with a great restaurant, Keeper's Cafe, at the bottom of the hill. (URL HIDDEN) Getting AroundThere is no convenient public transportation. Other Things to NoteHorse boarding may be available depending on the season. We are located on the GMHA trail system and are surrounded by other horse farms. We have several roosters who crow a lot. There is no cell reception at the guest house but you can get a signal by walking a few hundred feet up Reading Center Rd. Guest are not permitted to walk on neighboring properties (which are posted as private) so please check with host about hiking/walking opportunities.

    The SpaceIf you are looking for a true country experience in a quaint historic farmhouse, Horse and Hound may be just right for you. We have just built an 800 square foot yoga studio, and we're connected with a local cafe for catering should you wish to run a retreat. The space is also ideal for larger groups or families looking for some R and R in the countryside. People say they like it here because of the surroundings, the cozy and spacious feel of our home, comfortable beds and linens, and our proximity to GMHA. And indeed, we have gone the extra mile to invest in high quality bedding, towels, etc. Nearby ski resorts include Suicide Six, Okemo, and Killington; and a X-Country ski course in Woodstock. Whether you wish to lounge under the apple tree with a book, grill on the back deck, take a dip in a nearby swimming hole, or hit the slopes for your vacation week, our hope is that you get to have fun, rest, and play, while feeling right at home. This rental which we call the "Main House" of Horse and Hound Farmhouse is the larger portion of a charming 1800's farmhouse in rural Vermont. The Main House includes 3 bedrooms, 3 bathrooms with a kitchen, 2 living rooms, a dining area, and a yoga studio. The Main House rental is attached to another separate part of the farmhouse called "The West End" which has 3 bedrooms, 4 bathrooms, a kitchen, and a separate back entrance for "West End" guests. The West End will not be part of your rental. An interior door separates the Main House from the West End. The owner lives in the West End and has another private entrance directly to her room. She is available by phone or email if you should need her for maintenance issues or recommendations around the area, as she may not be around the property during your stay but manages everything related to the house. The West End has two nightly rooms available on a yearly basis, and these are rented solely as rooms without access to other parts of the main house. If you have more people in your party and would like to rent West End rooms, please message the owner directly. These rooms are "The West End Ruffian Room" and "The West End Phar Lap Room" listed on Air BNB. You will receive a discounted rate for these rooms if you are also renting the main house. The 9 acre property and small pond are shared between guests renting the Main House and guests renting nightly rooms in the West End. Two young and very energetic golden retrievers live on the property. They roam the property freely so be sure to let us know if you have elderly folks or young children because our dogs jump up when they greet people. We consider allowing two guest dogs in the Main House by permission only. We enforce the usual breed restrictions and ask that you keep them in the central living room during the day. Runamuck is a boarding facility in Woodstock, VT, that offers boarding and daycare at reasonable rates (26/night for boarding; 16/night for additional dogs; and doggy daycare for 15/day). Our dogs go there often and play in the yard. If we cannot accommodate your pet and you'd like them along for the trip, you can inquire further through Runamuck. We have a memory foam cot, a high chair, and portable cribs available (Graco Pack n Play) so let us know if you need one, as we provide them for West End guests and Main House guests depending on need. The NeighborhoodI love the meadow across the street-- my neighbor has done an outstanding job keeping it up -- the moon shines down on it in the winter and it lights up the sky. The neighborhood is on horse trails so I like the horse traffic in the summer. I frequent Keeper's Cafe down the road often, partly for the food and partly to see the folks who own and run it. They are a neighborhood treasure. Getting AroundYou need a car. I am looking into hosting ski weekends where I pick folks up from the bus station in Hanover and shuttle them to the mountain for skiing Saturday and Sunday. If you are interested in this for next season, please let me know. Or walk up Noah Wood and into Class IV roads, hiking trails, and ATV trails. Interaction with GuestsWe are available for recommendations, or a glass of wine in front of the fireplace, or not if you prefer. The NeighborhoodIt doesn't get much more peaceful than this, while being 15 minutes from downtown Woodstock and all it has to offer. Getting AroundYou will probably need AWD or 4WD to get up here in the winter. It's a steep, windy, dirt road. Of course, if you can't get up the hill, we can always meet you at the bottom with our Subaru and transport you up to our home, no problem. Other Things to NoteWe are right on snow mobile and hiking trails, within 40 minutes of Killington and Okemo, and within walking distance of GMHA. We are 15 minutes from downtown Woodstock, where there is always something to do.

This rental is a remote location and the building has the character of an old Vermont farmhouse. There is no TV and no WiFi and that is on purpose! There is a house phone and cell phone service at the house but it is limited. Ludlow and Okemo are only 15 minutes away. Woodstock, Quechee and Killington are also close by. Horse barn and fenced pasture. Main house has 3 bedrooms: BRM has queen size bed, second room has queen bed and third room has 2 twin beds. 3 baths and powder room. Kitchen has Wolfe/Bosch/Maytag appliances, soapstone counters, all connecting to large dinning room. Both dinning room and kitchen each have large French doors leading to a terrace with gorgeous mountain view and with Weber gas grill. The living room is very spacious and open, very comfortable seating area and large central fireplace. Over the attached garage is a separate apartment with Pullman kitchen and dinning area, full bath with shower. Entrance to the apartment is also from den in main house. We offer the house with apartment and barn for $5000/month and minimum of 30 days. Apartment can be rented separate for $1000/month or $250/night.         If you are looking for a true country experience in a quaint historic farmhouse, Horse and Hound may be just right for you. We have just built an 800 square foot yoga studio, and we're connected with a local cafe for catering should you wish to run a retreat. The space is also ideal for larger groups or families looking for some R and R in the countryside. On property, there are two golden retrievers, two barn cats, three horses and three Nigerian Dwarf goats, so all of guests must love animals. They are a big part of life here. People say they like it here because of the surroundings, the cozy and spacious feel of our home, comfortable beds and linens, and our proximity to GMHA. And indeed, we have gone the extra mile to invest in high quality bedding, towels, etc. Nearby ski resorts include Suicide Six, Okemo, and Killington; and a X-Country ski course in Woodstock. Whether you wish to lounge under the apple tree with a book, grill on the back deck, take a dip in a nearby swimming hole, or hit the slopes for your vacation week, our hope is that you get to have fun, rest, and play, while feeling right at home. This rental which we call the "Main House" of Horse and Hound Farmhouse is the larger portion of a charming 1800's farmhouse in rural Vermont. The Main House includes 3 bedrooms, 3 bathrooms with a kitchen, 2 living rooms, a dining area, and a yoga studio. The Main House rental is attached to another separate part of the farmhouse called "The West End" which has 3 bedrooms, 4 bathrooms, a kitchen, and a separate back entrance for "West End" guests. The West End will not be part of your rental. An interior door separates the Main House from the West End. The owner lives in the West End and has another private entrance directly to her room. She is available by phone or email if you should need her for maintenance issues or recommendations around the area, as she may not be around the property during your stay but manages everything related to the house. The West End has two nightly rooms available on a yearly basis, and these are rented solely as rooms without access to other parts of the main house. If you have more people in your party and would like to rent West End rooms, please message the owner directly. These rooms are "The West End Ruffian Room" and "The West End Phar Lap Room" listed on Air BNB. You will receive a discounted rate for these rooms if you are also renting the main house. The 9 acre property and small pond are shared between guests renting the Main House and guests renting nightly rooms in the West End. Two young and very energetic golden retrievers live on the property. They roam the property freely so be sure to let us know if you have elderly folks or young children because our dogs jump up when they greet people. We consider allowing two guest dogs in the Main House by permission only. We enforce the usual breed restrictions and ask that you keep them in the central living room during the day. Runamuck is a boarding facility in Woodstock, VT, that offers boarding and daycare at reasonable rates (26/night for boarding; 16/night for additional dogs; and doggy daycare for 15/day). Our dogs go there often and play in the yard. If we cannot accommodate your pet and you'd like them along for the trip, you can inquire further through Runamuck. We have a memory foam cot, a high chair, and portable cribs available (Graco Pack n Play) so let us know if you need one, as we provide them for West End guests and Main House guests depending on need.
