Misuse may end in clogged toilets and extra charges!, if misuse would be proven by Plumber. It also rains on a sunny island. Please close all doors and windows while exploring “paradise”. If you don't the apartment may get flooded and you would have a lot of extra work. !!!Please be environmentally friendly!!! The SpaceMy apartment is in the middle of the Old San Juan. It is quiet and has a very natural feeling to it. When you are here, it is as if you are never "inside" nor "outside" as the home blends these two living experiences seamlessly. I love my place and enjoy sharing it selectively. Guests have access to their room, a bathroom, and a gorgeous and huge rooftop with trees, herbs, sea grapes, outdoor dining table and sunbathing chairs perfect for reading and napping. I like to keep things light. I will gladly answer questions about our enchanted city which is only 7x10 blocks anchored by ancient walls and surrounded by water. Old San Juan is visually breathtaking. Loaded with history and we have lots of new start up shops selling clothing, food and other specialty items…there are great places to eat and to drink coffee and other beverages that relax anyone into a tropical evening. Balmy breezes, galleries, spanish architecture spark every footstep…I have traveled quite a bit and Old San Juan is one of the most magical places I know on this planet. Old San Juan is very walkable and friendly. We have a grocery store, the local pharmacy: Puerto Rico Drug, a movie house…so much diversity within a small contained space, that it is nothing less than a pedestrian pleasure and here, every day there is something new, something surprising unfolding. There is a bus system to toot you out of the Old San Juan but its not always reliable. Taxis are better use of time and we also provide transport. Our dog, Lucky is a local adopted mix mutt. She is 13. She never barks, never bites. We call her our SuperZenDog. Perla is a new addition. 6 years old, with bounce to equal Luckys more aged elegance. Guest AccessPatio, rooftop, bedroom, dining room, bathroom. Kitchen for water and simple basics and light cooking. If you need some room in the fridge, let me know and I can create some space. Interaction with GuestsI tend to interact most on the first day(s) getting guests settled in and showing them around on a mini tour while I walk the dogs. After that, depending on time available and schedules, there might be a meal shared or not. I like the idea of casual mode with flow. We are always available to answer questions, directly or by text. The NeighborhoodThe history, the port, the ocean, the small shops, the food, the people, the blue cobblestone streets, the sun, the wind, the sounds of people singing in the streets, the music….Old San Juan is full of life and I love it from top to bottom. Please take a look at the guidebook I have created for you and print it out, it is so useful as are the aps: Trip Adivsor and Yelp. A great way to see the old city is by joining a tour (URL HIDDEN) Puerto Rico Historic Buildings Drawings Society cost is by donation. I have heard GREAT things about these tours given by a passionate man named Andy. Getting AroundYou have options: walk, bike, taxi, shuttle boats, free trolley cars and buses. Buses are a great deal, you just need to be patient at times on your return home. Outward bound from Old San Juan is a piece of cake as the depot is in town; a 10 min casual walk from our place. And yes, there is a bus from the airport to Old San Juan for .75! But it might take you an hour or longer to get home rather than $25 and home in 15 min. Other Things to NoteBreakfast is not included in our Airbnb fee. There are so many yummy and inexpensive places to have breakfast...less than 2 minutes from our apartment we encourage you to venture out and really get to know this town, its flavors and people watching are not to be missed. If interested we provide walking tours and transportation. Please inquire.

The SpaceWe have affectionately named this house Casa Zaguán. The original construction of this house is from the 1830s. The house has 7 total rooms, 2 of which are bedrooms. There are 3 full baths. Casa Zaguán originally was two houses, and the area from the front door leading up to the statue (Hebe, the goddess of youth) and beyond to the courtyard was actually a caleta (small street) called Calle Zaguán. The entrance to the left-hand house was where the double doors are on the left of the statue. The entrance to the right-hand house was where the kitchen counter is located, and you can see the outline of the doorway in the exposed brick wall. These bricks were all made by hand and this construction is what you will find also beneath the black and white tile floor, which was the first installed floor in the structure. The arches were made by the Spaniards as was the entire house with small modifications. The arch doorways with the carved woodwork atop are typical in this construction era and allow for the circulation of air. The wooden ceiling beams are also original and are made of eusebio, a natural wood of Puerto Rico. The casita (sleeping quarters) was built at a later date. The casita is off of the courtyard, is air conditioned and has 2 separate rooms, each with its own full bath. There is no door, but there is a privacy curtain between the two rooms. One room has a king-size bed and the other has a full-size sofa bed. Additionally, there is a single bed inside the main house, off the dining room area. Casa Zagúan has a beautiful courtyard, is tastefully furnished, and has lots of books and artwork by local artists. It is centrally located - short walking distance to two ancient forts, other historic sites and Old San Juan shopping and restaurants. All the books, CDs, DVDs are there for your enjoyment; please use gently and return to their original location. Guest AccessFlexible check in & check out, depending on availability. The guest and their party rents and has access to the entire house and everything in it during their stay. Interaction with GuestsPlease ask - text, call or email - about any questions or concerns. Your questions and comments are always welcome and will be responded to quickly. The NeighborhoodOld San Juan has something for everyone: beautiful views (great for photographers), architecture, restaurants, art, museums, shopping, history, sculptures, people-watching, music, dance, bars and nightclubs. This city is on a hill – so you will be walking uphill and downhill. Stay hydrated. Also, many of the streets are cobblestone, and the sidewalks are uneven, so wear comfortable, sturdy shoes. Old San Juan is considered to be a safe place to walk around. You will notice a police presence. They are all bilingual (Spanish/English). If you’re lost or need directions, just ask. At night, you have to use common sense, but if you stay in the tourist areas, all is well. Getting AroundA free trolley runs throughout the city. Old San Juan is not a big area, and the best way to get around is walking through its streets. You want to see all the details - the architecture, people, food and street life. Most attractions are within walking distance of each other. Taxis and Uber are available. Other Things to NoteFiestas de la Calle San Sebastián The San Sebastián Street Festival (Fiestas de la Calle San Sebastián) has been an annual event on Calle San Sebastián in Old San Juan since 1970, and what started as community fund-raiser has become THE festival to go to in January. Loads of locals and tourists attend this 4-day event. Premium rates apply and long advance notice is required to reserve the house for these dates.

You have a coffee maker, Iron & board, and a hair dryer in each bathroom, portable phone with answering machine & free unlimited local calls, and complimentary high speed Wifi throughout the apartment. Interaction with GuestsI live on the 3rd floor of the building, so I’m around for emergencies, and if you arrive late night, it will be me who receives you. Other than that, my staff downstairs at Boveda 7 days a week, 10am – 6pm can help with concierge services and recommendations, so you are not abandoned. The NeighborhoodOld San Juan is a UNESCO World Heritage site, literally dripping with charm; unique because you can actually enjoy the romance of its cobblestone streets, 16th century buildings, forts, palaces, legendary cultural events, shopping and nightlife, from your own apartment in an historic building, on the prime and most secure block, in the middle of the gallery / shopping district; bustling during the day, and quiet at night. We are on Cristo St., between San Francisco & Fortaleza: 1 block from the Governor’s Mansion so there are 2 policemen on the corner 24/7. The building is surrounded by historic monuments. We are 1 block north of the Cristo Chapel, Pigeon Park, and La Fortaleza. One block west is the Plaza de Armas, where you'll find cafes, grocer and drug stores. Getting AroundSJU is an international airport, so there are always cabs (usually van size) 24/7. If you are staying in San Juan, you won’t need a car. Old San Juan is only 8 sq. blocks, and you are right in the center. 1 block away, in the Plaza, there is a stop for the free trolleys that go around San Juan, and taxi a stand. If you want to go exploring outside San Juan, you can join one of the tour groups, or rent a car. We have all the major car rental agencies. The closest & cheapest is Budget, and …they’ll pick you up. HOW ABOUT PARKING? Finding parking in Old San Juan can be challenging. On street parking is free, and although it may not be right in front of the building, you will find something. If you prefer, there are several reasonable pay parking lots within a few blocks. See locations on last photo/map. Other Things to NoteWHERE'S THE BEACH? The nearest great Blue Flag beach, Escambron, (which you can look up) is a 5 min bus or cab ride or a long interesting walk away. If you walk, you pass San Cristobal Fort, then continue along the ocean; passing the monument Plaza to San Juan Baptista, The Capitol building, the famous “El Hamburger” local restaurant, and the lovely Munoz Rivera Park. Most people prefer to stay in Old San Juan and "travel" to the beach rather than the other way around, because everything else you want to do or see is here, and there's no traffic coming into Old San Juan, during the day. It is not uncommon for powewr or water to go out without notice. We have a cistern on the roof which will provide water for the building for several days if everyone's careful. There is no remedy however for power failure. We cannot be responsible for loss of city services.

The SpaceThe building is over 100 years old and with that character comes a rustic charm that we like to be very honest about. It is a beautiful space that ha required a lot of loving hours and determination to get it to where it is now. We have renovated the space into a unique setting for travelers to enjoy. It is a project of passion in progress and we appreciate your flexibility and support while we upgrade the amenities. Please keep an open mind and open heart when booking this house as it is very different than a normal hotel experience. The floors of the building are historic brick and the old wooden doors and windows are classic Spanish style. Much of the repairs to be done are on the wood frames and several windows on the roof are empty. When it rains hard we do get some extra water in the building but the bedrooms are very dry and made comfortable with fans at all times. The space features an indoor garden created by a shaft that allows rain and flowers to fall down into the green room. During heavy rains the sound of a water falling echoes through the house. We have planted a small herb garden and there is nice big hammock to lounge in. The building has 3 full bedrooms in it, 1 medium size bedroom on the first floor in the back of the building with a queen size mattress and another smaller bedroom with a full size mattress that has doors that open onto street level with ocean view. There is a third bedroom on the 2nd floor also with a queen size mattress. There is also an additional twin size mattress and a hammock on the 1st floor, a big comfy couch with a full size fold out mattress and a chaise lounge which are perfect for naps and extra guests. The third floor has a mattress which can be converted from a couch into a bed as well. The Roof is a great place to watch the sunrise and practice yoga or enjoy a meal so please take advantage of it and sleep under the stars in the cabanas! The house has 3 Bathrooms each with a shower, toilet and sink. The shower on the 1st floor only has refreshing cool water, but the 2nd and 3rd floor has nice hot water. Old San Juan does occasionally experience water pressure interruptions and we keep large water bottles available in the case of emergency, luckily these small inconveniences only last a few hours and have been infrequent lately. We do not have have Air Conditioning or TV but we do have Wifi! We have multiple fans in all of the bedrooms and at the couch to make it as cool as possible. The open air design of the house keeps a constant ocean breeze. Curtains in the living room can be drawn for complete privacy as needed. We have remodeled the kitchen on the second floor and have several electric burners, a small fridge, an array of kitchen utensils, pots and pans which you are welcome to use to cook. Feel free to make yourself at home in this space as we want you to feel comfortable to do anything that brings you happiness. If you need quiet time to meditate, a romantic getaway or are looking to go out dancing, let us know so we can help with recommendations to make your experience better! During rainy periods we do get a fair amount of water in the third floor and near the doors facing the ocean if the doors are not closed during storms but both interior bedrooms are always dry. There is also a leak in the third floor roof which drips down in a few minor spots on the second floor, this is only problematic if doors are all left open and rain is continuous which is rare. The open area style does mean there are a few lizards and some bugs inevitably find their way inside, we do our best to regularly spray and keep all food enclosed however it is something to be aware of. Some people are more susceptible to irritation from mosquitoes than others so you may want to bring extra bug spray. The bedrooms both have mosquito nets and fans to make them as comfortable as possible. We also have citronella candles as well as bug spray available. Please keep in mind that this is a tropical environment and a very old city so we do get lizards, ants and flying insects at times. We do our best to continually treat the floors and prevent as much of the inevitable as possible. At night the sound of the local coqui frogs can be heard through all the rooms and with the candles lit the house is a very special place. In the morning the sound of birds chirping gently greets you from the trees behind our building. Due to our location in the heart of the Capitol there is often late night noise, early morning traffic and occasionally some construction in the neighborhood so please be realistic about expectations. We have put a lot of love and time into making the space special for travelers, we hope you enjoy exploring it as much as we have while creating it :) Guest AccessGuests will have access to living room, bathroom, indoor garden, common area on the second floor and rooftop terrace. We do have a closet in the small first floor bedroom that we keep locked at times and a tool storage area on the first floor with construction material that we prefer be left alone. One bedroom on the second floor is reserved for the caretaker. Interaction with GuestsWe are cultivating a flexible environment and appreciate guests who are mostly self sufficient. On the majority of occasions there will be a member of the staff available from 12 noon - 6 pm if something specific requires special attention. We aim to please and will do as much as possible within reason to accommodate any requests given with advance notice. Please keep communication via the Airbnb messenger for organization. Text and cell service can be limited and we can always access Airbnb. We try to respond as quickly as possible however due to our travel and personal schedule there are times when we are offline. Your welcome to contact via email, phone or text in an emergency situation. In some occasions we do offer to assist with tours and hosting dinner events so if your looking to be taken care of and guided through the island we can certainly make arrangements to cater to your needs. The NeighborhoodOur building is located directly between 2 castles adjacent to the coastline. Constant community events, live music, local markets and a strong pride in the protection of this historic area has created a small town feeling in this cosmopolitan district. There is something for everyone in Puerto Rico especially if you love art or nature or history or the beach :) I highly suggest the following: -Walk the Princess Passage which skirts the perimeter of the Castle walls -Take pictures inside the castle and wander through the historic rooms -Visit the Waffle Era for delicious food and tea with a great view of the ocean -Order sushi and coconut mojitos at the restaurant Dragonfly -Try the local dishes like Mofungo at Triana Tapas & Flamenco -Dance to live salsa music at the Nuyorican Cafe -Rent a jeep and drive to the waterfalls in the rainforest of El Yunque -Hit the beach with a picnic and catch the sunset in Ocean Park -Go play some black jack at the casino La Concha in Condado -Do some dancing in the Lounge of El San Juan Hotel or Brava Nightclub -Fly or take a ferry to our neighboring islands Vieques & Culebra -Take snorkel and scuba tours all around the island or -Just keep an open mind and meet new people and find something different! Getting AroundThere are many taxis on our street, a FREE trolly, buses and even horse drawn carriages. Transportation is very easy to find and we are happy to connect you with one of our favorite drivers who will take you anywhere on the island for a reasonable price! Other Things to NoteWe currently are currently restoring this unique 100+ year old spanish building, While it is in transition we have lowered rates and appreciate guests who are flexible with the rustic conditions and natural decay from the tropical environment. Please keep in mind that we do not have a air conditioning or TV. Although we do have a fan in every room and WIFI! Remember that "The only zen you find at the top of the mountain is that which you bring with you." This is a creative space for adventurous travelers with an open mind. We appreciate your patience while we improve the space :)
