The SpaceA quaint little room in the upstairs of a two-story home in a safe, central city neighborhood. Twin bed, like when you were a kid. How amazing is that?!?! Great afternoon light and a view into the backyard to watch over the chickens running amuck. Please enjoy cupboard and closet space. If you need a ride from the airport and our schedules coordinate, $10 (would be $20 by cab); or from the train/bus station, $5. Guest AccessKitchen is user friendly. Space can be provided in the refrigerator for you. While we don't cook a separate breakfast for guests, we do have basic breakfast things available: tea, coffee, fresh eggs, oatmeal, fruit, milk, non-dairy 'milk' is usually available, too. If you are planning to cook a more complicated meal, do coordinate times with the hostess. In warm weather, the front porch is a great place to lounge and have your meal. The dining room adjacent to the kitchen is also available. The resident hostess works from home and her desk is downstairs in the living room. We ask not to congregate in the there during the hours she is working. No smoking anywhere on property. Interaction with GuestsEach guest has their own private room. There is one other AirBnB guest room in the home. The bathroom is shared with all in the household. The hostess sometimes dog-sits so there may be more than one dog in the home. Great care is taken to keep a calm and clean inside environment. The resident 16 year old dog is quite mellow. She opens up to be a sweety over time. She's a momma's gyrl, so will generally leave guests alone. The hens in the back yard can start clucking with break of day, which can be heard from the open windows of the guest rooms. No cockadoodoodling rosters, though, rest assured! I recently adopted a kitty (in january 2016)...cute as a button! In general, the kitty, as with the dogs, is not allowed in the guest rooms, unless she wanders in with permission of the guests. She's very much a sweety, too! The Neighborhoodthis neighborhood is central to A LOT of classic Rochester. our home is within blocks of several very good restaurants: ethopian, indian (restaurant and grocery), chinese, japanese, and of course....the token pizza joint, diner and pub. it is 2 miles from the UofR, a mile-ish from downtown, 4 miles from MCC and 6 miles from RIT, blocks from the local bar. we are in a perfectly central location to anything you might want to enjoy in the city of Rochester. there's even the oldest cinema in Rochester just 3 blocks away....the double feature is always $5....the BEST movie theatre popcorn @ $3 for a large. we love this town. Getting Aroundas hinted above....walking can get you almost anywhere you need to go for the essentials: the corner store, meals, even the barber shop. if you have your own car, we do not have a driveway, so street parking will have to do. there's a saying in rochester that wherever you need to go....everything is only 10 minutes away! oomf! the public transit system in and around Rochester leaves something to be desired. a new downtown terminal and the recent bidirectional opening of formerly one way streets might have improved service. here is the link to the bus schedules: (website hidden) from the airport, a 10 min cab ride to here costs a flat fee of $25. i've heard one guest get it for $19. the downtown bus and train stations are 5 minutes away by car. since i work from home, my time is flexible and, schedule willing, i will be glad to come pick you up or drop you off for $10 each way to the airport; $5 to the bus and train station. Here're recommendations for a local cab companies: The Adene Taxi Service is operated by a family in the neighborhood. Great neighbors, and helpful -- ((PHONE NUMBER HIDDEN). Magic Taxi -- ((PHONE NUMBER HIDDEN) Park Ave Taxi -- ((PHONE NUMBER HIDDEN) Other Things to NoteGuest dogs are very welcome as long as they are friendly and well behaved (i.e., won't destroy anything). I have several sizes of dog crates available for when you need to leave your dog unattended. I can also dog sit while you are out during the day for a small fee ($8 half day (less than 4 hours); $15 full day). This includes taking on a couple of walks and hanging out with me and Ramona while I work.

The SpaceWe offer hostel-style accommodations to laid-back, travel-savvy sorts on a tight budget. If that sounds like you, all signs point to you loving it here! If, on the other hand, you're looking for an upscale B&B, that's cool, but that isn't us. With that said, we don't mind saying that staying with us is pretty gosh darn great. If you want to stay at the Four Seasons and spend $200 a night, then have at it. No need to lug around those 2 liter bottles of shampoo and conditioner when staying at the LFC! *Please note that our listings span 5 houses (all within 1-minute's walk or less). Our meals are organic and vegan-friendly, and we generally get together Mon-Wed for dinner, plus brunch on Sundays. =) Getting AroundWe're located on a bus line that'll get you downtown in about 10 minutes or so for $1. We also offer bicycles at a rate of $5/day or $15/week. The buses here have a special rack for bikes, in case you fancy a bit of hybriding. We're happy to provide pick up/drop off at the train or Greyhound/Trailways/Megabus stations as a courtesy to our guests. We can also offer rides to and from the airport, but for this we ask that you pay a fee of $20 as it"s quite a bit out of the way for us. You can also catch a taxi for about $30-35 or (and this is possibly the best deal) you can ride the bus directly to/from our home to the airport without a single transfer for only $1 (the only downside being this method takes approximately 45 minutes to an hour). There is a rich abundance of on-street parking available with no alternate-side or other restrictions, but if you'd prefer to park off-street, we can make some space available for $2 a day. Other Things to NoteWe have 8 houses all clustered together. Each house has permanent residents as well as guest rooms. If you're looking for a sociable, community-oriented set up, you've found it! If you're not into sharing space with other travelers/humans, this might not be the listing for you. The SpaceCharming private guest room with firm, comfortable double bed on the second floor of beautifully furnished, clean, well maintained 1886 Victorian house. House has hardwood floors, tall windows, lots of art/antiques. Huge eat-in kitchen with cabinet for your groceries, share fridge, use cooking facilities. I provide linens, towels, toiletries, hair dryer/flat iron, ironing board and iron. Rate includes wireless, laundry, use of large eat-in kitchen to store your food and reheat (please ask about cooking), fenced-in back yard, gas grill, 2 living rooms (one with flat-screen TV/DVD). Bike for loan for someone around 5'5" (free). House is two blocks from restaurants, cafes, bakeries; near George Eastman Museum (6 blocks), Zen Center (3/4 mile), Memorial Art Gallery (1 mile), Eastman School of Music (1.5 miles). Great location for Jazz Festival, city festivals, college graduations, golf. In 13 years here, I have redecorated and upgraded the house--new windows, refinished oak floors, etc.--but it's not fussy--dogs and kids are welcome. Upstairs large bathroom with tub/shower is shared; another bathroom with shower available downstairs. For 1 additional guest, air mattress available ($15 additional). Another private room listing-- double futon in my office--see Heart of Park Ave--Office Futon. I have a friendly basset hound but he stays out of the guest room. Coffee/tea available here and there's a great bakery and other brunch spots/restaurants on Park Ave. PARKING available to share my driveway, with me or other guests. You can also park on my street in one of 4 spaces, or on Milburn, the cross-street with alternate day parking (read signs carefully). Other parking available on side streets or other streets, but check signs carefully. Gay-friendly location. Bus to downtown Rochester from Park or University Avenues. I often work at home, so I'm around quite a bit but in the early mornings I take my dog out for a long walk. If you see me upstairs in my office, however, please be aware that I am at work, but I keep my door open in case you have a quick question. The NeighborhoodBeautiful historic neighborhood with lots of trees, old houses, interesting architecture, friendly neighbors walking dogs, close to Park Ave with lots of cafes, restaurants, small stores, 7-Eleven, CVS, dry cleaner. Great for walking around and looking at architecture. Getting AroundU of Rochester free shuttle buses during the semester stops at the corner of Park and Culver, the RGRTA bus #31 goes downtown, buses 18/19 to UR are not too far away on University Avenue. Bike for loan for person around 5'4". Parking in my driveway included. Other Things to NoteI speak fluent Spanish, rusty French and a little German. I have traveled around the world and know what it takes to provide comfortable accommodation that meets your needs. If there is something you need, please ask! The SpaceRochester is the "Flower City"! This is our best room for young families or extended stays. The room is slightly larger than our other listings, with walk-in closet and shelves in a separate dressing area. It is perfect for a week-to-week or monthly rental. Scholars, send me an offer on a monthly rate & I'll consider it! The home is a turn of the century American four-square with beautiful wood details. Perfect for med/grad/international students and researchers, or visiting parents. We have three guest rooms, and two shared bathrooms. I am happy to let you know if other guests will be present during your stay. Sleeps 1-2 on a full bed. This room will accommodate three, with a blow up mattress in the separate dressing room. This is intended for guests with children. For adult parties of three we recommend booking a second room with its own comfy bed! Guest AccessGuests are welcome to use the shared kitchen, bathroom, backyard, washer, dryer and iron. There is space for guest food in fridge & cupboards. Ample street parking. Fire up the gas fireplace in the living room and relax! Have had many wonderful experiences as an Air BNB guest and hope to replicate them in this home. Interaction with GuestsLove visitors, but can accomodate guests desire for privacy as needed. The general vibe of the home is that of international exchange students, dinner parties, and campfire chats. The NeighborhoodVery walkable, diverse and arty. Sushi, bars, BBQ, coffee, chocolate, ice cream, rock & roll, wine bar, salon, painted murals, record shop, movie theater, and more are just a few blocks down the street. Both the neighborhood and this space are very LGBTQ friendly. Beautiful gardens and folks who take pride in their homes make for a neighborly experience in the South Wedge. Getting AroundWalk, bus, bike! Car is convienent for the greater Rochester area, but not mandatory for this neighborhood. Rides to the grocery store or airport are negotiable for lengthy stays. Other Things to NoteDog! There is a dog in the house. He does not go in guest rooms, but does roam the public areas. A small but mighty fellow.

The SpaceI have no Alp-horns, but I offer you a guestroom with a queen size bed in a 3-bedroom house located on a quiet and tree lined neighborhood street. The house was built around 1920 and has original gumwood trim and leaded windows. The bedrooms are upstairs with a queen size bed in the main guest room. It has a nearly new, firm but comfortable mattress and there is plenty of space to put away your things in the closet or the dresser. In the summer, I install a window air conditioner. If there are more than just the two of you, you can also rent my secondary bedroom which has a single and a trundle bed (if available). This room is also great for a single traveler who is ok with a single bed at a 10% discount. Even if the calendar says that I am busy you may want to check with a short note and I may be able to accommodate you. There is a big shared bathroom on the same floor as the bedrooms. It has a bathtub and a shower with a big showerhead. A second new full bathroom is in the attic and there is also a half bathroom downstairs. In the front of the house, there is a nice porch that can be used for resting or dining and watching the comings and goings. You will find a quiet back yard with vegetable beds and a picnic table. If you come in the Summer or Fall, some mulberries, raspberries, tomatoes, or pears may just be ripe and ready for your picking. For the active visitor I do have a couple of bicycles (not fancy) to tour the city. I will generally make the driveway available for your parking, but there is also ample parking available on the street in front of the house. Pets are negotiable. You will find stores and restaurants within 3 Minutes walking distance and so are bus stations. A couple of hand me down bicycles are available, use at your own risk. Guest AccessIn the recently renovated kitchen you can store, cool, or heat up your food and eat at the breakfast nook or in the dining room. You may also relax in the living room where during those cold winter evenings I oftern keep a fire going in the fireplace. You may also relax or dine on the front porch or in the backyard. Interaction with GuestsI like to meet people staying at my house and will provide you information about the house, the neighborhood, and Rochester as you need and request. In general I am busy with my own projects and tasks and like to fade into the background when you have what you need. But please let me know if I can help or things are not quite as you expected. The NeighborhoodYou will find stores and restaurants within 3 Minutes walking distance. For breakfast you have at least 3 choices for which you can get details on the web: James Brown's Place, Morningstar (Greek Restaurant), and Donuts Delite. For a local lunch or dinner you may enjoy Johnny's Irish Pub, the Merchant's Grill, the Merchant's Pasta House, or Paola's Mexican Restaurant. Within a couple of miles you can find great food at a decent price at Sinbad's (Mediterranean Food including Vegetarian) in the Park Ave area or Sticky Lips (BBQ) on the corner of Culver/Atlantic. If you like a fancier place there is Lento, Two Vine, and Pomodoro that I can recommend. My location is very central as the Downtown is about 3 miles to the West, the University of Rochester is about 7 miles away, Xerox Webster is 10 miles to the East, and Rochester General is 2 miles to the N. The George Eastman House is about 2 miles to the S. The public library with a playground is less than half a mile away. Lake Ontario with the Sea Breeze Amusement Park and the Durand Eastman Park is 5 miles to the North. Irondequoit Bay, just 2 miles to the E, invites visitors to come and play with their canoes or to rent one. Getting AroundIf you want to use public transportation, bus stations in all directions are just around the corner. A couple of hand me down bicycles are available, use at your own risk.

The SpaceWe are happy to offer a charming furnished room in a beautiful old 5-bedroom house located on a quiet street in the Park Avenue neighborhood. This room has a queen size bed with a very comfortable mattress, a small closet, bookcase, and a small dresser/cabinet for your clothes. The bathroom has a bathtub/shower and is shared with another guest room if we have someone here during your stay. You are welcome to use the large, updated, and well-equipped kitchen and the first floor laundry, to relax in front of the fire in the winter or enjoy your breakfast on the back porch in the summer. We have additional storage available if needed. We have two other rooms on the second floor available through Airbnb if you have a large group/family. Wireless internet is included, as well as window A/C in the summer. On street parking is available. We have two extra bikes available to borrow on a first come first served basis. Our house is within an easy walk to Park Avenue restaurants and shops. Museum district, the East End, Center City, and the South Wedge neighborhood are all very close by. The George Eastman House is a 10 minute walk through beautiful old neighborhoods. Our brand new Wegmans grocery store is a 10 minute walk or 2-minute drive away. The University of Rochester campus bus stops 2 blocks from the house. Two city bus stops are very close by can take you to University of Rochester/Strong Hospital or to downtown where you can transfer to other bus lines. We are easy- going hosts—happy to chat or to leave you be. We often have international guests staying so you are likely to meet someone interesting during your stay. Basement storage may be available. Interaction with GuestsInteraction varies with your interest/comfort level. Since we often have a couple international guests, we occasionally have house meals together or sometime arrange group shopping trips to international/asian markets. However, we respect your privacy if you wish to keep to yourself. The NeighborhoodThe Park Avenue/East Avenue neighborhood is one of the best in the Rochester area. Several restaurants, bars, shops, and lovely old homes are a 5min walk away. Grocery shopping at a new Wegmans store is a 10 minute walk. George Eastman House, internationally known photography museum also a 10 min walk. Getting AroundThe University of Rochester Shuttle stops 2 blocks from our house. City bus also stops close by. Getting to places not served by those two bus systems will require a vehicle or bike. Rochester is a good biking city, so in the warm weather a bike can serve you well. We have two bikes available on a first come first serve basis. Other Things to NoteThe house has working carbon monoxide detectors on each floor and working smoke detectors in every bedroom. Bikes are available on request. The bathroom for this room is shared with another guest room.

Getting AroundThe University of Rochester shuttle stops two blocks from the house. City bus also stops very close by. Many of our guests manages easily using these bus lines, biking or walking. If where you need to be is not on one of these bus lines and father away, you may need a car. This description will give you information on 1) the house, room, and other occupants 2) transportation & parking and 3) distances to various institutions and services The house is a large 5 bedroom, 2 story house, about 120 years old. Housemates are working adults and graduate or undergraduate students- responsible, friendly people- and a house cat. (I may have a pet-free household with a room or rooms available if you are allergic to cats, or simply need larger accommodations. The house is GLBT friendly, and we are open to people of all beliefs, faiths and creeds as long as they are tolerant, responsible guests. The SpaceThe house was built around 1920 and has original gumwood trim and leaded windows. In the recently renovated kitchen you can store, cool, or heat up your food and eat at the breakfast nook or in the dining room. The bedrooms are upstairs and this room has a comfortable single bed wth a trundle bed underneath. So if there are two people in your party and you would each like your own bed this is it. With the bed out it is a little tight, but during the day it can be quickly stored and then you have a decent amount of space. There is plenty of space to put away your things in the closet or the dresser. In the summer, I install a window air conditioner. This room also works well for your two children if you are taking my guest room (which is my other listing). So even if the calendar says that the room is not available please check with me because I may be able to juggle things around. There is a big shared bathroom on the same floor as the bedrooms. It has a bathtub and a shower. There is also a half bathroom downstairs. In the front of the house, there is a nice porch that can be used for resting or dining and watching the comings and goings. You will find a quiet back yard with vegetable beds and a picnic table. If you come in the Summer or Fall, some mulberries, raspberries, tomatoes, or pears may just be ripe and ready for your picking. For the active visitor I do have a couple bicycles (hand me downs) to tour the city, use at your own risk. I generally make sure that the driveway is available for my guests and there is also parking available on the street in front of the house. Pets are negotiable. If you want to use public transportation, bus stations in all directions are just around the corner. Guest AccessGuests can use the kitchen for storage and warming up food and drink. You may eat at the kitchen table or in the dining room and relax in the living room. The front porch and the back yard are great for having dinner or relaxing. On cool evenings I may make a fire in the fireplace. The fireplace may only be operated by the owner. For the adventurous visitor I do have a couple of hand me down bicycles that will allow you to get around town and visit the sites. Use at your own risk. The NeighborhoodThis is very diverse neighborhood where people like to enjoy life and respect each other's privacy. You will find stores and restaurants within 3 Minutes walking distance from my house. For breakfast you have at least 3 choices for which you can get details on the web: James Brown's Place, Morningstar (Greek Restaurant), and Donuts Delite. For lunch or dinner there are the Merchant's Grill, the Merchant's Pasta House, and Paola's Burrito Place. Within a couple of miles you can find great food at a decent price at Sinbad's (Mediterranean Food including Vegetarian) in Park Ave area or Sticky Lips (BBQ) on the corner of Culver/Atlantic. If you like a fancier place there are Lento, Two Vine, and Pomodoro that I can recommend. My location is very central as the Downtown is about 3 miles to the West, the University of Rochester is about 7 miles away, Xerox Webster is 10 miles to the East, and Rochester General is 2 miles to the N. The George Eastman House is about 2 miles to the S. The public library with a playground is less than half a mile away. Lake Ontario with the Sea Breeze Amusement Park and the Durand Eastman Park is 5 miles to the North. Irondequoit Bay, just 2 miles to the E, invites visitors to come and play with their canoes or to rent one. Getting AroundBus stops into and from the center of the city are less than a block away. A couple of nice bicycles are available with helmets and lights, meant for casual riding around town for exploring the sites. You are responsible for damage or loss.

We're happy to provide pick up/drop off at the Amtrak or Greyhound/Trailways/Megabus station as a courtesy to our guests. We can also offer rides to and from the airport, but for this we ask that you pay $20 to help cover the cost of gas as it is a bit out of the way for us (no charge to those booking a week or longer!). You can also catch a taxi from the airport for about $30-35. And, perhaps best of all, you can take a bus directly to and from the airport for only $1-2 each way! We don't smoke and prefer to host non-smokers. We're also vegetarians and, while we don't judge anyone else's dietary preferences, we do ask that you refrain from cooking meat in the kitchen while you are here. The SpaceThis is a large master bedroom suite on the 2nd floor of our 5-bedroom house located on a quiet street in the Park Avenue neighborhood. Built in 1910, the house has all the elegant character of the era: hardwood floors, stained glass window, original wood trim and detailing. The bedroom is quite large, with a king sized bed, fireplace, bay window seat overlooking the garden, desk, bookshelves, and an elliptical trainer. Perfect for a long term stay. The suite has a private bathroom, separate make up area and very large walk in closet. We can provide a full size futon mattress for the floor for an additional guest, so would work well for a family situation. You will be welcomed to use our updated and well-equipped kitchen and the laundry room on the first floor. You can relax in front of the fire in the winter or enjoy your breakfast on the back porch in the summer. We have plenty of cupboard space in the kitchen. Additional storage space is available. We're happy to provide pick up/drop off at the train or Greyhound/Trailways/Megabus station as a courtesy to our guests. We can also offer rides to and from the airport, but for this we ask that you pay a fee of $20 as both are quite a bit out of the way for us. You can also catch a taxi for about $30-35 or (and this is possibly the best deal) you can ride the bus directly to/from our home to the airport without a single transfer for only $1 (the only downside being this method takes approximately 45 minutes to an hour). There is a rich abundance of on-street parking available with no alternate-side or other restrictions, but if you'd prefer to park off-street, we can make some space available for $2 a day. We also provide free wifi and access to laundry facilities. We don't smoke and prefer to host non-smokers. We'll gladly show people around. In fact, we prefer to spend as much time with our guests as we can, schedule permitting! We'll make you breakfast, lunch, and/or dinner depending on when we/you are around. Or, if you'd like to make us dinner, we can show you to Wegmans, the Taj Mahal of grocery stores or (perhaps even better) to the local food co-op. Our meals are organic and vegan-friendly, but you're welcome to buy and eat meat if you'd like. We would prefer that you did not use our kitchen to cook it, though. There is no end to our supply of towels, pillows, and blankets. We also have a disturbing amount of reusable shopping bags (feel free to take one of those as a souvenir when you leave). The toiletries are plentiful here as well. No need to lug around those 2 liter bottles of shampoo and conditioner when staying at RocBnB! We look forward to hosting you! -RocBnB & Hostel
