The SpaceNOTE: Please reach out to us via the messaging option to confirm your dates and cost before booking. Thanks so much! During the winter months it is HIGHLY recommended that you travel to the house with a four wheel drive vehicle. The country roads can get pretty snowy and icy, especially just after a storm. We have our driveway plowed after each 2"+ snowfall. Thank you for checking out Amber Lake Cottage, a sunny and lake front house in the Catskills. The house is about 100 miles from the George Washington Bridge, so it's great for a city escape. There are two bedrooms (sleeps 4 people total) and one bathroom. The entire house has been imaculately restored/renovated with a mid century danish modern decor featuring pieces by Arne Voder, Finn Juhl, Warren Platner, Arne Jacobson, Ilum Wikkelso, and more. The home has been profiled in the NY Times and a number of design magazines. If you love to cook, there is a very spacious chef's ktichen with dishwasher, washer/dryer, and a large island with 4 barstools with all marble countertops. There is a large dining table and a cozy wood burning fireplace to snuggle around while watching a movie with awesome surround sound. Outside you have Amber Lake to swim, boat, or relax in from our private dock. There is also a large outdoor grill, rowboat, and fire pit on site for your use. High speed WiFi is included and there is also a 42" TV and also an Apple TV that has a Netflix and Hulu but there is no cable/live TV service. The bathroom has a rain shower head. Activities in the area include skiing (about 40 minute drive), fly fishing, regular fishing (right from our dock), hiking, cross country skiing (about an hour drive), and the general Catskills beauty. The house sits on Amber Lake which is spring fed. This is a private, non motorized lake. You can swim, fish, row, and, if the conditions permit, ice skate and ice fish on the lake. While there is no public access to the lake, there are other homes on the lake. Please note that there are no life guards on the lake. If you have any questions, please be in touch. PETS ARE ONLY ON APPROVAL. Please let us know if you would like to bring your pet. Sorry, no cats - one of us is allergic. Please note that there is no air conditioning in the house. We have ceiling fans in the bed rooms and a couple of portable Vornado fans for the living area. Features: - Gorgeous lake front property - Danish Modern furniture - Large dining table - Wood-burning fire place - private dock (non motorized lake - don't bring your jet ski!) - fire pit in the backyard - three huge decks with large gas grill - Rainfall shower head in bathroom - linens & towels provided - High speed WiFi - TV with Apple TV, Netflix, and Hulu, - 5.1 surround sound system with Airplay for your iPhone - Fully equipped chefs kitchen Guest AccessGuests will have full access to the house, property, and lake. Please note that while there is no public access to this lake, there are other homes on the lake. If you are looking for complete seclusion our home may not be the best fit. Generally it is very quite, but weekends (especially holiday weekends) tend to bring the neighbors out onto the lake. Our dock is is private. Interaction with GuestsWe will be available to you, but stay out of your hair as much as possible so you can have a quite, comfortable stay. We are not at the house when you are but we are available by phone, email, and text if you need us for any reason. We live in Brooklyn, not in Livingston Manor. The SpaceOur lakeside home sits on a hillside overlooking beautiful Tennanah Lake (largest private lake in the Catskills). We love the quiet serenity of being out in the country, while still only 10 minutes from Roscoe stores and restaurants. We enjoy the house in all 4 seasons, but our favorite season is the summer. Nights are usually cool, with ceiling fans and open windows keeping it quite comfortable. We think you'll love falling asleep with the sounds of water lapping at the dock and waking up to great sunrises. Our spring-fed lake is clear and refreshing - perfect for a summer day swim. Look for the eagles that nest across the lake. Great fishing - Tennanah lake is stocked with bass, trout and perch. We are also minutes from world class trout fishing streams and several outfitters in Roscoe. Our home is on a hillside, so the great views come with somewhat steep path down to the water. We have a floating dock and the water gets deep quickly. May not be suitable for families with very young children or those with physical limitations. Guest AccessSwimming, fishing, hiking and relaxing on our decks. Golf and tennis are 10 minutes away at the Tennanah Golf Club Interaction with GuestsEverything you need for a great stay is in the house. Bedroom 2 has a twin size bed, desk space, dresser, closet, and a brand new twin size blow up in the closet. Bedroom 3 (master) has a queen size bed, closet, leather chair, and large dresser. The living room also has a very comfortable couch, which can sleep 1-2. Guest AccessYou are welcome to enjoy the entire property. There is also a large dry basement where you can store anything you need for the time being. Interaction with GuestsI can be reached via phone/text/email throughout your stay. The NeighborhoodWhile here you'll hear a lot of birds, the sounds of the trees blowing, and the crackle of your campfires. The property is on a private road, so you won't be seeing anyone near the house. However, there is one neighbor across the road, so please be respectful of any late night noise. Noise carries far in the woods. Within 5 minutes, you'll come across 2 lakes, 2 ponds, and a few streams. Roscoe (14 mins) and Livingston Manor (20 mins) are full of state land, streams, rivers, and lakes. It's bliss up here! In the town of Roscoe you'll find Roscoe Brewery, restaurants, Prohibition whiskey distillery, gas stations (3), a laundromat, a health store, a pharmacy, a liquor store, wood, a golf course, tackle/fishing shops, etc. The market there has your basic needs covered, but for a big grocery store drive 5 more minutes into Livingston Manor to the IGA grocery store. Livingston Manor also has some great restaurants, a brewery, bakery, and a great organic market. Alternatively, you can drive the opposite direction to Calicoon (about the same distance as it would be to get to Livingston Manor) which has a big grocery store, great restaurants, pubs, a movie theater, and some fun shops. Calicoon is right on the Delaware River, always a beautiful site. Getting AroundThe property is only reached by vehicle. The road turns from asphalt to dirt road at a certain point, so expect to be on dirt roads when exploring lakes and rivers in the area. You can get a bus to Roscoe from NYC on the Short Line should you have any friends who miss their ride. Other Things to NoteThe home is a beautiful drive and out in the wilderness 14 minutes from town (Roscoe), so it's quite secluded out here. In the town of Roscoe you'll find Roscoe Brewery, restaurants, whiskey distillery, gas stations, stores, liquor store, wood, etc.

The SpaceThe photos really don't do the space justice. Our unique farmhouse/lodge features a fireplace open on all four sides, a cathedral ceiling, 20 fruit trees and 9 acres right on the Beaverkill River. MBR with bathroom en suite with sliding doors to balcony on one loft, 2 more BRs on the other loft. Bring your Apple TV to plug into our Smart TV, your snow shoes in the winter, fishing reels in the spring. Outdoor fire pit will let you see the stars while you roast marshmallows and you can BBQ on the deck right outside the LR sliding doors. We LOVE this house and want to share it with you when we aren't there because you too will love it and make it your home away from home. The second floor is split into two lofts on either side of the house. The MBR is one of the lofts and has a bathroom en suite, and a balcony with stairs leading to the lawn. The Full size BR and Twin BR are the other loft and do not have access to the outside, only interior. The house is located on 9 acres along the Beaverkill River. * The upstairs sliding door latch does not hook properly. To open or lock the door, please push the button on the bottom of the door. This will secure the door. * The shower door sticks a little - please lift the door as you open and close to help it :) * The garage is still a work in progress - thank you for understanding. This is one of the reasons I currently keep the price below market value. FIRE SAFETY - Please be aware that outdoor fires need to be fully extinguished when you leave them, as they can cause forest fires. Also, please extinguish your indoor fire and close the doors of the fireplace, before retiring for the evening. Thank you! Guest Access1. To enter the house, please put in the code you are given to access the lockbox on the doorknob (this may change regularly). You will find keys to the front door, the interior door and the side porch door. 2. Please replace these keys in the lockbox, when you are leaving. 3. The only area off limits is the attic and studio space (which is locked anyway) over the garage. We are using this for storage. Check-in is between 1-2 pm and generally depends on when the previous guests have left. Please call the owner within an hour of arrival at (PHONE NUMBER HIDDEN) to verify that all is in working order and to trouble shoot any issues. We have gotten feedback that some GPS instructions take you to the end of Gavette Road for our address. It is in fact, the first house on the left as you enter Gavette Road. The House Manager will disarm the alarm before your arrival and the house will be unarmed during your stay. Please don't touch the alarm during your stay, as you may inadvertently call the Troopers! The fire alarm is always active, however. Interaction with GuestsI am always available by phone, and the house manager is 10 minutes away. You may also see our neighbors up the road. I always like a phone call within an hour of your arrival to troubleshoot any issues and to talk to you and say hi. You can use the laundry detergent and supplies in the bathroom, but please let me know if something runs out as we may not notice it :) The NeighborhoodTHINGS TO DO: 1. Bridle Hill Farms - horseback riding 2. Tennanah Lake - Golf Club and swimming 3. (URL HIDDEN) for nearby hiking and this note from a guest who hiked it (thanks Nancy!): the "seasonal" road off Morton Hill can be difficult to drive depending on weather and season. 4. Beaverkill Angler in town for fishing gear and licenses. 5. Local eateries include the Roscoe Diner, Raimondo's, Spiro's Countryside, Riverside Cafe, Roscoe Bistro. Rockland House and The Courtyard 6. A list of local watering holes - (URL HIDDEN) AREA You can also swim in the river by the house - it is pretty deep. Other Things to Note* There is a croquet and badminton set in the garage to the right of the door as you enter from the house. * There are stack-able plastic chairs in the garage to use around the campfire. * There are extra camp chairs and boots in the hall closets. * There is a game table under the stairs by the deck. It has cards, checkers, chess, backgammon and dominoes. * Also, please understand this is not a hotel, this is a house we use and love. Our coats are in some closets, our games and tools are here, you can borrow our boots if you want to wade in a stream. It's cool! Just please be kind and thoughtful and put things back where you find them. Sometimes guests leave salad dressing and ketchup in the fridge! It's also cool, and not something I'm always aware of. We keep it very clean, but it is in the woods, so there will be wildlife outside and sometimes a spider or fly gets in the house. Please know this is normal. My dad built this house from scratch. He bought the property in 1977 and then built up the farmhouse and planted all the trees. It runs along the Beaverkill River and provides wonderful private fishing access along the stretch of the property. There is lots of wildlife - pine martens, bobcats, porcupines, and of course the usual suspects of deer and bears and a huge variety of birds. We even had a Canadian lynx on the property once! It is wonderfully peaceful and we know you will love it as much as we do.

The sunroom in the back has a comfortable pull-out sectional (queen). The kitchen is fully-equipped with whatever cookware, dishes and appliances you need to cook a delicious meal. Help yourselves to pantry staples, condiments, jellies and fizzy water from the SodaStream, but please don't eat meats or meals from our freezer. Guest AccessFull access to the house and grounds, with the exception of the basement, which is undergoing renovation. Interaction with GuestsWe will not be there while you are there, but can be reached by phone. Please call if you have any questions or concerns during your stay. The NeighborhoodVenture out to nearby Crystal Lake for swimming and hiking, Tennanah Lake for golf, tennis, or swimming (in a pool), the Delaware River for rafting, the Beaverkill for fishing or find another destination in one of our hiking books. The nearest towns are Roscoe, NY and Callicoon, NY, each about a 15-minute drive away. Callicoon, NY has terrific restaurants, a wine and cheese store, a bowling alley (serving homemade barbecue), antiques, and a bustling farmers' market every Sunday from 11-2. Roscoe, aka "Trout Town USA," has numerous fishing clinics and gear shops, as well as a brewery (Roscoe Brewery) and a distillery producing vodka, gin, and bourbon (Prohibition Distillery). It also has a natural foods store, several restaurants and a smaller farmers' market Sundays from 10-2. Both towns have a grocery store, library, pharmacy, and post office. Bethel Woods Center for the Arts is about 45 minutes away. Getting AroundYou'll need a car to get around; four wheel drive isn't necessary. There is a public lake nearby for swimming, hiking, and paddling (if you bring your own kayak/canoe). Other Things to NotePlease note that there is no internet or wifi and cell phone coverage is very limited. AT&T has very spotty coverage (1 bar in certain areas of the house and yard) and other carriers have no coverage. Enjoy the peace, quiet and solitude! There is no TV in the house, but we have an extensive DVD collection and a USB DVD drive that you may plug into your laptop.

Our secluded 5 ½ acre cabin sits at the top of a mountain. With 3 bedrooms and a finished basement it is perfect for a family or group of friends and cozy enough for two. Use the charcoal grill and eat outside on the deck while enjoying the views and listening to nothing but the birds chirp. If its chilly cozy up to the fire with a good book. The children can run free or play in the playroom. The upstairs loft had a queen bed and a bathroom. The main floor has two bedrooms, one with a queen bed and one with a full…(there is also a tent set up for the children), and a full bathroom, the open area includes a full kitchen, dining area and sitting area with a fireplace. The finished basement has a pull out sofa to accommodate extra guests.

Our lakeside home sits on a hillside overlooking beautiful Tennanah Lake (largest private lake in the Catskills).
