The NeighborhoodGuerilla Bay is a stunningly beautiful and peaceful bay on the northern side of Burrawarra Point,a peninsula complete with a working lighthouse. Early in the the mornings as you walk to the beach you'll see wallabies grazing on the sweet grass beside the road and hear the yellow tail Black Cockatoos flying up to the Point to feed on Banksia cones. With exceptional views all around, lots of wild life, wild beaches, great surfing, rock platforms and caves to explore, there's something to entertain the whole family . Getting AroundPriors bus service runs between Moruya and Batemans Bay throughout the day. The local club Tomakin Club offers a shuttle service. The SpaceLarge main room with adjacent kitchen and large sliding door access to the entertainment deck makes for excellent combined social time. Guest AccessAccess to everything except two drawers in the ensuite and two cupboards in the wall of cupboards in the second and third bedrooms. These hold cosmetics and clothes respectively. These have been locked. There is a table tennis table and other amenities for the beach provided in the garage for guests to use. Interaction with GuestsHappy to help just ring my mobile number which will be on the access email. The NeighborhoodVery nice beach and quiet area. Many permanent occupiers. Good walks around the headlands and back but you need to discover them! There are no shops in Rosedale. The next town either way on the main road has most things but it is a ten minute drive. The phone reception varies but is generally fair to almost acceptable most of the time. We are on the list for NBN / ADSL 2 connection but as yet no action!! We use an Optus wireless dongle and it transfers large documents quite well. Getting AroundBus stop at Rosedale on the main road takes you to nearby towns or to Canberra. Other Things to NoteThere is no cooling and only heating to the bedrooms. Temperature regulation of the house is achieved through closing and opening windows and doors. Most times there is a good breeze to cool things down and closing the windows/doors allows the house to warm up quickly. The water is tank water from the roof. Only the front tap is municipal water. If you would prefer town water it can be swapped over. Let me know if that is your preference. The water heater is in the roof and is continuous. Long showers are OK. There is a linen service on request. The cost is a fixed charge of $100 plus $10 for every set of bedding used. I am building an external shower near the deck but it is not finished yet.

Set in a spotted gum forest overlooking a wildlife sanctuary (two decks) this property is only minutes from Nun's Beach, one of the finest secluded beaches on New South Wales' Far South Coast. Or try Tranquil Bay Beach or Rosedale Beach, also only a few minutes walk. The studio is tastefully furnished with an interesting mix of mid century modern furniture - Eames chairs and table, Bentwood rocker, Aalto and Mogenson furniture, and early Australian Parker sofa - and will accommodate up to three guests. Guest AccessGuests have access to covered parking. Interaction with GuestsHosts live on-site in a separate detached house. The property has a park-like setting of native bush and Australian fauna and flora. Other Things to NoteThe studio has a kitchenette with basic but adequate cooking facilities - hot plate, microwave, electric fry pan, fridge/freezer, toaster and kettle - but no oven. It is ideal for preparing breakfasts and light lunches and dinners. The area is well served by small cafes and restaurants where delicious, low cost meals can be obtained, as well as a very well stocked supermarket and a fishmonger selling fresh seafood Fridays to Sundays.

Guest AccessAccess the whole house. There are only two locked cupboards - one in the kitchen and one next to the bathroom upstairs. Interaction with GuestsPlease call me during your stay if you are confused about anything - something substantial breaks, or you think something could be improved or changed. My mobile number is (PHONE NUMBER HIDDEN), I'm usually quite busy so a text will always hurry me up. The NeighborhoodRosedale is a special place, with plenty of trees, wildlife and bushwalks not to mention swimming on our pristine beaches as well as whale watching from the deck. The beach is split down the middle with a marine park to the south. There is a small beach that is good for kids to the left and a great surf beach to the right. Be careful on the surf beach as there is a rip right in the middle (you can see it from the deck). Dolphins, penguins, whales and Canberrans are often seen in the vicinity. There is a well stccked supermarket on George Bass Drive as you head south towards Broulee. There are also restaurants and sports clubs in the vicinity. On Saturday mornings there is a great outside market at nearby historic Moruya. There is also golf, fishing charters, horse riding, a botanic gardens, an excellent zoo, a bird park, an historic goldmining theme park, historic Mogo with an array of antiques, eateries and bric a brac and an airport with links to Sydney and Melbourne. Other Things to NoteThe house is split level with a main bedroom, kitchen, bathroom and lounge room on the top floor and another 2 bedrooms, bathroom and lounge room downstairs. The house has great views and a private path to the beach. The house comes with mattress protectors, doonas, blankets and pillows, but no sheets, pillow cases or towels. It is also equipped with a washing machine. In addition to an oven, refrigerator, dishwasher, microwave, kettle and toaster the kitchen has a stovetop expresso maker, coffee plungers, teapot, blender and sandwich press and crockery and cutlery for 8. The TV has no reception but there are plenty of DVDs. There are also books, games and cds. The Hot Water service is small and runs quite hot - be careful with little kids. The outside shower near the side deck is warm water set at 35 degrees - great for a rinse off after the beach. There are 2 gas bottles - if one runs out use the other for the bbq. The Airconditioner comes on by itself every day at 10am for an hour in de-humidify mode. This keeps the coastal moisture out of the house, please just let it do its job, unless of course you want it to be cooling or heating the house. There's firewood in the cooler season - use for the outside brazier (downstairs on the flagstones) or in the slow combustion heater. Once going the fireplace keeps the whole place very warm. You'll often get quite a flock of parrots on the deck if you put bird seed in the bird feeder.

The area boasts some of the most beautiful and fascinating geological formations dating over 50 million years in age. The kids will love the rock pools and climbing the rocks. The native flora and fauna of the south coast bush is home to many native animals including possums, sugar gliders and kangaroos and Rock wallabies. The NeighborhoodSouth Rosedale is a lovely sleepy beach village. There are permanent residents surrounding us - so please be respectful of our neighbours. If you bring your dog with you - there are limited times for dogs to be on the beach. Please leave the dog safely on the gated deck (not in the house). . We love dogs but prefer them outside the house as much as possible. Amazing coastal bush walks & birds abound. Getting Around2 hours from Canberra, 4.5 hours from Sydney, 20 minutes from Batemans Bay (all supermarket / shopping needs), 20 mins Moruya and 5 mins from Tomakin & local IGA supermarket that sells all your food requirements & alcohol. A pleasant little restaurant also operates from here. Other Things to NoteWe prefer guests to provide their own linen, towels, tea towels etc so that we can keep the rental price down. The SpaceMuch of the upstairs of ‘Nuns’ has been renovated over the past few years and it now boasts a large, light, open plan kitchen/dining/lounge room decorated in a relaxed, coastal style with plenty of white paint and limed timber floorboards. The new kitchen with breakfast bar is fully equipped, with stainless steel Fisher & Paykel appliances. There’s a refectory style dining table seating 10, and in the lounge area, a stunning feature gas log fireplace and a 34 inch flat screen Sony TV/DVD player. There's plenty of books and magazines to curl up with on the sofa, as well as games for the kids and DVDs to watch. Guest AccessNuns Beach House is two-storey, but there are no internal stairs. You may rent just upstairs, or upstairs and downstairs (you will never share ‘Nuns’ with another party if you rent upstairs only). Downstairs is never rented on its own, it’s just overflow accommodation. There are 4 bedrooms upstairs, sleeping a maximum of 8 people and 2 bedrooms downstairs, sleeping a maximum of 6. The main living areas and best views are upstairs. The tariffs quoted on Airbnb are for upstairs only for up to 8 people. Downstairs attracts an additional tariff. Get in touch for a quote. If you rent upstairs only, you also have access to the laundry with washing machine and an extra shower/toilet, which is ideal for rinsing off after coming off the beach. You also have access to the downstairs garage to access the table tennis table and outdoor dining furniture. You cannot park in the garage, but there's off street parking for up to 3 cars in 2 driveways. Interaction with GuestsOur caretakers, Yvon and Michael, live locally and are able to help if you have any urgent issues during your stay at Nuns. In the first instance though, and if our caretakers are unavailable, my husband and I are available on our mobiles. Getting AroundTo get to and from Nuns Beach House, and around the Eurobodalla, you really need a car. Other Things to NoteSECURITY BOND - A refundable security bond is payable with each booking. This is a minimum of $600. It is refundable after your stay, usually within 10 days, provided the house is left as you found it with no damage, breakages, missing items or additional cleaning requirements, as reported by our property manager. CHILDREN AND SAFETY - We welcome children at Nuns Beach House. However, as parents and grandparents ourselves we know how excited young (and older) children can get when staying at a new house for the first time. If you have children staying with you at the house, we respectfully request that you ensure that they treat the house with care including all furniture, soft furnishings, fixtures and fittings. Regrettably, any breakages, damage or excess cleaning must be paid for and will be deducted from your bond. For their safety, please ensure that children stay away from the back boundary of the garden - closest to the cliff edge where some foliage has recently been removed and please monitor all younger children in the garden at all times. Also, we recommend that you do not let them adjust the venetian or roller blinds in the lounge room or bedrooms. GAS LOG FIREPLACE - There is an additional charge of $10 per day for use of the gas log fireplace in the colder months. LINEN & TOWELS - If you have not ordered and paid for linen, you will need to take top & bottom sheets, pillow cases and towels with you. Please note that it is a health requirement that all guests use top & bottom sheets and pillow cases. Guests may be charged additional cleaning fees if top and bottom sheets and pillow cases are not used. If you would like to hire linen and have beds made up, the charge is $20 per person. Please let us know at the time of reservation if you would like to hire linen and for which beds. The linen charge is payable with the tariff and bond. THINGS TO TAKE WITH YOU - As well as your linen and towels (if you haven't hired them) it's also a good idea to take mosquito repellent, matches, and a torch with you. WHAT WE PROVIDE - We provide doonas, doona covers, blankets, pillows and bath mats. In the kitchen you'll find tea towels, washing up liquid, dishwasher tablets, other cleaning materials, cling wrap, plus usually some spices and condiments. The bathrooms contain an initial supply of toilet paper. LOCAL ATTRACTIONS - There is a house guest book on/in the coffee table at Nuns Beach House with details of all the local attractions. There are also lots of brochures in the right hand basket beneath the TV. Description __________ Popular beach house in idyllic, private location perched just above the pristine, golden sands and turquoise waters of Nuns beach - a secluded cove flanked by wooded headlands, 15 minutes south of Batemans Bay on the NSW South Coast. Gorgeous, uninterrupted views of the ocean, beach, bush and headlands from the entire upstairs open plan living area, as well as from the main bedroom and ensuite, and the bunk bedroom at the back of the house. Situated on a narrow bushy lane leading to a headland and surrounded by its own native garden with no immediate neighbours, ‘Nuns’ is not overlooked and it doesn’t overlook any other house. It's very non-suburban, quiet and private without feeling isolated. You really feel like you're in your own private, holiday oasis!
