The SpacePriscilla and Stefania welcome you to the Garland House, our family home, built six generations and two hundred years ago by great great great grandfather John Garland. It is a very traditional low ceilinged farmhouse and has been lovingly maintained in its original state. The Garland Room is our primary rental, a private room on the second floor at the front of the house. Enter by climbing a narrow winding staircase, and find a room for two with a full size four poster bed, bureau and small sofa for reading. The Courtyard Room can be added, which is a very small room overlooking the back yard and woods. This room is entered through the Garland room and is furnished with a twin size bed and is available for 33.00 more. Both would share the bathroom and the mini refrigerator, coffeemaker and basic eating utensils in the kitchen closet area. We have just added a first floor room, Garland House Library, as a separate listing. A cannonball maple full size bed and bureau, desk, library shelves, local antique maps, private bathroom, and access from the front hall. I do sometimes allow a guest dog in this bedroom. Breakfast, including fresh seasonal fruits and berries, breads, yoghurt, and maybe a very fresh omelet from our free range eggs, will be served in our family kitchen. Nine Barred Rock hens may remind you that it is morning, and 2 well trained dogs from next door may be in back yard, always ready for a pat or a tennis ball. All animals have free rein of the back lawns, and pets are not allowed upstairs. We are a short drive to many beaches and state parks, 2 miles from the ocean and 5 miles from the culinary variety and cultural entertainment of historic Portsmouth. We are a little over an hour from Boston MA and Portland ME . Fall and winter can be a great time to visit the seacoast, as well as summer, with wide open beaches for exploring. Wherever you may land, we hope you enjoy your stay on the Seacoast. (Note: pricing already includes 9% NH rooms and meals tax) Guest AccessOutdoor amenities include picnic table and chairs, open field. Beach chairs and toys are available to borrow. Interaction with GuestsA much or little as desired... anything from just a quiet welcome, and invisibility, through house tour, local history discussions, recommendations. Someone will be home almost all the time. The NeighborhoodQuiet and rural, just four houses visible from ours, square mile of woods behind us, very private, and scenic drives to beach and to Portsmouth. Safe country roads for walking and biking. Getting AroundNo public transport. I could pick up visitors from Logan airport at the C&J bus stop in Portsmouth. Other Things to NoteThis is an old farm house, creaks, groans, cracks, wear, history and charm included! Very low ceilings could be a problem for 6 foot plus guests. Allergy sufferers note, old houses can never be made dust and pollen free, despite out best efforts.

The SpaceVery small and simple guest bedroom for one person, with separate entrance and wash room. Single bed, table and chair, shower yup. Beautiful afternoon sun, and birdsong (sometimes a chicken on the deck) to wake with you in the a.m. Find a coffee shop for breakfast just up or down the road. Excellent for one traveller requesting one or a few night's stay. Close to I95, Rt1, on the way to ME or MA, Portsmouth, beaches, and so many things to do. Go around the back of the house to find your guest room in the ground floor addition. Features one twin (single) bed, bureau, slider door onto the deck, small basic bathroom, (w/ shower), electric fans . No TV, and spotty wifi. Maybe you can unplug for a bit? There are 2 black lab x dogs, and perhaps the neighbor's, out and about, oh too happy to meet you. I can keep them out of your way if you have an aversion. (Your medium to small size dog is welcome to be here when you are. Not to be left here without you though.) Thanks for considering us. Enjoy your stay on the Seacoast! Guest AccessAccess to the rest of the house beyond your room is not part of the rental. So, that's bed, bureau, table and chair in your little room. Bathroom of course. No 'fridge or TV. Simplify! Please feel free to borrow a sun hat, sunscreen, beach towel, snowshoes, if found on the deck. Relax on the lawn or deck, or take a walk down the lane. Trails great for walking or biking. (Dog guests are an extra $5 (they require a little more apres room scrubbing!) Interaction with GuestsStefania shares the Seacoast Single house with you. I am quiet and non intrusive, would be happy to meet and greet you, then leave you to your day (or night.) Priscilla lives next door in the Garland House. You will have my number in case you need anything. The NeighborhoodMany seafood joints to try. Short drive to beaches, state parks and historic cultural Portsmouth with loads of live theatre and music, art galleries, museums, historic houses, walking tours, quaint shops and wide variety of restaurants. Historic tours, kayaking and bicycling, sailing, and trips out to our Isles of Shoals are also fun for a visit. 2 hours or less to some excellent hiking and skiing mountains as well as to endless entertainment in Boston MA or Portland ME. (And of course the Kittery outlet malls.) Or? just chill out in room or on deck, read, write, relax with a change of scenery. Getting AroundRt 1 and I95 are close, gas and groceries too. Great boardwalk along the beach not far away. Roads are great for walking or biking, trails too. Excellent bus service to Boston and NY nearby. Other Things to NoteThere will be dogs around, very friendly, they love the deck outside your room. If you have an aversion, let me know and I can keep them out of your way. Lighting outside is not spotlight quality. Be careful making your way up the steps in the dark. Flashlight available!

If, on the other hand, you're looking for a place to host a bachelorette party, are planning on using our house to get trashed with your friends while be annoyingly loud to claim the title of "Spring Breaker," then we will deny your request without batting an eye. *NOTE: If your group is greater than 4 people, you can also rent out the larger unit of the house as well. See here: https://www.airbnb.com/rooms/4270513 The silence that surrounds our house is perfect for an author, artist or photographer who draws inspiration from the majestic and beautiful winter of New England. If you're a couple that wants to take a break from the noisy and hectic stress of "city living," then the stars at night will immediately put you at ease. For those of you who like to shop, Portsmouth is a 15 minute car ride from the house. You'll find historic sites, wonderful architecture, coffee shops and of course... the ocean! Now that we're talking about the beach... We live in a unique area where you can walk to a "working harbor" right down the street. So if you like fresh scallops, clams or "lobstahs," you'll have the freshest seafood dinner you've probably had in a while. I mean, it's literally comes right off the boat into your hands! And just think: you could do that everyday while you stay at our place. If you're not hungry at the time and just want to spend some time on the beach, then you have a couple of options: - You can take your stuff and walk to the beach. In about 20 minutes, you'll be laying your towel down contemplating... "Should I go in? Is it *really* that cold?!" or - Explore some of the other wonderful beaches in the area and make a day out of it! Here's another cool thing: Let's say that you're not a huge fan of the beach but you like taking walks in the woods. Well, the Rye Recreation Area is about 10 minutes down the road. There, you'll have access to really light but inspiring trails to take pictures, reminisce, or just go for a walk. Actually, there are so many things to do around here we've provided some nice tour books for the area. You'll see them in the apartment when you come in... Now let's not forget about those who like to cook... Our kitchen has a 6 burner, Bertazzoni stove that has enough btu output to heat the entire house! The countertops are all stainless steel, you'll have access to all of our cooking utensils... the fridge can house enough food for 19 people (slight exaggeration) and the wine rack is just waiting to be filled. Whether you enjoy cooking or baking, you'll have the chance to cook in a "chef's" kitchen and enjoy the rewards of your effort over a nice bottle of wine. When dinner's over, you can crawl in bed or on the couch and read, talk or do what seems to be the most pleasurable thing at that time (wink, wink, nudge, nudge). Essentially, I designed the apartment to be modern and stylish yet really comfy and open. I designed it so that when guests like you come to stay, you'll have complete control over how you want to spend your vacation. If what I've written has resonated with you on some level, then go ahead and say "Hello." I'd love to hear from you and get you one step closer to some badly needed "time off." One thing that the apartment does NOT have is a television. I'm serious. There is high speed internet but no TV. If you're an avid user of Hulu, Apple TV or Netflix, then you'll be able to stream movies and enjoy them on your laptop while you're at our apartment. Guest AccessYou'll have access to our (850 sq ft) apartment and all the coziness found inside of it. You can enter the apartment by walking down the driveway to the back of the house. There, you'll see two doors to enter. One takes you right into the living room while the other takes you into the mudroom. There's plenty of parking for your car which is highly recommended because there's no public transportation. The only place you won't have access is the barn and of course the unit that's rented upstairs. I also like the fact that the only thing I can hear at night, depending on the season, are the frogs, crickets or the sound of the ocean crashing against the sand... The SpaceOur open concept suite is perfect for 2 people! Bedroom with queen bed, full kitchen, living room area & bath. (Second Floor) This is a private entrance suite (attached to our home) allowing complete privacy. We have a keyless entry, set to the last 4 digits of your cell so you can come and go as you please! Rye is a quaint seacoast town, minutes away from vibrant downtown Portsmouth, Kittery, Maine,and coastal New England! Our home is a direct 1.5 miles to the ocean and gorgeous beach. Portsmouth is right around the corner for more adventurous explorations including nightlife, tours, dining, shopping, kayaking and more. Coastal Maine is right over the Portsmouth bridge! There is parking onsite in the driveway (just beyond the suite) of this residential property with easy in/out access. You do need a car but there are UBER's now in Rye and in Portsmouth. :) And the best part, WE pay the 9% Room & Meals tax (not you), and WE have NO Cleaning fee! :) Guest AccessSharing areas: We have a large back yard, hammock, and outdoor shower. For extra fun, we have a fire pit and supplies, as well as 2 adirondack chairs and a bistro set for your private and personal use! Interaction with GuestsWe will be available by cellphone as needed. The SpaceThis cozy and welcoming room in our 19th century New Englander was once a farmhand's apartment. It has its own private walk up entrance (2nd floor), off road parking, four-poster canopy bed, antique clawfoot tub, and complete kitchen in a rural setting with lots of privacy. We are conveniently located a few minutes from both Rye Beach and down town Market Square in Portsmouth. During the summer months there are nearby farmers markets, plenty of PYO farms, music festivals, art galleries, and of course the beaches and state parks. Guest AccessYour studio apartment is entirely private and you can also enjoy a blanket or chair in the shade or sun in the very spacious backyard. Interaction with GuestsIf you want total privacy it's yours. However, we are friendly and glad to share tips about this beautiful part of the world with our guests. There is so much to experience within 5 miles in any direction! Parks and beaches, cosmopolitan nightlife, amazing restaurants, shopping, local events. Glad to make recommendations based on your preferences. The NeighborhoodGreenland is next to Portsmouth and Rye. It was a farming/fishing community back in the day, and still maintains its small-town rural character, even though it is close to everything one could want for convenience. We have great neighbors. There are two garden centers and a public golf course on our road. Getting AroundGreenland is part of Great Bay, and is bordered by Rye, Portsmouth, North Hampton, Stratham. Easy access from Rt 95, Rt 1, Rt 33. Pease commuter center and bus lines to Boston and NYC are 12 minutes away. Taxis, Uber, car rentals, bike paths, local bus service available. Other Things to NoteWe have 2 cats who may say hello to you outdoors only. The apartment has a full kitchen, so no meals are provided. We can have the basics (milk, bread, eggs, chocolate, etc) ready for you with prior communication.

The SpaceThe space is a 2BR condo in a medium size condo complex. It is not too far from the historic downtown area. Having a vehicle would be best as most tourist / visitor things are not really in walking distance. There is a WalMart and a few restaurants nearby. Guest AccessYou will have access to the bedroom, bathroom, kitchen and living room area (limited furniture right now...just recently moved in). Access to space is only available while I am home...and I do work most days. So this would not be a space for hoping to lounge around all morning as I am usually out the door by 9AM. I am usually home around 7:30-8PM. Best suited for on the go quick and easy place to stay the night while traveling or on business. Interaction with GuestsIf your stay coincides with a day I have off then I can possibly spend time socializing and showing around town. I am cool with having dinner, drinks, etc with travelers if it works into schedule...or other social (URL HIDDEN) Otherwise it is a place to stay the night and up and out with me as I head to work by 9AM. The NeighborhoodI live close by to a commercial area with stores, restaurants, gas, etc. It is a 5-10 min car ride to historic downtown area where parking is paid and usually pretty easy except certain event type days. Beach is about 10-15 minutes away, and if you are not familiar Portsmouth has no beach but does have a great waterfront park, views of river and harbor. I can give some good tips on that....and also some ideas / advice on some fun things to do. Getting AroundPlenty of parking and preferable if you have a vehicle. I believe the public transport / bus line does stop nearby but likely sporadic and not too efficient for sightseeing, etc. More than likely I will not be offering to or available to shuttle anyone with my car. Once again...if my day off I may have free time to do some things but do not rely on it. Other Things to NoteI have some basic bathroom items, towels and soap, etc. You are welcome to use the kitchen to cook, prepare food, etc...but I am living a rather busy lifestyle right now and do not have cabinets stocked full of food and goodies. Light breakfast items usually available.

The SpaceOur whole house is a step back in time, with hand braided rugs, family china, and no tv, (but we do offer wireless internet). We are on a country road two miles from quiet and safe sandy beaches, five miles from historic Portsmouth NH, a bit more than an hour from Boston MA and Portland ME. Our Thompson Library room is our second BNB room; we offer an upstairs room as well, please check out our other Garland House listing for more details. My daughter next door offers SEACOAST single. Guest AccessBreakfast, with very farm fresh omelets, seasonal fruit, juice and breads served in our family kitchen, also with it's full complement of antiques. We have 19 acres of conservation land, picnic area, friendly dogs in the back yard, and free range hens. Interaction with GuestsWe are almost always at home, and offer services from a quiet welcome and your privacy, through historical local history conversations, house tour if desired, and even rides to the beach if needed w/beach gear to borrow. The NeighborhoodRural and quiet, two or three miles to stores or restaurants, just two plus miles to sandy beaches, and five miles to popular and historic Portsmouth. Great biking routes go past our house. Getting AroundNo public transportation, and no amenities within walking distance, except beautiful scenery. There is a bus from Portsmouth to Boston and NYC. Other Things to NoteWe will consider dog guests in downstairs rooms only, upstairs is absolutely pet free. PET POLICY: Please be advised that pets must NOT be left un- accompanied in room. We have plenty of space outside to romp and play. Ask for dog friendly direction to our fields and walking paths.

The SpaceThe cottage is only 830 square feet, offering you an experience of tiny living. Cathedral ceilings, warm pine floors and wide windows offer warmth and spaciousness. There is one bedroom with a queen-sized bed, but a second futon can be offered to accommodate additional guests in the living room, if requested. The kitchen is open to the dining area with granite counters and gas cooking. As we hope you will enjoy this for the retreat it is, there is no cable television, but we do have wireless internet, so you are welcome to stream movies if you wish. Out back, the cottage opens to a patio with picnic table and gas grill. Further on past a small fire pit, about 30 acres of woods offer areas to wander in solitude. Bikes can be provided upon request to access the beach, which is just 1 mile away from the house. Portsmouth, NH and its fine restaurants, farmer's market, night life and outdoor theater is only 5 miles away. Guest AccessGuest will have access to the whole house. Interaction with GuestsDepending upon the time of arrival and dates of stay, someone should be available to meet you and assist you if needed during your stay. The NeighborhoodRye is a quiet, semi-rural village by the sea, just 5 miles down the coast from Portsmouth, NH. My cottage is on the northeast side of Rye, which is characterized by beautiful New England capes with stone walls and flower-filled gardens tucked between open fields. It is only one mile from the oceanfront and the beautiful quiet North Rye and Wallis Sands beaches. A few more miles south down the coast will bring you to the busier summer beaches of Rye Beach. Four miles away is the Seacoast Science Museum, a perfect destination for kids complete with walking trails along the ocean, playground and beaches. And Portsmouth is only 5 miles north, offering nightlife, restaurants, outdoor theater, live music, boating, the historical Strawberry Banke village, Saturday morning farmer's market, a fantastic health food store and much more. Getting AroundWe are one hour from Boston Logan airport, 45 minutes from Manchester and one hour from Portland, ME. You can rent a car and drive or take the C&J bus from Boston to the Portsmouth bus terminal at Pease airport, only 8 miles away. There is no public transportation in Rye, but there is a local bus in Portsmouth. Other Things to NoteIn case of allergies, there are cats that have previously lived in this house.
