The SpaceI decided to share my humble house in the island after staying with local people in my visit to Barcelona in 2013. I'm hoping travelers will have the same learning experience I had outside the tourist zone. This is the perfect space for groups of four and a big couch for a fifth. The twin size beds of one of the rooms can be joined to accommodate one couple. I will place an extra pad over the joined mattresses to make it seamless and more conformable like a king size bed. About the house and my story: I bough this house two years ago to have a place near the beach and the up and coming yet down to earth neighborhood of Calle Loiza. A place where I can have what I need at a walking distance, where I can go when I visit my country and ultimately retire one day as I'm still working in the US. It is located in the town where I went to art school for undergrad some years ago. This will also be and has been the house where I gather my old friends and cook after a day at the beach. The house has the typical 70's puertorican architectural set up of the working class neighborhood it's in. A shoebox shape made of concrete, old red terrazzo floors, steel window fences covering aluminum windows, small backyard with plants and some chairs, 11 foot high ceiling with fans to keep it fresh and a big balcony facing the street and the neighbors for community sake. It's not a fancy big house, yet I find beauty in it's simplicity and cozy atmosphere. It is what I was looking for and I look forward to sharing it with others looking for the same vibe in their short visit to the Island and the neighborhood. Guest Access*Please be mindful of this before renting or arriving. The house counts with an equipped kitchen for you to have control of your diet and save money by not eating every single meal out. I also provide a porch, a small patio and beach chairs for you to take to the beach and my bicycle. All for a far better price than any hotel. There is a gas stove, coffee maker, fridge, plenty of dishes, Iron and hair dryer. The counter bar by the kitchen can accommodate four and there will be a table for five at the front porch. There is Wi-Fy in the house and an AC in in both bedrooms. There's no AC in the living room, only ceiling fans. * Note. There is no washer and dryer included but there is a laundromat at a three minutes walking distance from the house with free wi-fi. You can also drop your clothe off for later pick up. * You most bring beach towels or buy one in a local store next to the house which they sell for bout $4. I will provide white shower towels for each guest. *There is no private parking included. You can park in the street in from of the house. Parking is easy, specially after 5pm. * I will not be precent but you can text me with questions anytime. * if you think you need something that is not listed, you must bring it. Assisting you takes me longer since I won't be near the house. Interaction with GuestsI can only be reach by phone since I'm in the US. I arrange for the house to be ready for every visitor before arrival. * Note. Housekeeping is not provided wile you are in the house, you are in charge for the time been as if you were in yours. You can call me any time :) The NeighborhoodIt's a four minutes walking distance to the beach from the house. My favorite time there are the sunset and the sunrise. The walking distance to the supermarket is about 13 minutes and you could use my bike which has a basket for errands. The neighborhood is lively. Loiza street which is a few steps from the house It's busy during the day with locals buying, selling and doing errands. It is often quiet at night. The street was blooming with new businesses like cafes and restaurants before the economy collapsed in the island a few years ago; Although most of this new business are still there the old ones were never displaced and it never quite became a tourist attraction as a fully gentrified neighborhood. Instead this prolonged phenomena has resulted in a neighborhood that carries the real funky cool vibe of it's perpetual good start and vaguely attended infrastructure(URL HIDDEN) From the standpoint of this economical transition one can say that the neighborhood and San Juan are quite safe; However one should be careful not to walk alone late at night since it gets dark in some areas. If you are alone somewhere late at night take a taxi to avoid any incident. My guess and experience is that you shouldn't have any problems but prevention goes a long way. The historic district of Old San Juan is a bit far from the house to walk. Renting bicycles is a plus since you can easily bike to the Museums in Santurce, to the Historic district and ride along the beach side to Isla Verde. Getting AroundI can recomend a few good restaurants and cafes at a short walking distance from the house, mostly calle Loiza : Cocobana- Vegetarian(very good) PK2 - Peruvian, best fresh ceviche rest with a backyard and a variety of beer. Pirilo, Pizza, and great food and piña coladas. La Chola- Peruvian Kasalta- Sapanish restaurant and bakery (my favorite in the morning) Good wine and cheese also. Right behind Walgreens. Sino corro me Pizza- Brick oven Pizza La Cueva del Mar- Puertorrican seafood, good overall with a bar. Molini's- puertorican, good for luch. Nonna- Italian, home made pasta fresh ingredients, great atmosphere, worth the price. Jamon Jamón- Spanish tapas good vibe. Bagua- Puertorrican with vegetarian options. Very good. Camoli- Coffe shop great for brunch and atmosphere. Cafe del Loto- Best local coffe in town, good brunch and good prices. Wify, the owner Bolivar lives in front of the house.good guy to talk to. Double Cake- coffee shop. Good italian and french pastry. Art D' Chocolat- House made chocolate, coffee and pastry. Tres B- Outdoor trailer set up with terrace. Puertorican and mexican food. B de Burro- mexican. There are more in the next neighborhood of Condado at a 17minutes walking distance. There's a place to rent bicycles in front of Kasalta bakery. *The bus T-5, which takes you to Old San Juan and Isla Verde, stops near the Walgreens every half hour, 2min. walk from the house. 75 cents to 1.25 rates. *If you want to stay late at night in Old San Juan, which is fun, you will have to take a Taxi back to the house. There are plenty by the bay area. It shouldn't be more than 17$. * There's a few Car rental companies in neighborhoods near by, Isla Verde or Condado. Sixt Car Rental is one I know that can pick you up at the house to go get a car if you call them. *You can also use my bike for errands if you are fully responsible for it. You can also rent bicycles in a few places: condadobikes web site or look for comparisons since there's others. Other Things to Note* Please READ well the house rules below. *You must water my plants every two days please :) *The parking is on the street. Easer to find in front of the house after 6pm. *You can use my bicycle if is not broken, complementary. Be responsible. * You most bring beach towels or buy one in a local store next to the house which they sell for bout $5 . I will provide one shower towel for each guest. *There is AC in both bedrooms, not in the living-room. The temperature goes down at night and with the ceiling fans you can sleep fine in the living-room.

The NeighborhoodStaying at the Dreamcatcher, you will enjoy a truly Puerto Rican experience away from the typical tourist traps. The beautiful neighborhood of Ocean Park is very unique in that it is located right on the beach yet very calm for it is residential only. Ocean Park is gated and there are no safety concerns in the general area. Within walking distance, there are countless cozy cafes, amazing restaurants, fresh fruit stands, a yoga studio, a farmers’ market, grocery stores, boutiques, surf shops, and hair- and beauty salons, to name a few. It is a very safe neighborhood and from our house it is only a 20-minute walk to Condado and Isla Verde, both highly touristic areas packed with even more restaurants, spas and shops. The Historical Old San Juan is a 10 minutes car ride and so is the airport. We will have a map ready for you with many recommendations you can easily reach on foot. Getting AroundWithin San Juan, limited public transportation is available. However, we recommend to rather rent bikes or use Uber or cabs since the bus system can be very frustrating to use. Outside the metropolitan area, public transport is virtually non-existent and you will need to either rent a car a book a tour that includes transport. If you plan on renting a car, we have free street parking.

The SpaceOur ‘El Caribe’ unit is our largest unit, capable of sleeping 11 adults. It has 3 bedrooms and 3 full bathrooms. There is a fully equipped kitchen, a living room and a private patio. BEDROOMS : Two of the bedrooms have queen beds (152 cm x203 cm) and private attached bathrooms. The third bedroom has bunk beds with 3 twin beds and one full size. The full size bed is 137x191 cm. The 3 twins are 99 x 191 cm. All beds have high count linens. The third private bathroom in in the hallway of this apartment. This bathroom features an ultra modern steam shower. If you do not need all three bedrooms, no problem. You can check the availability of one of our smaller units, or if not available, this can be rented as a private 2 or even a 1 bedroom unit at reduced price. This unit is perfect for family or or a group of friends. This apartment offers a dining area, outside dining on the patio, HDTV projection TV (enjoy your shows on the big screen), in room safes, USB chargers, and fast WiFi. The kitchen is modern and packed with useful things such as a blender for your tropical drinks, a full size refrigerator, dishwasher, toaster, chef style oven, microwave, coffee maker with enough coffee for at least your first night, complete tea service (with herbal and green teas), and high quality Circulon cooking pans. We have 5 other units of various sizes. All of our units are in the same private building in Ocean Park, very close to Isla Verde. Public tennis courts are also within 5 minutes and we have racquets for check out. LA HACIENDA: This is our open shared guest area, where guests have access to public phones for free local calls and tourist information. Guests frequently leave books to share, guidebooks, sun screen, bug spray, or donate to our community refrigerator and food cupboard, where new guests are welcome to take what they can use before going grocery shopping themselves. This also helps reduce food waste and goes along with our belief that hosting can be environmentally friendly. La Hacienda also features a luggage weighing station to avoid any surprises at the airport with overweight luggage. JACUZZI: The jacuzzi is share with our other guests. This is open throughout the day and early evening and a great place to mingle with other guests. LAUNDRY AREA: A washer and dryer are located on the property and free usage can be coordinated through the on site managers. We include detergents and softeners. (These are kept locked and used by staff during the day). We provide daily housekeeping, and you will likely see our cleaning staff during the day. The NeighborhoodIf you are looking to be surrounded by hundreds of other tourists in a Disney style version of Puerto Rico, this is not the place for you. Here you will feel more like a local. You will experience a local taste of Puerto Rico staying with us, while still being within easy distance to the more popular tourist areas of Isla Verde and Condado, or Old San Juan. Ocean Park beach is the local's favorite (a 3 minute walk), and the small bistros and bars in the neighborhood are frequented mostly by the Puerto Rican community while warmly welcoming tourists. Come stay at Coqui del Mar and experience the best of Puerto Rico in a homelike setting. Getting AroundTAXI OR UBER From SJU airport you are a simple taxi to us ($15-$20 per taxi). From the cruise ship docks it is similarly priced. We are about 10 minutes drive to the SJU airport and 20 minutes drive to Old San Juan. UBER works great in Puerto Rico and is reasonably priced. We can also recommend private drivers. WALKING Walking is a great option if you plan to simply see the beaches and you will have your choice of many local and unique restaurants, a late night grocery store, and shopping all within a 15 minute walk. You are within a 30 minute walk (or take our bikes) to the central tourist area of Condado. We at Coqui del Mar have created a local map of our favorite places for you to discover. BUS Local bus lines T-53 and T-5 are both within 5 minutes walk (one stop is just in front of the beach which makes a nice waiting spot). There are also free buses that visit the park just near our house. The buses go to Old San Juan, the convention center, Condado, or Isla Verde. *Be aware that buses do not typically run on schedule here and you may wait 5 minutes or 50. BICYCLE We also provide free bicycles with locks, another great way to get around. Avoid the traffic and enjoy some exercise. RENTAL CAR A rental car is recommended if you plan to travel outside of the San Juan area (i.e. the rain forest), or if you plan to travel frequently at night. A car can also easily be rented for only the days that you need one. (We recommend the local company, Charlie's Car Rentals, which offers free pick up or drop off service at our location during the work day). We offer free parking on the public street in front of us and it is easy to find a spot. I am in the apartment at night. The NeighborhoodThe area is active during the day and night. The beach is 10 to 20 minutes near depends on the area where you going. There are clubs around with all kinds of musics. There are also restaurants of all kinds of cuisines and budget. The supermarket is front of the apartment. Getting AroundThe apartment is near from the airport. In 10 minutes you will be already here. You can take a taxi which fluctuates between $ 20. Tell the driver to go to "Supermax de Diego" area to make it easier. Once in Supermax de Diego the apartment is on the front. If you have a rental car can be parked inside the building in the back part.

Within walking distance, there are countless cozy cafes, amazing restaurants, fresh fruit stands, a yoga studio, a farmers' market, grocery stores, boutiques, surf shops, and hair- and beauty salons, to name a few. It is a very safe neighborhood and from our house it is only a 10-minute walk to Condado and Isla Verde, both highly touristic areas packed with even more restaurants, spas and shops. The Historical Old San Juan is a 10 minutes car ride and so is the airport. We will have a map ready for you with many recommendations you can easily reach on foot. Getting AroundWithin San Juan, limited public transportation is available. However, we recommend to rather rent bikes or use Uber or cabs since the bus system can be very frustrating to use. Outside the metropolitan area, public transport is virtually non-existent and you will need to either rent a car a book a tour that includes transport.

Its it located in the Punta Las Marias area which is centrally located between the condado and isla verde areas-about 5 minutes from airport. Internet, cable and on street parking. This studio is located adjacent to the owners home. It is newly furnished, all bedding, furniture, bed, and mattress are brand new. The apartment is very clean and furnished with all the comforts you need. Brand new A/C . It is within walking distance to grocery store, drug store , restaurants, bars, water sports schools, and public transportation. We provide the basic kitchen spices, olive oil, coffee. We also have an extensive DVD collection for your enjoyment. Lovely little sitting area outside the front door, a great place to enjoy an afternoon cocktail, or to BBQ. The SpaceRecently restored 1940's Spanish revival building in the heart of the Ocean Park. This is a large, comfortable unit, ideal for a couple or a group of four. There is a queen size bed in the bedroom and a full size sofa bed in the living room (air matresses are available upon request). One of the best features this apartment bosts is the large covered terrace, ideal for outdoor dinning or just spending some time relaxing and having a good time. The apartment has a large dinning table that sits up to six people and a spacious well equiped kitchen (microwave, stovetop, refrigerator, blender, ricemaker, toaster, cooking and dinning utencils and ofcourse, a percolator for the morning coffee). The apartment has a great living room with big windows, where you can relax and watch bluerays or netflix (netflix is set up on the television so you can enjoy any movie through our netflix account, or you can set up your own account if you prefer). The living room also has a large desk/work station where you can set up your laptop, to keep up with your emails, or even get some work done if necessary. The bathroom is small but brand new extremely clean and a great place to relax in the shower after a long day in the beach. The bedroom is very cozy and the matress is new (2016) and comfortable. The beach is a two minute walk away, and there are many restaurant in the area. Our building is located on the main street and Condado is just a 12 minute walk down the road. Restaurants within a 7 minute walk in the area include: Kasalta Bakery, B de Burro, PK2, La cuevita del Mar, La Chola, Ocean Park Cafe, Molinis, D' Luigis, Nonna, Pura Vida Bistro, Tres B, Si no corro me pizza and Fleria Greek Cafe. Next door there is a bike taxi depo where you can get a ride to condado or isla verde. If the Rum Diary were written today - it would be in our backyard - framed by the intimate clubs, pizzerias that turn to dance halls at midnight, shipping containers turned to restaurants, empty lots turned community art spaces (Cinema Paradiso) and pop-up boutiques mixed in with traditional street vendors, bodegas, bars, salsa music stores, bargain shopping and cafe's from the days when Loiza Street was San Juan's working class 'main street'. The area is still a little 'rough around the edges' - but that's why we love it! The apartment is located in the front part of a multi unit house. There is free and safe street parking available right outside the house and along our street for your car rental. FREE wi fi internet is available in the unit. There is a wall A/C unit in the bedroom and a ceiling fan in the kitchenette/dining area. The bedroom has a full size bed with memory foam mattress and cotton linens. Additionally, we provide a twin size folding guest bed with memory foam mattress, for the 3rd guest. The kitchenette is fully equipped (fridge, electrical burner, toaster, coffee maker, blender and all the dishes and kitchen utensils you might need during your stay). Fresh coffee is provided, as well as basic spices (salt, pepper, sugar and cooking oil). The bathroom has a spacious shower, cotton towels and basic toiletries are provided (hand soap, shower gel, shampoo and conditioner). A set of towels per guest and a set of linens per bed are provided on a weekly basis. We supply complimentary beach items (chairs, a set of beach towels, beach bag and portable cooler) . I am typically in PR November through June. If your travel dates fall within this interval, I will personally meet you upon arrival, hand you the keys, show you around the house, make sure you are comfortably installed and am always available for you during your stay via phone or e mail. In my absence I am replaced by my longtime trusted friend Carlos, a native Puerto Rican, perfectly fluent in English and Spanish, who will take the same good care of you. Great little restaurants with delicious local food are a stone's throw away, as well as pop-up and vintage boutiques and stores with a variety of local products to choose from. Getting AroundMajor access roads to and from the airport as well as Historical Old San Juan are a block away, so it is easy and fast to get around by car or taxi. The SpaceThe building is a 1932 art deco style with high ceilings and original caribe floor tiles. It is a five story building with comfortable stairs with landings. Our terraces are four flights up but worth every step to the magnificent ocean and city views. Along the side streets are numerous restaurant choices and literally two minute walk to the ocean. Back from the beach, lounge at the top terrace to watch a spectacular sunset with a "Medalla" or chardonnay! Public transportation easily available to Old San Juan, right in front of the building. The SpaceAbout the space: The apartment has two bedrooms - Yours is the larger room with a bunk bed, and a single loft bed (total of 3 single beds), a dresser, & fans. The room is semi-private because the only bathroom in the apartment is attached to your room, but there is a large curtain hanging for privacy between the room & the entryway going to the bathroom. There are slotted windows in your room to let in breezes, and there is a bar with a jukebox directly across the street. The smaller bedroom is private, and has a queen bed and open closet. The floors are tiled in the rooms & throughout the apartment. Included are towels, sheets & pillows. The neighborhood can be quite loud throughout the day until about midnight on weeknights & sometimes until 2 or 3 am on weekend nights. Like I said before, there's one bathroom, you have access to it from your room, and there is a curtain hanging for privacy. The bathroom has a shower & bath. However, there is currently no hot water. But we've never had any complaints about no hot water, since it's always so warm in Puerto Rico. There is also NO air conditioning, but with the windows and doors open to let in cross breezes, plus with the fans, we find it very comfortable. *Note - we currently only have a mini-refrigerator with a very small freezer, but feel free to use our ice chest, and the pharmacy downstairs sells ice (hielo) for $1.72 a bag. The kitchen has a stove, oven & microwave, plus we have a blender, pots, pans, dishes & silverware if you'd like to cook while you are here. Water from the tap is ok to drink, and we also have a pitcher for filtered water. We provide coffee for you to brew in a French press & sometimes other breakfast items if you'd like to help yourself to breakfast or any other meal. The big positives of our apartment are the balcony that stretches around two sides of the apartment & the roof that we have private access to at any time. We enjoy spending time up there playing dominoes or cards & we go up there to workout or occasionally do yoga. You are welcome to chill out on our roof at anytime or hang out on the balcony. Guest AccessOnce you are booked, you will receive an email with reservation information, and the address, phone number & detailed directions will be included. There will also be a link to a map of our neighborhood, including nearby businesses & other points of interest. Please be sure to read the "Extra Details" after booking. We'll provide keys to the gate that enter onto our balcony & into the apartment, so you will have access to come & go as you please at any hours of the day & night, 24/7. Feel free to use utensils, etc. from the kitchen. We have a stove with oven, and the fridge is available if you like to keep your beers cold. Also, the apartment is set up for wireless internet & we'll provide the password. Interaction with GuestsMadelyn lives at the apartment full-time, and Javier part-time. One of us should be there to let you in & give you the keys & a tour of our place. On the rare chance we're not there, we have a key holder on the door that we'll give you the combo to. Feel free to ask if you have questions about directions, or want recommendations. Javier offers rides to and from the airport. We only ask for a "donation" of $10 to cover gas expenses. The NeighborhoodWe're in Calle Loiza which is located in Santurce, an authentic San Juan neighborhood with a growing cyclist community. We're about 4.5 miles from Old San Juan, between the Condado (2 miles away) & Isla Verde (2.5 miles away) districts. You will probably hear music blaring & horns honking throughout the day, but also the sound of the coqui frog to put you at ease at the end of the night. Access to fresh produce, bread, grocery items & a pharmacy are all within 50 yards of our apartment. Keep in mind, Puerto Ricans may avoid interaction with tourists, but do not hesitate to ask for directions or help. Puerto Ricans can be very cheerful and charming people and will try to help you in the best way they can. Rudeness is rarely shown. Getting AroundJavier or someone else may be able to give you a ride to & from the airport, depending on the hours you arrive &/or depart. We ask for $10 for rides to or from the airport. Let us know your times & we can try to figure out a pick-up. Otherwise, we recommend taking a cab to & from the airport if you're not renting a car. It's about a five mile drive. There is free street parking on our street. You can almost always find a spot somewhere on our block. The bus system in our neighborhood is not very reliable, but there is another bus about a 20 minute walk from the apartment that will take you to Old San Juan for 75 cents each way. *Bars & restaurants are walking distance from the apartment.* Other Things to NoteWe are currently requiring a 2 or 3-night minimum stay, depending on the time of year. We want to advise you that the neighborhood bar across the street can be quite loud at times, but they usually calm down between midnight & 3am. You are in Puerto Rico after all. There is no hot water in the shower but it's always warm in Puerto Rico, so you won't need it. We still haven't met a single person who enjoys hot water on their sun burns. Also, Sometimes the water pressure in our apartment and neighborhood is low or is even turned off without advanced notice. When this happens, we have a 30-gallon water tank on the balcony for reserve water for the toilet, etc. We do our best to find a place for our guests to shower, but unfortunately it is not always a guarantee.

Ideal for up to 7 persons. 10 minutes from the airport and the Old San Juan. Some info about San Juan Old San Juan today With its abundance of shops, historic places, museums, open air cafés, restaurants, gracious homes, tree-shaded plazas, and its old beauty and architectonical peculiarity, Old San Juan is a main spot for local and internal tourism. A free tourist trolley serves the city. Old San Juan, promoting the historic nature of its colonial buildings and narrow streets covered by adoquine, a blue stone cast from furnace slag; they were brought over as ballast on Spanish ships. Condado: The neighborhood's success as a popular residential and tourist spot is taking a toll on the infrastructure and residents. While properties in the area tend to be expensive, it is also often traffic congested, and residents have to contend with high noise levels even at late hours due to nightclubs and other attractions. Plans are currently underway to attempt to alleviate the traffic congestion with the improvement of bridges and provide more pedestrian social spaces for residents and visitors. The SpaceThe casita suite is at the back of the ground floor of our house in the Santurce section of San Juan - the center of San Juan's Arts & Culture District. Guests use the main entrance and reception gallery to the house, but you have a private locked gate to your casita's exterior courtyard. From the semi-covered 'gazebo' courtyard, you enter your bedroom/ensuite private bath on one side and your ’sunken kitchen’ with a sit-up bar/counter on the other. The bedroom has a king size bed, flat-panel cable TV, Free Wi-Fi Internet, air conditioning, ceiling fan and closet area. The ensuite private bathroom has a sink, toilet and shower (no bathtub). Clean sheets and towels are provided on arrival. The casita has a semi-open "sunken" kitchen (sink, gas stove, full refrigerator/freezer, microwave, coffee maker, electric kettle, blender, toaster, rice maker/steamer). NOTE: The guest casita does not have an enclosed 'living area'. The bedroom and kitchen open to a private courtyard with 'gazebo-style' covering that keeps light rain away and provides shade during the day. However, when it rains heavily, the courtyard does get wet - so you may get wet going from the bedroom to the kitchen. You should not leave computers, papers or anything in the courtyard that may get wet, since we can have short showers anytime in the tropics. (See photos for reference). NATURE ALERT: The house has a very open design that encourages open doors and windows. There may be small lizards in the courtyard (we like them - they're cute and they eat mosquitoes). Small birds and hummingbirds are common. If you're lucky, you'll hear a 'coqui' tree frog singing outside your window til about midnight. Mosquitoes blow in when the wind comes from the lagoons during rainy weather (we provide spay and have screens on the bedroom doors/windows) and the fan in the kitchen usually keeps them away. Guest AccessAll guests enter the house through the same gate and front door. Please make sure to always double-check the front door and the front gate by pulling it with your hand to make sure that it is securely locked. You'll enter the lobby and have access to beach towels/chairs, suntan lotions, yoga mats, bug stuff, umbrellas, tourist info/guides and our coffee/tea bar. Follow the garden passage to the right and you'll find your courtyard gate. After you get settled, I'll give you a tour of the neighborhood so you understand the history/development of the Arts District and where to find supermarkets, banks, restaurant, museums, bars, clubs and galleries. We'll end at Plaza del Mercado where you can find restaurants/bars and the weekly 'street parties'. I'll also point out how to get to Old San Juan, the beach at Ocean Park and the bohemian/hipster Loiza Street area. I have my office hotel/tourism consulting and real estate at the back of the museum just off the lobby and is available from approximately 9am-9pm. I'm always happy to help with directions or recommendations and love getting feedback on your adventures in San Juan. And of course, you're always welcome to visit the museum or Art Gallery. The NeighborhoodWhen you arrive, I'll take you on a walking tour of the neighborhood and show you all arts venues, restaurants, bars, supermarket, ATMs, way to the beach, bus stops, etc. and end up at Plaza del Mercado. The Santurce area of San Juan was the center of all business, shopping, restaurants, theaters and nightlife from the 1940's - 1980's. Often referred to as the 'Times Square' of Puerto Rico. Our area of Ponce de Leon had so many exclusive shops and boutiques it was called 'The Fifth Avenue of the Caribbean'. There was an elegant 'Rainbow Room' style dinner club one block away at 'Top of the First' and the highest concentration of movie palaces in the Caribbean. All this changed when TV came to Puerto Rico. While the US mainland had their 'golden age' of TV in the 1950's, it wasn't until the 1970's that Puerto Rico developed their own local programming. After this, people could just sit at home for entertainment and no longer supported so many theaters. At the same time, the Hato Rey business district was created - luring many businesses out of Santurce. The final blow came when Plaza las Americas opened in the 1980's and Ponce de Leon Avenue was no competition for the largest shopping mall in the Caribbean. The neighborhood gradually just faded away with abandoned buildings and theaters on every block. But like many urban areas - artists and creative entrepreneurs discovered a wealth of great spaces - just a few minutes walk across the highway from the best tourism areas of Condado and Ocean Park. Started as a 'grass roots' effort with private clubs, galleries, bars, etc. in the areas surrounding the Fine Arts Center (4 theaters and Symphony Hall). The Arts District was formalized with the opening of the Puerto Rico Museum of Art in a former hospital, The Museum of Contemporary Art in a former public school and the Conservatory of Music in a former Catholic School. With the Miramar Historic District at one end and Sacred Heart University at the other - it now forms the highest concentration of arts in the Caribbean. The neighborhood is still evolving - so some blocks are still abandoned and a bit shabby around the edges. This isn't a Disney-style gentrification area, but a real urban neighborhood that has everything from homeless to ultra-chic condos and lots of artists and interesting characters in between. But even the bad blocks are considered safe for tourists and have some of the best urban art in the world! If you want a generic resort vacation, this may not be for you... but if you want a fascinating local experience with easy access to great beaches, Old San Juan's UNESCO World Heritage, authentic Puerto Rico living and some of the friendliest people in the world - the Arts District might be perfect for your trip to San Juan! Getting AroundWhen you arrive at the airport - the only real alternatives for transportation are taxi or rental car. UBER has arrived in San Juan Metro Area - but is currently blocked at the airport for arriving passengers - although you can use it when you return for your flight home. Taxis are flat-rate from the airport at $20 plus $1 per luggage and any tip (10% is customary here). Rental car rates vary so shop around. Off-season rates can be very reasonable and when you consider a taxi from the airport will be about $22 each way - it may make sense to rent for your entire stay even if you don't use it every day. There is free parking on the street in front of the house. If you do only want a rental for a day or two - both Target Rental Car and Bella Rental Car are within walking distance of the house. If you don't plan on exploring outside San Juan, you really don't need a car at all. The house is approximately a 10 minute drive from the airport. I'll send a map with directions after you reserve. We have the best bus service in San Juan at the end of our block - with regular service to Old San Juan from 5am - 11pm every day. I'll send a detailed bus guide after you reserve. While we're not on the beach - we're only a 14 minute walk to Ocean Park Beach (the best beach in San Juan), or a short bus ride to Condado or Isla Verde Beaches or the Escambrón Beach near the Caribe Hilton. I'll also send you a detailed walking tour that also includes our 24/7 supermarket (3 blocks away), restaurants, bars, discos, museums, galleries, nightlife, shopping, etc. There is no public transportation outside of San Juan. If you plan to visit the rain forrest, bio-bay, caverns, Luquillo beaches, etc. you will either have to rent a car or take a tour. NOTE: If you are combining San Juan and Vieques or Culebra - your only options are flying or ferry. Flights leave from both San Juan's airports (SJU or Isla Grande) so check to make sure which one you choose. Flights are expensive, but get you there on time - and very short so you maximize time on the islands. If you choose the ferry - you have to drive at least 1 hour to Fajardo, find the ferry terminal and make sure to park in the 'secure parking'. If you take a taxi, it will be approximately $85-100 each way. UBER will now go to Fajardo for approximately $65 - but does not offer a service to return (ask your driver for his number so you can make arrangements). The ferry is run by the government and is a constant source of complaints, frustration and ruined plans. Ferry tickets are only available at the terminal (no online sales) and local residents of the islands get priority. Make sure that you also purchase your return ticket if going round-trip since boats fill up quickly. We always recommend a 'plan b' in the event that the ferry is full, weather is bad, or you miss the boat. If everything goes well, the ferry is very cheap - but if you end up loosing your deposit on a hotel in Vieques or Culebra while having to find a last-minute place to stay in Fajardo, it can be much better choice to consider a flight. Other Things to NotePuerto Rico Tourism Company Hotelier ID: (PHONE NUMBER HIDDEN). We have included 7% Tourism Tax in all rates. ------------------------- A note on our 'open design': Although 99% of our guests love the 'indoor/outdoor' living, we've had some comments lately about noise. The renovation of the house has been done with a very open layout - French doors open to the terraces, open eves and arched windows create a 'natural chimney, windows are mostly louvered wooden windows that allow trade winds to flow through the space. Because of this open design - you will hear urban traffic sounds, plus the chirps of coquis (they stop about midnight), crickets that can be loud at times and some music from the recording studio next door or the dance school behind our house which rarely go past 11pm. Air Conditioning is only provided in the bedroom. For guests who prefer non-air conditioned sleeping, open doors can provide great breezes - but also allow a higher exposure to urban sounds. If you are used to central air conditioning and sealed windows - please realize that this house is not sealed and controlled. It would not fit the nature of the 100 year old historic structure - nor would it fit the way I choose to live in the Caribbean. We have also had some comments about 'dirty floors' from guests used to central air conditioning and 'controlled environments'. All floors in the house have floor tiles and are mopped the morning prior to your arrival. However, since the design of the house is very open - the constant tropical trade wind breeze brings in a fine soot-like dust that is common throughout San Juan and eastern Puerto Rico. This is especially common in the summer when extremely fine dust blows from Africa's Sahara desert all the way across the Atlantic and covers the island. Puerto Ricans have a special local word for it - 'BRUMA' which is included in daily weather reports - with special updates when the dust will be heavy. The 'BRUMA' brings natural fertilizer to the island, but also can also cause delays at the airport and form a layer you can see in the air when there is no breeze (check it out when you land at the airport - its not smog, but part of the Sahara desert suspended above San Juan). Local folklore says that a summer with substantial 'BRUMA' means we will have an easy hurricane season since the heavy dust can slow down development of cyclonic systems. The BRUMA dust/soot can appear even if floors are mopped every day - especially if you are barefoot- it is so fine that it sticks to your skin. Since we have open windows and doors in every unit and don't provide daily maid service, it can make the floor 'dirty' in a matter of minutes or hours depending on how the wind is blowing. I provide a 'swiffer' in each unit so you can quickly give the floors a cleaning each day. However - if there is a heavy BRUMA - it will be 'dirty' again in a short time. Local residents face the situation on a daily basis - so we tend to wear socks rather than go barefoot if we don't live in central air conditioning (our house only has airco in the bedroom of each unit - so BRUMA is a factor in other rooms). This is a fact of life throughout San Juan and not something unique to this house or neighborhood. This is part of the 'charm' of the house, or could be a reason not to stay here, depending on your lifestyle and point of view. This has been a factor for a very small percentage of guests - but since we are dedicated to guests having the very best vacation experience possible, I want to make sure that you are aware of this if it is a consideration for your lifestyle and choice of accommodations. Plus - the housekeeper asked to explain so you won't think he didn't do his job :)

The SpaceIf you're looking for a resort experience in a tourist zone, this may not be the place for you... But if you're looking for a great 2 bedroom condo in San Juan's hippest emerging beach neighborhood - this could be the perfect choice for your trip to San Juan. Just one block to the upscale, gated community of Ocean Park and San Juan's best beach - this has always been an eclectic, bohemian neighborhood favored by artists, actors, writers and Puerto Rico's avant garde community. Think of New York City's East Village one block to a palm-fringed beach and you'll have an idea of why young, sophisticated travelers are attracted to the Ocean Park/Loiza Street area. If the Rum Diary were written today - it would be in our backyard - framed by the intimate clubs, pizzerias that turn to dance halls at midnight, shipping containers turned to restaurants, empty lots turned community art spaces (Cinema Paradiso) and pop-up boutiques mixed in with traditional street vendors, bodegas, bars, salsa music stores, bargain shopping and cafe's from the days when Loiza Street was San Juan's working class 'main street'. The area is still a little 'rough around the edges' - but that's why we love it! This is a real 'local neighborhood' where you can still hear Spanish and Salsa on every corner and experience the 'real San Juan'. Two blocks away you will find Kasalta Bakery - San Juan's famous Spanish cafeteria where you may find a surfer-dude sitting next to a famous singer, next to a beach bum, next to a latina Telenovela diva, next to a tourist, next to an ex-governor... It is this magical mix that attracted President Obama when he skipped the governor's luncheon to have 'lunch with the locals' at Kasalta. The rest of the neighborhood has the same vibe - very mixed, very interesting, very unexpected. Every day is an adventure on Loiza Street and no two days are the same. Even Conde Nast Traveler has fallen in love with the Loiza Street vibe calling it 'a place of mystery and possibility, a good time about to be had'! - Conde Nast Traveler, April 2014 When you've had enough sun and fun on the beach and are ready to explore outside the neighborhood, the #53 bus will bring you to the Condado Tourist Strip and on to Old San Juan. The T5 will take you through the Santurce Arts District for museums, Plaza del Mercado for weekly street parties, Miramar Historic District and on into Old San Juan. Buses are only .75 c each way (exact change) and run from 7am to about 8pm. If you stay out later, taxis are easy to find anywhere in Condado or Old San Juan. The apartment is a 2 bedroom condo, recently renovated and tastefully decorated, on the 3rd floor of a walk up building, 5 minutes away from the best beach in San Juan and all the major tourist attractions of the Condado district and a short 10 minutes drive from the airport and Old San Juan. The apartment features 2 bedrooms, a living room, 1 bathroom and a small kitchen and has everything you need to make your vacation perfect. FREE high speed WiFi is available throughout the apartment. The living room has a smart TV that comes with Netflix. The master bedroom has a queen size bed and the smaller bedroom has a full size bed. Additionally, we provide a twin size folding guest bed for a 5th guest. Each bed has a memory foam mattress. There is an A/C unit in each bedroom and a ceiling fan in the living room. The kitchen is small, but fully equipped (fridge, electrical 2 burner, microwave oven, toaster, coffee maker and all the dishes and kitchen utensils you might need during your stay), as well as fresh coffee and basic spices (salt, pepper, sugar and cooking oil). There is also a convenience store located right in front of the apartment building. The apartment is a corner unit and gets lots of natural light during the day. Getting AroundMajor access roads to and from the airport as well as Historical Old San Juan are a block away, so it is easy and fast to get around by car or taxi. It is fairly easy to find street parking on the street where the building entrance is located or on the adjacent Loiza street. There is also a public bus stop located 1 block away from the apartment. It is a very safe neighborhood and from our house it is only a 20-minute walk to Condado and Isla Verde, both highly touristic areas packed with even more restaurants, spas and shops. The Historical Old San Juan is a 10 minutes car ride and so is the airport. We will have a map ready for you with many recommendations you can easily reach on foot. The SpaceLuxury studio in a excellent location: Ashford avenue, few steps to the beaach and swimming pool in the complex, The studio has one queen size bed and one sofa bed, balcony with partial ocean and Ashford avenue view. 10 minutes from the airport and Old San Juan. Everything is walking distance, across to Marriott Hotel and few steps to La Concha, one small block from the beach.
