The SpaceA FULL SUITE WITH PRIVATE ENTRANCE, ONLY $140 PER NIGHT! Pleasant Street Suite offers the best of Vermont lodgings for a classic New England vacation in a cozy but contemporary, well-appointed and comfortable home base. You'll have far more space, amenities and privacy than most inns or hotels can offer, for a remarkably low price. And because we're fully licensed, we have all the zoning, water, health and fire permits (and the peace of mind that comes with them) that purely private listings don't offer. With parking right outside, the comfort and independence of living in a vibrant village neighborhood, and available yet unobtrusive proprietors, it's the balance of entertainment, adventure, solitude and service that inspires guests to come back often and tell their friends. This is a private, spacious, 530'-sq. vacation flat in Southeastern Vermont, situated at the far end of a handsome arts-and-crafts era home in a quiet but groovy residential village (great taverns and live music right around the corner). The suite sleeps up to four (even five, with a twin mattress we can bring in) and features a big bedroom with queen bed plus living room with futon couch ($30 per extra person/night for use as a 2nd bed). There is wireless DSL, DirectTV/HD/DVD and an iPod dock. The sunny bathroom has a big oval tub/shower, the living room has a 7'-tall arched window, and there are ventilating, louvered skylights in every room plus your own private balcony and entrance. There is a portable AC unit in the bedroom which helps cool the whole suite, as does a big fan in the livingroom. The kitchen nook, which seats four, has a fridge, microwave, electric kettle, coffee pot, toaster, a full set of china, flatware, water glasses, wine glasses (and champagne glasses!), mugs and mixing bowls. There are two options on the dishes front: guests can put their dishes on a tray on the balcony at the end of the day and I wash and return them by morning, and there's also a sponge and dishwashing liquid under the bathroom sink for doing a few things quickly. In terms of dining, there are several options literally right around the corner: a restaurant that has a cozy tavern room with great pub food and a formal dining room with more elegant fare, plus patio and garden seating where you can order from either menu; another pub with a terrific menu and often live music on weekends; and a village market with great deli counter and full groceries, both gourmet and standard, that guests often use for bringing meals and treats back to the suite. And a few miles up the road in several directions are oodles of other fantastic restaurants, bistros, diners and delis. Once you book the suite and Air gives us each other's emails, we can send a full list of local dining, entertainment, outdoor fun, etc. so you can plan your week ahead of time if you like. For entertainment and adventure, also around the corner are great playhouse theaters, hiking, biking, running track, tennis courts, swimming, kayaking, picnicking, Nordic skiing and snowshoeing. A short drive away are countless more cultural venues, music clubs, restored vintage movie houses, retail shops/outlets, Alpine resorts, major rivers, lakes and endless opportunities for relaxation and fun. At only $140 per night, this is an affordable, fully appointed, perfectly located and completely private alternative to noisy, high-priced inns and hotels, with parking right outside your door plus the comforts, character and independence of life in a vibrant village neighborhood (ask us about our special long-term rates too!). We're right next to Vermont Academy and a short drive from Brattleboro, Grafton, Putney, Chester, Bellows Falls, Okemo, Stratton and Magic Mountain--the best of Vermont skiing, shopping, dining and culture, for romantic getaways, business travel and family fun. Pleasant Street Suite offers the perfect balance of entertainment, adventure and tranquility, for brief or lengthy escapes and inside the suite is a full list of local dining, entertainment, adventure and shopping options, with your proprietors always available for more recommendations! Our guestbook says it all: "So relaxing and peaceful--we'll be back!"- MM "What a fabulous home-away-from-home you've created!"- JC "Everywhere I turn there's another nice, subtle touch of style and I've also enjoyed your book selection."- NP "I had an incredible time!"- LK "You've thought of every comfort and it's so clean that we immediately felt welcome!"- BL "It's been perfect for all four of us and we got the best sleep ever."- CZ "What a wonderful surprise to find your suite even sweeter than advertised."- BL **Extra guests requiring use of futon couch/bed are $30 each per night and pets are $10 each per night. Price includes 9% Vermont Rooms & Meals Tax. Guest AccessYou'll have the entire suite and balcony all to yourselves, with complete privacy and a view of the large back garden and surrounding trees. The suite is at the far back end of our huge home and we live at the front end, so while we are always available in case you need anything, many guests only see us at the start of their stay and perhaps occasionally in the driveway. The house is a 3,000' sq. arts-&-crafts style 1920 home and it's built like a fortress, so we rarely hear a peep from guests and vice versa. There aren't any directly shared walls either because between the suite and the main house are storage rooms. As regards the garden and lower porch, we use them but guests are welcome to hang out on the lawn, use the hammock and Adirondack chairs, etc. Interaction with GuestsWe are always available if you need anything at all, but besides saying hello after you arrive and get settled in, we'll respect your privacy and leave you to enjoy the suite! The NeighborhoodClassic New England village and we're on the widest, oldest street with sidewalks, beautiful old homes and huge mature maples. We are half a block from Main Street, where there is a country village market with a great deli, arts and craft shops, two pubs, a formal restaurant, post office, a Catholic church, the Saxtons River Historical Society Museum, and a beautiful rocky grotto with swimming hole in the Saxtons River itself! And around the corner is Vermont Academy, with hiking trails, a terrific running track, lots of green fields in spring and summer and, in winter, awesome Nordic skiing, snowshoeing and ice skating! In autumn the village and surrounding hills, forests and meadows transform into one big glorious postcard. In a nutshell, it's pretty much paradise, year round. Getting AroundAmtrak comes directly into Bellows Falls station (only 4 miles away from us), from NYC, Wash DC and Burlington. There is a local bus with limited schedule and a local taxi cab. We are 90 minutes from Bradley Airport in Hartford, CT and about 2 hours from Logan Airport in Boston, Manchester Airport in NH and Albany Airport in NY. Other Things to NoteIn winter, the garden path entrance is blocked by snow, so please enter through the garage. No matter what time of year, always be careful of slick surfaces. We have an up-to-code railing on the steps up to your balcony and we salt the steps in winter, but do be cautious. Also, in winter, please park parallel to garage a good 5' or so away, as ice could slide off roof. During all your travels throughout the area in winter, be aware of the potential for ice falling from rooftops as well as slippery roads, paths and steps. The road crews do a great job at snow management--plowing, salting and sanding roads--so travel is generally much easier here in winter than a lot of cities along the eastern seaboard, so Vermont is an awesome place to visit, all year round!

The SpaceOutside, we're currently transitioning from the season that must have inspired charcoal and pen-and-ink art: a world of silhouettes and shadows, layers upon layers of blues and grays, bare branches like fingers against the sky, to the season of peepers and fiddlehead ferns and "spring gold," the early greens of unfurling buds. The views are, all at the same time, stunning, calming, and renewing. Inside the private entrance, guests will find comfort abounds. On the first floor, there's a cozy living room with a wood stove and an always-filled woodbox should there be a chill; common-use room with work/dining/board-or-card-playing table, a microwave, toaster oven, and small refrigerator; a dressing room; and a large full bath with shower. ( A roll-away bed is available on this floor for an extra guest at no extra charge.) Upstairs, enjoy the large bedroom area with a queen-size bed and a reading area with the guest's choice of a book from the shelves. A small outside deck and stairway on this floor provide a second exit. Guest AccessGuests may walk our 22 acres (snowshoes are available in the winter) or grab a chair and take in the views. The apartment features a private entrance and is well separated from the owners' residence by a long sun porch. Interaction with GuestsWe live in the east side of the house, and though we go about our routines as normal in this working household, we are available for any assistance we might provide. Need directions to a dinner spot? Forgot your toothbrush? Just knock on the door and ask. The NeighborhoodThis place is called The Top of the Milky Way for several reasons, but the privacy of a hilltop setting beneath your feet and the spread of the starry sky above your head are chief among them. (If it's the Milky Way Candy Bar that first pops into the mind, rest assured those are available to guests, as well...just to keep with the theme. We might even throw in some Snickers bars, too ; - )) Getting AroundWe are a little over 4 miles from Interstate 91 in southern Vermont. A drive up 3 gravel roads brings you to The Top of the Milky Way. Many beautiful towns - each with their own charm - are a very short drive away: Putney, Chester, Grafton, Walpole (NH), Townshend, Newfane. Brattleboro and Keene (NH) are both 25 minutes to our south. Okemo ski area is about 35/40 minutes to the northwest. Brattleboro's School for International Training, Putney's Landmark College and Putney School, Saxton's River's Vermont Academy, and Westminster's Kurn Hattin School are easily accessible. Other Things to NoteA front-wheel drive, all-wheel drive, or 4-wheel drive vehicle is best for the 7/10s of a mile drive on our typical-of-Vermont gravel road. Once it's snow-covered, all-wheel or 4-wheel drive transportation is necessary. We do our own plowing, so there may be times our guests' flexibility and patience come in handy. A winter stay demands familiarity with wood stove operation. Spring, summer, and fall access is a piece of cake!

The SpaceThis beautiful circa 1850 farmhouse is nestled between two rivers. While it feels secluded, it is located right in Grafton Village and only a two minute walk from the tavern. Relax on the front porch with a glass of wine or on the back screened-in porch that looks over the river. The large master bedroom boasts a king-sized tempur-pedic bed and a view of the river. The house is very family friendly with a full crib in the master bedroom along with another twin bed that has removable bumpers. Upstairs there is a bedroom with a full size bed and two twins along with a second bedroom with two twin beds. The kitchen is a small galley kitchen but has everything you need. There is an attached barn that has been set up as a large family room that has a roaring fire place, couch, large television and a bar. There is a bedroom and full bathroom in the upstairs of the barn. Please note that from November 1st to April 1st, the barn bathroom will be winterized. The only heat in the barn is the wood stove and fireplace. French doors open up to the fenced-in back yard that leads to a wide sweeping river. This property is so peaceful and serene, it is like a retreat. You will leave feeling completely refreshed reinvigorated. Guest AccessGuests can access the whole house, barn, yard and river. Interaction with GuestsGuests can call or text us 24/7 with any questions or concerns. The NeighborhoodGrafton is such a special place to us. We were married here in 2010 and now bring our two children here as often as we can. We created a list of attractions and activities for all ages in a book at the house but we would be happy to email it to you in advance so you can plan your time here. Grafton Village is one of the most idyllic places in New England. The historic Old Tavern is in the center, which has fancy dining in the main lodge, but also pub fare in the adjoining Phelps Barn. There is live music most weekends. The Grafton Village cheese shop has free cheese tastings, a great wine selection, and crafts from local artists. Attached is MKT, which makes great sandwiches or an easy breakfast. The town will give you a walking map and there is a nice trail that leads through the old historic homes, general store, blacksmith shop, town garden, sheep barn and town pond. Just a short walk down the road, you will pass a sheep meadow and then come to a covered bridge which leads to the Grafton Cheese Factory, where Vermont's best cheese is made. Getting AroundThe driveway can accommodate three cars comfortably, four at the most. Street parking is hard because the country roads are so narrow, especially if there is snow on the ground. Other Things to NotePlease note that there is no trash pick up in Grafton. We ask that you take your trash with you. If you can not do this due to a flight, you can leave in the bin in the garage, but we will have to charge a $40 fee because we will have to hire someone to come to the house, pick it up and drive it to the dump. If trash is left behind, you will be billed for this after your stay through Airbnb. Sorry for any inconvenience.

The SpaceWe've created a quiet retreat for contemplative souls, 2-3 couples, and small family groupings (maximum 6 people); our location encourages active engagement with the landscape. There's so much to do only 2.5 hours from Boston and 3.5 from NYC! Guest AccessSnowshoe (we provide 3 pair) and hike 250 acres of our private forests and fields. Play games around the fire, on the front porch, or in the 4-acre meadow. Snowmobile or stroll the nearby VAST trail. Swim in our 1.5-acre swimming pond and relax by the Lake House. Explore the beautiful nearby Vermont villages on foot, cycling, or by car. Interaction with GuestsHosts close by if needed. The NeighborhoodSouthern Vermont is an undiscovered treasure. Explore our charming villages, including Saxtons River, Grafton, and Walpole, NH. Enjoy the Brooklyn of Vermont in Bellows Falls--visit the Flatiron Exchange for the best coffee around, Popolo's for a great meal, the Village Booksellers, and the Opera House for movie night. Skiing at Okemo, Bromley, Stratton, and Mount Snow less than an hour away. Shop at the outlets in Manchester. Brattleboro and Keene are a half hour away. And the Yellow House is only 10 minutes from exit 5 on I-91. Getting AroundBecause we are a few miles up a dirt road, having a vehicle is the easiest way to get around. Amtrak and the Greyhound bus both stop in Bellow Falls. There is one taxi cab in town. The Courant bus line links villages from Brattleboro up to Lebanon, NH. Thomas Transportation from Keene, NH can bring you up the hill from either Logan Airport in Boston, Bradley Airport in CT or Manchester, NH. Other Things to NoteThe Yellow House sits 2 miles up a dirt road that is well-maintained by the local highway department. If you come in mud season (usually between March 15th and April 15th), you might find it tough going without a 4-wheel or all-wheel drive vehicle. The payoff is that we've got maple sugaring right on the hill--a fun activity for all.

The SpaceAfter passing through a historical and sweet covered bridge and journey up a small mountainous road, you will reach our cottage. The energy around our cottage is calm and soothing. The mountain forest wraps around the cottage and is a perfect place to experience and pursue the healing and relaxing recreation of shinrin yoku (or “forest bathing”). Shinrin yoku was developed in Japan where it is considered a cornerstone of preventative medicine and healing. When you step outside the cottage doors you will want to immerse yourself in the smell of pine and its healing a-pinene and limonene while breathing in the freshest air, which manifests in the abundance of lichen on trees; bio-indicators of superior air quality and oxygen. When not taking in the forest atmosphere outside, it still makes its way into the cottage. The living room windows and the sliding glass doors of the living room and bedroom both open onto the deck, which rests above the forested meadow. The four tall living room windows and glass doors all reflect the completely private, lush green land. The cottage is made of one bedroom, one bathroom with a shower, a front room with desk, washer and dryer, and an open concept living room and kitchen. The kitchen is fully equipped for cooking. Guest AccessThe cottage is separate from the main house we live in, and the meadow below the cottage will be exclusively yours during your stay, as will all land surrounding the cottage. Please note, our home is just above the cottage on the same land, as you can see in some of the photos. The meadow is great for birdwatching and simply listening to their mellifluous and multifarious simultaneous song. Wild turkeys and deer often make their way through the meadow as well. You are also welcome to explore the land in all directions. We are on 10 acres. Interaction with GuestsYou won't have any interaction with us unless you would like to. We would be glad to help you with any questions, just knock on our front door, call or text. The NeighborhoodWe are located at the top of a small mountain and our nearest neighbors are not visible nor audible from our 10-acre property. Wild turkeys, deer and an array of birds, among other creatures, are your neighbors. Our home is next to yours on the same property, but your cottage is nearest the meadow with direct access and exclusive use of the land while you're here. Our nearest town is the village of Saxtons River with a population of 550. Yet the village still contains an excellent restaurant and bar (Saxtons River Inn), a food market with an excellent cheese and wine selection. After that, you will find the town of Bellows Falls, which offers several antique stores, a restaurant with live music (Popolo), several gyms offering weekly passes and a Brooklyn-esque coffee shop, Flat Iron Exchange, along with a café selling organic and local fare as well as kombucha on tap (Valley Café). Just beyond that, Putney offers a health food co-op and Walpole, the restaurant L.A. Burdick’s. This is all an afterthought to the array of hiking, biking and canoeing/kayaking options in the surrounding miles. One of the loveliest times of the year is during peak fall foliage. Please be sure to visit our Guidebook for personal favorites and recommendations for dining, hiking, arts and other essentials. Getting AroundYou will definitely need a car while you are here. Although the Amtrak's Vermonter departs and arrives daily from Bellows Falls, there are few operating taxi or uber businesses in our area, and they are not necessarily available when you need them, at all. Your car (preferably a four-wheel drive if traveling here in snowstorms) is necessary. Other Things to NoteWe love the state of Vermont and hope you will, too. With its dedication to equality from day one, Vermont's second biggest attribute is the natural beauty.

Located in the heart of historic Grafton Village, the Parsonage is a handsome circa 1800 antique colonial, professionally re-designed to capture the essence of a period home while providing comfortable modern amenities. Featuring completely renovated and redecorated living spaces, kitchen and powder room on the first floor, and 4 spacious bedrooms with 2 baths on the second floor, the Parsonage easily emphasizes its heritage as both a classic New England village home and an historic sanctuary from the cares of ordinary life. The family kitchen with cherry cabinetry and soapstone countertops encompasses a large family dining area and opens onto the adjacent fireplaced sitting room. The formal living room and classic décor throughout share the ambience of the renowned Old Tavern next door! The Parsonage was built circa 1800, about the same time that the Old Tavern opened as the prosperous center of the town. The Tavern hosted such prominent guests as Daniel Webster, Oliver Wendell Holmes, Ulysses S. Grant, and Rudyard Kipling, testimony to the notoriety of Grafton in the nineteenth century. More than two hundred years after it was built, the Parsonage is once again a private residence, and having undergone a complete renovation, takes its place among the pristine collection of restored homes that comprise Grafton’s historic and often-photographed Main Street. GRAFTON WAS NAMED ONE OF THE 10 MOST BEAUTIFUL PLACES IN AMERICA BY USA WEEKEND! Find the link to the complete article in our Owner's Web Site below! The finer print: The Parsonage is a no-smoking/no pets environment. The house is best-suited for 1-3 couples, and is not furnished in a way that makes it suitable for very young children. The centrally located kitchen makes meal preparation and entertaining a group event! Whether they hang out on the large window seat, gather in the adjoining dining room (with seating for 10) or play games in the nearby den (a.k.a the kids cave), everyone can be together. There are 3 bedrooms but, unfortunately, only one bathroom Many other things make up for this though – a covered stone porch for morning coffee, a screened porch overlooking the community garden (great for evening get-togethers and cocktails), a cozy living room and a well-equipped den/ game room.
