We have good local pubs and easy access to Worstead Train Station. Guest AccessThe barn, courtyard and garden area are all level and suitable for Wheelchair access. We have an old fashioned country cottage garden with pots and climbing roses. There are chairs and tables for relaxing in the courtyard and garden area. We have two cats and a dog who are friendly. We have a scooter for children and a small trike, we have toys and books for them. Interaction with GuestsWe give help and advice whenever necessary. We are pleased to give you the benefit of our local knowledge but will never intrude. The NeighborhoodWe are well situated to visit the North Norfolk coast, the city of Norwich and the Norfolk Broads, we are within 30 mins by car. We are also close to the trains to Cromer and Sheringham and Norwich (5 mins). You can be in Wroxham in 20 mins for a boat hire. Getting AroundWe are five mins from Worstead Train Station, you can go to Norwich and Cromer/Sheringham. There is also Bure Valley Railway in Aylsham from there you can travel to Wroxham on minituare railway. Buses run through the village to Norwich.       There are four bedrooms, one with a king sized bed, with a bathroom en-suite, one with a double bed and two twin bedded rooms, one with an en-suit bathroom. There is a further separate bathroom. Downstairs there is a large drawing room and a smaller sitting room (with a flat screen Freeview television and DVD player), both rooms have open log fires and both have French doors leading out onto the enclosed garden. There is a dinning room to seat eight people, a large well equipped family kitchen complete with Aga, dishwasher, larder fridge microwave and dinning area to seat eight people. Further to this there is a utility room( with washing machine, tumble drier and fridge freezer) and a downstairs loo.

The property is Ideally situated to explore the scenic area of Norfolk offering a host of attractions. Countryside walks (Weavers Way), Sandy beaches such as Mundesley, Bacton, Sea Palling, Walcott and Cromer are all nearby. The Norfolk Broads are close with Stalham 4 miles and the bustling town of Wroxham 5 miles. Blickling & Felbrigg Halls (NT) & the traditional market town of Aylsham are all within 8 miles.                     Handmade in 2014, our wooden Shepherd’s Hut is the perfect place to retreat and enjoy the beautiful Norfolk countryside at North Farm. Mounted on cast-iron wheels from the local foundry, the hut is made from wood and insulated with lambs wool. Inside, it has a 4’6”double bed, chairs and small table and a wood-burning stove. The stove can be used to boil a kettle or warm a basic meal and on colder nights, makes it extremely cosy. During the Summer, the hut is situated in an isolated spot on our beautiful meadow, overlooking the stream, meaning that guests can enjoy the feeling of being totally ‘away from it all’ as they spend the day by the stream or long evenings by the fire-pit. During the winter months, it is situated closer to the farmhouse as the ground is very wet on the water-meadow but still with beautiful views and partially secluded. A shower and toilet are available at the farm-house for exclusive use of guests , a couple of minutes walk away. There are also facilities for washing-up and a small fridge is available to store fresh items, along with an electric kettle. Linen is provided for the double bed and towels are available at additional cost (£5 per person per stay). In the hut, there is a stove-top kettle and outside a fire-pit plus a small BBQ and also outdoor furniture. If you wish to do extensive cooking, you will need to bring your own additional equipment. We also provide an essentials box containing tea, coffee, sugar, salt, pepper and cooking oil and the first basket of wood. Additional baskets of wood are available at £4 per basket. A basic crockery and cutlery box is provided free of charge and is stored in the farmhouse area with the washing-up facilities. We ask that all of these items are returned clean to the box at the end of your stay. We’d rather do it this way and not charge for them! BBQ tools are also provided to use with the BBQ and fire pit. We recommend that you treat your stay in the Shepherds Hut as if you are enjoying extremely luxurious camping or ‘glamping’! During the colder months, the woodstove keeps the hut extremely cosy but it is still a short walk to the toilet block or back from your car after an evening in a local hostelry! Swanton Abbott is well placed to be within easily reach of The Broads, the Norfolk Norfolk coast and Norwich. The barn has two bedrooms, one double and one twin bedded room. It has a lounge/kitchen area and a bathroom with large shower. Parking is close to the barn with no steps. The barn and outside area are suitable for wheelchair users. The barn has a south facing garden and a courtyard area with chairs. There are plenty of good pubs in the area for food and we are close the Felbrigg and Blicking Halls, both National Trust. We are close to Wroxham/Hoveton with its outdoor theme park and boat hire facilities. Norwich has very good shops, castle and a cathedral. Walks on footpaths from the barn. Pet considered. The barn is situated on the edge of a quiet North Norfolk village which has its own pub within walking distance. Walking on footpaths from the barn is available. Parking for up to two cars close to the barn. You can get trains to the coast or into Norwich from Worstead station which is ten minutes away or get on the Bure Valley Railway at Aylsham to get to Wroxham. You can get to the beaches, Norwich or The Broads within 30 minutes. There are good supermarkets at Aylsham (Tesco), North Walsham (Waitrose and Sainsburys) and Wroxham (Roys). There is ten pin bowling at Norwich and a new magic museum.

Guest AccessDuring the Summer, the hut is situated in an isolated spot on our beautiful meadow, overlooking the stream, meaning that guests can enjoy the feeling of being totally ‘away from it all’ as they spend the day by the stream or long evenings by the fire-pit. During the winter months, it is situated closer to the farmhouse as the ground is very wet on the water-meadow but still with beautiful views and partially secluded. A shower and toilet are available at the farm-house for exclusive use of guests , a couple of minutes walk away. There are also facilities for washing-up and a small fridge is available to store fresh items, along with an electric kettle. Linen is provided for the double bed and towels are available at additional cost (£5 per person per stay). In the hut, there is a stove-top kettle and outside a fire-pit plus a small BBQ and also outdoor furniture. If you wish to do extensive cooking, you will need to bring your own additional equipment. We also provide an essentials box containing tea, coffee, sugar, salt, pepper and cooking oil and the first basket of wood. Additional baskets of wood are available at £4 per basket. A basic crockery and cutlery box is provided free of charge and is stored in the farmhouse area with the washing-up facilities. We ask that all of these items are returned clean to the box at the end of your stay. We’d rather do it this way and not charge for them! BBQ tools are also provided to use with the BBQ and fire pit. Guests are welcome to explore the farm and meet the resident artists and/ or animals, depending on what they are interest in! Interaction with GuestsThe owners live in the farmhouse and are available to greet you, give you tips about the area and help you with any problems that you might have. The NeighborhoodNorth Farm is situated in the beautiful Norfolk countryside. Guests can spot all sorts of wildlife during the day and stargaze at night, with no streetlights to spoil the view. Getting AroundUnfortunately, North Farm is not very accessible by public transport. For the adventurous, It is located very near to the Burgh Valley Steam Railway (Brampton stop) which can be arrived at from Wroxham, Aylsham or Coltishall. Other Things to NoteThe Shepherd's Hut can be rented along with Barn Owl and Kingfisher cottage to provide accommodation for up to 10 people.

                      The Old Vicarage, circa 1845, is a true holiday retreat, ideal for small or large family gatherings sleeping upto a maximum of 10 (+2) people very comfortably. As soon as you drive through the gateway, you can be rest assured of a tranquil relaxing holiday in a beautiful period home. This property oozes with character from its stone mullion windows and twisted chimneys, to the aga in the kitchen and open fires and log burners. Furnished with period furniture making it a very comfortable home for you to relax and enjoy. Choose from the hot tub, the sauna or a friendly game of tennis - the choice is yours! Located in beautiful grounds where children and pets are very welcome too! Family time nowadays is very precious and the spacious and well equipped country home is a fabulous place to enjoy everyone's company without being on top of each other. If you don't fancy driving and want to arrive by train - personal collection from the station can be arranged. If you just can't be bothered to organise a shopping delivery or go shopping for groceries - send me the list and it can all be waiting for you. This is your holiday to enjoy!                       Tinker's Retreat, originally the coach house to The Old Vicarage dating back to circa 1845, is a true holiday retreat. Drive through the large wrought iron gates, hang up the car keys, and sit back and enjoy the surroundings. All on one level this property can comfortably accommodate upto 6 people. There are 3 bedrooms, 2 bathrooms, a large spacious lounge with log burner and a light and airy large kitchen to the rear with patio doors so you can step out into the private garden with hot tub. The property has been beautifully furnished to ensure a comfortable stay, and if you want to combine with The Old Viicarage next door, ideal for large family gatherings when you could then sleep upto 18 people comfortably. (Extra charge applicable for this) Children and pets are very welcome. The garden is fully enclosed and the small pond is completely fenced off. There is a separate conservatory against the old Victorian garden wall, a a handy games room / 2nd lounge - so if you fancy bundling the youngsters out from under your feet then this is an ideal place for them. There is a large hot tub for 6 people, patio with comfortable patio furniture etc., so after a hectic day out in Norfolk, you can sit in the hot tub and watch the stars overhead.
