The SpaceI have a cozy condo. It has three bedrooms which makes the living area and kitchen very spacious. I have one cat. The bed is a full bed ( not a queen) and the room, as you can see from the photo, is not large. The three lamps in the room all work. The shades on the windows are made specially to keep out light. Raise and lower as you wish. The windows face east/ morning sun! In warmer months, I put fans in the room. I suggest keeping the shades down if it's sunny in order to keep the room cooler. In colder months, there is a Rinnai heater for the whole condo which was installed on the ground floor. The third floor is cool. If you need to use the thermostat, you may but go easy on me! I live ten minutes from UVM and 15 minutes from St. Michael's College. Feel free to make coffee with my basic machine; just let me know ahead. I typically have half-and-half on hand for myself. If you'd like something else, please bring it. I do have sugar on hand somewhere! There is wifi. The password is included on the sheet on top of the bureau in the bedroom. Guest AccessPlease park on the street. This is not a problem and the neighborhood is quiet. It also allows me to get out of the garage if I need to leave at some point while you are in the room. Until I buy a new front door, guests are using the back door. The key is under a rock on the table on the back patio. Please replace it and do not take it with you. The two top drawers of the bureau in the bedroom are empty if you need room for your things. If you wouldn't mind, please strip the bed before leaving, leave the bedroom door open and turn off the fans. Thanks! Interaction with GuestsI love interacting with guests, but have a full time job now so it's harder to spend time visiting with my guests. Some guests expect I'll be around but it's not always the case. I leave early for work. Please feel free to ask questions at any time via text or email about the room, or my house. I look forward to meeting you! The NeighborhoodThe neighborhood is quiet, with a bunch of condos immediately surrounding mine, and then the homes become raised-ranch style homes with families. I belong to the Condo Association and abide by its rules. Getting AroundMy condo is three minutes from the bus line. It's a quick and easy walk to the bus waiting station on Route #7. I'm really close to Shelburne Farms, Shelburne Museum, and All Souls Interfaith Gathering. Burlington has tons of great restaurants ( go right at the light), and Shelburne ( go left at the light) does, too! The condo is 2 miles from the #189 on-ramp. It's about 2 miles from Shelburne village and the museum. It's 1.5 miles to Shelburne Farms. Other Things to NoteI have one cat named Mimi and a back deck with pleasant views of the woods behind the condo development. Feel free to use the back deck. If it's not too much trouble, please strip the sheets before you leave, leave the bedroom door open, turn off the fans and any lights, and thank you! In colder months, I use a Rinnai heater located on the first floor. Heat rises to the second and third floors, and the third floor is coolest. Use the thermostat if you are cold. If you'd like to make coffee, it's in the corner cabinet by the coffee maker. Half and half is on the door of the fridge.

The SpaceSituated on a tranquil road only 15 minutes from downtown Burlington and nestled in 8 acres of serene forest, our rustic 6,000 sf farmhouse named Hearthwood, is designed to be a charming boutique B&B. The house is split up with a completely private guesthouse on one side and our family living separately on the other. With three large, elegant suites--each with a private bathroom--available for guests to come relax and rejuvenate, it sleeps six comfortably with the possibility of more. In addition to the suites, there is also a fully-appointed guest kitchen with a wide variety of breakfast fixings, a front loader washer and dryer, and a sunroom replete with a lending library of books and games for guests to enjoy while visiting. Guests also have access to our large front lawn with Adirondack chairs as well as the 8 acres of forest, and a bistro table for enjoying your morning coffee surrounded by lush trees. Our spacious suites are all newly renovated with high ceilings and serene forested views. Uniquely decorated with a blend of modern and antique furniture, they are designed to provide the experience of beauty, comfort and ease. Each has a deluxe pillow-top queen-sized bed, hand-scraped maple floors, comfortable arm chairs with throw blankets for journaling or curling up by the enormous picture windows, large closets, and tables for working or eating meals. They are furnished almost entirely with natural materials including soft cotton duvets, woven wool carpets, linen drapes and wooden hangers. They are also appointed with DirectTV, wireless internet, all linens, and towels. The Scandinavian Suite: Decorated in creams and golds with touches of bright colors, it has large, beautiful windows offering a tranquil view of the forest and a crystal chandelier to give it an extra touch of elegance. The Tuscan Suite: Decorated in the Italian colors of deep red, gold and blue, this south facing room is the brightest of our three suites and gets wonderful afternoon sun that will make you want to curl up in front of the window and soak it all in no matter what the season. The Zen Suite: The largest of the three suites, it’s decorated in creamy whites with accents of blue and green. It offers plenty of space for yoga, and has a full wall of windows for a truly serene forest view. You might even start “ommm-ing.” :) Whether you are a group of friends, a family or even work colleagues on a small corporate retreat, we invite you to come and enjoy your time in Vermont with us here at Hearthwood for a rejuvenating getaway. Events like graduation parties are welcome. Guest AccessGuests have access to their private suite and bathroom as well as all common areas of the guesthouse including the sunroom, laundry facilities, and full guest kitchen. They also have use of the front and side yards and are free to wander in the 8 acres of forest (note: backyard is mainly kept private for our family). A set of keys for both the guesthouse main door and private suite allows guests to enter on their own schedule. Interaction with GuestsWe live on the premises in a separate part of the house and are available from 8:30am to 8pm for any questions, concerns or just to say hello! Occasionally, guests may see us around the property outdoors or in the guesthouse as we tidy up or prepare rooms for incoming guests. :) (After hours, we're available via phone or text message for emergencies or urgent issues. Each guest is given our cell phone number for this reason.) The NeighborhoodCharlotte and Shelburne (we are located almost exactly on the border between the two) are the perfect combination of rural Vermont charm and convenience to downtown Burlington. You'll find both forests and farms, lakes and mountains. The population density is intentionally kept quite low in order to allow the experience of tranquility and being surrounded by nature while only 15 minutes from the city. Getting AroundBurlington has excellent public bus transportation which also extends out into the surrounding communities. Thus, Hearthwood is only 1.5 miles from a public bus stop in Shelburne that provides transportation into Burlington. There is also an extensive network of bike lanes for those who prefer their transportation on two wheels. For more information about bike paths in the area, please visit: (URL HIDDEN) For more information about public transportation options, check out the Chittenden County Transportation Authority's website: (URL HIDDEN) Other Things to NoteWe are currently renovating the guest stairs to make an even more beautiful entrance. They're in perfect working condition, just a bit more "rustic" than normal. We hope to finish them in August or September (at the latest) when there is a sufficient gap in guests to complete the work.

The SpaceOur house is magical. We have three rooms available that can be booked together or separately. (At this moment, only the Ocean room is listed.) They share one bathroom, with an antique copper tub a spacious shower and a sauna. The queen "tree house room" has a deck overlooking the sweeping black walnuts out back, and the hen house which matches the architecture of our home. The bed is topped with memory foam, with a down comforter. Thick curtains can black out the room for light-sensitive sleepers. The twin bedroom has two built in Swedish 'alcove' beds with sleigh sides, hand carved and painted. It is our daughters' bedroom, so it has fond memories on the walls. The Ocean room is named for the mural on the wall, and has a hand-crafted double bed under the window. There is a secret crawl-through space between the twin room and the double, just right for small children and cats. Our cat, Ulli, is hypoalergenic. Our puppy, Sal, is remarkably quiet, and stays in her contained area in the kitchen. Our hens will happily provide you with some breakfast, a full freshly baked meal for $12 pp or cereal / granola / yoghurt for $6. We are doing Air BnB to put our daughter through music conservatory, so our house is filled with music and instruments. You are welcome to bring yours along. Guest AccessYou are welcome to spend time in our living room and kitchen, or take a lovely walk in the woods. If you'd prefer sleeping in a tree house or a hobbit hole, we might be able to arrange that! Our house is a shoe-free house. Please leave your shoes in the mudroom. Interaction with GuestsWe live in the home, and will be around for most of your stay. We go to sleep by around 10pm, and would appreciate quiet between the hours of 10 and 7. If you need to come in later, close the doors gently and tiptoe! ^_^ The NeighborhoodWe live in a quiet, residential neighborhood surrounded by woods and bordered by a lovely river. Getting AroundThe bus to Burlington is a pleasant mile walk away. If you're not into walking, you might want a car. We have three parking spots in our driveway. There is no overnight street parking. A taxi will be glad to come get you; it's about $20 to the airport or to town. Other Things to NoteThis is our beloved home. We are on a private well, and heat the water with solar when the sun is out. We appreciate guests who are sensitive with water use so we don't overtax our septic system.

The SpaceOur home is in one of the nicest, quietest, and most convenient neighborhoods in Vermont. The space is kid-friendly, with a crib and a pack 'n play, as well as a single bed. We also have wi-fi and lots of space to relax inside or outside. The chef's kitchen is our favorite place to hang out. We hope you love it here. Guest AccessYou'll have access to the bedrooms, TV, kitchen, living areas, deck and yard. Interaction with GuestsThough we will be out of town, we are always happy to offer input, suggestions for activities in the area, help with any questions about our property, etc. The NeighborhoodOur neighborhood is quiet but convenient. You can walk to a bowling alley, a liquor store that also sells fresh Maine lobster, as well as a tavern with local beers on tap. There are breweries and all of the excitement and attractions of downtown Burlington a 10-minute drive away. And you are close to the country, too, with Shelburne Farms a 5-minute drive away. Hop on I-89 South and be in Waterbury in 30 minutes, Stowe or Montpelier in less than an hour. Or cruise down Route 7 to Middlebury to visit one of the nicest small college towns in New England. Our neighborhood is great for walking, and there is a playground about a 15-minute walk (or 2-minute drive) away. Getting AroundThere is public transport (bus) on Route 7 just across from the liquor store, but car is the best way to get around. Burlington is also a great town to bike in. Other Things to NoteHello, and thanks for renting our home in beautiful Shelburne, Vermont. It’s a pleasure to host you. Below is our attempt to give you some of key information to help you enjoy your stay. House Key: We will leave the key in a lock box hanging around the front door. We will send you the combination before you arrive for easy entry. Before you leave, please leave the key in the lock box as you found it. Wireless Internet: The network name is HOME-A8CF-2.4 Password: rockstar Emergency and Questions: In case of emergency or questions of any kind, please just call or text me at (PHONE NUMBER HIDDEN). If you don’t reach me (Jeff), then please try Shannon at (PHONE NUMBER HIDDEN). Linens and Towels: All the beds will be made with clean sheets when you arrive, and towels will be left on the bed for you. If you need replacement sheets and towels, you can find replacements in the hall closet. Showers and Bathrooms: The best showers in the house are in the hallway upstairs, and downstairs in the basement. The shower in the master bathroom works, but it’s small and the showerhead isn’t great. Cleanliness: Whenever possible, please take off your shoes upon entering the house. Kitchen: Please help yourself to whatever is in the refrigerator, our spices, etc. The kitchen sink runs really strongly, so approach with caution ☺ Trash and Recycling: You can place recyclable items in the blue recycling bin in the garage. Full garbage bags can be placed in the green garbage bin in the garage. Replacement garbage bags are under the sink in the kitchen. To switch from cable TV to Apple TV to use Netflix or YouTube, use the Panasonic remote control. Press the “Input” button and switch from Input 1 to Input 2. Then press any button on the small Apple TV remote. To switch back to regular TV, use the Panasonic remote control and simply switch back to Input 1 and use the Comcast Xfinity remote to control the television. The HD (high definition) channels are between 700 and 800. Grill: There is a grill on the back deck, but we would prefer that you don’t use it. It’s a bit on the old side and quite temperamental (e.g. it often doesn’t work correctly). Fireplace: Our fireplace needs a critical repair, so please don’t use it.
