The SpaceThe farmhouse is situated in a peaceful rural hamlet in unspoilt countryside, just outside the village of Slapton and 5 mins drive from the coast. The house is light filled and very spacious, easily accommodating 8 people with 3 living rooms, a large farmhouse kitchen and the added bonus of a large studio/tv room on the top floor. There is also a large south facing terrace overlooking open countryside and a snooker table in the basement. Guest AccessThere is a gated car park for up to 4 cars to the side of the property. Entrance to the property is through the front door or courtyard door at the rear of the house. For outdoor living there is a deck and terrace area to the side and front of the property, complete with outdoor furniture, plus a lawned garden area in front of the house. The lower gardens are not for guest use, the hot tub is not for guest use. Interaction with GuestsGuests will have the entire house to themselves. Saturday is the usual changeover day. No singles, family groups or couples group only. The caretaker for the property lives in the cottage next door and is on hand for any information or assistance needed. The NeighborhoodSet within a secluded valley, this is a hidden gem in the South Hams area of outstanding beauty. It is a very rural and tranquil place great for walking, relaxing and discovering the nearby towns of Dartmouth (9 miles) Kingsbridge (8 miles) and Salcombe (12 miles). The property is reached by narrow lanes, just outside the picturesque village of Slapton. The extensive Slapton Sands beach and the Slapton Ley nature reserve is only a 5 minute drive away. Getting AroundThere is ample parking in the gated car park at the property. The nearest train station is Totnes from where trains run regularly to London Paddington with connections to London Heathrow airport. There are local taxis available. Slapton village is a 20 min walk away, the beach another 10 -15 mins further on. Other Things to NoteThe house retains many original features and as such has steep stairs in some parts of the house. Take care with small children and the elderly. There is no baby cot but you are welcome to bring your own. Please note: light cleaning is included in the price of your rental, however if any stain removal or heavy cleaning is necessary due to eg: wearing dirty or muddy shoes indoors, spillage of drinks, marks on the walls etc, we reserve the right to deduct any extra cleaning costs from your security deposit. This also includes oven cleaning, so please make sure the oven and oven racks are cleaned after your use. Pool table needs 50p to play. There are plenty of opportunities for watersports (hire at Blackpool Sands) and walks too. At the other end of Slapton Sands going towards Start Point is Torcross and Beesands, with the historic WW2 monuments and the lost village of Hallsands. The beautiful historic town of Dartmouth is just 5 miles away along the breathtaking coast road past Blackpool Sands; and Salcombe, Kingsbridge and Totnes are all within easy driving distance. The whole South Hams area has magnificent coastline and sandy beaches, coupled with many villages and hamlets linked and surrounded by endless rural lanes and quintessential English countryside. Getting AroundOn main bus route between Dartmouth and Kingsbridge/Plymouth - and the South West Coast Path. There is a mainline station at Totnes. Other Things to NoteBroadband. The SpaceThe barn is a fabulous blend of traditional and contemporary styles, with all of the qualities one would expect with a contemporary barn conversion including oak joinery, exposed beams with vaulted ceilings, oak wood floors, flagstone floors and stylish open planned living areas. Bedroom 1 is a large room with Kingsize bed, 2 french style bedside tables, large French style wardrobe. Double doors leading straight out into pretty ‘Mediterranean style’ courtyard garden. Adjacent bathroom 1. Bedroom 2 (Master bedroom) has a Kingsize bed, with French style furniture, including armoire. A beautiful, large, airy bedroom, with two sets of French doors with Juliet balconies and views to the courtyard one side, and open countryside the other; this really is a stunning feature of this property. En-suite bathroom with Fired Earth rolltop bath, hand-shower, washbasin and wc. On the top floor, bedrooms 3 and 4 are both huge rooms with lots of space. Both rooms have one double bed and 2 single beds. These rooms share a family bathroom with bath, shower, wc and sink. The property has 3 bathrooms. One on each floor. Bathroom 1 is a contemporary walk-in, wet room style, with floor to ceiling ‘fired earth’ tiling, a luxury ‘Grohe’ rain shower, marble bowl sink and wc. Bathroom 2 is the en-suite for the master bedroom and has a Fired Earth rolltop freestanding bath, washbasin and wc. Bathroom 3 is on the top floor and shared by bedrooms 3 & 4. It has a charming pebble floor, bath/shower, wash basin and wc. The kitchen is another real feature of the barn and a great family room. Rustic stone flooring, farmhouse sink, bespoke hand crafted kitchen units and stable doors out onto the rear patio and garden. The kitchen has a very large central ‘island’ with oak work top, large walk in larder, rustic kitchen table with ‘church pew’ bench and seating, a dual fuel Rangemaster cooker (electric oven/gas hobs), dishwasher and fridge. A great space for socialising and great for a bit of cooking if that’s your thing! The Utility Room is accessed through a Stable door and has washing machine, tumble drier, second fridge freezer, microwave and a large farmhouse sink. A second door leads directly out into the courtyard garden. Living space is all on the middle floor, with wooden floors and is airy and open plan in keeping with the contemporary barn style. There is a large dining area, seating 12 which sits under a vaulted ceiling and huge roof light window. Double oak doors lead into a large lounge area with settees, coffee table, open fire, TV (satellite), DVD player. Double French window doors lead onto a small patio area. The location is the real wow factor of Loworthy Barn. It is very rural, peaceful and secluded, and sits in a beautiful South Devon valley just 1 mile from the sea. The barn is approached initially by a shared ¼ mile driveway and then a long private tree-lined drive, leading to the barn and plenty of parking. There is a large duck pond with a small island, and a small stream runs down through the garden and grounds. At the front of the property, there is a walled, Mediterranean courtyard, with a large olive tree, a small lawned area with a rustic gate leading to an area of tropical plants, with lush bamboo, tree ferns and gunnera, a stream and bridge. At the rear of the barn is a large south facing terrace, with plenty of seating, a large outside dining table and BBQ, perfect for large groups, entertaining, celebrations or just chilling out with a glass of wine. From the terrace there are un-spoilt far reaching views across a huge lawn and beyond to the paddocks, fields and woodland. All this without a single other property in sight! You will regularly see buzzards, woodpeckers and swallows, as well as all the wildlife associated with the pond and streams, such as dragonflies, newts, frogs and even kingfishers and herons. At night you will frequently hear owls and see the light from Start Point Lighthouse in the distance. When the wind is in the right direction you can even hear the waves breaking along Slapton Sands. Slapton is 5-10 mins by car, and has a village shop and 2 very good pubs. The beach at Slapton Sands is just past the village, and at the other end of the beach is Torcross, where there are cafes, a good pub famous for its Fish and Chips, and a little village shop. Dartmouth, Blackpool Sands, Totnes, Kingsbridge, Salcombe, are all within easy reach by car, as is Bantham Beach, famed for its surfing and now kite-surfing, plus many other beautiful Devon beaches. Guest AccessLoworthy Barn is an active small holding with horses, goats, chickens and ducks all living on site. Guests have access to all the gardens and grounds. In all extending to 8 acres. A car would be necessary as no public transport available. Other Things to NoteThe property has 2 flights of stairs and is accessed by steps into a courtyard, so may not be suitable for anyone with mobility issues. The SpaceWe have 5 cottages all located close to each other, perfect for an extended family, or group of friends who would prefer their own space but be close to each other to gather. Each cottage has 2-3 bedrooms, a living area, fully equiped kitchen and private garden. Our largest cottage sleeps 8 people and changes over on a Saturday. This listing is for a group booking of our Friday Cottages: 3 of our cottages are available on Fridays (sleeping 15 maximum) Off season and with plenty of notice, we can take a whole booking for all cottages to start on a Friday, sleeping 27 people total. High season we need to stick to changeover days so bookings for more than the 3 Friday cottages will have staggered arrival days or we can offer 6 night stays. Please be aware that the price is difficult to set on Airbnb as it changes depending on how many nights, how many people and how many cottages you require. We grow our own wood for the logburners harvesting from our coppice & have rare habitats to preserve - there are otters, dippers & dormice here. In May 2013 we began generating our own electricity using the old mill leat for a small hydro system. At the end of a lane, we're almost traffic-free... Each self-catering cottage is individual in decor with its own charming attraction. All with log-burner, enclosed garden (Mill Cottage has an open flowery patio), bbq & outdoor furniture. Enjoy the shared streamside lawns, the Gara Brook, meadows & woodland walks in over thirteen acres of natural unspoilt Devonshire valley. SATURDAY CHANGEOVER Crownwheel Cottage (Sleeps 6-8 people, 3 bedrooms, 2 baths, 3 WCs, space for 2 z-beds) Well laid out accommodation great for family group or groups of friends. Getting AroundYou will need a car to stay with us as the nearest bus stop is 50 min walk and there are not many buses that run. We are very rural, situated down a steep and narrow lane, all tarmac, it is a real road. But it is worth it when you get here. Other Things to NoteWe have NO mobile phone signal, TV or internet here. Slapton village is just under 1 mile away and can be easily walked if you don't mind going up a couple of hills. Parking in the village can be difficult, there is a 'park and walk' on the road to the beach. 2 good pubs in the village, a parish church and a small shop.

The cottage is available for arriving guests from 3.00 pm on Fridays and is to be vacated by 10.00 am. Outside there is a gravel area with bench seat, stone walls and shrub and flower borders. There is allocated parking space for 2 cars within the courtyard itself with additional spaces behind Buckland House stables. All the bedrooms rooms have windows overlooking the courtyard apart from the bunk bedroom which has a Velux, and bathroom. There are duvets on all beds. Linen is supplied and the beds made up in advance. A travel cot and high chair are available and towels can be hired. There is Gas central heating, electricity and telephone for local and incoming calls all included in the price. The NeighborhoodStart Bay & Slapton Sands -Start Bay reaches from the Mew Stone at the mouth of the river Dart and encompasses the famous Blackpool Sands beach, Slapton Sands, Torcross and ends in the rocky cliffs that curve around the Start point lighthouse. The coastal villages of Stoke Fleming and Strete are within a mile of the sheltered cove protecting Blackpool Sands. The lovely cove is flanked by wooded cliffs, the shingle beach having attractive facilities including the Venus café, windsurfing, canoeing and sailing hire. Blackpool Sands is one of the best beaches in Devon and extremely popular with families. Slapton Sands extend for over 3 miles from Strete Gate to Torcross with the unique coast road set on the shingle ridge and having the freshwater Slapton Ley one side and the sea the other. The Ley has an abundance of flora and wild life being a designated National Nature Reserve.The Dart Valley -This unique Area of Outstanding Natural Beauty is particularly popular with sailors, artists and fishermen and those who enjoy the peaceful tranquillity in a truly rural environment. Delightful riverside villages such as Dittisham, Tuckenhay, Cornworthy, Stoke Gabriel and Ashprington whose unspoilt tree lined banks, secret creeks and countryside sweeping down to the river have been inspirational to many writers, ornithologists and photographers. Watch the spectacle of the Port of Dartmouth Royal Regatta which takes place annually over three days at the end of August. Take a cruise from Dartmouth to Totnes and make it a circular journey by taking the open top bus between Totnes and Paignton and returning on the Paignton and Dartmouth Steam Railway. Boat trips from Dartmouth take you up the river past Stoke Gabriel to the bohemian market town at Totnes. With its medieval winding streets, historic town walls and ancient castle Totnes makes for an interesting visit. The host of cafes restaurants and alternative independent shops are a delight to browse for a while. Twice a week there is a market offering second-hand books, handmade clothing, antiques, musical instruments and local organically produced products. After your purchase, you may well be offered 'Totnes pounds' as part of your change. Totnes was the first town in Britain to introduce its own local alternative currency. Many shops and businesses in the town accept the Totnes pound as payment. It is designed to help reduce "food miles" while also supporting local firms. The scheme is part of the Transition Towns concept — a grassroots network of communities that are working to build resilience to economic instability. Getting AroundBuckland is located close to the coast at Start Bay about 11 miles from the nearest train station at Totnes and 40 miles from Exeter airport. It is advised for guests to have car transport as local bus services are around 2 miles away in Slapton village.

            The SpaceCrownwheel Cottage sleeps up to 8 in one double, one twin and one large bunk bed room. It is a converted barn in the courtyard. Crownwheel Cottage is our cottage most suitable for people with limited mobility. It's a favourite with groups of friends or family, as it offers spacious, well laid-out accommodation with room for everyone. Downstairs are two bedrooms: a double with a deep slate window ledge that opens onto the river. And a large bedroom with full-sized bunks and plenty of room for a cot or extra single bed. There's a bathroom with a bath, shower over and toilet, as well as a separate loo. There's a large open plan sitting room/dining kitchen and spacious fully-equipped kitchen. It's open plan for more flexibility and the dining table is extendable. There is a wood burner in the living room. The cottage benefits from a private,fenced patio by the river, with bbq and furniture for alfresco meals. The patio gate opens to lawn and the bridge over a little waterfall to the track through the wildflower and bluebell woods between the mill leat and the river. We charge £25 per dog per stay, please keep dogs under close control around the cottage grounds as we have free-range poultry and there is livestock in the area. The price includes bedlinen, towels, electricity, and all logs for the wood burner. You will need to bring towels and any additional tea towels (we supply one). There are basic eco cleaning products in the cottage and our lovely handmade liquid soap too.               We have 2 cottages in a large courtyard setting located in the centre of Slapton village, just a short walk to Slapton sands (dog friendly) beach. We are approximately 7 miles to both the market town of Kingsbridge and the harbour town of Dartmouth with Salcombe Totnes and other towns approximately 10 miles. Slapton has 2 public houses The Toer Inn and the Queens arms both serving Traditional ales and both serving food from very different menus. A village ship and a church. The stables which sleeps six in one double and 2 twins and Lower Court which sleeps four in one double and 1 twin. We have ample secure parking for several cars. Both cottages have all modern facilities, freeview TV/DVD wood burner (stables only ) Coffee machines microwaves, washing machine/drier we provide all linen and towels (not beach towels ). Well behaved pets are welcome and are also catered for with comfy bedding and treats on arrival. Please contact us by email or book through Toad Hall cottages whom can advise you of available dates.

                    **** 2016 will be our final year of letting, get in quick! **** Higher Whitestone has beautiful breathtaking views across the countryside and to the sea. It is a place where you, your family and friends can take a break from the routine of home, by relaxing and enjoying the natural beauty that surrounds you, or by visiting the local attractions. The small village of Slapton is 1.5 miles away, where there is a shop, a pub and a bus stop. If it's the sea you are after, it is 2.5 miles away, where you can walk along the Ley and take in the wildlife. Kingsbridge is a larger town, approximately 8.5 miles, where there are local shops as well as a couple of supermarkets.
