I am usually present and available when the guests arrive. The NeighborhoodThis is a quiet neighborhood in rural Maine. We have lots of trees, birds, wildlife and a salt water river. Every where you look is a postcard photo. Walking/hiking trails abound in this town. Getting AroundThere is no public transit - a car is required.

The SpaceThis is an old wood cabin with a large common room with fireplace, couches, and a daybed. The kitchen has a dining table that fits at least 8 and has a large bay window out to the harbor. The porch is the perfect place to relax, read, and have a sunset happy hour. It's an easy drive to TONS of restaurants, towns, outdoor activities, etc.

The SpaceOur home is a light-filled single family home on Rutherford Island in Christmas Cove, So. Bristol. Christmas Cove is at the end of Route 129, at the eastern end of a peninsula where the Damariscotta River meets the Atlantic Ocean. On the other side is John's Bay and Penaquid Point. Cool ocean breezes make this island quite comfortable on hot summer days and nights. Partial water view to Christmas Cove harbor. Recently remodeled and decorated, the comfortable 3 bedroom home is bright and sunny and decorated with nautical art, painted furniture and local antiques. There is a perennial garden of hydrangeas and roses and lawn surrounding the house along with a comfortable covered porch, table and chairs, fire pit and gas grill. No immediate neighbors off the back and side yard. Off street parking, high-speed internet+WiFi and cell booster. Within a stone’s throw from the ocean. House details: The downstairs has a large gourmet kitchen with an island that seats 5, new appliances, washer/dryer, dining room, living room/den, small office, a front porch with wicker couch and chairs and a screened-in dining porch, Upstairs: Bedroom #1 has a king bed and is a large sunny room with a desk, dresser, shelves, closet and 1 full bath with shower/tub. Bedroom #2 has 2 twins, dresser, closet. Bedroom #3 has 2 twins and 2 dressers. These bedrooms share a 1/2 bath. Guest AccessYou will have use of the entire house. Interaction with GuestsNo interaction unless requested. The NeighborhoodRutherford Island/Christmas cove is a quiet island, easily accessible by a drawbridge in So. Bristol. It is a smallish island with summer homes and year-round residents (maybe 100). In the summer months there are many families and kids. There is a small high-end store/deli on the island and two more small grocery stores/delis/grill serving pizza, breakfast, & lunch very close by. The area feels remote and peaceful yet has all the modern-day comforts. Christmas Cove is a well-known sailing and boating destination and an active summer harbor. So. Bristol is an active fishing village with commercial lobstering and fishing boats, two small markets and delis. Pemaquid Point is a wonderful outing (about 20 -30 minutes drive) for a day at the beach, touring of the historic lighthouse and old fort, antique and art stores, and additional seaside restaurants. It's also where you can get the ferry for a day on Monhegan Island, an absolute must if you have the time. Damariscotta is the closest town. It's about 15-20 minute drive away with a big grocery store, bookstore, restaurants, antiques shops and art galleries and fun shopping. A great stop on the way is Walpole Barn for tasteful house gifts, oysters, and wine tastings. Getting AroundYou will need a car, but walking the island is also nice with lots to explore and ocean and river vistas around every corner. Other Things to NoteWe take preference to week-long rentals; min. stay is 4 nights. It's very peaceful and serene, an ideal place for long walks and relaxing. This is our home which we want people to feel comfortable in, but we also ask that people be respectful of the space and belongings which make it the nice home that it is. For shopping and dining: The Island Grocery on Rutherford is a nice walk (or short drive), and is very much like a mini Dean & DeLuca with an espresso bar, gourmet deli with house made croissants, blueberry muffins and pies, fresh salads, and a small market selling staples, and imported wines/beers. The Coveside Restaurant and Bar is an even closer walk/drive where you can sit inside or out on the porch and enjoy the cove and ocean view with a wonderful menu, fun bar, and live music on weekends. The Lobstermen's Co-op in So. Bristol sells cooked or live lobsters and clams to take home and enjoy. The lobsters are reasonably priced at about $7 per lb. ('13 prices).

Kayak, dock, float, and mooring available. Located near Pemaquid Lighthouse and beach, Monhegan ferry from New Harbor, and the Damariscotta & Boothbay Harbor areas. Perfect for a couple or small. *! Sorry, no pets. Sleeping Arrangments: The Osprey's Nest is ideally set up for a couple and a couple of children under 16. There is a designated, private bedroom, as well as a semi-private sleeping area with a sleep sofa and extra mattress for comfort. Occpancy for the Osprey's Nest is two, with two children, unleuss prior arrangements are made. This is an effort to maintain the privacy of guests. Additional guests are permitted, but will have an accompanying surcharge. Option to rent an outboard motorboat: 20' Grady White 150HP; 16' Aqua Nautica 25HP; and 10' Avon inflatable 7.5HP, and a 16' Old Town Sea Kayak.       Cottage overlooking picturesque harbor in the authenic Maine community of South Bristol. Perfect for small family or couple who enjoy waterviews and easy access to provisions and fresh lobster. Good location for walks to lobster co-ops, picnic spots, and Christmas Cove, as well as short drives to Round Pond, Pemaquid, and Damariscotta. Cruises to Monhegan and Puffin sites nearby. Less than an hour to Boothbay Botanical and Rockland art museums.. Newly renovated in June 2012. Reasonable rental fees. Landlord will pay cleaning fee. Flipkey Rentals will take out Maine Tax from rental fee. Regular Weekly Rental Fee, July and August, of $900 includes the cleaning fee. Midcoast Maine, one and a half hours from Portland Airport. Cottage is located on Route 129, Christmas Cove Road, on Rutherford Island. It is near the swing bridge which overlooks John's Bay, the tributary from the Damariscotta River into the Atlantic Ocean.

        In 1879, when Captain Elliot Gamage built his Mansard-roofed Second Empire house, South Bristol, Maine was a quiet, coastal village. He picked a location where he could watch over his father's boat building operations and his own boats coming and going through the Gut - the narrow passage and harbor between the Damariscotta River and John's Bay. South Bristol has not changed much in 119 years. Captain Gamage's home, Anodyne House, is available to rent by the week. Come and enjoy the quiet life of South Bristol and mid-coast Maine. Anodyne House, located 150 feet from the shore, has 11 rooms, four upstairs bedrooms that sleeps seven, two full baths, a wrap around porch with screened dining pavilion, Victorian decor, central heat, private yard with wonderful flower gardens, and all the amenities. The large living room has a new fireplace and lots of books. The dining room seats 10 people easily. The kitchen is very well equipped and we have both a gas and charcoal grill. A large veranda wraps around the south, east, and north sides of the east wing of the house and includes a screened octagonal dining pavilion. WIFI and high speed, broadband internet connection of course but no TV. We offer the additional rental of the house's 'East Wing'. This room, with its summer cottage decor, is attached to the main house. It has a private bath and fireplace. A laundry room comes with the East Wing. It can be either a second family room with DVD player, projector and screen bedroom that sleeps 2 on a very comfortable convertible sofa (yes it is really comfortable)- your call. Anodyne House is in a village setting on the Western Gut in South Bristol Village, about 75 feet from the waterfront. There are views across the small harbor. Just out of sight, but only a few hundred yards away, is the bridge connecting the mainland to Rutherford's Island and Christmas Cove. On the other side of the bridge is the Eastern Gut where most of So. Bristol's fishing fleet is moored. Shipyard Road is a quarter mile long dead-end road which winds along the shore with 19th century summer cottages at the end. The house sits on 3/4 acre of lawn, gardens and trees, bordered on three sides by tall cedars and oaks. Although it is in the middle of the village, it is very private, . There are flower gardens, fruit trees, a tiny stream, a greenhouse, a hen house with real live chickens and plenty of lawn. The house is well suited to families with small children as well as elderly guests and is a wonderful setting for small weddings and multi generational family vacations. Village, harbor, lobster boats, fisherman's coop, swing bridge, lunch counter, groceries, lobster and clams, library, post office, church, deep water mooring, and dockage all in short walking distance. The NeighborhoodSouth Bristol is a small lobstering village that is home to just over 700 people in the winter. Even though that number grows in the summer, the area remains quiet and peaceful. We're fairly close to Freeport (think LL Bean and Maine Beer Co), and Portland. And even closer to Damariscotta, Newcastle, Walpole, and Bristol. South Bristol has several nature preserves for hiking and quiet roads for exploring. You can rent kayaks or canoes in Damariscotta, do your shopping, go out to eat, or catch a movie. Boothbay has amazing Botannical Gardens, as well as tours to see seals/puffins/whales. Getting AroundWe are quite far from public transportation (there is a bus line in Damariscotta), so you'll most likely need a car. We get around often by biking or walking, canoeing or kayaking. Other Things to NoteWe have a well, so please be mindful (read: very conservative) with water use. Avoid long showers, a running toilet, or wasteful dish-washing. When we have a lot of rain, it takes a bit for the well to fill up. This summer has been very dry, so it may take even longer. The speed limit at most is 25 mph, and sometimes even 15 mph. Please be respectful of this at all times.

                  Guest AccessWe have two bedrooms. One bedroom has a large, private bath with jetted tub, a TV, fireplace, and a queen bed. The other bedroom has one king bed, one double, a table and chairs, microwave and is partially unfinished but very pretty and comfortable and is located over the 3 car garage. A private entrance to both bedrooms is through the garage, up the stairs and into the second bedroom.

Best ice cream: Round Top ice cream at 526 Main Street in Damariscotta has locally made ice cream that is just plain delicious. Favorite local spot: Pemaquid Point Lighthouse (and the attached diner serves a hearty meal as well).

The tennis court belongs to the house and is across a dirt road. Comfortably furnished, the house has lovely wood paneling in the dining room and updated bathrooms. The Pemaquid area with the famous lighthouse is lovely with many restaurants, sights and a rare public sandy beach nearby. Available year round and has off-season rates.                     We've lived in this house for ten years and guests never fail to marvel the first time they walk in. There are windows and views in every direction and the woodwork and design are simple yet warm and beautiful. The floor plan is open so that the windows and views are shared by the whole living area. There are two large decks, one up high for sun and one below for shade. The decks look out over the water towards the seals and sunset. A grill is provided. A sun-room provides another sunny interior space. The first floor has a sun room (with queen pull-out sofa), full bath and laundry room. The second floor contains the main living area, bedroom (queen bed, desk, large walk-in closet) and full bath. The large loft is above the bedroom, facing the LR and the views, and also has a queen bed and desk. There's room for blow-up mattresses up there as well. The kitchen has all of the usual appliances and is well set up for cooking and eating. The large kitchen bar allows people to eat there or at the dining room table, which expands to seat six comfortably. A television in the corner is viewable from all areas...if that's your thing! Large overhead fans are in the DR and loft. There is a large lawn and a deepish-water dock, with a ladder for the swimmers. Out a little ways are rocks that are usually covered with seals. There are nearby hiking paths and, if you have kayaks, you can also access local islands with paths and bald eagles. If you have a motor boat, you can boat up to town (Damariscotta), to South Bristol for lobsters or live music (Christmas Cove), or over to Lobsterman's Wharf in East Boothbay.

The area feels remote and peaceful yet has all the modern-day comforts. So. Bristol is an active fishing village with many commercial lobster and fishing boats, two small markets and delis. A wonderful outing is a drive to Pemaquid Point and also the harbor (about 20 -30 minutes drive) for touring of the historic lighthouse and old fort, antique and art stores, and additional seaside restaurants. There's a very nice sandy beach there, as well. It's also close to where you can catch the ferry for a day on Monhegan Island, an absolute must if you have the time. The closest town is Damariscotta. It's about 15 minute drive away with couple grocery stores, bookstore, restaurants, antiques shops and art galleries and fun shopping.                     This is a modest house that once was a a stable, the village fire house and since 1939, a residence. Two bedrooms upstairs, kitchen and living room on the first floor and newly renovated ground level family/play room with elevated bunk area. It is located just on to Rutherford Island, up a bit from the Swing Bridge on the left, facing into the Eastern Gut. The house has spectacular water views from 3 sides, with the sunrise over the Gut and sunset over the Damariscotta River. The land drops quickly to the pier, causing dramatic height and views from the kitchen and master bedroom. All the rooms (including the bathroom) have ocean views. The Gut is in the village of South Bristol with shops, grocery stores, lobster pounds and 2 full service boat yards. Damariscotta is a 15 minute drive back up the river. Pemaquid sandy beaches are 15 minutes away. Hideaway beaches on Rutherford are close by. This is a kayackers dream house. Christmas Cove is 2 miles on the south end of the island. Bring your big boat, moorings are available. A 36x40' pier is 35' from the back door with a gangway and float. This pier is located in the lee of most all summer breezes and gets hot during the daytime. There are 2 Old Town Kayaks on the pier for your use. There is plenty of activity during the day in and out of the nearby swing bridge and it quiets down very nicely in the evening. Local long hikes and short ones right from the house. Eagles, osprey, loons, heron, starfish, crabs, little lobsters, seals, all kinds of gulls, traditional wood pleasure and work boats all to be seen daily without moving from the pier. 10' of tidal range, moving in and out every 12 hours.
