The cottage is on a corner so not many neighbours. It is also opposite the old heritage fire station and Kings Meadow. So there is lovely views across the fields Getting AroundThere is public transport very close. The easiest is the Guildford train station which is a quick service into the Perth city. It also goes on to Fremantle line and the Midland station. So there are many choices of places to go on the train very quickly and cheaply.

Step out of your door to experience the best of historic Guildford. A short walk to the Rose and Crown pub perfect for a Sunday afternoon with great food and live music. Stroll across Stirling Square to visit the Guildford Hotel which has been fully refurbished, restaurants, cafes and Antique Shops. There is a folder of useful information on the house and local area in the house. The NeighborhoodThe Swan Valley Tourist office located less than 300m away in the old court house, can fill you in on all the latest and greatest the Swan valley has to offer. Some of our favourites: Ride out to Elmars brew house and have a nice cold pint and a basket of hots chips, then on the way back stop at The Ugly Duckling Winery for a fantastic platter and Rose. Sample the Verdelho at Upper Reach and stay for lunch, then pop next door to pick up a bottle of Mann Champs. Breakfast at Mandoon winery and Homestead Brewery on a Sunday morning, better just jump in the kayak and paddle up. Still keen to sight see around Perth City and Fremantle? One of the great things about Guildford is that it is only 16kms from the city centre. The train station is a short 10min walk and the train runs directly into Perth city in about 20mins. Stay on the same line and head straight down to Fremantle. Getting AroundWe are 10 mins from the train station into Perth, and withing walking distance of pubs, cafes and restaurants. The wineries are a short bicycle ride, or approx 5 - 20kms away depending on where you would like to go. The river is a short walk across the fields. Other Things to NoteThis is a historical house, though it has been renovated. It does have multiple levels internally. Small steps throughout the house and a staircase to the top bedroom and down to the bottom bedroom. However this house has a doorway that opens onto a verandah or the outside from every room (except upstairs). This enabled my 80+ year old grandmother to have no trouble navigating around the house. But I wanted to let people know in case they do have mobility issues. Also note for young children there are 2 ponds on the premises, the front one is hard to get to and not very deep. The back one is about 35cm deep and has fish in it. I have never had a problem with my kids, but if you are worried I can arrange to have a metal top put on the back pond for long stays. We also have a 4 Door Ute available for hire if you need a car for over 7 days. This works out quite economical and if you are interested I can send you the URL so that you can have a look. Moody Waters Retreat is a little slice of Beverley Hills in Western Australia. This luxury two story property offers supremely comfortable space for up to 12 guests at a time and is equipped with all of the finest amenities one would expect in such a high end residence. Offering 1 grand sized master bedroom suite with sweeping views of the Swan River and a large ensuite bathroom including a Jacuzzi spa. Another large bedroom (can be king or twin bed arrangement) also with Swan River views and a small kitchenette area. There are 3 spacious queen rooms, one with a Balcony and a 5th bedroom equipped with 2 x single beds. Furthermore, there is also an additional space with a sofa bed that can be set up depending on guest requirements. There is one additional bathroom on the ground floor and 2 additional toilets. Other living spaces include a large dining area with room for 12 to sit at the custom built art deco table, a spacious living room equipped with a 70" 4K flat-screen television where guests can enjoy surround sound whilst watching their favourite channels on Foxtel (Channel packs include: HD, Sports, Entertainment, Movies, Drama, Docos). The adjoining room contains a bar with an inbuilt fridge and sink. The chefs kitchen with ample storage and beautiful stone bench tops is set up to entertain. It includes a Miele coffee machine for the those looking for an early morning pick me up. This machine also fills the kitchen with a beautiful aroma of roasted beans. A brand new Bosch washing machine and clothes dryer are available in the laundry room as well as internal and external clothes lines for your convenience Artwork and statues are scattered throughout the property to give the entire house a homely vibe that guests will certainly enjoy for long or short stays Guests will have access to a pool and deck chairs as well as outdoor bean bags for a relaxing day in the sun while watching the boats and kayaks go past. Guests at Moody Waters will be given full and exclusive use of the entire property during their stay however the pool is shared with next door (also owner occupied by the owners of Moody Waters), there is no fence between the yards so the back yard and entertaining area is extremely plentiful. several phone numbers will be provided for guests to have either the owners or their representative attend the property in the event of any concerns The location is extremely convenient being situated 15km from Perth city and just 8km from Western Australia's famous Swan Valley wine region. Both the international and domestic airports are just a few minutes drive away. Guests can enjoy the close proximity to all of the above mentioned hot spots whilst finding themselves taking in the serenity of the swan river right at their back porch. There is a bus stop just 5 minutes walk from the property where guests can take any of the 5 following bus routes to get around: 296 299 The house has full disabled access including a lift to access the upper levels of the property as well as ramps and wide openings which generally add to the warm inviting feel of the entire house House Rules: There is no smoking inside the house, we will provide smokers facilities outside.             Meadow Cottage Meadow Cottage a lovely renovated character cottage that is 3 bedroom and 1 bathroom with a large lounge room and separate dining room. It is tastefully decorated in neutral colours and completed with vintage style furnishings. It has beautiful gardens both back and front and off street parking as well as plenty of parking on the large grassed verge. It is in a very peaceful and quiet area tucked away, but has lovely views of Kings Meadow with a lovely outdoor deck and entertaining area. It is in a fantastic location as it is walking distance to Restaurants, Train, Shops, parks, character Pubs, Cafes and the beautiful Swan River and many heritage sites and walks. It is also within a 5 minute drive to the Swan Valley and the wineries, and many tourist stops like the chocolate factory, cheese factories, olive and coffee places. There is also many breweries and distilleries in the area that all welcome tourists for free tastings. Guildford is a trendy but old suburb that is expensive to buy real estate in so a very a cool place to rent, very close to the airport and the city of Perth. It is in a great historic heritage area with lots of fabulous Antique Stores, Cafes, Pubs, the Famous Alfred's kitchen and lovely walks and cycle paths. The cottage is In the same street as, and nearly opposite the old historic Fire Station, Garrick theatre and old library and Town Hall. Meadow Cottage has a large back garden and outdoor studio and a fenced pool. What is even better it is located opposite Kings Meadow polo ground and a few doors down from a park, perfect for children. The house is safe as it does not have any steps or drop down it’s a lovely flat landscaped block.. It is a short or long term holiday rental, from $650 per week for longer term and from $195 per night with a minimum of a 2 night stay. It is fully furnished including all cooking equipment, cutlery, crockery, dishwasher microwave, fridge, BBQ, outdoor furniture etc. It will be completely set up for walk in walk out holiday rentals, however I am also prepared to offer longer terms as well.             Dolphins in your back garden! This riverfront family home is excellently situated between Perth City and the Swan Valley wine region. Proximity to the major arterial Great Eastern Highway and to the domestic airport are facts you would never realize when you open the bedroom curtains to look out at the Swan River and parklands beyond. Hard to believe that you are only 12 klm from Perth Centre when you can actually see dolphins swim past in the river from the massive ensuite shower or bath. Equally amazing is the fact that the nearest winery complete with restaurant is 8 km away! The house has beds for 7 people. The upstairs master suite has a king sized bed, ensuite bathroom and a private lounge/parents retreat with TV. Bedroom number two has EITHER a king sized bed or twin long singles. Tell us when you book and the bedroom will be set up accordingly. Bedroom number three is a child’s bedroom but has a full size single bed and another pull out trundle bed. Again tell us when you book if you require the pull out trundle bed to be set up. The gym has a lounge that converts to an extremely comfortable three quarter sized bed and a TV. The beds have quality linen and electric blankets as well as a choice of firm, medium and soft pillows! (The trundle bed and fold out lounge do not have electric blankets.) The main living area is a large open plan space with dining table, TV, lounge chairs and a baby grand piano. The vast kitchen includes all appliances and there is a separate laundry with washing and drying machines. There is an office with scanner, printer, twin desks and separate bathroom. The property is located in an area with good download speed and there are signal boosters to ensure the signal is strong upstairs. The large rear garden incorporates a huge outdoor sun room with a dining table, seating for 10 diners and its own kitchen and separate toilet. It is a beautiful space on a sunny winters day to sit and watch the rowing boats and tourist boats pass by. The two main TV are set up for smart reception, USB input and DVD players.
