The SpaceSnuggle up by a warm fire this holiday season. Ski, snow shoe, sled, ice skate in your backyard or choose from one of 4 popular ski destinations all within a 20-30 mile radius of the cottage: Windham, Hunter, Plattekill, and/or Belleayre ski resorts. Nestled on a hill beside a pristine 25 acre non-motor boat mountain lake, our cottage is the perfect destination any season of the year. While summer offers great swimming, fishing and canoeing, Autumn offers brilliant foliage, apple picking and harvest festivals, and winter blesses us with white fluffy mountain snow and cozy wood burning fires to chat with old time friends. Spring is a time of renewal and observing the first blossoms is always a treat! The cottage interior is knotty pine with cathedral ceilings and wooden beams and hosts 2 bedrooms with an additional upstairs sleeping loft. Each bedroom has a double bed and fresh linens and towels are provided. There is one bathroom with a shower and tub. The downstairs is an open lay out with kitchen/living/and dining room all connected. Glass sliding doors open up to a nice size deck with outdoor seating and a grill for barbecuing. A large fire pit is situated 50 ft from the cottage beside the lake, perfect for roasting marshmallows, singing or telling stories or just watching the clear night starry skies. Amenities include a 15 ft trampoline, wooden swing set with play loft, tree house, hammocks, swings, slides, sand boxes, sleds, use of canoe and paddle boat, kids' toys, movies, books, musical instruments (including an organ). Each room has a t.v. with dvd/vhs player and wifi. Located 3 hours from NYC in the village of South Kortright. Nearby towns include Hobart, aka, "book village of the Catskills," Stamford, Bloomville, Bovina, Roxbury, Delhi, Andes, Oneonta, Windham, Hunter and Cooperstown. Getting AroundAdirondack Trailways is a bus service that leaves from NYC to Stamford, New York 2x per day. Stamford is only a six mile drive from the cottage. Pick up is available upon request. The SpaceColonial style farmhouse on 16 acres of woods and fields. Close to hiking, skiing, bike trails, ponds, reservoirs, and the very quaint towns of Bovina and Andes. Internet, cable, microwave, cappuccino machine, washer/dryer. Antique/contemporary mix interior with art from friends( I'm an artist and run a gallery in Brooklyn), kitchen is original with 60's metal cabinets, some new track lights, good new stove and old fridge. Bath is small and unspectacular, but serviceable. Upstairs are two (URL HIDDEN) with a queen-sized bed and furnished with grandfather clock and antique dresser. The other upstairs bedroom has children's toys, books, games, and one child's bed. Downstairs is another nice bedroom with a queen sized bed, semi-healthy cacti and nice morning light. Downstairs living room has a fireplace and a sofa bed. There's a patio with a large new Weber grill and rustic table and chairs. Skylit studio with good light for artists or writers. Nice place to get some work done in peace or just relax. Very quiet, beautiful valley views. There are about 70 mature blueberry bushes in front, that come ripe in mid to late July, and are incredible. The next door, part time neighbors have a gorgeous, classic barn that is nice to contemplate when drinking martinis in the evening while sitting on the stone steps. Spectacular view of the night sky from the fire pit up the hill is also wonderful, especially when there are comets and owls and coyotes out.

Parking for two cars at the end of a long, private driveway on a quiet road. 8 minutes from Bloomville and the renowned café Table on Ten, featured in Condé Nast Traveler, Bon Appétit, Martha Stewart Living, Travel + Leisure, The New York Times, Remodelista, designtripper and Wilder Quarterly. The Studio on the Hill offers a more remote option to the rooms above the café itself, private and rural, but inheriting Table on Ten's style and aesthetic - clean, simple, open, friendly. By staying with us, you become a de facto member of the community that congregates in Bloomville; venture into the village and enjoy the food (gathered from local farms, dairies and producers), join in a workshop, browse around the microshop, or just sit, drink coffee, read or work at your laptop. Then retreat to the isolated privacy of the studio whenever you wish. Come over for pizza from the wood fired oven on Friday and Saturday evenings, participate in special dinners, workshops, other events. Or just lie back and take it easy. Taking into account potential allergies, the absence of fencing, livestock on adjoining farms and the cheerful variety of woodland creatures sniffing about, we cannot accept pets. Easy access to Table on Ten during its working hours facilitates you being able to enjoy breakfast and lunch Thursday through Sunday daytimes, pizza on Friday and Saturday evenings. The SpaceOur Catskills Chalet is truly unique. It is a two story chalet style post and beam house built with a combination of conventional construction along with some of the most amazing logs you've ever seen! Some are 24" in diameter that soar into the vault of the room. On the first floor entering the house, there is a sitting room with a Franklin wood stove. Just off this room are the two bedrooms and the main bathroom which also features log walls (including right in the shower!) Both bedrooms also have log walls with beautiful wood plank ceilings and floors. Up the slate and cherry wood stairway you enter the living quarters of the house with a wonderful and very well equipped kitchen -- our daughter is a chef, so we have everything, including a Robot Coupe and a Sous Vide! The kitchen counter separates the breakfast table, which is actually a poker table that was once owned by Al Capone and came from one of his "hideouts" in Northern Wisconsin. The door to the outside covered porch separates the table area from the living room. The living room is very comfy with a corduroy sofa and a beautiful Stickley wood wing back upholstered chair and ottoman. Also a nice wooden rocker and a juror's chair. There is a flat screen TV and we have a wide selection of movie DVDs as well as an HTML cable to connect your computer for Netflix, etc... The adjoining library features many wonderful books, games, puzzles, movie DVDs, and loads of CDs from most genres. Around the bend from the library is the dining area where we have a table that will seat 8 to 10. Next to the dining area is what we call the study cove. It's just a nice corner of the house with some jurors' chairs, a secretary that stores our glassware, and a china cabinet. This is a fun cozy area because the chairs are in front of some stained glass windows. Next, on your way back to the kitchen is a half bath. You may have noticed that this route seems to be circular. It is! All of these rooms are open and wrapped around an open "atrium" in the center that houses the stairway and a view into the lower entry/sitting room. It is also something of an art gallery featuring a couple of beautiful paintings by Cornealious Zwaan, a Dutch/American painter from the turn of the 20th Century. As you look at the photos, you'll notice a funny looking structure in the back of our home. We call it the Hobbit Hut. It's actually an entry room into our basement. Look to the right of the Hut and you'll see some beautiful windows, so you can tell this isn't just a "normal" basement. The room with the windows actually features a very nice slate pool table which you are free to use. However, our work on this wonderful quirky house has not yet included the lower floor so, if you don't mind the unfinishedness of it, have at it! Interaction with GuestsIf the Chalet is for rent on Airbnb, then we are probably at our permanent home in Minneapolis, Minnesota. We are always available by phone or email, and we do have representatives in the immediate area who are available to help with most any issues or questions that may arise. The NeighborhoodA terrific feature of this Chalet is the adjacency to many wonderful activities and venues. We were drawn to the area because it is close to Woodstock, and during Jim's youth, he spent a particularly wet but wonderful four days mired in the mud listening to such amazing musical talent. Well, yes, that concert was actually closer to Bethel, NY, but Woodstock has always been something of a touchstone. We are also very close to Cooperstown, NY and the Baseball Hall Of Fame! Skiing is everywhere out here and some great venues like Plattekill Mountain, Belleayre, Windham and Hunter Mountains are all within a pretty easy drive of the Chalet. The Kortright Centre for Conservation is just down the road and is the kick off point for some wonderful trails that provide great biking, walking and running, and some great Nordic skiing in the winter. If you're interested in fishing, we do have our own "Casey's Creek" right on our property. We've been told that it's some great trout fishing, but we just haven't had a chance to prove that point yet. Our area also has amazing river fishing along the very close Western Branch of the Delaware River and great Trout Fishing in all of these mountain streams.

Swimming, fishing and small boats or floats. 2 Picnic tables are located at water access. The NeighborhoodBeautiful serene private community of 33 homes on private road around Lake Alemeda. No thru traffic as community is at the end at top of McMurdy Hill Road secluded from general traffic. Getting AroundNo public transportation. Other Things to NoteThere are several colleges towns at Oneonta, Delhi and Copperstown's Baseball Hall of Fame within 45 mins drive. Also the resort villages of Hunter and Windham are within 35 min drive. The local town of Stamford is a mere 15 mins with Tops supermarket, TJ breakfast cafe, Vasta's Italian restaurant and Gabrial's American restaurant. Local antique shopping at the Second Wind in Hobart is always worth a visit. No need for fishing license on lake Alimeda but required in local Delaware tributaries. For golf enthusiast Stamford Golf course mins away as well as Windham Golf, mountain biking and Zip Lines. Many local country fairs and framers market. Sample local honey and maple syrup.

The SpaceLocated beside several of our grazing fields, with simply breathtaking views of our valley, The Guest House at Rosemary Farm Sanctuary lets you experience life surrounded by horses. Connection free by design - no TV, no internet, no cell service - you slow down, listen, breathe. Open the windows and marvel at the silent backdrop that allows you to hear a soft nicker, or the deep thunder of hooves. The main living/dining area has an open floor plan with hardwood floors and comfy, stylish furniture flanked by an electric fireplace. We've got books and board games for entertainment, and a turntable and vinyl records for your listening pleasure. The house is decorated with original art, featuring horses and farm life, and all pieces are for sale, so take the provided list and walk around your own private gallery. There is a large kitchen with an island. A full-size fridge, electric stove, coffee maker, toaster and microwave. Dishes, utensils, pots & pans of course. We supply fresh farm eggs for breakfast, spring water, coffee and tea bags, basic condiments and spices. Bedrooms are carpeted and furnished with antiques. Bedroom #1 (the "orange" room) has a double bed and a window AC unit. Bedroom #2 (the "blue" room) has a double bed and a floor AC unit that can be moved to other rooms. Bedroom #3 (the "front" room) has a single day-bed and oscillating fan. House is on central heat in winter. The shared bathroom is provisioned with towels, toiletries and a hair dryer. Guest AccessAt Rosemary Farm Sanctuary, our mission is to rescue horses in need, and protect them for life. We love that visitors want to come see us and learn more, but it is important that guests understand what access we offer and when. When you stay with us, you have full use of the Guest House including the surrounding back yard (everything except the basement and garage). The Sanctuary itself is our private residence and a working rescue operation, which often means tight deadlines or critical care scenarios, so we can only welcome visitors BY APPOINTMENT - NO EXCEPTION. Having said that, we know the horses are one reason you stay here, so when you check in we will provide you with a Walking Discovery Map showing where you can walk around unaccompanied to observe the herds alongside various fields. We also offer options for scheduled time at the Sanctuary: • Join a Public Tour on alternate Saturdays, May-October, weather permitting. Free of charge. • Join the Volunteer Team for morning chores (stuff NibbleNets, muck stalls, fill water buckets) weather permitting. Free of charge. • Take a private tour and meet your favorite equine resident, weather permitting. (60 min, $30) **Free with 2 night stay** • Join our Founder for "Coffee on the Porch with Dawn & Annie" where you will feed our famous white Percheron and hear sanctuary stories. (45-50 min, $20) • Observe our natural horsemanship trainer at work, building communication, trust and partnership between horses and humans. Monday, Tuesday or Friday, weather permitting. If you are happy tucking into a cozy, disconnected getaway with books, board games and vinyl or trekking off to sightsee in the area, you will still enjoy it, but guests coming primarily to spend time with our horses may need to consider alternative times of year. During much of the winter, outdoor activities will be cancelled and horses will be moved off the mountain fields behind the house.

Watch the garden grow, the fruit trees and berry bushes blossom. There are plenty of things to do nearby: antiquing, book shops, art galleries, bowling & billiards, golf courses, horse back riding, local restaurants and cafes. The house comes fully equipped with all your basic necessities plus high speed internet, televisions with vhs and dvd players and a diverse movie & book collection. Fresh towels and linens provided. Kitchen has electric stove, refrigerator, juicer, food processor, coffee maker, pots and pans. Outside seating with barbecue, fire pit by the lake, use of canoe and paddle boat, fishing, swimming, 15 ft trampoline, hammocks, wavy slide, sandbox, swings in the trees and a newly built tree house for the kids! The cottage is located 3 hours from NYC in the northern Catskill region. About 2 miles down the road is the the Delaware River, perfect for kayaking and trout fishing! Also, be sure to bike, hike or take a country stroll down the Catskill Scenic Rail Trail and visit the nearby village of Hobart, a.k.a, 'the book village of the Catskills'. The Chalet is about as cozy as one can get, nestled in a very secluded area of the beautiful Catskill Mountains! The first floor has two comfortable bedrooms with log walls, a wonderful log lined bathroom and a partial log sitting room with a Franklin fireplace. The second floor features a fantastic kitchen, breakfast/game area, larger dining area, half bath, library, and a living room/tv area. An amazing feature of the second floor is the soaring vaulted ceiling of logs and a tree top porch.
