The SpaceHere is a brief overview of our rental and our amenities: - We are open to rentals all year round. Our prices will depend on how many persons and include everything. Based on a 2 person occupancy we charge $170/weeknight during the summer months, $200 on weekends and $140 during the off season. - Our rental has 2 bedrooms: 1 - Queen size bed and 2- Single size beds and a futon. We can accommodate up to 6 persons. We have a full kitchen, living area and dining area - Full oven and stove, full size refrigerator, microwave, toaster, coffee pot, satellite television, washer/dryer, stand up shower, iron and board, outdoor gas grill, and outdoor pet kennel with shelter. We do have full cell service so you can access your internet if you have a smartphone however we do not offer WIFI. We charge an additional $10 per person per night after the two person base price. It is very important when making reservations that you include the total amount of individuals and pets so airbnb can properly calculate your stay. We also charge an additional $25 per 1 pet per night and each additional pet is another $10. (Ex. 2 dogs = $35) Dawgwood Cabins Occupancy Rules 1.All minor children must be accompanied by a competent adult at all times. 2.Guest(s) must abide by the stated maximum occupancy requirement of the reserved property. Total occupancy includes all children except for infants in a crib (or pack ‘n play). 3.Visitor is not permitted to bring non-resident people to use the facilities of the lodging establishment. 4.Any unauthorized increase in the number of people booked per lodging may forfeit the visitor’s reservation. Consult lodging host directly with any change in numbers of people booked – prior to arrival. 5.PETS – please see our Pet Policy. 6.CAMPERS, TRAILERS or MOTOR HOMES MUST NOT BE HOOKED UP OR OCCUPIED WHILE PARKED ON THE PROPERTY. If removal of garbage bags and/or recycling needs to be done during the time of your stay, bags must be placed outside the laundry room side door (mornings only) for pick up by the property owners. 10.All keys must be returned upon check out. Lost or non-returned keys are subject to a charge of $25.00 per key. Dawgwood Cabins pet policy is as follows: Dawgwood Cabin is pet friendly and welcomes our guests who enjoy traveling with the family dog(s). No cats allowed. However to insure all of our guests have a safe and enjoyable time, it is important that you read and abide by the following 1.Aggressive dogs of any breed are not welcome at the cabin. If your dog shows behavior that is protective and unfriendly to strangers, please leave it home. If you decide to bring your dog and it exhibits this type of behavior the owner of Dawgwood Cabin will ask you to please find other lodging and only a 25% refund will be granted. Dawgwood Cabin is individually owned and operated and has policies against accepting certain breeds that have been identified by our major insurance provider as having a history of unfriendly and aggressive behavior to both other dogs and to humans. These breeds are Pit Bulls and Pit Bull mixes, Rottweiler’s, Dobermans, and German Shepards. 2.Pet rules unique to the location will be addressed at time of reservation. We encourage all dog owners to call in advance to inquire about any specific rules that might apply to their situation. 3.All dogs are required to be under the control and visual observation of their owners while their owners are at the cabin. While their owners are not at the cabin, dogs must be placed inside of the provided kennel. Kennel is a 6 foot by 8 foot chain link enclosure. During bad weather dogs may be left inside the cabin in travel kennels (not provided). This is to ensure that everyone one can enjoy the beauty of Dawgwood Cabin. 4. A 6' (six foot) leash rule is in effect whenever the animal is outside the cabin or kennel. 5. As dog owners we understand that family pets shed. In order to preserve our furniture and beds we provide sheets to cover all bedding and our couch in order to reduce excessive cleaning for future bookings. These can be located in the laundry room on the shelf which will be labeled. * If you fail to do so, it will result in the loss of your entire security deposit * 6.Allowing your pet to bark uncontrollably day or night will not be permitted and you may be asked to leave if you are not able to control your pet's barking behavior. 7.Service dogs of any breed are welcome at Dawgwood Cabin. However, these animals must follow leash restraint policies and may not exhibit aggressive behavior. 8.Any damages caused by our guest pets will be the responsibility of their owners. The Cabin is also fully stocked with everything you need for day to day life , including towels, linens, dishes, cook ware, games, and directions to local attractions and scenic destinations. The SpaceYou won’t want to miss a single Otsego Lake sunrise from this vantage point! Your two bedroom, top floor apartment offers commanding views of our local gem from the open-concept kitchen, living room and dining area as well as the huge deck! Hot summer days are cooled by fresh lake breezes and an abundance of natural light permeates this nautically-themed space from its many windows and sliding doors. The over-sized deck offers plenty of room for dining, sun-bathing, star-gazing, boat watching, reading, BBQing, etc. Most of your visit might just center on this very spot. Your kitchen is fully stocked! You will have to shop for your family favorites, but we make every effort to have the basic provisions here for you. Cable television and internet access are provided. There is also a DVD player, movies, games, books and more for your entertainment. This apartment is designed for up to four guests. The master bedroom offers lake views, 2 dressers, a spacious closet and a comfy queen bed. The second bedroom has two twin beds, small dresser, and closet. There is one bathroom with a spacious shower and a large closet for your toiletries. Bed linens and bath towels are provided. Please bring your own beach towels. We provide two off-street parking spaces located behind the property. Please note: This property is located directly across West Lake Road from the waterfront. You will have to cross a narrow road to access the private waterfront. You will want to accompany small children. **IMPORTANT**We post a maximum limit of 4 guests. This includes children of any age. If you arrive with more than 4 guests, your reservation will be cancelled and your payments will be forfeited. We are very serious about this. There are fire codes in place, and you are placing us in a very precarious position. I'll greet you, give you general information and then let you have your privacy. The NeighborhoodThe neighborhood has a laid back lake appeal and primarily consists of privately owned properties. It is peaceful around here and the neighbors are lovely! Busy holidays bring more traffic than usual through West Lake Road, but aside from boats cruising the lake, and resounding laughter of fun-filled summer days, it is pretty tame. Getting AroundA car is going to be important as you are 5.7 miles from town. Once you get within a mile of Cooperstown, you can park just before the Fenimore Art Museum in the "Cooperstown Trolley" parking lot. From there you can take the trolley into town as parking can be hard to find. Other Things to NoteThere is so much to do in Cooperstown! Baseball Hall of Fame and Museum, Beach access at Glimmerglass State Park, Three Mile Point and Fairy Springs, Glimmerglass Opera, Fenimore Art Museum, Farmer's Museum, Brewery Ommegang, Cooperstown Brewery, LOTS of dining options, plenty of recreational opportunities; Biking, Hiking, Boating, Water sports, Shopping, Leaf peeping, etc. all located in America's perfect village!

    Our property provides lush views of the surrounding landscape and loads of privacy as there are no other homes nearby. The home is an Historic 1859 Farmhouse renovated to provide modern amenities while maintaining it’s original character. You can enjoy the View from our two covered porches and from a second floor balcony. Located in the Historic Village of Van Hornesville we are 15 miles north of Cooperstown and just 8 minutes from the Glimmerglass Opera House. Three bedrooms and one-and-a-half bathrooms. All three bedrooms are located on the second floor. The main bathroom, located on the second floor, includes both a Shower and a Jacuzzi Tub. Main bathroom is shared by all three bedrooms. (Half bath is located on the first floor.) One very large bedroom with a King Size Bed. Second bedroom with a Queen Size Bed. Small bedroom with a set of Bunk Beds – suitable for children old enough to sleep in Bunk Beds. . All beds have brand new mattresses as of June 2014. Property also includes: A Full Laundry Room; A Reading Nook; A Second Story Balcony; A large fully equipped kitchen; Large Gas BBQ; downstairs powder room; A Pantry/Breakfast Nook; A Full Formal Dining Room capable of seating 16; A Comfortably Furnished Living Room that includes a large flat screen television; A Den/Office; Two Covered Porches; Direct TV; Satellite Internet. The home does NOT have a landline telephone. This location has good cellular coverage with most carriers. Other amenities provided are an iron; ironing board; hair dryer; fully stocked with luxury bedding and plenty of towels. As is common with many historic homes the stairs in this home are VERY steep. There is a sturdy railing. But this property is not suitable for frail people, anyone with mobility or balance issues, nor is it suitable for toddlers. Nothing in this house has been baby-proofed. This home is situated on top of a rise. The location provides stunning views of the surrounding countryside. This location also provides an almost continuous breeze. The house stays cool. For this reason and in an effort to keep our carbon footprint to a minimum we do not have central air or air conditioners. Our bedrooms are equipped with ceiling fans or window fans. All windows have screens so you are safe from mosquitos. The water in this house is well water. Because of it’s high mineral content the well water is treated in a Softener System. The water is potable but most people do not care for the taste. We provide a Spring Water Dispenser stocked with three gallons of drinking water. If, during your stay, you wish to purchase additional drinking water it is available in three gallon bottles at the local supermarket. You can also purchase smaller bottles. Van Hornesville is a picturesque historic village. However, we are not a shopping destination – unless you count the local Feed Mill. Gas/Beer/Convenience is 5 miles away at the intersection of Route 80 and Route 20. The closest supermarket is a Price Chopper in Richfield Springs, 10 miles away. There are no restaurants in Van Hornesville. We are happy to provide a list of restaurants that are within a 20-mile radius. Let us know if you have any additional questions. The property is in close proximity to Cooperstown and all Cooperstown has to offer. The property is even CLOSER to the Glimmerglass Opera House. There is a very large mowed area adjacent to the house – should you wish to organize a game of kick-the-can or freeze tag. Van Hornesville is a picturesque historic village. Guest AccessEach unit is unique but you will have a private entrance, bathroom, kitchenette and a deck for outdoor dinning or relaxing. Some units, have twin bed in sunroom. This property consists of two complete and separate apartments, ideal for the large family, or two groups traveling together. The upper level has two bedrooms one with a king bed and full bath,and another with queen bed and full bath just a step away. The lower level has one king bedroom with washer and dryer, a full bath just down the hall, and an open concept kitchen, dining room and living room area. There is a full size futon tucked into the corner of this open area. The two units are rented together to allow complete privacy for your group. Plenty of off-street parking, and private lake front just down the lane is equipped with a kayak and paddle boat for your lake fun. All rooms have lake views. There is a large front lawn which serves as a kid-friendly, safe zone for tossing or kicking around a ball while the adults sip a glass of wine as the moon rises over the mountains to the east. I want you to be happy. The NeighborhoodFour Directions is an lovely cabin located six miles up the West side of Otsego Lake. Here you'll find numerous other summer vacation homes. This is an exceptionally quiet area as the cabin sits nicely back from the road. You have pretty pastoral and lake views and access to private waterfront which is just down the road. About a 5 minute walk. You are smack in the middle of some wonderful cultural attractions. Just two miles north of here, is the world class Glimmerglass Opera House. A short distance further will take you to beautiful Glimmerglass State Park where you can while away the day at their expansive beachfront where there is lifeguarded swimming, concession stand, picnic tables, hiking trails, play structures etc. This is a wonderful way to spend a hot summer day cooling off in Otsego Lake. Just down to the south, you'll find the impressive Fenimore Art Museum which rests on the shores of Otsego Lake. Such a breathtaking setting and full of world famous artist's work. Across the road from the Fenimore is its equally impressive counterpart, the Farmer's Museum. This is a must-do for families. You will find a working blacksmith shop where you can observe the actual process as it unfolds, an old school house, a general store, carousel, live animals, etc. This is a truly well-managed place which evokes nostalgia for all who visit. Of course, there is the Baseball Hall of Fame for the lovers of America's favorite pastime. Plan to spend a number of hours here! Even for non-baseball fans, this place is pretty cool. Getting AroundParking in the village of Cooperstown can be tricky and expensive. Many visitors park in the trolley lot located just north of the Fenimore Art Museum (just down the road from here), and take it into town for the day. Otherwise, there is metered parking on the main streets in town until 6pm. Other Things to NoteTrash gets taken to the bin in the garage. There is a bin for returnable bottles and cans on the patio. Please be sure to deposit them here, not in the trash as we recycle.

              Here is a brief overview of our rental and our amenities: - We are open to rentals all year round. Our prices will depend on how many persons and include everything. Based on a 2 person occupancy we charge a base rate of $170/night for most nights. - Our rental has 2 bedrooms: 1 - Queen size bed and 2- Single size beds and a futon. We can accommodate up to 6 persons. We have a full kitchen, living area and dining area, oven and stove, refrigerator, microwave, toaster, coffee pot, satellite television, washer/dryer, stand up shower, iron and board, outdoor gas grill, and outdoor pet kennel with shelter. We do have full cell service so you can access your internet if you have a smartphone however we do not offer WIFI. We charge an additional $10 per pet/person per night after the two person base price. It is very important when making reservations that you include the total amount of individuals and pets so flipkey can properly calculate your stay. The Cabin is also fully stocked with everything you need for day to day life , including towels, linens, dishes, cook ware, games, and directions to local attractions and scenic destinations. If you decide to bring your dog and it exhibits this type of behavior the owner of Dawgwood Cabin will ask you to please find other lodgings and only a 25% refund will be granted. Dawgwood Cabin is individually owned and operated and has policies against accepting certain breeds that have been identified by our major insurance provider as having a history of unfriendly and aggressive behavior to both other dogs and to humans. These breeds are Pit Bulls and Pit Bull mixes, Rottweiler', Dobermans, and German Shepards. 2.Pet rules unique to the location will be addressed at time of reservation. We encourage all dog owners to call in advance to inquire about any specific rules that might apply to their situation. 3.All dogs are required to be under the control and visual observation of their owners while their owners are at the cabin. While their owners are not at the cabin, dogs must be placed inside of the provided kennel. Kennel is a 6 foot by 8 foot chain link enclosure. During bad weather dogs may be left inside the cabin in travel kennels (not provided). This is to ensure that everyone one can enjoy the beauty of Dawgwood Cabin. 4.A 6' (six foot) leash rule is in effect whenever the animal is outside the cabin or kennel. 5.As dog owners we understand that family pets shed. In order to preserve our furniture and beds we provide sheets to cover all bedding and our couch in order to reduce excessive cleaning for future bookings. These can be located in the laundry room on the shelf which will be labeled. * If you fail to do so, it will result in the loss of your entire security deposit * 6.Allowing your pet to bark uncontrollably day or night will not be permitted and you may be asked to leave if you are not able to control your pet's barking behavior. 7.Service dogs of any breed are welcome at Dawgwood Cabin. The home is an Historic 1859 Farmhouse renovated to provide modern amenities while maintaining it’s original character. Located in the Historic Village of Van Hornesville we are 15 miles north of Cooperstown and just 8 minutes from the Glimmerglass Opera House. Three bedrooms and one-and-a-half bathrooms. This home is situated on top of a rise. The location provides stunning views of the surrounding countryside. This location also provides an almost continuous breeze. The house stays cool. For this reason and in an effort to keep our carbon footprint to a minimum we do not have central air or air conditioners. Our bedrooms are equipped with ceiling fans or window fans. All windows have screens so you are safe from mosquitos. The water in this house is well water. Because of it’s high mineral content the well water is treated in a Softener System. The water is potable but most people do not care for the taste. We provide a Spring Water Dispenser stocked with three gallons of drinking water. If, during your stay, you wish to purchase additional drinking water it is available in three gallon bottles at the local supermarket. You can also purchase smaller bottles. Van Hornesville is a picturesque historic village. However, we are not a shopping destination – unless you count the local Feed Mill. Gas/Beer/Convenience is 5 miles away at the intersection of Route 80 and Route 20. The closest supermarket is a Price Chopper in Richfield Springs, 10 miles away. Sweet Otsego Lake area log cabin sleeps 8 and offers views of Otsego Lake and your own private lakefront.* A large front patio, and upper deck offer lots of room for BBQ, dining, cozying up with a good book, or just soaking in the view of the lake and surrounding woods and fields. Ideal for two families travelling together,or one large group, this property is two separate apartments, one on each floor. Upstairs provides 2 bedrooms and 2 baths, while the downstairs level has 1 bedrooom and 1 full bath as well as a washer and dryer for both units to share. This is truly a restful place to retire to after a long day filled with local activities. Fish off you private dock, toss a ball together on the expansive front lawn, cook up a special meal, sip a glass of wine as the moon rises over the lake and mountains. Each unit has its own kitchen complete with cooking necessities, and opens to the dining area and living room space. Cable television and WiFi, towels and bed linens are provided. Parking is conveniently provided right next to your patio for easy loading/unloading. We can accommodate 4 cars and there is over-flow parking just across the driveway. *You will need to walk down the road you enter from, and cross a two lane road to arrive at your waterfront. I would estimate the walk to take you 5 minutes.

                Our 3 BR cottage is small, but comfortable and cozy. It is NOT luxurious, so if that's what you're looking for, we don't believe this is the place for you, though we can certainly recommend a few places. :) The photos reflect exactly what you'll get when you arrive here. We bought this place as a fixer-upper get-away for our family, and we do spend a lot of time here. It is not perfect, though we are always working on projects, and hoping to get it to 'perfect' some day! It is a camp, it is somewhat rustic and we love it that way. Sometimes there are spiders or flies or bees (we are in the country!), and though we've never had a mouse (phew!), we know that in this environment, these are things that we cannot control. The cottage sits on a hill across from Otsego Lake. We have lake rights and a dock, which is perfect for fishing, skipping rocks, swimming, boating, kayaking, etc. Any equipment you would like to use at the lake (boats, tubes, fishing gear, life jackets, etc) is "Bring Your Own." There is room at our place for two cars, MAYBE three. Parking is tight. Our main driveway is steep. There is also a (shared) driveway behind the house that you can access and park on for unloading luggage or groceries. Our place is only about a ten minute drive to the village of Cooperstown and most area attractions, including DREAMS PARK (@10 miles away). There are tons of things to see and do for families or groups of friends, including The Fenimore Art Museum, The Farmers Museum, Glimmerglass Opera, Doubleday Field, Ommegang Brewery, Fly Creek Cider Mill and Orchard, Cooperstown & Charlotte Valley Railroad, Lakefront Park, Cooperstown Trolley, Hyde Hall, Cooperstown Chamber Music Festival and of course, the National Baseball Hall of Fame & Museum. There are awesome places for antiquing and exploring, the Main Street in the village is filled with cool spots to check out - including unique shops, great restaurants, funky bars, golf courses and mini golf, batting cages and pizza & ice cream shops. Our cottage sleeps six comfortably, but is definitely small and cozy. The bedrooms are small, but have basically everything you'd need. See pictures. The main level features an open floorplan with living and dining room area, small full kitchen, 1 BR with a full sized bed, and a small full bathroom with shower (no tub). There is a deck off of the main level with a beautiful view of Otsego Lake. There is one small TV in the main area with a DVD player. We also have a stereo that you can hook your iPod to for listening to music. Seating can be snug at our cottage. Currently, we have a small couch, a recliner and rocking chair in the main living space, as well as a table and six chairs. We have a few fans and a window unit air conditioner for comfort. We have games, books, cards and art supplies for kids and adults. We usually have a few toys kicking around too, like wooden blocks, dolls, legos, toy cars, etc. The kitchen has all that you'd need, but it is small. There is a Keurig coffee maker (bring your own pods). We provide a few dish towels. Please ask if you have any concerns about what we provide. BR 1 on the main level of the house has a full-sized bed, a small dresser and small closet. We provide blankets and clean sheets. The only bathroom is on the main level of the cottage. It is a very small bathroom. It has a standup shower, no tub. We provide 6 clean bath towels and a few wash cloths. You BYO soaps, shampoos, toilet paper and other toiletries. The lower level of the cottage is a finished basement that has a sliding glass door leading outside to a covered patio. There are two bedrooms and a common room with a futon that folds out into a full sized bed for extra sleeping space. We have extra blankets, pillows and sheets if anyone chooses to sleep on the futon. This room has a locked door to an inaccessible area of the basement. BR 2 on lower level has a queen bed. The bedroom has a closet, dresser, exposed painted beams, and one painted concrete wall. We provide sheets and blankets. BR 3 on the lower level is very small, and has two twin beds and a dresser - it is definitely better suited for children (not babies). Please see the pictures. The Outside Area: Besides a porch, there is a large picnic table, Weber Grill (BYO charcoal), and old fashioned fire pit. There are blackberry bushes and a wild flower garden that we attempt to maintain. The lake and dock is across the street and down a path, which we will show you how to access. Any boat other than a kayak or canoe will need to be put into the lake at the public boat launch. We do not allow any pets, no exceptions. We have children with asthma and allergies to pets. We thank you for not trying to bring pets in, as it is really bad for our kids! PETS ARE NOT ALLOWED. Any pets will result in full loss of deposit, which we will use to pay for additional cleaning. Also, NO SMOKING inside the house please - smoking is also bad for asthma & allergies. We DO require a security deposit, which is refundable once we inspect the house for damage. If it is clean and clear, and all of our stuff is still intact and where we left it, we will issue a refund within 7 days of your departure. Please be up front and let us know if anything breaks or is damaged during your stay. We want you to have fun, but please respect our neighbors! We want them to keep liking us :) Small get-togethers are OK as long as things don't get out of hand. We know you understand this and will treat our property as you would treat your own. Our house is NOT baby proofed, and is unfortunately NOT handicapped accessible. The path from the driveway to the house is pretty steep, and inside the house, though the main living area is very open, the doors to bedrooms and bathrooms are narrow.                 Your on vacation so why are you waiting a 1/2 hour to use the bathroom? Sure, other places sleeps 9 but have 2 bathrooms, it just doesn't work! We excel at WEEKLY RENTALS! Don't get squeezed into a loud, old rental property when you can be in your own modern lakeside property, have your own kitchen and live on your own schedule with your friends enjoying the same comforts in one of our 4 suites as well. You can do all this at roughly the same or less price of a house. Sleeping Lion is located on Otsego lake about 8 minutes (6 miles) from downtown Cooperstown. We have private lake frontage with very large dock, more decks than you will know what to do with, wireless, flat screen TV with DVDs. All suites are air conditioned. You shouldn't have to worry about being hit by a car when you get out of yours. We have private, safe, off street parking. You each have your own, off street, spot. We have folks coming in from CO, TX, NJ, NC and FL so far. Or, go down and sit on the dock, read a book, lay in a lounge chair and get some sun, take the canoe or row boat out or just catch a nice swim. RENTAL INFORMATION: We are directly on Otsego Lake with 46 feet of private frontage, a private dock and lots of spots to relax. Our guests have been mesmerized by the view. Otsego Lake is a natural glacier lake. When you look out over the water at Sleeping Lion Mountain you will find its beauty hard to put into words. Unit 1 and 2 each have: A Queen size bed area. A sitting lounge area to watch the flat screen TV/DVD. A sun room with twin bed A private deck overlooking the lake A kitchenette very adequately equipped to cook a meal A bathroom Each unit has at least one queen-size bed, with unit but units 1,2 and 3 have an additional twin in the sunroom. Every unit has lakeside view. Four units have sunrooms looking over the lake. Cooperstown is only 6 miles away. We are in the heart of antique country so leave plenty of room for what you collect. If golf is your choice we have two golf courses within a 5 minute drive. If fishing, swimming, skiing or just relaxing are on your mind we have that as well. This is a great place to simply sit on the lake, read a book and do nothing else. Unit #1: Has 10' ceilings with hand carved beams. This unit sleeps three, has a nice kitchen, bathroom, and view of the lake. And last year we refinished the sun room and the private deck overlooking the lake.
