    The Space3/4 bedrooms to sleep 5 to 6 NB This is a busy family house; it is not pristine, just homely and clean. The pictures make it look bigger and more pristine than it is in real life. A sunny family house in Steep with large garden (third of an acre), wonderful views of both the Ashford Hangers and the South Downs and within cycling distance of Petersfield (just over 2 miles) and some good pubs. Porch with storage for boots and coats etc; welcoming entrance hall; playroom/snug with TV and sofa/bed; kitchen/diner with gas/electric oven, microwave, fridge etc and table to suit 8 or, when extended, 12; shower/loo/utility room with washing machine and tumble drier; steps from front hall down to back entrance hall with good piano and door to sitting room with open fire, flatscreen TV and DVD player; CD/tape/record player and lovely views over the garden and fields. Large pretty garden on 3 levels with trampoline, ping pong, football net, croquet, bbq, fruit trees,lawn, roses, herbaceous border, chickens in a run (chicken care optional). Upstairs to a light landing with study/desk area, family bathroom and 3 available (bed)rooms ; either 1 kingsize and 2 doubles or 1 kingsize, 1 double and 1 single. The room with kingsize bed has views over the garden and the fields and woods beyond and access up 2 steps into the family bathroom. The bathroom has another door onto a small landing where there are two other bedrooms; one double with vanity area and dual aspect views to both the Hangers and the South Downs and 1 single with views to the Hangers or another double with sink and views to the Hangers. Fabulous walking and cycling from the front door (we are near both the South Downs Way and the Hangers Way among many other trails) and Petersfield, with its train station, good choice of restaurants, wine bars and pubs, twice-weekly market and some quirky shops is 2.2 miles away. A five-minute drive or a quick walk takes you to The Harrow Inn, one of the least spoilt and most atmospheric country pubs in Britain - and The Cricketers Inn, a friendly gastro-pub, is an easy 400 metre walk down the lane - with more good and interesting pubs nearby south, north, east and west! Bedales School is within walking distance and Steep has been home to Edward Thomas (who was inspired by and wrote most of his poems about Steep and the surrounding countryside), Alec Guinness and John Wyndham. The renowned Edward Barnsley wood workshop is also nearby, in Froxfield. Within 19 miles of Goodwood (renowned for it's Festival of Speed, Revival Festival and horse racing) and the historic cities of Chichester and Winchester and Portsmouth with its Historic Dockyard, good shopping at Gunwharf Quays and cross-channel and IOW ferries. Alresford, with its pretty river and watercress beds and Festival is 20 minutes drive and Jane Austens house at Chawton, is only 8 miles. The Witterings, with their miles of sandy beaches is a 45 minute drive - or you can get a train to Chichester and cycle to the coast. Five mins drive to Petersfield station which is one hour from London Waterloo mainline railway station and 48.7 and 61 miles from London Heathrow and Gatwick airports respectively. Southampton airport is approx 33 miles, an easy 30 minute drive. WiFi internet access. Cycle storage available - and bicycles available to borrow. Parking in drive or on lane. Our own free range chickens provide eggs for the full English Breakfast you may want. Petersfield also has a really good, public, heated, open-air swimming pool open from April till mid September and there are public tennis courts in Petersfield. It may also be possible to join Steep Tennis Club - an easy 2 minute drive or 10 minute bike ride away - as a temporary member. A close neighbour would be on hand to welcome you to the house, answer any queries you may have during your stay and then check you out on departure.

Fabulous walking and cycling from the front door (we are near both the South Downs Way and the Hangers Way among many other trails) and Petersfield, with its train station, good choice of restaurants, wine bars and pubs, twice-weekly market and some quirky shops is 2.2 miles away. There may be some weeks in the year when the whole house is available for hire. 3/4 bedrooms - plus one snug with double sofabed would be available if required. The NeighborhoodWe are in one of the most beautiful parts of southern England yet within an hour of the centre of London. On the doorstep is wonderful walking and cycling, gorgeous views, a pretty and lively market town to meander round plus plenty of country pubs and some pretty decent restaurants. Getting AroundPetersfield train station is just over a mile from the house - so you can walk if you don't have too much luggage and you like walking; or you can take a taxi. There is a bus service from Petersfield that runs to Alton and Winchester but it is very infrequent. Other Things to NotePlease let us know if you are going to be later or earlier than discussed. We prefer guests to arrive before 8pm. And prefer not to have to serve breakfast before 8am.

      Set in an acre of beautiful Hampshire countryside and woodland, Bootmenders offers warm, comfortable accommodation in a stunning location, a relaxed atmosphere and superb facilities The guest accommodation consists of 2 private self contained cottages in the garden, one of which, The Barn, caters for 2 people and features its own kitchen, additionally the Barn also has an en-suite shower room. The other room, The Cottage, also offers cooking facilities and consists of 2 bedrooms, allowing up to 5 guests to sleep in comfort. Downstairs guests will find a double room, lounge area and shower room, upstairs is another bedroom which can sleep up to 3 children. Both rooms also offer guests TV's, Hospitality trays (tea coffee & biscuits), Hot water bottles, i-pod docks and a selection of books and magazines. You are provided with everything you need to make breakfast in the rooms. This includes pastries, yoghurt, fruit, milk, eggs, butter, jam and a selection of cereals. In the local village of Froxfield you will find the "Pub with no name" which takes a great deal of pride in promoting the traditional aspects of the old fashioned pub and serves great food. Being just 4 miles from A3 and mainline station we are easily located but far enough away to feel like you are in the heart of the tranquil Hampshire countryside. There are many country paths surrounding the property, or a little further afield you will find the South Downs Way, making us brilliantly located for walkers and cyclists. Well behaved dogs are welcome, but please let us know in advance if you wish to bring them, we charge ÂŁ8 per night for this.       The SpacePoet's Cottage is situated on a quiet lane directly under the Hampshire Hangers. It is located on a working livestock farm with cattle, sheep and poultry. It has a spacious living/dining area and well-equipped kitchen. Upstairs is the stunning master bedroom with it's huge gable end oak windows and 6ft bed. There is also a twin bedroom and master bathroom with roll top Victorian style bath with waterfall taps. Downstairs is a third bedroom with kingsize bed and an ensuite walk in shower. The garden is on two levels with BBQ and furniture and a swing seat on the upper level. With off road parking, the cottage is perfectly situated for direct access into the famous Hampshire Hangers, with Edward Thomas' Poet's Stone on the Shoulder of Mutton, a short walk away. Guest AccessGuests have access to the whole property and garden. The car parking area is shared with the farm house. Interaction with GuestsWe are usually around on the farm everyday so are available to answer questions. If we are out and about, we always have our mobile phones with us and are happy to answer any queries you may have at any time. The NeighborhoodSteep is a charming village, located a couple of miles west of Petersfield. Situated under the beautiful Hampshire Hangers, the cottage is perfectly situated for walking and cycling. The Hanger's Way, Shipwrights' Way and South Down's Way are all nearby. Steep has 2 pubs - the renowned (spit and sawdust!) Harrow Inn with it's hearty ploughman's and pea and ham soup - and the Cricketers' Inn, a gastro pub with a pizza oven! The nearby market town of Petersfield offers a wide range of shops, restaurants, cafes and a library. Day trips out include Portsmouth with it's Historical Dockyard including HMS Victory, HMS Warrior and the Mary Rose, and Gunwharf, where there's a multitude of restaurants, bars, a cinema and bowling, all overlooking the harbour. Also within an easy drive is Goodwood with its motor events - the Festival of Speed and Revival - and horseracing meetings including Glorious Goodwood. To the west is the cathedral city of Winchester and Jane Austen's house at Chawton. For the children there is Marwell Zoo and Paulton's Park - about a 45 minute drive away. Getting AroundSteep is located 3 miles west of Petersfield and public transportation is limited. The cottage is about a mile down a narrow lane, so a car is recommended for getting around and visiting the local area. There is a train station in Petersfield, with fast trains going to Portsmouth, Guildford and London Waterloo. Taxis can be picked up at the station. Other Things to NotePoet's is adjacent to a working farm. We do ask that guests and their dogs do not enter the farmyard because of the dangers of livestock and tractors in and out, but are very happy to show them around by prior arrangement. Whilst we are in a very rural and quiet location, you will hear farmyard noises such as the chickens and geese or cattle mooing!

It is very rural and picturesque. We have excellent local pubs selling delicious food. Access to Petersfield (2 Miles) is down a steep hill and the town has all the amenities that you would require. Getting AroundParking at High Cross is free and if you have bikes you can leave them in the garden. Petersfield has a railway station on the London - Portsmouth line. There is easy access by car to Winchester, Chichester, Portsmouth and Guildford. Other Things to NoteWe have a dog and 2 cats living in the house and chickens in the field next to the house.

There is a separate bath with shower and hallway entry with lots of space for coats, boots, etc. It is located in an exceptionally well built modern house, so is particularly warm and bright - nice on wet cold weather days. There is use of the front and side garden. Guest AccessThe studio flat has a separate entrance with key. There is also a private drive and easy taxi service from the train station. Interaction with GuestsThe hosts are two writers and therefore home most of the week, and very happy to help make the stay as pleasant as possible. We're happy to provide any information on the area, and help brainstorm if you want to knock on the door. The NeighborhoodWe sit at the base of the Ashford Hangers National Nature Reserve, part of the South Down National Park. There are stunning walks through ancient forest, clear water streams and deep escarpments. In addition, this fantastic bicycling country - both on road and off-road. The South Downs sit 8 miles away with spectacular views, as well Hayling and other ocean islands including the Isle of Wight. The historic market town of Petersfield is 1.5 miles away (5 minutes by car) with plenty of stores and restaurants. Meanwhile, for a night out, London is one hour direct up the track - get on the train and off at Waterloo Station on the South Bank. Getting AroundWe are 1.5 miles from Petersfield, a nice walk down a wooded path or a zoom down the hill on a bike. We also have a private drive. 4 mins to train station. Other Things to NoteThis studio is exceptionally positioned from stunning walks outside the door - the poet Edward Thomas country - right off the Hangers Way which joins the South Downs (URL HIDDEN) Down the road is the historic Harrow Pub (URL HIDDEN) and at the other end The Cricketers Inn. We are also positioned 200 yards from the stunning Bedales School campus which offers regular Drama, Music, Art, and Speakers events.

          With its eyebrow-thatch windows and picture-postcard appearance, Little Owl is the quintessential English country cottage and is surrounded by its delightful and very private garden. In a small, peaceful village, close to the village church, it is very well-located for easy access to the many interesting attractions in this beautiful area. While the cottage has a number of surprisingly spacious rooms, it is at the same time very cosy and comfortably furnished and is perfectly complemented by its well-maintained and pretty garden. Little Owl is an altogether charming place to stay in this deservedly popular region.

There are three pubs within an easy walk of Burntash Farmhouse, the closest is the Queen Head Pub, which serves great food daily. (URL HIDDEN) Petersfield town centre is about a 20 walk. The NeighborhoodLots of walking and cycling from the house, yet the centre of Petersfield with many shops and restaurants is only a short drive or a 20 min walk away. There are three pubs within an easy walk of Burntash Farmhouse, the closest is the Queen Head Pub, which serves great food daily. There are also number of cafe's and restaurants in Petersfield that serve a good breakfast. Getting AroundEasy access to A3 connecting London and Portsmouth. Although 5 people can sleep here, it isn't quite large enough for everyone to sit and eat. The garden provides a good space, but preferably not when raining! There is a BBQ area with very large table which we are happy for you to use by prior arrangement. B Guest AccessThe Cottage accommodation is your own quiet space in the garden. Our house is private, unless you're coming in for breakfast at weekends. Interaction with GuestsPlenty of games available and a good selection of outside toys (swing, trampoline etc) for children - a quiet private garden area with sofas are perfect for summer lazing. A great selection of breakfast ingredients are provided in your room, or a healthy cooked breakfast is available at weekends in our Kitchen.           You’ll love my place because its a hideaway studio which is completely self contained. It has a great view over fields (...aka plenty of walking, cycling breathing fresh air...) to enjoy a restful few days chilling on the look-out deck. A kitchenette has everything you need to cook or you can venture out to some great eating places in the village or nearby town. We are 30 minute drive from 4 great shopping/cultural cities and 40 minutes from white sandy beaches. London is 1hr away by train.

          The SpaceThe Turkey House is a self-contained semi-detached 3 bedroom house located under the beautiful Hampshire Hangers. The owners retain a flat at the back of the house along with their farm office but this has a completely separate entrance. The living accommodation comprises of a beamed farmhouse kitchen with 4 oven AGA and a combination oven/microwave. The sitting room is again beamed with large feature fireplace, Smart TV and DVD player plus ample seating for guests. The large hall/dining area has oak table, chairs and a dresser. There is a downstairs WC. Upstairs is the spacious master bedroom with king size bed and an additional single bed. The second bedroom has twin beds and the third, a 4 ft 6 inch double bed. A travel cot for infants and high chair are available in the property. There is a newly tiled master bathroom upstairs with Victorian style roll top bath and handheld shower attachment. There is a separate utility room for dirty welly boots and washing machine and tumble dryer. The front door opens onto a patio and turfed garden. Whilst fenced with gateway out to drive, the fencing is not secure for determined dogs! There is parking for one car by the back door and further parking is available in the farmyard. Guest AccessGuests have access to the whole semi-detached property and garden. The owners' office in the other half of the property overlooks the garden but we are very sensitive to people's privacy and the curtains remain drawn! The drive is shared with another holiday cottage. Interaction with GuestsWe are around and about the farm most days to answer any questions you may have and can always be contacted via telephone at any time to help with any queries. The NeighborhoodSteep is a charming village, located a couple of miles west of Petersfield. Situated under the beautiful Hampshire Hangers, the cottage is perfectly situated for walking and cycling. The Hanger's Way, Shipwrights' Way and South Down's Way are all nearby. Steep has 2 pubs - the renowned (spit and sawdust!) Harrow Inn with it's hearty ploughman's and pea and ham soup - and the Cricketers' Inn, a gastro pub with a pizza oven! The nearby market town of Petersfield offers a wide range of shops, restaurants, cafes and a library. Day trips out include Portsmouth with it's Historical Dockyard including HMS Victory, HMS Warrior and the Mary Rose, and Gunwharf, where there's a multitude of restaurants, bars, a cinema and bowling, all overlooking the harbour. Also within an easy drive is Goodwood with its motor events - the Festival of Speed and Revival - and horseracing meetings including Glorious Goodwood. To the west is the cathedral city of Winchester and Jane Austen's house at Chawton. For the children there is Marwell Zoo and Paulton's Park - about a 45 minute drive away. Getting AroundSteep is located 3 miles west of Petersfield and public transportation is virtually nil. The cottage is about a mile down a narrow lane, so a car is recommended for getting around and visiting the local area. There is a train station in Petersfield, with fast trains going to Portsmouth, Guildford and London Waterloo. Taxis can be picked up at the station. For keen walkers and cyclists, there is a fantastic selection of walks and network of lanes to explore, including The Hangers Way, The Shipwright's Way and The South Downs Way. Other Things to NoteThe Turkey House is located on a working farm (which is part of its charm!) It has a very peaceful location but you will hear countryside sounds such as the sheep baaing, geese squawking or cows mooing! We do ask that guests and their dogs do not enter the farmyard (other than the parking area) because of the dangers of livestock and tractors in and out, but are very happy to show them around by prior arrangement. There is an additional cleaning charge for pets - £25 per dog, payable direct.

Petersfield is the local market town within the National Park, is just outside the Queen Elizabeth Country Park and Butser Hill. Located on the main A3, Portsmouth and the historic dockyard are very accessible. To the west the cathedral city of Winchester is a short drive away.

          An attractive two bedroom cottage, ideal for a family getaway, in a woodland location on the edge of the Hampshire Hangers. With a feature woodburner, the living room is comfortable and welcoming, and has doors leading onto a private terrace. The cottage has a good sized and fully equipped country kitchen, with large dining table. Off the hallway, there are a few steps down to the spacious principal bedroom, equipped with a double bed. The second bedroom also offers plenty of space and has three single beds – a perfect layout for families. Although an excellent cottage for all seasons, visit in the spring to see the newborn lambs and piglets! Around Steep Marsh A beautiful part of Hampshire, Steep Marsh is on the edge of the Hampshire Hangers, within the South Downs National Park. Although a rural location, you are only two miles from Petersfield. The Queen Elizabeth Country Park is nearby, and offers 20 miles of walking and cycling trails – plenty to explore and keep active! Other nearby attractions include Stansted Park, Hinton Ampner and Uppark.

It is a very sought after area to visit and Mallards is a very comfortable base for two people. All on the one level offering ground floor accommodation there is a spacious main living room with a separate kitchen area. The bedroom with a king sized bed is also an excellent size. There is also a shower room with a remote shower function. Outside there is a private patio area for guests to enjoy. Now its a light, bright, modern feeling space which is compact but has everything you might need for your stay whether going out or staying in. Guest AccessMain access to the property is by the rear door but you can exit onto your own private terrace once inside. You may park your vehicle on the driveway. Other Things to NoteYou can walk through the Bedales estates to reach any of the schools via the gate in the garden, this also accesses foot paths so you need not walk on the road to venture out.
