The SpaceWhile the typical AirBnB room is next to other actively used areas of a private home, this space is a two-bedroom suite with private bath on the second floor, no other adjacent living space. To keep the accommodation affordable, a single person or couple would use one bedroom. Others in the party who normally do not share a room such as a child or friend are welcome to use the second bedroom.
This suite is within a large home where the host lives.
The rooms are carpeted with plenty of closet, drawer, and other storage space. The bathroom has a mini-fridge, coffee/tea setup, microwave, and large bureau. There is ample off-street, secure parking and a garage bay usually available for snowy day parking.
The home is located on a beautiful wooded 6+ acre lot with a southwest mountain view. A unique feature is the beautiful pond and outdoor seating area (back lawn) as well as a large secure front lawn and paved area for sports and play. Breakfast is served in the family room/kitchen area facing the pond and western forest view.
Shared Space: This family room/kitchen is reserved for host use unless otherwise arranged. For example, the kitchen can be used for occasional stove top cooking, in coordination with the host's use/schedule. Also if needed, you can arrange for children to play in the child-proof family room. Adult guests may use the large living room which has a door for privacy. Children and adults may use the front yard; adult supervision is necessary for the back yard because of the pond. On snowy days a bay in the attached garage can be made available for parking. Guest AccessGuests enter via a dedicated outside door which opens directly up the stairs to their suite. This door also opens to the living room which is set aside for adult guest use.

Guests can coordinate occasional use of the kitchen for light stove-top cooking (no oven/broiler). The guest bathroom has a mini-fridge, microwave, and storage space.
Please note that no guests beyond those specified are permitted to visit the property or stay overnight. Interaction with GuestsI welcome you in person and arrange to be there at checkout. The private entrance enables guests to come and go during their visit, with or without interaction with the host. I am home parts of the day and at night.
If you wish, I prepare and serve a custom cooked breakfast which provides a good opportunity to discuss your needs and share information that can enhance your visit. I take a concierge approach to hosting. I am very interested in people and enjoy having guests. My priority is to ensure guests feel welcome, comfortable, and well served. I can suggest local activities and sights based on your interests. Many items in my home are available for loan to support your visit so please don't hesitate to ask for assistance and advice with anything that can make your stay more enjoyable and convenient.

Please communicate house guidelines to others whom we have agreed will be staying here. The NeighborhoodMy neighborhood is within Farmington Valley, nationally recognized for its many nature trails, historic sites, and culture. My street has large wooded lots with lots of wildlife and birds. While secluded, it is five miles to Bradley Airport and Interstate 91. It's a short drive to the many corporations in my town, and to neighboring industrial towns of Windsor Locks and Windsor. Other adjacent towns are Simsbury, Suffield, Granby and Southwick MA.
You can walk or ride a bike to the Farmington Valley Greenway, part of the national Rails to Trails system. Many large wildlife preserves and large state forests are nearby.
A public golf course is also just down the road. Within a 5-10 minute drive are stores such as Starbucks, CVS pharmacy, Stop & Shop supermarket, and health food stores/deli's. A large variety of excellent restaurants are within 5-15 minutes drive.
My home is adjacent to the Old Newgate Prison, on the national and state register of historic sites. It is undergoing renovation and will hopefully reopen by summer 2017. Getting AroundTo get around within this rural/suburban area, a car is necessary. Amtrak is the best way to get to New York City. Express buses to NYC and Boston leave from Hartford. The commuter rail Metro North, to NYC and southern CT cities, departs every half-hour from New Haven, CT. Boston is a 90-120 minute drive depending on traffic (all highways).
I have ample secure off-street parking and an attached garage space usually available for snowy days. Other Things to NoteGuests will be asked to be considerate of water and electricity usage.
I keep a well groomed short-hair cat in another part of the house; she is never allowed in the upstairs guest area. I do an extra vacuuming beforehand if guests tell me they have an allergy.
Snow policy: I am very flexible on last minute cancellations or changes due to snowstorms that makes local travel hazardous or that cause flight delays/cancellations. If you are not comfortable with driving conditions in my area, for any nights you have reserved but will not be staying I will be glad to reimburse you for the amount airbnb pays me. Professional plow services in this rural area including mine come to clear after the snowfall has ended, which may not always be convenient with guests' need to come and go.
