Hi there, I know you will enjoy our private two story guesthouse up in the foot hills of the Santa Monica mountains- Los Angeles County, Tarzana CA. We are about a 20min drive from Burbank Airport. The drive from LAX depends on traffic... anywhere from 35min to 1.5 hours. A 15min drive to HOLLYWOOD and 30min drive to downtown L.A. In the opposite direction, we are a beautiful 20min drive through Topanga Canyon to the Pacific Ocean. This cozy PRIVATE two story guesthouse comes with all the accommodations: 1) Second floor bedroom with bath walks out onto a huge sun deck which looks out over the canyon or up at the stars at night. 2) Two bathrooms, one shower. 3) A living room. 4) A small office or possible 2nd bedroom. 5) A back outdoor patio area. 6) All tile floors and sinks. 7) Natural sky light with a cool architectural edge. 8) Kitchen necessities: fridge, stove, oven, cookware, silverware. 9) Private laundry- washer and dryer. 10) All-season patio- outdoor fireplace & water misters. 11) AC & heating. 12) Private driveway parking. 13) Wireless internet and hard line connection available. 14) Two cable HD smart internet flat screen TVs; one upstairs in the main bedroom and one downstairs in the main family room. Located up in the foothills of the Santa Monica Mountains, you will not hear the LA freeway, street traffic or be breathing it. You might encounter some wildlife- deer, rabbits, coyotes, etc. All safe, fun to see and experience. This location is a few blocks away from horse and hiking trails. It's also a 20 min walk to the main local Ventura Blvd which is loaded with restaurants, shopping and super markets. Public transit is within a mile which connects to the LA subway system. The 101 freeway is just over a mile away for instant travel to all the great LA locations. Our residence is located in a SAFE, peaceful, beautiful neighborhood which I am sure you will enjoy. No rehabilitation houses within our neighborhood like you would find in many other LA multi-family residential neighborhoods. The NeighborhoodThe guesthouse is just south of the Ventura Blvd. In a beautiful multi-million dollar neighborhood. We are located near Santa Monica Mountain hiking trails. Since we are south of the boulevard, we are free from many of the LA sober living homes that you may possibly find near other temporary rentals. Make sure you do your research. Getting AroundPublic transit is only a 15-20min walk to the main boulevard where you will find may options of bus and subway lines that will take you all over Los Angeles.

Additional amenities: washer & dryer, ironing board and iron, laundry detergent, hairdryer, over 100 prime TV channels, ceiling fans in every bedroom to monitor temperature additionally to the central air conditioning system, oak hardwood floors throughout except in the family room, bathrooms are tiled floor to ceiling, indoor jetted tub, filtered water, two fireplaces. Outdoor amenities: Great swimmers pool 33' X 15', solar heated from mid-May through mid-October (weather permitted), if the nights are not too cold to keep the temperature. During the winter months, the pool is cold. There is a daily $50 fee to turn on the gas heater for the pool. The outdoor spa has been de-activated because due to the heat, there has been an accident with a prior guest. There is NO FENCE AROUND THE POOL. EVERY PERSON MUST KNOW HOW TO SWIM, children included. Zen gardens with mature trees and lush vegetation, fruit trees. Along the house on the backyard side is a covered patio with outdoor loveseats, lounges, tables and chairs, umbrellas, a charcoal barbecue grill & gas fire pit. House Description: There is a powder room/half bathroom by the entrance, very practical for a large group. The family room boosts double set of French doors that open up one entire side of the wall to the patio, pool & garden . The living room is elegant and bright with a Yamaha baby grand piano, sofa (bed), antique Chippendale dining room table & chairs, 4 J.Stark "phantom" chairs . There is a wood burning fireplace. State of the art kitchen with granite counters, a center cooking island, high end stainless steel appliances (Bosch, Viking). Windows galore, the breakfast area opens into the patio/yard. The master bedroom is spacious and bright, opens into a large walking closet and to a private bathroom. There is a California King size bed, bedside tables each with lamps, an XVIII Century French Normandy 'armoire', a small sofa bed (ideal for a child). The full bathroom is tiled (floor to ceiling Italian tiles), his and hers sink, tub, and a separate stall shower. The 2nd bedroom features a queen size bed and a sofa bed, an eight feet long closet with mirrored doors. There is a private entrance to the 2nd bathroom. The 3RD bedroom also has a private entrance into the 2nd bathroom. There is major shopping around including but not restricted to Neiman Marcus, Nordstrom, Bloomingdales, Macy's, high end designer boutiques , many celebrity spots, also many theaters & cinemas, more shopping and restaurants. Park safely inside the gates as long as your vehicle doesn't leak. 7 Sony security cameras with 1 TB hard drive. DirecTV is included. THIS ROOM WAS JUST UPGRADED WITH RECESSED DIMMABLE LIGHTING. The lights and ceiling fan are now controlled with sliders where the wall switches were. Bathtub and toilet are wiped down with pure bleach before you arrive--I bought thick chemical resistant gloves just for this purpose. The one caveat is that there is a large swimming pool and children that cannot swim are discouraged from staying here. Dogs are usually welcome but I charge by the breed; doodles are free. My rationale is that certain breeds bark and shed less. Doodles are the best because they don't shed and have Golden or Lab personalities etc... This room has a real country maple hardwood floor. We have Netflix, Amazon Prime and Roku, and local HD TV. We have quadrupled our internet speed from 12 (ATT)to 48(TWC) Mbps; I just ran a modem speed test. The high speed modem is hardwired to 3 long range wifi routers. Tablets and laptops can even get a good signal by the saline pool. The house is 5100 square feet on 1/2 acre. So, this is a legit newer mansion; not a McMansion. The 3 wifi routers are on discrete channels so they don't interfere with each other and you get 40Mbps anywhere in the house. You can also use the internet by the pool if you have a good wifi card. Wifi calls are easy now. The Viking Dishwasher was just upgraded to a GE Dishwasher; much better.---------------------------------- *****2 SEPARATE ROOMS ARE SOMETIMES AVAILABLE. Everpure water filter for health in the kitchen. 2 pergolas in the backyard for shade so the huge backyard is more usable during June, July, August. I purchased three Roomba Robotic vacuum cleaners to keep the floors cleaner. Also, was given a hot water/steam Roomba but haven't tried it yet. If you get stuff off the floor, the 3 Roombas can vacuum your floor within 5 minutes. I will clean and recharge the Roombas and you are welcome to run them any time you leave. Keurig Coffee system. If you are staying a few nights enjoy; if you are staying longer please buy your own K-Cups. There is an old school coffee maker. I got rid of the French Press because guests were making a big mess with it. If you are staying longer than a week at the discounted rate, you are responsible for your own coffee supplies. Bagels and cream cheese and various teas are often available gratis. This bedroom has a locking door. We just got rid of ATT in favor of TWC. Time Warner Cable's internet service got better since it merged and became Spectrum. I purchased three high end routers. LINKSYS AC1750, TP-LINK AC1200, and a Netgear WNDR4500 long range WIFI router. They are hardwired together on opposite sides of the house and one in the middle of the house. If you are moving around the house, use the middle one. Obviously, the bigger the room, the higher the rate. I just redid some of the solid maple hardwood floors, painted and installed new furniture including a high-end pillowtop mattress; most beds also have memory foam toppers. VAN NUYS FLYAWAY AIRPORT BUS TERMINAL is probably the easiest cheapest way near here from LAX Airport. The Metro Bus is a direct shot to UNIVERSAL STUDIOS. There are several fruit trees, herbs, and vegetables in the garden. There is one large Valencia Orange tree so you are welcome to make fresh orange juice with the electric OJ squeezer I recently bought. Cherimoya trees, another avocado tree, lavender, tomatoes have been planted; enjoy in season! Already have scallions, chives, rosemary, avocados, orange trees, and an olive tree growing. All this, in addition to the Gourmet Viking Kitchen. The garden is in various stages of maturity. Guests are welcome to eat/cook from the garden but are not allowed to take fruits/vegetables/herbs with them until the garden gets more mature. Many water conserving succulents have been planted, too. There is an ongoing severe drought in Southern California. The house has a 14KWH PHOTOVOLTAIC SOLAR system and is now online. A variable speed pool pump was also recently installed. SHORT TERM AND ESPECIALLY LONG TERM TENANTS MUST AGREE NOT TO WASTE ENERGY AND WATER; there is a severe drought. I replaced many sprinklers with drip irrigation. MOST EVERYTHING HAS BEEN UPGRADED TO BE ENVIRONMENTALLY FRIENDLY AND PLEASE COMPLY WITH THIS GOAL. I can rent out the master bedroom when I leave town but it is huge and costs substantially more. SECURITY DEPOSIT AND/OR REFERENCES REQUIRED AND/OR AIRBNB HISTORY. The house is furnished with audiophile surround sound systems. The entertainment room has a 60 inch LG Plasma (The Sony Surround Sound System can be controlled from your Iphone or Ipod or Droid by bluetooth in the entertainment room). I recently upgraded the Surround Sound System in the entertainment room. We now have both Front Hi and Front Low speakers and center channel besides the rear speakers built into the 10 foot high ceiling. So, a total of 9 speakers now just in the entertainment room. Great for movies with excellent soundtracks. It is overkill unless you are listening to a movie like Star Wars or Lawrence of Arabia. JBL Studio Monitors, Wharfedale, BicAmerica Center Channel with the smaller Sonys built into the ceiling. I just bought a new smart TV. All rooms have Monitors and/or TVs. Both TVs/Monitors have DVI and HDMI inputs--very easy to hook up your laptop to all the video monitors in the house. I recently rigged a wireless keyboard and through the wall HDMI cables and wall plates so my desktop computer in the office can play youtube, Netflix, Amazon Prime at high resolution; well as high as they will feed it..........A Sony ES receiver and Advent outdoor speakers have just been installed for music in the backyard, too. We are in the process of "cutting the chord." But, this room will have at least DirecTV till October 2016. There are several high resolution Sony external surveillance cameras (some with zoom; and all have infrared for night) for your protection/safety with an 8 Channel DVR. Large Saline Pool with Jacuzzi/Spa. REMOTE CONTROL POOL/SPA/WATERFALLS/LIGHTS........................TURBO Stainless Steel BBQ with rotesserie......I recently purchased a Mayfair Dolphin Nautilus pool robot to keep the pool cleaner. A large George Foreman Grill.........A fire pit outside for cold nights. However, we don't heat the pool in the off season. The outdoor spa takes 20 to 40 minutes to heat up and is available all year round. I might eventually add a solar water heater for the pool for more year round use............................................................Melody Acres Mediterranean Estate. Located among old 1/2 acre and 1 acre horse properties/ranches. You occasionally still see horses in the neighborhood. I saw one recently and it posed for a pic! Recent construction; 5100sf home on half an acre flat lot.-----------------------------------------Wahoo's Fish Tacos restaurant nearby and is excellent, quick and easy. There is a high end market nearby; Whole Foods, even a 99cent store. Ralph's Supermarket is less than a half mile away. The two-story rotunda entry has a grand marble staircase with soaring windows. Cook's dream professional Viking kitchen w/walk-in pantry, top of the line granite counters and island w/refrigerated Viking wine cabinet. I installed an instant hot water system and a highly filtered water system in the kitchen. There are excellent inexpensive restaurants nearby--see my guidebook. I have more suggestions than would fit in my guidebook. Engineer(Hybrid battery engineer), MBA, and a Casting Director share the house. All bright easy going professionals. The master bath features a real WET steam room, dual shower and Hot tub. Enormous backyard w/saltwater pool and spa. Pro basketball backboard and hoop. Ping Pong Table, Three real fireplaces. Grand Marble French Doors Wrought Iron Entry. The Viking Stove and Oven are a pleasure to use and communal cooking usually happens a couple of times a week. CHILDREN THAT DO NOT KNOW HOW TO SWIM ARE NOT ALLOWED ANYWHERE ON THE PROPERTY AT ANYTIME. But, if your dog swims, that is fine. Mature landscape with some fruit trees recently added: Lemon tree, Giant Babcock Peach Tree and another Peach Tree. New Mandarin Orange tree, New Pomegranate tree, new Avocado tree and an old very productive Valencia Orange tree, A large Black Mission Fig tree............................................................. PRIVACY BOUGAINVILLA is in full bloom and fabric on the front wrought iron wall and gates========================================================== LG Front Loader Washer and Dryer; Please use the Speed Wash and Speed Dry settings unless what you are washing is bulky or delicate==============This is a 5 Bedrooms 5 and 1/2 Bath home with a built up area of 5100 sq ft. and lot size of 21780 sq ft.This home is a located in the Tarzana neighborhood. Executive office can be made available-with dark solid maple cabinetry and dark green granite counter top, EFAX, Wireless Printer, Scanner. ANY ANIMALS WILL BE SCREENED FOR BEING FIXED, HOW WELL TRAINED, DISPOSITION. NO LITTLE BARKY DOGS! 5 bedrooms and 5 1/2 baths; up to 3 bedrooms are sometimes available Guest AccessOutdoor spa. Indoor wet sauna is occasionally made available for guest use. Pool isn't heated in the off season. The outdoor spa usually takes about a half hour to heat up. There is a waterproof pool and hot tub remote for your convenience. Gate has keypad but I usually have an extra gate remote which you are welcome to use but requires $20 deposit. Black mission fig season is ending. Pomegranate season is starting. Eat all you want...get them before the birds and squirrels do! The Viking kitchen is available for your use. Olive oil, Olive oil spray, bagels, cream cheese, Keurig and various teas are available gratis for short term guests. Year round Valencia oranges for juicing with our electric juicer. Kitchen use is fine if you clean up your mess. Interaction with GuestsPing Pong Players, Basketball players, Hikers, Dog Owners, Mountain Bikers, Gearheads, Gourmet Chefs(communal meals are sometimes an option) and Motorcycle riders can have extra interaction if requested. The NeighborhoodMelody Acres. Large lots. Some horses/large ranch houses with a few stables in the neighborhood. EcoHome--Solar, LED, Low Voltage, Drip irrigation for the fruit trees, herbs, and vegetable garden to save water. Please be environmentally conscious. Getting AroundMetro line is nearby and is the quickest/easiest way from my home to Universal Studios. LAX Airport Flyaway to Van Nuys is quickest/easiest from the airport. We have 3 bicycles and can loan them out at no charge for local sightseeing for a few hours. Other Things to NoteIf you don't like Goldendoodles, best not to stay here. Don't bring any barky little dogs though. The front gates swings inwards. There is a metal sensor on the inside; 8-9 feet in from the gate that opens automatically to let vehicles out. There is plenty of parking inside the front gates for your safety. If you have to park behind another car(rare), just leave your keys in your car or on a table inside the entrance of the house. A gate remote is available but requires a $20 deposit. Gate remote is not necessary; there is a number pad on the outside and an automatic car detector on the inside.

The NeighborhoodPeaceful, quiet, very private, in the hills, lots of room, big homes, not a tract house nor tract neighborhood. It's like being in the country, this 3/4 acre estate in the hills has hiking trails starting at the end of our block in the Santa Monica Mountain Range, which continues all the way to the ocean; however, it is just under a mile from Ventura Blvd, and only a couple miles away from With World Class Shops, Restaurants, Stadium Seating Theaters and Activities. Getting AroundThere is a bus on Ventura Blvd, about 1/2 mile from the house and the Orange Line is an express type bus line that runs across the valley near Universal Studios where you can connect to the Subway that goes downtown and to Hollywood. Uber and/or car rental companies a mile away.

The SpaceThis home is bright and airy; comfortable and cozy. The master bedroom has a California King and the guest bed has a Queen, there is also a futon in the office that makes into a twin bed. Turbo BBQ, Saline pool, spa...home away from home! I purchased three high end long range wif routers. I put the routers on discrete channels. We now have Roombas and a Pool Robot to keep things sparkling clean. The room was just upgraded with LED recessed lights. I also put a variable speed fan slider and light control slider on the wall so one doesn't have to stand on the bed to reach up to pull the fan or light chain. DOGS ARE USUALLY WELCOME BUT I PRICE/CHARGE BY THE BREED. DOODLES ARE FREE. My rationale is certain dog breeds don't shed and bark very little and are easier to train. We have a Keurig and a drip coffee maker. Had a French press but people were making a big mess with it. 7 Sony Security Cameras. Bathtub and toilet are wiped down with pure bleach before you arrive--I bought thick chemical resistant gloves just for this purpose. Nearby coffee shops include Starbucks, The Coffee Bean & Tea Leaf and Avignon. There's closet space with your own private small refrigerator, a coffee machine, and a small flat screen TV with Direct TV/cable. You'll have HBO and plenty of premium channels to choose from. You are also welcome to use the 65" flatscreen in the living room. We will provide fresh clean towels, coffee, tea, creamer and sugar. Directly across the hall is your private bathroom with shower. It's small but adorable. Shampoo, conditioner, Q-tips, cotton balls, soap, lotion, and mouthwash will be provided. There's lots of joggers and dog walkers on our street. It's nice to have a cup of coffee on the patio and watch the friendly sense of community. There is a neat small tunnel that shortcuts through the neighborhood leading you only two blocks from Ventura Blvd, with plenty of restaurants and shopping. Kraving's is a great bazillion steakhouse, lots of fun! Starbucks, T.J. Max, Chipotle, French and Italian restaurants, trendy spots. LYFE Kitchen for health minded folk. Whole foods, banks, postoffice, and many more in walking distance! Getting AroundUber is the way to go. Cheaper than a taxi, and safer if you plan on drinking. Many lovely cafés and restaurants right around the corner. I've been told that the IN & OUT BURGER around the corner is a big draw! 1 block to Ralph's Supermarket. Getting Around1 block from major bus line to take you to Warner Center, the Village, Universal Studios, Downtown LA, Hollywood, West Side, Beaches etc. Uber and Lyft drivers are usually within 5 minutes away. Walk to restaurants and grocery stores. Other Things to NoteThis is a great location for a business person who needs access to Warner Center. I have a live-in housekeeper, so bathroom is cleaned daily. Fresh towels as needed. If you'd like, I will leave continental breakfast out for you each morning in the kitchen.
