The SpaceQuiet location (cul de sac) with almost total privacy. You have your own key to the door from the verandah, either by steps or a ramp. You can come and go as you please. The internal door opens to the hallway with entry to the kitchen/dining room for breakfast. On warm days we eat outside under the balcony. Guest AccessThe owners run a sailing school, where you will get discounted sailing, powerboating or just have fun renting kayaks. This is in a village 4 miles away. There is plenty of off street parking in our large driveway. Interaction with GuestsWe respect your privacy and will be happy to leave you to your own devices. That said we are friendly and sociable, so please ask if you want to know about any activities, events, walks, history etc. The NeighborhoodThe village, pubs and restaurants are within walking distance. The Cafe/Deli is at the far end and the best farm shop is a 1/4 mile beyond, now with a Fish and Chip restaurant (takeaway). A round tour walk is highly recommended taking in the houses, church and the wild marshes. There are numerous other walks nearby. Thornham is undoubtedly one of the prettiest villages on the North Norfolk Coast. Getting AroundThe Coast Hopper bus is a 5 minute walk away with hourly services along the coast road from Kings Lynn via Hunstanton and Wells to Sheringham. Most villages have 1 stop suitable for wheelchair access. They don't run late however. Bike hire is available from Hunstanton, Bircham Mill and Burnham Deepdale. Other Things to NoteIt's a double bed so best for a couple or a single person or friends who don't mind sharing. If you have bikes we can lock them away when not needed.

The SpaceThe house will sleep 6 in total comfort. There is a double room/twin and adult bunk bedded room. The kitchen is fully equipped with electric hob/oven/microwave/dishwasher/washer dryer/fridge freezer and an additional freezer is located in the adjacent garage if needed. Guest AccessGuest will have full access to all 3 bedrooms except the loft conversion rooms which are for the use of the owner. The owner is not in the home when guests are staying. The guests have full use of all gardens and use of garden furniture and barbeque. Interaction with GuestsGuests are given full details about the property and the surrounding attractions when a booking is made. The house is for the sole use of guests. A management company can be contacted if there are any unforeseen emergencies. The NeighborhoodThe North Norfolk coast is famous for it's excellent eating places/fresh food/excellent beaches and the slower pace of life. There are also many historic houses to visit including Sandringham, Holkham and Houghton. For bird watchers the RSPB Titchwell bird reserve is just half a mile (0.8Km) from the cottage. In the village there are 4 eating places within walking distance of the cottage.     The Lifeboat House is a fantastic detached property tucked away off the main coast road in the centre of Brancaster. It is the perfect house for family holidays with plenty of space for everyone! The bedrooms are on two levels giving privacy for two families or for different generations to escape! The rooms are contemporary and freshly decorated with new furnishings and carpets. A large dining area seats everyone for family meals and the new kitchen has everything you would need. There is plenty to do for the whole family: Brancaster beach is just a few minutes drive or about 20 minutes walk away, Holkham beach and house 10 minute drive away, Plentyof pubs including the Ship Inn which is within easy walking distance. Popular market town for shopping, Burnham Market, is an 8 minute drive away Opposite the house is a fabulous childrens play park with a tennis court. The Brancaster area is full of lovely coastal villages including Brancaster, Brancaster Staithe, Burnham Deepdale and Titchwell. There are many coastal walks around this area with stunning sandy beaches, a beautiful nature reserve, a golf course, plenty of places to crab and opportunities to learn how to sail or hire canoes/kayaks. There are also plenty of fantastic pubs to choose from with some particular geared towards families and also plenty of parks and tennis courts available to use. There is so much to do for both adults and children - the perfect place to holiday.

      Hollyhocks Cottage is a traditional brick and flint 1850's Railwayman's Cottage, located in the heart of the charming North Norfolk village of Docking and provides an exceptionally comfortable stay all year round. It has been tastefully renovated whilst retaining many original features. it is fully centrally heated and has been furnished to an extremely high standard with many original paintings. Downstairs you'll find an open plan lounge/diner, separated by a half height partition with aspect towards the fully fitted oak finish kitchen. Appliances include a washing machine, electric induction hob, fan assisted oven/grill, microwave and fridge/freezer. Upstairs, there are 2 double bedrooms (one with an oak double bed and the second with 2 pine single beds, ideal for children or other guests). New for 2015! Hollyhocks Cottage has installed a brand new bathroom with electric shower over bath and also offers FREE WiFi to its guests. Outside, enjoy the wonderful suntrap courtyard garden. Hollyhocks is within 2 minutes walk of a beautiful well stocked fishing lake. The best fish and chip shop for miles is just 2 minutes walk away! There is a well stocked “Spar” supermarket 15 minutes walk away which is open 7 days per week from 7.00AM till 10.00pm. There is a post office inside the supermarket. Railway Inn restaurant and pub serving lovely meals is a 15 minute walk away. Children's Playground with park, swings, slides etc plus tennis courts, basket ball courts, cricket pitch, football pitch and bowling green are all within 5 minutes walk of Hollyhocks. Docking is the centre point branching in all directions to the resorts and beauty spots of North Norfolk. You are spoilt for choice where to go. It does not matter which direction you take out of Docking, for within five to ten minutes drive you will stumble across wonderful areas of outstanding natural beauty or villages and towns that appear unchanged through the ages. You will find places to eat and drink to suit all tastes and price brackets. Beaches If you enjoy beautiful beaches visit Old Hunstanton (famous for its red cliffs), Brancaster, Thornham, Holme, Burnham Overy Staithe, Holkham Beach, Wells and carrying on as far as Blakeney and Cley to the south. If you are lucky you will see basking seals or spy the oyster catchers or an owl. The local beach of Brancaster is just 4 miles away, 5 minutes by car, 20 minutes by bike. Birdwatching North Norfolk is a birdwatcher's paradise. You will find the bird reserves at Titchwell, Holme and Snettisham. Binoculars are provided as are many bird books. You are welcome to borrow but please return them for the use of future guests. Posh Houses Stately homes very nearby include Sandringham, Houghton Hall, Holkham Hall, to name a few. Posh Towns The beautiful small market town of Burnham Market is just 5 miles from “Hollyhocks” taking 10 minutes by car. This is the most fashionable charming place sometimes called “Chelsea-on-Sea” with a range of exquisite private shops and restaurants for all tastes. The lovely market town of Holt is just over 20 miles away. Walking There are walks and hikes in all directions starting from or near Docking. The Peddars Way is very close by. In the cottage you will find books containing information on all the beautiful local places to see and visit. Pretty Cities If the weather should be inclement, then Kings Lynn is just 16 miles west. Norwich, the capital City of Norfolk is 40 miles south (about 1 hour maximum by car) with all its attractions, shopping centres, museums, Castle, Cathedral etc. The character cottage provides a luxury relaxing self-catering holiday in beautiful tranquil location in a traditional thriving village.         No 2 is a recently refurbished comfortable and well equipped second floor apartment with wonderful views out to the sea from all rooms. Situated in a peaceful location with the amazing sandy Brancaster beach only minutes walk away, the coastal path at the bottom of the landscaped gardens, and an award winning pub two minutes walk away. A large bed room with a king size bed, all Egyptian cotton linen and towels are provided. Plenty of storage plus dressing table. There are communal washing machines and tumble dryers which are free to use for guests. The lounge is equipped with wifi, flat screen TV, dvd and music system. There are some guides, maps, books, games and dvd's left for guests to use. There is a small table for dining with views out to the sea. The bathroom has a bath with a full height electric shower.             Halfpenny Cottage is a traditional 200 year old Norfolk cottage built with local flint and faced with mellow Holkham brick. Deceptively spacious the cottage has 4 double bedrooms and with an ensuite to the master bedroom, family bathroom and downstairs showeroom making ideal for larger parties or two families sharing. Situated between chic Burnham Market and the stunning beach at Brancaster Halfpenny Cottage is the ideal base from which to explore the North Norfolk Coast. The property has off street parking for 2 cars and an enclosed courtyard garden making it dog and child friendly. The locals say "all roads lead to Docking" and the village is a real community.The well stocked village shop is open every day and even sells warm croissants in the mornings.Local pub The Railway serves good quality food and the village also boasts a playing field with childrens play area, tennis courts and fishing lake. The farmer market in the village hall every Wednesday morning is a must for visitors who would like a real taste of Norfolk. Modernised by the current owners in 2012 Halfpenny Cottage is the ideal base for the Norfolk Coast.

              Forsell Holiday Homes have consistently invested in improving the property. In 2007 the kitchen and bathroom were completely updated and replaced. In 2009 a Flat Screen/Satellite TV System were installed along with all new doors and windows throughout the property. The property now has French doors leading from the lounge diner onto the rear patio and gardens .In 2010 free BT Wireless WiFi was installed for guest's use. In 2011 a power shower was installed over the bath, new landing carpets laid and the downstairs hall way tiled in limestone ceramic tiles. The landing and hall ways were also painted. It is equipped with all the modern facilities to make one's stay relaxing and enjoyable. The cottage has pretty gardens to the front/side and rear of the property and there is ample parking in the quiet cul de sac of Malthouse Court at the rear of the property. There is an open fire in the lounge and the property is heated via very effective clean night storage heaters in all main rooms.There are presently 5 good eating places within the village of Thornham . All are within walking distance of the cottage. Full details of the property and local attractions are provided with each booking. For parties of 4 please deduct ÂŁ25 per week from the prices for parties of 6 or contact the owner. For parties of 3 please contact the owner. Payments can be made by Paypal/Cheque of Bacs. An initial non refundable deposit of ÂŁ100 per week secures the booking if the holiday commencement date is more than 8 weeks away with the balance due 8 weeks before holiday commencement. If less than 8 weeks away the full price is due at time of booking. The North Norfolk coast is famous for its long sandy safe beaches,wonderful sunsets and open skies and fabulous food. The restaurants are of an exceptionall high standard and in the village of Thornham there are 5. One is a Wheelers restaurant owned by the famous chef Marco Pierre White. Even if you want to eat in there are numerous farmshops and speciality shops selling when in season asparagus/strawberries/raspberries/samphire/locally caught sea trout and other fish and shel fish including the famous Norfolk crab abd shrimps. Just half a mile from the cottage is the famous RSPB bird reserve at Titchwell with delightful walks through the reserve and to Titchwell Beach. Brancaster just 5 miles from the cottage is famous for its sailing. The famous stately homes of Sandringham and Holkham Hall are about 25 minutes drive each from the cottage. If you dont want to drive there is an excellent coast bus hppper service with a stop 10 yards from the cottage. The area is also blessed with some excellent golfing with a number of famous courses.

              A fabulous house, ideal for two families and really honestly within walking distance of a superb sandy beach. Whether you have teenagers or toddlers, this house is perfectly situated to ensure you have a wonderful holiday. Old Hunstanton is a hidden gem, offering the kind of carefree holiday that is difficult to find. A spotless beach, windswept dunes and shallow waters provide action and adventure for young children or teenager kitesurfers alike. The village boasts a great deli and village shop as well as a cool beach cafe, gastro pubs and fine Michelin star dining to cater for all tastes. Ongar Lodge is a cool modernist house, recently updated, with a huge, enclosed garden and a fantastic den for chilling, playing loud music, watching DVDS, or building lego. The house comprises a double bedroom, a twin bedroom and two bunk rooms. Adults can sleep in the bunk beds, but they are really designed for children or teenagers. The double bedroom has an ensuite bathroom, with bath (no shower) and there is a separate shower room. The open plan kitchen dining area seats 8 people and the upstairs sitting room boasts fantastic views to the sea and a relaxing place to sit and read and relax. The large garden is great for playing cricket or boules, and is fully enclosed and perfectly safe for young children and dogs (although small ones can sneak through the hedge - dogs, not children!). There is a gas barbecue too and parking at the front for at least four cars. Three nights minimum stay in low and mid season. Seven nights minimum stay in peak season. Old Hunstanton is a hidden gem. If you don't wish to get into your car, there is no need. You can get all you need at the village stores, including freshly baked croissants every morning; or eat at the beach cafe or one of two pubs; or even at the Michelin starred restaurant, The Neptune Inn. If you want to walk a little further around the point, or take the handy little coast hopper bus, you can grab excellent traditional fish and chips or pie and mash in Hunstanton itself. The star of the place is, of course, the beach but there are plenty of other activities to keep you interested. See (website: hidden) for more information on the area. Within 5 minutes walk (with a toddler) of a beautiful, uncrowded sandy beach, this house is perfect for families with toddlers or teenagers. Sleeps 8 (or 9, if you want to squash in an extra child).

Parts of Chase Cottage date back to the 1700s (so there are steeper than usual steps and a few low door frames!) and was once Boydens, the village general store. These comprise: 1 double (with an extra single day bed) - this has its own (quite steep) staircase from the Kitchen and an Internet ready Smart TV. 1 further double and 1 twin (up a separate staircase) 1 downstairs single (which also has a pull out that can convert to a twin but with limited space) 2 reception rooms, one with log burner (fire guard available) and 40" TV which has BT TV & BT Sport included. The NeighborhoodSurrounding area Chase Cottage is located on Fakenham Road, at the easterly end of Docking. Brancaster Beach is a 10 minute drive away, while the beach, beach huts, harbour & shops at Wells-Next-The-Sea are about 25 minutes away. Sailing is close by at Burnham Overy Staithe, and Brancaster Staithe also has Kayak hire available. For birdwatchers, Titchwell RSPB and several others are nearby. Pensthorpe Nature Reserve (seen in BBC Springwatch) is also a short distance away. North Norfolk is listed as one of Britain's best Stargazing locations, due to low levels of light pollution. Burnham Market is 10 minutes drive from the Cottage, while Holt, Sheringham and the steam railway that links them are easily reached. Further afield, Docking is well placed to reach the popular adventure playground at Bewilderwood, while Norwich, Kings Lynn, Hunstanton, Thetford Forest, Sandringham House, Thursford and Holkham are also reachable. Fakenham is a 20 minute drive away, with its racecourse, popular Thursday market, and large Morrisons and Tesco supermarkets. In Docking there is a Small Spar supermarket 10 minutes walk away, and the Railway Inn pub is also within walking distance. There is a fish & chip shop just 5 minutes walk away, open Tuesday to Saturday. A pizza van visits each Monday evening at nearby Ripper Hall. There are lots of other places to eat nearby, such as The Duck Inn in Stanhoe, The Gin Trap in Ringstead, The Kings Arms in Bircham and The Jolly Sailor in Brancaster Staithe. Behind the cottage is a picturesque walk ideal for taking dogs, and a coarse fishing angling lake, with day tickets available. There is a children's play area with a zip wire in the village. Events late in 2016 include the Wells Christmastide Festival, which runs from 5th to 13th December. Further parking is available on Fakenham Road. Public transport options are limited with just 2 buses per weekday calling in the village.               Rosa Cottage is our own holiday home. The cottage is at the end of a narrow lane with open farmland to the South and West. The lane is part of the North Norfolk Coastal path and all that you are liking to see passing the door are walkers, dogs and the occasional tractor. The house and garden are ideal for guests with children or dogs as the rear of the cottage is enclosed (unless your dog is very agile or very small!) There is a lovely light sitting room with open fire, TV, Wireless Broadband, dining area, kitchen, bathroom with bath and shower, two double and one single bedrooms. The kitchen is equipped with an oven, hob and extractor, microwave, fridge and dishwasher. Behind and to the side of the cottage is a lovely sheltered patio and private garden. The garden faces South and the patio West so provides a lovely afternoon and evening (in the Summer) sun trap. There is ample parking space for several cars. Well-behaved children and dogs are very welcome. No smoking Rental rates include bed linen and towels. Up to two dogs are welcome but are charged ÂŁ14 per dog. A security deposit of ÂŁ150 is payable and refundable after return home. Weekend stays are Friday to Monday and Mid Week stays are Monday to Friday (4 nights). Weekly stays can begin on Monday or Friday to suit. 10 night stays start on a Friday and 11 night stays start on a Monday. Arrival is after 3pm. Departure is before 10am Brancaster is on the popular North Norfolk Coast and was originally a Roman Fortress built about 300AD as part of the coastal defences. The village is now a quiet little resort with a handsome church. Salt marshes and sandy dunes, planted with Marram grass to hold up the process of erosion, separate the village from its beautiful sandy beach. Two miles away Brancaster Staithe stands on a creek which opens into Brancaster Harbour. It is a very popular sailing centre and from here, when the tide is right, it is possible to visit the bird sanctuary and national nature reserve of Scolt Head Island. It is a pleasant short walk from Rosa Cottage to the beach. Bird watching - Within a few miles of Brancaster are a number of world renowned bird reserves. The RSPB run Titchwell and Snettisham, English Nature run Scolt Head Island and Holkham and the NOA run Holme-next-the-Sea. Brancaster Brewery - We now have a brewery on the doorstep. The Jolly Sailors has just opened the Brancaster Brewery offering two excellent real ales. IPA (Indian Pale Ale) and Old Les (named after Lesley who was a village character). Cycling - Various bike hire companies locally. Of course you are welcome to bring your own bikes and the garage at Rosa Cottage is secure. Which ever you choose you can head off into the countryside and discover that Norfolk does have hills! The National Cycling Route No1 passes a few miles inland and Norfolk offers a wealth of small country lanes to investigate. Dining - There are numerous excellent restaurants all just a short walk or drive from Rosa Cottage. Golf - The Royal West Norfolk Golf Course borders Brancaster beach just one mile away from Rosa Cottage. Shopping in Burnham Market - Also known as 'Norfolk's loveliest village'. Burnham Market is just 4 miles from Rosa Cottage and offers over 40 quality independent shops where you will find a bakery, butchers, florists, fresh fish, delicatessen, clothing, shoes, books, antiques, garden and home accessories. Hiking and walking - Coastal path passes the door of Rosa Cottage heading both East and West along the coast. If you want something a little less strenuous then there are some lovely short walks from the cottage. If you head South from Rosa Cottage for just a few minutes up the hill you will get magnificent views of Brancaster Beach and beyond. The beach is a pleasant short walk as is the footpath to Brancaster Staithe. The Norfolk Coastal bus runs regularly along the coast should you not wish to walk back. Kite surfing and windsurfing - Kite surfing and windsurfing are major sports on the Norfolk coast. Whether you are just being dragged along the sand by the kite (intentionally or by accident) or surfing and buggying. Kite surfing and kiting can be done most places, with Brancaster and Hunstanton beaches being very popular. Kite buggying is a little less popular with the authorities, but there are some excellent locations for it, like the West end of Brancaster Beach.

Kite surfers provide exciting entertainment on windy days. Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand! The courtyard garden is ideal for BBQ's or sitting out in the afternoon sun. In the garden guests can help themselves to a wide variety of fruit and vegetables. At night the garden is beautifully lit and in good weather wide French doors open up the living room to the courtyard. Utility Room: Washing machine and clothes dryer is available.
