The SpaceIt's the perfect marriage of the organic materials , handmade craftsmanship and the location that set you up in the peaceful state of mind when you spend some time here. After few hours here your body clock settles into a restful pace. I'm still not sure wether it is the memories of vacations in Bali or Thailand that get waken up while I'm here or the serene location or maybe there are some magnetic fields deep under ground , but I tell you , I sleep better here than anywhere else. Comfort , serenity & feelings of well being radiate in this place...Of course the super fast internet , Apple TV , 55" HDTV , luxurious bathtub next to the fireplace , the chefs kitchen : You should find in the kitchen most everything you could possibly need to create memorable meals. There are 2 faucets in the kitchen, the smaller one is filtered drinking water . There is cutlery and all kitchen tools including baking pans, a Kitchen Aid Mixer , blender , toaster , coffee machines . Two of the bedrooms are in a self contained cottage with a full bath . The pond is spring fed ( go for a swim ) , there is place for all your vehicles , your mobile phones will work just fine . Go ahead take a run or use our bikes and ride to town or just explore the farmland around . With imported materials from Indonesia, it was built by hand by the inhabitants of Bali. I think we have covered everything but if you are our guest or just browsing and see something missing or think it can be improved , please let us know...Piotr and Kay. Our water is drawn from wells on the property and sometimes you will experience a sulfur odor when running the water in the cottage. Please rest assured that it has been tested and it's perfectly safe. It's a part of rural country living , on the bright side , you will not smell like sulfur but your skin & hair will feel fabulous :). and don't forget the farm stands and swimming holes and Lake Minnewaska. We are 80 miles north of Manhattan , an 90 minute drive or a bus ride from 42nd street Port Authority to New Paltz , then a short cab ride away. The house is located in the middle of a completely private lot , you drive down a tree lined road and then turn into a 1000' driveway further lined with mature trees & lawns. The property is a home to abundance of bird species and you'll hear them singing as you drive in. Charmingly renovated to keep the rustic charm of this 1800's 2 story original barn! A perfect get a way to the destination area of New Paltz/Highland. Bicyclers, rock climbers, hikers, writers/artists, kayakers, meditators , leaf peepers, and romantics, love this area of the Hudson River Valley and the The Gunks! This is a profoundly peaceful property on a rural road, enclosed with wooded areas and wildlife, birds, peepers, and crickets filling the air with their music. The sense of decoration is WabiSabi ( beauty in the everyday) , and antique/modern, with boutique style. Plush burgundy towels, and high thread count Egyptian Cotton sheets. Air-conditioned on both floors. Wifi too! The kitchen is petite, but people love to cook here. Or sometimes they bring in a box dinner, or take out too. There is a 2 burner stove top, big convection oven/toaster that fits pizza or a chicken. A small medium frig with small freezer. Pots and pans, and basics for cooking like olive oil, vinegar, salt and pepper, catsup, butter, sugar, Kurick coffee machine and coffee and tea and little creamers. Dishes are done in the old farm sink in the bathroom near by, so as not to destroy the flow of the antique space. Eating at the counter, the table that fits 5, with 2 wicker arm chairs, and 2 benches. Also outside is a small table and 2 chairs , umbrella, and weber propane grill and tools, all for you! The airy upper story loft for sleeping has original tree ceiling supports. It has a double futon bed, with super comfy memory foam topper. ( With or without romantic mosquito netting.) The sitting sofa , sleeps one and has a coffee table and chairs for eating, computer or socializing. The views look out on lovely rural gardens and woods. Window shades for a deep sleep and 2 air conditioners and fans, too. People love to use the wood burning stove, and grill! There is an antique popcorn popper for over the fire. Additional to the wood burning stove, heated by EdenPure radiant safe heater. It is uninsulated, so gets hot and cold quickly. In colder months it has an electric blanket with dual controls. A very one of a kind, unique close to the earth experience! The downstairs has a hip studio kitchenette dining/sitting area with sweet Yodel woodburning stove. Two chairs are around the stove and a light to read by. Kitchenette: Half refrigerator, big convection oven/toaster(can broil a chicken) , Kuerig single cup gourmet coffee maker , (also Mr. Coffee pot, take your pick) and electric hotwater pot, and two burner electric plate , old blue painted jam cabinet pantry and dish storage. The dining trestle table, has blue wooden bench built ins, and add. chairs. We have wireless wyfi. Also is heated by electric heater. The attached bathroom has a antique clawfoot tub/shower, country antique sink, new fixtures and brand new real toilet!!! The door is an original sliding barn door to the bathroom. It has original tin patches on the wall, and lithos of animals from 1880's!. Wall heater, and fan. Screen door to side of barn. On this enchanting property , is an outdoor shower on the Redbarn. There is weber grill to use. A screened in Gazebo, and a mezmerizing swamp and camp fire area on the back forty. There is a tree house, trampoline and swing for children. The dog guests have been esctatic and so fun to see them enjoy the property. There are mosquitos, and bugs around the property, and inside the REDBARN, it is a barn. This is a a spritual center for many and is a perfect place for meditaton and retreat. Many writers like to come and complete their books and projects. They even have a private Soul Listening Session with sound healing to open their creativity. The brown barn is my healing "studio heaven". Where guests can receive a discounted private Soul Listening Session, healing or a GongBath, or sound healing . For privates, couples, or groups. (Be aware that occasional bugs may be in the barn too, and it is a rustic sustainable original type experience, and not a super hotel. There are mosquitos here, flys, wasps, and ticks. It's the country and this is a Barn. The space is uninsulated so gets hot and cold quickly) It has a rustic inside outside REAL experience that many just adore! A well behaved dog is invited. Please advise me as to size and temperament, though. Barking dogs are no what we call well behaved. Please clean up any wastes, and be on a leash. The property has horse fencing , but is open to the road. Dogs love this property, and even swim in the swamp! I have a list of places to eat locally, and hikes, and maps of Minnewaska State Park inside the Barn. Let me know if you don't know how to make a fire in the woodburning stove, so I can show you or the explanation sheet is include in the welcome letter. The bus from NYC comes into New Paltz, on Trailways, and is 12 minutes away in town. The train comes into Poughkeepsie on Metro North and is 30 minutes away. If I can I come get you, or there are cabs. We are 5 minutes from NY Thruway Exit 18 New Paltz, Poughkeepsie. Town is 12 mnutes, Rosendale 15minutes, Kingston 30 minutes, Poughkeepsie 30 minutes. Mohonk Preserve and Minnewaska State Park are 25 to 20 minutes depending on traffic. SHOPPING FOR FOOD: In town the first shopping center on the right is STOP N SHOP PLAZA. Here is a Bank of America with an ATM. A fabulous, inexpensive and great health food store called HEALTH AND NUTRITION, on the right at the end. STOP N SHOP is actually really nice, and has lots of organic stuff and even meat. They have a whole aisle of gluten free products. MEAT- the best place is JACK’S MEATS right in town of New Paltz on the right. He has local, grass fed beef, organic chicken and other stuff. FISH- GADELETTO’S MARKET that is in the Cherry Hill Market across from Shop n Stop. Fresh fish, and also a restaurant. There are farm markets in each town, usually over the weekend. Two of my favorite local farm markets that are open all the time are WALKILL VIEW FARMS just outside of the town of NP over the bridge near the Ridge. On the left. They also have potted plants and flowers. Not organic but local and yummy. They have fresh, mozzarella, fresh pasta, pesto, Jane’s Icecream, and baked goods too. ANd JENKINS & LUKINS orchard way further up towards the Mountain on the left. They have fabulous apples (esp in fall) great local produce, pick your own raspberries and strawberries, and baked goods, frozen local meats, etc. Interaction with GuestsIt's a very private separate Barn. Five bedrooms - two queen beds, one full and two singles - plus two sofa beds (one queen, one double) and spare full-sized futon make this an upstate haven! Four miles from the village of New Paltz (called the Berkeley of the East) , three miles from Rosendale, both towns accessible by road or rail trail. Bring your bicycles, your rock climbing gear, or your kayak, because we have private access to the Hudson Valley Rail Trail and the lovely Wallkill River. Enjoy the view of our pond out the picture window, take in the sun and the flower gardens on the deck or in the large backyard, or take a short walk and relax by the tranquil shade near the river. Greet the sunrise and do yoga on our riverside property. Make a campfire and relax. Fire up the Weber grill and enjoy a barbeque. In winter, Mohonk Mountain House's public ice skating pavilion is only 5 miles away. Natural views, fall foliage, local bounty, and local culture are spectacular. The house is child-friendly, but not baby-proof at the moment. Our fully-equipped spacious kitchen, two newly renovated bathrooms, dining room, and large, charming layout will make you feel at home. Unique Arts and Crafts era elements and antique pieces mingle with newly updated rooms. We have central air and top of the line heating /air purifying system. Washer and dryer, dishwasher on premises. Bus service from NYC (Adirondack Trailways from the Port Authority Terminal) will take you to the village of New Paltz, and taxi from there can get you to our front door. Metro North trains run to Poughkeepsie, a 30 minute ride from the house. Plenty of shops and restaurants in our beautiful, Bohemian town, and Rosendale is a funky village too. We can easily accommodate more than 11 people with airbeds, etc. or get rustic and bring a tent! I can negotiate the nightly rate if you have a smaller party. Other Things to NoteLike all upstate locals, guests should be cognizant of lyme disease. Ticks are prevalent in the area and guests should check themselves after being outside. Our home is a continuously-occupied 1895 farmhouse in the Rosendale area on the Shawangunk Scenic Byway. Your room has full-size bed (sleeps two), wireless Internet TV, window A/C, dorm fridge, and private bathroom. Included are use of our washer and dryer, garden patio, and dining deck. Also included is a Full English Breakfast, or "Continental" if you prefer. We are within easy reach of Woodstock, New Paltz, and of course, the best hiking, walking, and biking destinations in the area. Adirondack Trailways serves the area with a stop on Route 32, Rosendale. NEWSFLASH! A bicycle rental shop (Favata's) has opened right next to the Rosendale bus stop! Guests can book a bike in advance through Favata's website and we will arrange to pick up and return it for you as needed.     The SpaceThe house is comfy with a wood stove, large kitchen and 3 cozy bedrooms upstairs. --Right now we are still upgrading the house and making improvements so we are keeping our prices low until all the fixes are done. But the surrounding woods, fields, ponds and glorious cliffs are spectacular and singular. If you're looking for 'great outdoors' this is a great place for you! The house however is an old farm house, heated mostly by wood stove (so it smells of wood smoke), the bedrooms are small, all the ceilings are low. Also we are just a few miles from Mohonk mountain house and excellent rock climbing, ice climbing, cross country skiing, hiking and swimming areas. Although, our favorite thing is just to walk in the miles and miles of woods and fields just outside the farm house door. Getting AroundBUS- One and a half hours from Penn Station in NYC, the farm is just two miles from the Rosendale bus station, an easy bike ride (but you'll need a bag or box for you bike on the bus. If you take the bus without a bike, take it to New Paltz and take a cab from there, should be about $20. BY CAR- Car is the best way to get there, and there is plenty of parking at the house and in the area. There are also several car rental spots in New Paltz that are inexpensive. We have a dirt road! During the winter it is quite snowy and icy. The driveway is plowed but please drive carefully! In the summer it is bumpy, and sometimes muddy so again please drive slowly!!! DRIVING DIRECTIONS FROM NY THRUWAY 87 Take Exit 18 New Paltz Poughkeepsie. Turn left at the first light. Drive all the way through town to the bottom of the hill (several lights, lots of grocery stores and restaurants.) Turn Right on Route 32 (Mobile gas station is on the corner) Go about 5 miles, over a little partially covered metal bridge. Take your first Left onto River Road. Keep going over Springtown road. After 1.5 miles the road turns into a dirt road. Keep going! After driving through the big open field you will see a sage green house on the left, with a big willow tree in front. That's your house! Enjoy!!! Other Things to NoteWe have Wifi, but it is intermittent at best. We do our best to keep it going but it just doesn't always work.     The SpaceOur property is 2 hours drive from New York City. We have 33 acres of beautiful wooded land, complete with our own private swimming pond and lake access. We also have a 2 person canoe for guests to use. There is a large outdoor firepit for cozy evenings and marshmellow toasting! The 3 buildings on the property have been designed with lots of glass so you can enjoy the gorgeous scenery even from the inside. MAIN HOUSE - The main house was built in 1973 and has 2 bedrooms downstairs with a Queen in one room and Twin singles in the other and a loft bedroom upstairs with a Queen bed. There is a bathroom downstairs with a shower and an en-suite upstairs with a bath. There is a full size kitchen and a large Weber Grill out the back of the house. We have rocking chairs on the deck so you can enjoy the sunset. There is a record player and a collection of vinyl for you to play. We also have a stereo where you can play music from your iphone. The house also has a beautiful wood burning stove for cozy evenings. In the summer the house is cooled by the huge ceiling fan + a floor fan in each room. STUDIO - The studio has a Queen size bed and writers desk. It also has a small en-suite bathroom with a sink and toilet. The studio has an air-con unit for the summer months. APARTMENT - The 1 bedroom apartment is situated above the garage. It is the newest building on the property and has a fully renovated kitchen and bathroom with shower & bath. There is a Double bed in the bedroom and 2 large couches in the living room. There is also a private balcony that looks over the outdoor firepit. The studio has an air-con unit for the summer months.     The SpaceOur home is a year-round vacation rental - opened Nov. 2014. The space is designed it for eating, drinking, entertaining all together and strive to maintain that "new car" smell. The rental comes with two kayaks and life jackets, great for sledding and boating. Pets are allowed with additional fee, certain breeds not allowed. Also, please let us know if your party includes children. We have a highchair and can supply a pack n'play if you desire. Rifton is centrally located between Kingston and New Paltz and 10 short minutes from both a college town and a water front marina. But theres a lake in the backyard so who cares. We provide towels and linens, plus basic kitchen supplies, spices, tin foil, cooking oil, etc. The basement rec room is like a second apartment rental , it has a small shower, 2 twin beds an old kid sized pool table, old foosball table, DVD, Wii and mini kitchen. Please realize the basement at this point is unfinished, meaning it has painted concrete floors and walls, same for the basement bathroom. It is a country basement, very cool and rustic. If your guests expect the W or Hilton hotel-please don't ask them to stay in our basement. It's just a place to crash with bunkbeds and a couch and futon couch. We hope to eventually finish it, if/when this business makes us a profit. The upstairs of the house has 2 bedrooms, ADA bath, kitchen, wood fireplace, dining room, and kitchen couch for hanging with the chefs. The screened in porch is just off the kitchen with a huge window that opens to connect and serve. The wood deck is off the porch on your way down into the yard which is a whole landscaped playground in itself. The grounds have two separate fire-pit areas, a boat house with kayaks and life jackets. Property has a dock and both a wooden and stone deck on the lake shore, creating both opportunities for sunning and watching your friends as they boat away exploring the many coves and excellent fishing. We live nearby in New Paltz, so if anything should arise we are 5 minutes away. There is a code box on the front door for your entry and solar lights to light the walkway at night. Part of the basement is our maintenance workshop for the property. If you have an extended stay we might get to share a little coffee or tea and chat while we work on maintaining the property. Everything in the Hudson Valley is nearby. We have parking in the driveway for 6 cars, and other 6 on the lawn as needed to special events. There are bus lines into Kingston and New Paltz from which you could catch a cab to the house. It is off of Rte. 32 if coming from New Paltz or Rosendale. Special events are welcome up to approx 30 people, we have work experience in the event logistics and can provide local caterers as well as tent equipment as needed. Renters assume all risks associated with kayaking, swimming and water sports. Guest AccessYou will have access to the entire house, including the boat house. (laundry room is only available for a WEEK long stay or more) The garage and mechanical room are locked off for storage. There are two kayaks , life jackets paddles and floaties in the boat house. This amazing property is a 1853 Colonial house which has two barns, and gazebo on 4.5 acres. The colonial house offers its antique charm and cozyness. The double bed has a luxury comfortable mattress and high thead count sheets. Carpeted and great for yoga or excercise too. Full length mirror, bookshelves, and a reading Le Corbusier Lounge chair by the floor to ceiling windows. Basement with large washer and dryer. Airconditioners in den, and two bedrooms. Ceiling fan in masterbedroom and hi tech standing fan. Small fans throughout the house. Heat in winter is oil, radiant floors in Greatroom, and elec room heaters. No smoking! Children are welcome and there is a swing, treehouse, and mystical swamp in the back back yard. A wellbehaved, dog is welcome, but please let me know about it. Outside on the back patio is a gentle mini waterfall and pond feature with small table and chairs, umbrella, and two chairs with a coffee table on the patio. A weber propane grill, and fire pit are yours to use and enjoy. Beautiful flower gardens, and flowering trees. Even a kitchen garden of herbs. The property is 4.5 acreas from rock wall to rock wall and you can barely see any neighbors. Lots of widlife and an amazing sense of being far away on a rural road , yet minutes from New Paltz and 30 minutes from Kingston or Woodstock, 12 minutes from Rosendale or HIghfalls and Monhonk Preserve or the Mountain House. SHOPPING FOR FOOD: In town the first shopping center on the right is STOP N SHOP PLAZA. Here is a Bank of America with an ATM. A fabulous, inexpensive and great health food store called HEALTH AND NUTRITION, on the right at the end. STOP N SHOP is actually really nice, and has lots of organic stuff and even meat. They have a whole aisle of gluten free products. MEAT- the best place is JACK’S MEATS right in town of New Paltz on the right. He has local, grass fed beef, organic chicken and other stuff. FISH- GADELETTO’S MARKET that is in the Cherry Hill Market across from Shop n Stop. Fresh fish, and also a restaurant. There are farm markets in each town, usually over the weekend. Two of my favorite local farm markets that are open all the time are WALKILL VIEW FARMS just outside of the town of NP over the bridge near the Ridge. On the left. They also have potted plants and flowers. Not organic but local and yummy. They have fresh, mozzarella, fresh pasta, pesto, Jane’s Icecream, and baked goods too. ANd JENKINS & LUKINS orchard way further up towards the Mountain on the left. They have fabulous apples (esp in fall) great local produce, pick your own raspberries and strawberries, and baked goods, frozen local meats, etc. Interaction with GuestsIf you need me, let me know, because I let guests have their own time... and space.     Super cozy nook with rough handmade wood accents over art studio. Surrounded by trees, overlooking a field and horse barn deep in the forest. Clean and simple. Two comfortable rooms up steep stairs make for a great tree-house feel. The kitchen is rough but everything is clean and works. There's a toilet and sink upstairs, but the shower is next door at my parents place. Its one of my favorite places to be. Hope you enjoy!

    The SpaceA Sears kit house on a small, quiet peninsula. Hard wood and slate flooring, as well as the wood ceilings and large windows connect the building to nature. Master bedroom with king size bed has four windows (three pointing towards the lake) and is connected to a bathroom with sink and toilet. The dining room, kitchen, and living room make use of an open floor plan and all look out onto the water. A loft area houses a small stand-able bedroom with a queen sized bed for two, river and mountain views off the Juliet balcony. The main bathroom has a shower, toilet, and sink, and also houses the washer and dryer. The third bedroom on the main floor has a large wardrobe and smaller chest of drawers, this room has a twin sized bed. All beds are comfortable. The yard is peaceful and relaxing, with a deck, hammock, fire pit, and gas grill. Guest AccessEvery part of the house and yard are open. The Juliet balcony is accessible only by ladder. The use of kayaks and canoe are at the guests own risk. There are life preservers near the canoes in a waterproof container box. Please DO NOT use the wood burning stove it can be tricky and also dangerous!! Please do not create loud noises after dark. The house is a 15-20 minute drive into New Paltz and about the same distance in the other direction to Kingston. The Wallkill Valley Rail Trail runs through New Paltz and is perfect for outdoor exercise. Minnewaska State Park Preserve is about a 30 minute drive from the house. Getting AroundPlease park on the reddish pavement stones place in front of the house ONLY. DO NOT park on the road, neighbors need to utilize the road. Cabs are available from New Paltz. The best way to and from NYC is the Trailways bus service. Other Things to NoteTV Info: Button on top right of monitor turns monitor on. It will get you to Roku, there is a Roku device. The other remote turns on the Audio Stereo Speakers, it defaults to aux, which will monitor the TV. Help yourself to the Netflix viewing. There is Wi-Fi About the Thermostat in colder weather.... It's very easy, just press the arrow up, and the heat goes up. I can also change it remotely and will set a reminder for myself to crank up the heat , a couple hours before you get there. Each bedroom has a small space heater to get the chill out of the air, and heat the bedrooms. I suggest using these for night sleeping and keeping the bedroom doors closed. That way each room has a separate heat source, and the oil burner won't have to be used so much. Between the bedroom space heaters and a bit of forced hot air, I've never been chilly there and I use the house all year. Have a great trip, and be careful if you know how to use the fire stove (sorry, I have to say that).

Kingston and its historic waterfront with great restaurants and sightseeing is also 15 minutes away. Or, stay home all day and enjoy the quiet of nature right in the backyard. Other nearby attractions we love are the Walkway Over The Hudson, the Catskill Animal Sanctuary, Twin Star Orchards, various great hikes like the Black Creek Preserve (a personal favorite), and the Rail Trail. **Please note that our house is neither in the Village of New Paltz nor is it walking distance from the village. You will need a car to get around (or use taxi service). We've had a few guests misunderstand where we are located. We personally love our location because of its proximity to the hub of New Paltz while being able to get away to a more quiet and pastoral setting, but if you are hoping to stay in town and travel by foot, this may not be your best option.** Getting AroundNew Paltz is right off of I-87. It's best to get here by car but there are also buses that run from NYC to New Paltz. You can also take the train to Poughkeepsie and grab a taxi from the train station. You can peruse our bookshelf (but please return books to where you found them), relax in the yard, work/read/eat at our large dining table, or explore the property behind the house! Interaction with GuestsWe are former NYC'ers who have escaped the city life for something a little more quiet and rural. We ourselves are fairly new to the area but are happy to help where we can! Interaction can be as extensive or minimal as you would like. You are always welcome to share in a glass of wine or coffee and to play with the animals. The NeighborhoodGet the best of both worlds by being on the edge of town! We are 15 minutes outside the Village of New Paltz, tucked away in a more rural and quiet area. In New Paltz you can enjoy the many great restaurants, search for old records and CDs, grab a cup of coffee, shop, or get a massage. Kingston and its historic waterfront with great restaurants and sightseeing is also 15 minutes away. Or, stay home all day and enjoy the quiet of nature right in the backyard. Other nearby attractions we love are the Walkway Over The Hudson, the Catskill Animal Sanctuary, Twin Star Orchards, various great hikes like the Black Creek Preserve (a personal favorite), and the Rail Trail. **Please note that our house is neither in the Village of New Paltz nor is it walking distance from the village. You will need a car to get around (or use taxi service). We've had a few guests misunderstand where we are located. We personally love our location because of its proximity to the hub of New Paltz while being able to get away to a more quiet and pastoral setting, but if you are hoping to stay in town and travel by foot, this may not be your best option.** Getting AroundNew Paltz is right off of I-87.
