This is a convenient location for exploring route 77 south through lovely farming areas with beautiful stonewalls, Tiverton to Little Compton and Sakonnet Point. Our home is convenient to Newport and Route 24 to Boston, Providence, and Cape Cod. As there is no public transportation, a car is necessary. We have a washer and dryer available for your use. Many beaches are located within a half-hour drive or less, and one is a four block walk (5 min) away. Here are the names of a just few beaches. There are so many, you can't go wrong. You can pick a different destination every day! There is a reason Rhode Island is nicknamed "The Ocean State" I suggest you check the local beaches out on a map website to get a better sense of the distance to each one. Compare them with our location (60 Palmer Ave, 02878). We provide beach towels, chairs and boogie boards for our guests to use. • Grinnell's Beach - Tiverton (closest, but smallest and right near the main road) This beach is only a four block walk down the hill. It also has a life guard during the day. • Fogland Beach - Tiverton (a 10 minute drive, with gorgeous views and a vast expanse with two sides of a huge sandbar - one side is rocky and the other, more protected cove is sandy). The public section has life guards. • Sandy Point Beach - Portsmouth (15 minute drive onto Aquidneck Island, a long and sandy beach - guarded) • Easton's (First) Beach - Newport (20 minute drive, very popular Newport beach with concessions, guards, showers and boardwalk, next to Newport Cliff Walk) • Sachuest (Second) Beach - Middletown (best sand and no seaweed, one of the most popular on Aquidneck Island - concessions and guards). • Third Beach - Middletown (two minutes from Second Beach). A protected natural cove with no waves and shallow sand all the way out - so great for little children. The NeighborhoodSuper quiet neighborhood, with lovely sights within easy walking distance. The SpaceA beautiful, large tranquil historic stone house retreat available for family, couple or individual seeking a quiet getaway. This charming historic, English Tudor home features a large manor living room with lofty ceilings and a chandelier, a full library, 3 bedrooms and 3.5 bathrooms, as well as a large country kitchen with updated appliances. Fully furnished throughout, the home also features central modern heating and air conditioning, full house de-humidifier, a full house back up generator ensuring year-round comfort and security. Oak hardwood floors throughout. The ground floor south wing master bedroom features a log post queen bed and full bath with a separate shower. The upstairs loft bedroom features exposed beam ceilings, a fireplace, two twin beds, one full-size bed, and its own bathroom with claw-foot bath tub and a separate shower. The 3rd bedroom features a full size bed and has its own bathroom with claw-foot bath tub. The home is in a retreat setting with quiet gardens and vast property along with a five minute walk to a small beach with private roads for walking or biking. It is a perfect place to come away and rest for awhile, writers, artists, musicians and visionaries find the Stone House Study as a contemplative space for retreat and interior peace. All seasons and especially in the winter, the stone house study offers privacy and time for reflection from the library arm chair to an afternoon garden walk. This is a perfect place for people to stay for those visiting Newport for work or vacation. Newport Jazz Festival, Folk Festival, Newport Bellevue Avenue Historic District and the Newport Flower Show visitors will find that this is the perfect alternative to hotels. 20 minutes to Newport and 30 minutes to Providence, Brown University and RISD. A 5-minute drive south to Tiverton Four Corners will provide you with a bakery & cafe, restaurants, a small grocery store, and the best ice cream shop you will find in New England. Coastal Roasters on Main Road in the heart of Tiverton is our favorite coffeeshop. And beaches, beaches, beaches! Even in the winter time it's a great walk along the beaches. 20 minutes from Newport. 30 minutes from Providence. 1 hour from Boston. 4 hours from New York. If your family requires special arrangements or would like to hold a special event, fees and specific event approval are required for dinner parties involving more than 10 people. Guest AccessGuests will have private access to the entire home and property as well as the neighborhood beach and walking trails. Interaction with GuestsWe have a local house manager available if something urgent comes up, he lives locally, but other than the check in and check out process there is very little interaction with anyone. The NeighborhoodPrivate Beach Access! Quiet and peaceful surrounding that abuts the ocean and a bird sanctuary with hiking trails. A Stone House stay includes a walk to the beach followed by a contemplative retreat and a quiet dinner with family. A writer's haven with water views..... a place away from the city - but not too far from 'urbanitity'. Getting AroundNot much for public transit. A bus does run up and down main road Tiverton but you pretty much need a car to get around. Bikes are helpful for short jaunts. Other Things to NoteThe Stone House is an epic retreat house. Please also make use of the BBQ and the outdoor shower in the summer time months. There is a strict No Smoking policy in place at the Stone House both inside and outside. Please refrain from smoking on the grounds or near the home while enjoying the property.

The SpaceYou will love this house! It is a modern log home in a tranquil setting that feels like Vermont or Montana but is an easy drive to Newport and/or Providence. Little Compton, RI and Westport, MA are scenic New England towns full of character and are right down the road. The landscaped yard is spacious with a huge deck, koi pond, firepit and woods in back. A perfect place to get away and enjoy a peaceful retreat for a few days- or to be in easy proximity to Newport and Providence without dealing with the bustle and tourists! Guest AccessThe kitchen, living room and dining area have an open floor plan and you are invited to use those areas freely and make yourself at home. There is also a front porch, large deck and a spacious landscaped yard which you are sure to enjoy! Interaction with GuestsThis is really up to you. I will be here during your stay but will give you as much privacy as you like. Please see below for information about holistic healing sessions. The NeighborhoodThe house is located on 1 1/2 acres on a very quiet road. There are neighbors fairly close by but when the leaves are on the trees I can't see any houses. I love that it feels very private but is not isolated. There are some great restaurants in the area as well as nearby hiking trails, bike paths and beautiful beaches within 15 minutes. Getting AroundI have a large parking area so parking is not a problem! You will most likely want to rent a car since I am not on a route with public transit. Other Things to NoteI am a sound therapist and licensed massage therapist. The house is full of musical instruments including crystal and Himalayan singing bowls and several vibroacoustic sound tables- similar to a massage table but with speakers built into them. When you lie on it, you feel the vibrations of the music through your whole body. With this in mind, I offer deeply relaxing sound healing treatments to my guests for an added fee.

The SpaceThis amazing country location is the first floor apartment on a 19th century estate with a lazy front porch overlooking 5 acres of open space. Relax in your own garden or stroll our private lane to watch the sunset over the Sakonnet River. Sakonnet River Cottage is situated on the grounds of a former private farm estate from the 19th century. A short walk over the hill brings guests to the beautiful Sakonnet River, a branch of the Narragansett Bay, where plenty of wildlife, birds and boats of all kinds can be seen from the pier. The cottage is a short, country ride through stunning farmland, vistas, villages and farm stands to some of the best beaches in New England. The quaint shops, galleries and restaurants (including a world class cheese shop and the best ice-cream in the state) of Tiverton Four Corners are a great way to while away an afternoon or evening during your stay. The Tiverton Art community offers plenty of opportunities to view and buy original art works created right in the neighborhood. Even though Tiverton feels pleasantly remote, it is an still an easy drive to Newport (13 miles) and Providence (23 miles), And close enough to Cape Cod, Martha's Vineyard, Nantucket, and Boston to include a day trip while you are visiting. At the end of the day , you will return to a peaceful oasis with fantastic beds, a serene view and a cozy kitchen. The Sakonnet River Cottage is a lovely apartment on the first floor of what was once the care-takers house for the farm estate. It is roughly 1200 square feet with two bedrooms, a brand new, large, eat-in kitchen, a roomy living room and a freshly updated bathroom. Your own private access will be through the front door and will include full use of the front porch and a lower garden sitting area. The gardens were established over 30 years ago and include a variety of specimen trees and exotic shrubs and rolling lawn. The lower garden is the most secluded part of the grounds with a beautiful view of the house, plantings and mysterious water tower. Guests can also enjoy a stroll down the tree lined lane to enjoy views of the bay and the setting sun. There is parking for two cars. The owners of the cottage live on the the second and third floor of the same building and will be available for suggestions and recommendations as needed. Guests will enjoy the full privacy of their own apartment. Guests are encouraged to make full use of the kitchen, which is outfitted with just about any tool you may need to make anything from a cup of coffee to a full gourmet dinner. It is a vintage 1930's beach house with lots of space and privacy as it is on a double waterfront lot. Central air conditioning, 4 bedrooms, 2 baths, 2 living rooms, gas fireplace turns on instantly, sunroom, large dining room, kitchen, patio and 2 car garage, LG washer/dryer. 2080 SF of living space. Granite block outdoor fireplace that takes charcoal or wood, original to the property. Quiet, no outlet street so no traffic. One of the four bedrooms is actually 2 rooms as you will see on the floor plan, attached in the photo section. This was a once in a lifetime opportunity for me when I bought this beach house on a peninsula with water views from every room. This is my summer home and I rent it when I am not using it. Lots of sailboats out on nice days. It is just instant relaxation, just walking in or out. Central air conditioning which is not the norm in RI; most houses have no AC or window units in the bedrooms. Private beach is bordered by conservation land. Small sandy beach with seashells. Small fist size smooth rocks at the water's edge tapering horizontally after about 20 feet to a smooth sandy bottom. Recommend aqua socks or fisherman's sandals. Though the neighbors walk on the beach, my family is usually the only one swimming (it's my vacation!!). So it is very private and quiet. You can kayak off the back of the house. My son loves to do that. Wifi, cable and house phone from Cox communications There is an outdoor table and six outdoor chairs if you like to dine al fresco or have a cocktail at sunset. There is a beautiful hammock. Newport mansions are 8 miles, so all the fun of Newport without all its noise at night. All the clams and lobster you will love is served at the nearby restaurants. Flo's Clam shack is listed as "Best of RI" in Rhode Island magazine, on Park Ave. it is less than one mile. Doris Dukes Newport mansion is called Rough Point, and it has it's own veb site. It has only been opened to the public in the last 8 years, and is perfectly preserved as she left it, down to the magazines! This is the second home of a professional and we take credit cards so you can rent without worry. This is our vacation home so it should be stocked with about everything you need such as paper towels, TP, dish soap, body wash, Kleenexes etc. Not shampoo because people are particular about that. The kitchen is stocked with most spices for cooking and other things. One dog Ok, no cats or smokers. Dogs must be housetrained, not sleeping in the beds or lounging on the furniture, and must be crated when left alone. I have to ask this since some dog owners have not been as responsible as I would have thought and caused damage. Property manager is always available, lives nearby. FLOOR PLANS are the very last two of the photos. Maximum occupancy is eight people. Frequent questions: Yes, linens are included, sheets, towels and 6 swim towels Rate includes normal cleaning after departure, there is no additional cleaning fee Yes, you can walk out the back door to the beach.     The SpaceWe have a spacious home with an in-ground pool located in Island Park. It is a spacious home with plenty of parking. 4 bedrooms with double beds and one room with a single, will sleep 9 comfortably. 2 full bathrooms and a contemporary kitchen with gas stove. We have two decks, north side and south side of the home. After a day of discovering Newport Island take a swim in the in-ground pool. Use the gas grill for dinner and cocktails on the north deck to see a beautiful sunset over the bay and Hope Bridge. WIFI, TV, Cable, Stereo hooks up and washer/dryer are all available. Interest nearby; Town beach, Montaup Country Club semi private course, boat ramp, and restaurants with water views are all with in a mile from the home. Great biking and walking to the town. Newport Polo Club is 10 minutes from the house with Newport town and beaches apprx 30 minutes. Guest AccessWifi, pool, gas grill, and cable TV are all accessible. There is a reason Rhode Island is nicknamed "The Ocean State". I suggest you check the local beaches out on a map website to get a better sense of the distance to each one. We provide beach towels and chairs for our guests to use. • Grinnell's Beach - Tiverton (closest, but smallest and right near the main road). This beach is only a five minute drive. It also has a life guard during the day. • Fogland Beach - Tiverton (a 15 minute drive, with gorgeous views and a vast expanse with two sides of a huge sandbar - one side is rocky and the other, more protected cove is sandy). The public section has life guards. Popular for wind surfing • Sandy Point Beach - Portsmouth (15 minute drive onto Aquidneck Island, a long and sandy beach - guarded). Great for wind surfing. • Easton's (First) Beach - Newport (25 minute drive, very popular Newport beach with concessions, guards, showers and boardwalk, next to Newport Cliff Walk) • Sachuest (Second) Beach - Middletown (25 minute drive, best sand and no seaweed, one of the most popular on Aquidneck Island - concessions and guards).     The SpaceCompletely renovated 1910 beach cottage with 100' of private beach frontage with new dock available for additional rental directly on the Sakonnet River. This cottage offers the best of old and new and is as close to boat living as you can get while keeping your feet dry. 2013 renovations include: a brand new kitchen with 2' honed black granite counters, stainless appliances, fully renovated bathrooms, new outdoor shower, new cedar roof and siding, new plumbing, etc. There are 4 bedrooms, 3 of which have vaulted ceilings and nicely sunlit rooms. Outside there is a new blue stone patio and 500 sq.ft. of decks for relaxing and entertaining while sitting right along side the ocean. The double lot provides plenty of yard space and faces due south for maximum sun exposure. The private beach is perfect for swimming, flyfishing, digging clams, paddle boarding,etc. Please note that the beach is a mix of sand and rocks so bring your water shoes. A private dock is on the property and available to rent for a small additional fee. The cottage is 15 minutes from Newport's famous beaches and 20 minutes to downtown Newport. Day trips to Boston (one hour) and Cape Cod (45 minutes to the bridge) make this an ideal vacation destination.
