The SpaceWe live in a beautiful 2 story, 3 bdr. house (used to be a 2 apt. home so both floors are very individually private). You don't just get the room, but The entire 1st floor apartment is at your disposal, including a full bathroom, a decent size kitchen, dining room, living room area with a flat screen TV with Netflix and Amazon Prime video, deck and patio. All areas recently renovated and with hard wood floor. To accommodate up to 5 people, or 2 people sleeping in different beds, we also offer a very comfy Queen air mattress which can be placed in the living room (there are blackout panels, dividing the living room from the rest of the house for extra privacy, serving almost as a second bedroom) and an extra comfy couch to accommodate one more. There's heating during the winter on at all times. We will provide a fan for your room as well. There are some basic toiletries available (shampoo, conditioner, soap, etc.), sheets and towels.
Also FREE parking is included in our driveway next to our car. (off street parking available until 2 AM ONLY. IF YOU PARK OFFSTREET OVERNIGHT YOU MIGHT GET A TICKET as per city ordinance) Guest AccessWe have a TV downstairs connected to the internet to watch Netflix or Amazon prime and wi-fi internet available for you to use. No cable. A Continental Breakfast is included if desired (options below), It can be served inside or out in the deck if requested. Please note that in order to keep the nightly stay cost affordable, we do NOT offer a full "hotel-style full American breakfast" (most Airbnb places don't offer breakfast at all I've noticed) By default we usually offer hot drinks, Hf&Hf, OJ, bagels or pastries, cream cheese, jam, butter, honey, fresh fruit, milk and cereal, unless requested otherwise. If requested, we usually have a lot of additional variety to choose from such as: sweet pastries/muffins/dry cake/cookies, Whole Wheat toast, almond milk, oatmeal, other fruit, yogurt, granola, or a yummy protein shake for a healthy, filling, energizing fix. You're also welcome to bring your own food to cook if you have food allergies or prefer more protein.
-Please let us know in advance your wake up time so this can be prepared in advance and also let us know in case of any food allergies or intolerance you may have (i.e.: gluten, nuts, sulfites, dairy, etc) so we can better prepare for you. Interaction with GuestsWe are very friendly and are open to conversation, give directions, recommendations or answer any questions you have. We tend to be night owls, but we will respect your space if you prefer more privacy. Otherwise, you may hang out with us to talk, watch a movie or anything else that may come up. If you'd like to go to bed early, we'll definitely keep it down and most likely just hang out upstairs til bedtime. Pretty much, the entire 1st floor is at your disposal and usually pretty private except for when we need to use the kitchen next to your room. Also, feel free to use the kitchen to cook your own food if needed as well. The NeighborhoodGood neighborhood, a bit rundown in aspect but great central location, usually pretty quiet and easy to get around, with decent neighbors, a community garden right across the street, and close to literally EVERYTHING worth visiting in Utica and its surroundings. Perfect for a good night's rest while you do what you came here to do during the day. We are within walking distance to Downtown Utica, a few good restaurants in the area, Munson Williams PRATT Art Institute (1.5 short blocks away), the famous Saranac Brewery within a 15 min. walk (holding their Thursday nights concerts during the summer) and the Boiler Maker start/finish line. Also we are a short drive away from shops, a golf course, a small ski slope and the Utica Zoo. We are a decent drive away from other major colleges such as Hamilton, Colgate, Utica colleges, and Suny IT. About an hr. drive to Cooperstown or about 2 hrs. to the beautiful Adirondack mountains.
Please note that the main reason that our Star rating is not a full FIVE stars is only because we have been rated a bit lower on "location" at times (the only thing out of our control). You should know that our neighborhood is safe, friendly and quiet (quiet for the most part, except when, like in most neighborhoods, a random neighbor decides to be loud every once in a while, but this is not common). We've never had any inconveniences with anyone and we love our neighbors. However, this is not an "upscale neighborhood." Our house is one of the nicest ones around and has been recently renovated, so the houses around do not reflect the quality of our home and services. Please consider rating the "location" based on value, relevance, central area and not on something irrelevant like "looks". If staying at our place serves your purpose just fine, keeps you safe and comfortable affordibly and the location is conveniently located for the price, including a free parking space, while you visit the city or its surroundings, we ask that you please rate our location accordingly based on that, not based on what the neighborhood "may look like". Otherwise, if the "location looks" is so important to you despite of our centrally located home, you're welcome to stay in the upper scale New Hartford area nearby or Clinton area where most Airbnb hosts offer similar or less than what we offer for more than twice the price. Thank you :) Getting AroundThere are bus stops a few blocks away with a popular line, close to downtown Utica and the train/bus station is only a few minutes away if you wish to visit other cities or touristic places like the Adirondack Mountains, Niagara Falls or down to NYC, etc. There are nearby car rentals, shops, a hair salon, a gym, a few churches , restaurats and food takeout places within walking distance. We can give you rides near by if needed if and when available as well. Other Things to Note1.There are church bell sounds nearby during the day, they get busier on Sundays. They are pleasant to hear but if you're a sensitive sleeper bring ear plugs just in case.
2.If you plan to bring a pet, we prefer they stay outside weather permitting (out on our covered deck, patio or the garage) as we are trying to preserve our new wood floors and furniture, but mainly to be considerate of future guests with potential pet allergies. During colder months the pets can stay inside if you bring a crate to safely accommodate them. Either way, please consult with us first to discuss the options before bringing your pet. Thank you
