Property is nestled in a valley on four beautiful acres with large field (which is a great sledding hill!), outside sitting areas, hammock, charcoal BBQ grill, swing set, trampoline, bonfire pit, perennial gardens, frisbee golf hole and plenty o’ green grass to go all around. Deer, groundhogs, squirrels, chipmunks, red fox, all kinds of birds (gold/purple finches and woodpeckers are my favorites), are frequent visitors here.Only 55 miles from NYC and a relatively undiscovered gem in the Hudson Valley; Warwick, NY offers: beautiful open rolling hills, dairy farms, apple orchards, farmers markets, wineries, antique stores, great restaurants, a bowling alley, a great Drive-In movie theater, many golf courses, world-class frisbee golf course, yoga studios, hiking on the Appalachian Trail. Take a quick drive to Wawayanda State Park (over 34,000 acres!) with sandy beachfront, large lake with boat and canoe rentals, and miles of hiking/mountain biking trails. Interaction with GuestsI'm always available to help Getting AroundThere is no public transportation in Warwick, There is a bus from the Port Authority in NYC to Warwick , but I am five miles from the bus. To visit the wineries or orchards and local restaurants I a car is necessary although some people have managed by bringing their bicycles. Some limo companies provided winery tours. Other Things to NoteWe are shoes off in the house I provide paper shoe covers if a guest should prefer those to taking off their shoes. Please no rolling suitcases on the floors.

It is very traditional with a Village Green and nice churches where you can drive out into the countryside farms. It has been rated the number one weekend destination for NYC. Several public golf courses are in the area. Many hikes in nearby Harriman and the Appalachian Trail.

The SpaceThis newly renovated townhome-style apartment in a historic 1900 colonial home has 2 large bedrooms and a bathroom, with its own full kitchen and dining room, as well as a private entrance. It's one-half of a 3,600-square-foot house, which is divided into two, completely separate units. I live on the other half, with my husband. The home is located on 2 acres of land on the edge of the village of Warwick, approximately a 2-minute drive or 15-minute walk to shops and restaurants along Main Street. The house is surrounded by a large lawn, historic barns and farm fields. The spacious apartment is spread over two floors. Downstairs, there is a full kitchen, dining room and large living room. Upstairs, there are two bedrooms and one bathroom. Each of the two bedrooms is furnished with a queen bed and tasteful period furnishings. There is an additional $50 per person (per night) charge for parties of more than four people. The apartment has its own back porch and guests can also use the large front porch. Warwick is a 250-year-old town in the heart of the Hudson Valley, roughly one hour from Manhattan. There are several vineyards around town for wine lovers, as well as orchards and farmers markets (The yearly AppleFest celebration in October brings thousands of visitors to town for a traditional harvest festival). Quaint Main Street has historic pubs, some nice bistros and more formal dining. For shoppers, Woodbury Commons outlet is approximately 30 minutes away. In winter, Warwick is located within 15 minutes of three ski centers (Mountain Creek, Mt. Peter and Hidden Valley). Other nearby activities include: - Sugar Loaf (15 minutes): an arts and crafts village with dozens of shops selling handmade goods - Wawayanda State Park (10 minutes): 34,000 acres of hiking trails, including a large beach and mountain lake for swimming, canoe rentals, etc. - Mountain Creek Water Park (10 minutes): Enormous, 65-acre water park with alpine slides, wave pools, Tarzan swings and other rides - Applachian Trail (5 minutes): The historic, 2,200-mile hiking trail from Maine to Georgia passes through Warwick, offering some incredible mountain vistas Guest AccessThe unit is fully self-contained, with its own private entrance. I'm happy to offer tips on restaurants, things to do, etc., but I've found that most guests want to enjoy the stay on their own, without interference from the owners! The NeighborhoodThe house is located in a quiet area, with farm fields and woodlands, on the edge of town (about 2 miles from downtown Warwick). There is a large, 2-acre yard. Historic downtown Warwick has a lively Main Street with restaurants, pubs and shops. Within a 20-30 minute drive are several ski centers (including Mountain Creek) and shopping at the Woodbury Commons outlets. Getting AroundPrivate, off-street parking is included. There is no public transit in the area, but the home is approximately two miles from downtown Warwick, NY, with its shops, restaurants, grocery stores and other amenities. The Space3 bedrooms plus loft and 2 full baths in 2,200 sq ft home. The house is spacious with an open floor plan. Completed in 1999, the house is newer but includes the rustic feel of a mountain farmhouse with wide plank floors, stone chimney, and woodstove. There are 2 queen size beds, 2 twin beds and lots of space for sleeping bags and air mattresses (not provided). The kitchen is fully equipped, there is enough bedding/towels for 12 guests, the washer and dryer are available for your use, and there is wifi throughout the house. The yard is very private with secluded deck and patio surrounded by stone walls at the back of the house. The house is adjacent to our organic farm and is surrounded on all sides by state park. Our area has it all... we are just miles from Mountain Creak, golf courses, horseback riding, fishing, boating, artist communities, wineries, restaurants, and shopping. The Appalachian Trail borders the farm. Guests are always welcome to spend time on the farm and to participate in or observe daily farm chores. We are very family friendly. We are one hour from NYC. There is public transportation between NYC and our neighboring town, Warwick, NY. Guest AccessGuests have access to the entire house and property. Interaction with GuestsGuests are always welcome to join us at the farm. Meeting us for morning chores at 9am is a great way to see the farm. There is a lot of space between the High Breeze House and the action of the farm so guests have the option of total privacy and seclusion. The NeighborhoodThe immediate neighborhood consists of trees, rolling hay fields, pastures, and lots of wildlife. In addition to hiking, birding, stargazing, and such here on the farm, we are just a 10 minute drive to shopping, restaurants, wineries, and ski slopes. It's a great place! Getting AroundYou can take a bus to Warwick, NY. Our guests get off at Orchard St. Other Things to NoteWe have a really great well here. The water is as healthy and delicious as it gets so please do not feel the need to bring drinking water.

The SpaceThis house is located just up the road from the peaceful and enchanting Lewis Woodlands where adults and children can enjoy walking along the trail. It is an excellent location to observe the abundant wildlife that inhabits the area. There are many old trees and a variety of species of plants both native and non-native to Warwick N.Y. The NeighborhoodWarwick N.Y. is a beautiful village that has a lot to offer all year round. In the spring and summer there are beautiful parks, hiking trails and lakes. The village Warwick is about 20 minutes from Action Park Mountain Creek. (Best water park!) Every Sunday morning the farmer's market is open from May to November. The summer evenings in Warwick are quite fun. The town schedules a free summer concert series on the Village Green. Bring folding chairs and get there early so you get a good spot and enjoy the music! The town of Warwick hosts an annual Ladies Night Out celebration which is getting bigger every year. It is a lot of fun! In the winter months you can ski, snowboard, and/or go tubing at Mount Peter and there are local places to go sledding. There are lots of wineries, fine restaurants and cozy little bars to warm up in at night. Warwick in autumn cant be beat! Warwick has perfect fall weather and spectacular fall foliage. The town is bustling with friendly locals and tourists enjoying apple and pumpkin picking, shopping, collecting antiques, and enjoying the many restaurants in town. Applefest has become a big event here in Warwick with as many as 30,000 visitors attending. It takes place in the village on the first Sunday of October every year. Check it out! The SpaceOverview: It's an open-feeling home with real old-world charm (the house was built in 1916). The property of 1.5 acres is border by Mount Eve Road (some car traffic) at the foot of Mount Eve on one side, Large Pine trees and the Black Dirt make up two sides and the last is our friendly neighbor family. It is a very private property, but we do live in a community with neighbors both human and animal. Outside: There is real nature to be seen- Hawks and eagles, wild turkeys, vultures, opossum, raccoons, lots of deer, ground hogs, field mice, even the occasional bear. There are hammocks, a fire pit, a grill, and a vegetable garden. Inside: Downstairs you will find a mudroom/ entrance, half bathroom with supplies, open kitchen and dining room, wood-burning cast-iron stove and love seat. The room to the right of the entrance we have closed for our personal storage. Upstairs, is the spacious great room with two couches, a mixing table with music, lots of books in English and Spanish, the single sleeping loft for the adventurous, a desk for laptop or letter-writing use. The bedrooms with Queen beds and the full bath are also upstairs. There are remote- controlled rotating fans in each bedroom, but please be aware- there is no air conditioner. If you have children, they can play with any toys they find around the place, provided they have parental supervision. There are also drawing supplies in the desk upstairs. The house is baby-safe with gates at each end of the stairs, stove knob covers, and electrical plug protectors The house has modern amenities like a microwave, flat screen TV with a Roku streaming device for Netflix, DVDs, wifi, a mixing table and music. We love to cook, so you will find lots of cooking utensils and spices. Feel free to enjoy them- you have access to the pantry! The dishwasher is quirky and the shower-head in the bathroom is a bit low. You might see an occasional spider or stink bug, but they don't bite. Generally, we find the place to be warm and cozy in the winter, cool in the summer (there is a ceiling fan upstairs in the great room and remote controlled oscillating tower fans provided in the bedrooms). Guest AccessOutdoor seating, bicycles, toys, hammocks, the vegetable garden, a grill, a fire pit, washer/ dryer, basketball court, walking path (few cars and safe for kids or dogs) behind the house along the Black Dirt. Kids stuff: toys, play yard/ crib, safety gate. One room of the house is locked with our personal items. Interaction with GuestsWe will be available if you have any questions via text, phone, or email. Our neighbors are happy to help in the case of an emergency. The NeighborhoodWe are located between the village of Florida and the hamlet of Pine Island. Five minutes from the Quaker Creek County Store, the Warwick Valley Winery, and the Black Dirt Distillery. The bustling village of Warwick is a 15 minute drive away. You can swim at nearby Lake Wawayanda or Greenwood Lake. Farmer's markets, concerts, Glenmere Lake for hiking or fishing, skiing at Mt. Peter, art at Sugar Loaf, and Storm King Sculpture park are all a short drive away too! Getting AroundWe are just 1 hour and 10 minutes from Midtown Manhattan by car. Once you get here, there is the Warwick Town shuttle, NJ transit, buses to Chester and Goshen, and taxi service. However, we recommend driving as it is much easier to take advantage of all the sights of the area. Other Things to NoteWe are so close to NYC (about 60-75 minutes), yet a world away. The house is 5 minutes from the Warwick Valley Winery (home of the famous Doc's Apple Cider and part of the Shawangunk wine trail) with wine tastings, a cafe, live music and apple picking. We love the weekend farmer's markets, Penning's Farm (a laid-back version of the Winery), the Artist's community and Hamlet of Sugar Loaf, one of the last remaining drive-in cinema's in the country, Bellvale Creamery for ice cream, Mount Peter for skiing, horse-back riding at Crystal Water Farm, hiking around Glenmere lake and swimming at Greenwood Lake, Lake Wawayanda, or in holes along the Appalachian Trail. The village is low-key and cool, with incredible restaurants (great for foodies!), shops and desserts (can you say PIES?!). Local favorites include Bellvale Farms Creamery, Pennings Farms market, Alpaca farms, Warwick Winery, Black Dirt Brewery, The Grange Restaurant, and much more! Only 15 minutes from shopping at Woodbury Commons and less than ten minutes from multiple ski resorts. Don't miss the drive in movie theater just down the road! Getting AroundThere are direct buses from NYC which bring you to Warwick's Main Street (5 minutes drive to house). Drive is an easy, picturesque route from NYC and surrounding areas. The SpaceThis quiet, charming space offers privacy and peace. There is a private entrance to your own suite. It's really an apartment without a real kitchen, but with the convenience of a coffeemaker, refrigerator and microwave... It's pretty cool! Trees abound, and you'll see deer walking by the windows! You have a coffee maker with coffee, hot chocolate, and tea pods. There is a microwave, paper plates and plastic utensils, too! Please feel free to turn on the small fridge... You'll have clean towels, shampoo, soap, a shower stall, etc, in your private bathroom. Please note that there is one step up into the bathroom from your hallway. On most weekends in the summer there's free live music just three miles away in downtown Warwick. Close by you'll find spiritual art at Pacem in Terris, water park fun at Action Park in Vernon, Farmers Markets, Ren. Faire in Sterling Forest, Apple picking, Woodbury Commons, and more. Snow spots, Action Park, and lovely ski slopes are close by. We are just a 90 minute car ride to NYC, too! There's even a desk, an armoire to hang your clothes, a chest of drawers, internet access, a TV with an Amazon fire stick (not your regular stations!) and Netflix, and a place to park your car! Boscobel, the Culinary Institute, and West Point are close enough to visit easily. Greenwood Lake offers sailing, beaches and music, Lake Waywayanda offers hiking, boating, and a sandy beach, too! Ski centers are very popular here. Mount Peter is right here in Warwick, Action Park has a water park in the summer and skiing in the winter! Sterling Forest is very nearby for even more skiing. Well... You can find something terrific to do every day! Getting AroundYes... From downtown Warwick you'll find busses to New York City. You'll need a car to get around locally. Other Things to NoteWe are a short drive to Sterling Forest, which hosts the Renaissance Faire, skiing, and sporting events. Even closer are Mount Peter ski area, and ski slopes in Vernon, NJ. The Apple Orchards in Warwick are phenomenal, offering self picking of apples, and seasonal fruits. The wineries are yummy, some with entertainment on weekends. There are often concerts and almost all restaurants have some sort of music. The village had nice shops and we have a Drive in movie showing a double feature during summer. This modern home set on 3.5 acres of private woods just finished a 2 year renovation and features panoramic, breath taking mountain views, Scandinavian modern inspired interiors, a dramatic floor to ceiling stone fireplace, in-ground pool and hot tub.
