The SpaceBlue Hill Farm is just 20 minutes west of Dulles Airport but it feels like a world away from the hustle and bustle of DC and suburban Northern Virginia. We are within easy walking distance of the charming historic village of Waterford, situated high on a hill with a 360 degree view of rolling hills, pastoral scenes with a backdrop of Sugarloaf and the Blue Ridge Mountains. We get beautiful breezes up here. We have pretty gardens, plenty of fields to walk around, a pool, 3 porches for coffee, wine or just rocking and 2 gazebos -perfect for weddings or relaxing. We have 3 friendly dogs, 1 fairly aloof cat and a handful of chickens that have their own house. Blue Hill Farm is a lovely rustic, but elegant, wedding venue - and a perfect "something blue" with blueberries, blue birds, blue eggs (from our Cream Legbar chickens) blue hydrangeas that bloom all summer, a blue tractor and a blue pickup truck. Guest AccessEverything. Wi-Fi is available if you need to be connected. Interaction with GuestsWhatever they prefer. We are typically at home working around the house. Guests can be on their own or be part of our family during their stay. We will leave upon advance request for specific periods. The NeighborhoodThis is a country neighborhood with great views. We have neighbors but they are just the right distance away. We are just outside the charming, historic village of Waterford. We're a short drive to Leesburg, Purcellville, Bluemont and Lucketts Virginia. We're less than a half hour to Berryville, Middleburg, The Plains, Winchester Va, Harpers Ferry W.Va. and Frederick Md. There are numerous vineyards, craft breweries, great restaurants, bakery and coffee shops for those looking to escape to some good country living. For outdoor adventurers, Loudoun County is a mecca for nature lovers with the Appalachian Trail and the Potomac River less than 20 minutes away in either direction for biking, hiking, backpacking, picnicking, canoeing and kayaking. For those looking to shop there are quaint antique shops everywhere and the Leesburg outlet mall and Dulles Town Center within minutes. There are plenty of venues offering live entertainment that spans the spectrum of musical tastes. There are big seasonal events including the Apple Blossom Festival, the historic Waterford Fair and many horses shows including the Upperville and Middleburg Classics and the Gold Cup Races. Getting AroundYou really need a car if you want to explore the surrounding areas. If you're interested in just relaxing here, feel free to come by taxi or limo but there there is no public transportation. Bring your bicycles! Other Things to NoteWe recently decided to host weddings on our property. It's ready-made with 2 gazebos and the lovely landscape backdrop. We have one guest room on the main level with a luxury bathroom, separate shower and claw foot tub with full laundry. 2 guest rooms upstairs share a similar luxury bath with separate shower and claw foot tub. Both areas are perfect for overnight guests or a "get-ready" room for a bride and her attendants.

The SpaceThis historic home was originally two houses - one built around 1810, the other around 1780. My husband and I moved them to Waterford in 2002. The historic elements of the home are intact - heartpine floors and wainscot, high ceilings and beautiful, ornate mantelpieces, and fireplaces in every room. But don't worry - the amenities are 21st century! The decor is a blend of antique and modern furniture, with an eye to comfort and beauty. The property consists of 3 acres, and the surrounding area is serene, noise-free and simply delightful. There are stairs to the sleeping accommodations. Guest AccessYou'll have private access to the main and upper floors of the house during your stay. I will be available in the English basement, which is accessible through a private entrance. Interaction with GuestsI love to interact with my guests; please don't hesitate to engage me in your conversations or ask questions or suggestions about where to go and what to do in the area. If you prefer total privacy, I am very happy to honor that request. It's up to you! Getting AroundYou will need a car to get around. Old Waterford Road runs between Leesburg and Waterford and is extremely scenic; biking and hiking along Old Waterford Road is very popular. Other Things to NoteThere is lots of wildlife - deer, foxes, and a wide variety of birds. I have cats that sometimes inhabit the same space you will be staying in. I will have the house professionally cleaned before your visit but cannot guarantee an entirely cat-free environment for those with allergies.

The SpaceI have two cats that will roam the entire house so you want to keep your bedroom door closed if you don't want a curious cat hanging around. The shared kitchen will be mostly yours to use and I have my own large space and will not be ion your way for entertaining and cooking. Sometimes I won't even be here at all. That wouldn't give you an extra room bc I prefer not to use my room for guests. Guest AccessYou have access to the front door, parking on driveway, kitchen, front porch with seating, back deck with seating and table/grill, living room, basement, two and a half bathrooms and pretty much any space except for the owner's bedroom. I even have a washer and dryer that is available to guests during their stay. Interaction with GuestsI'm happy to offer directions to trains to take you in to DC, give you ideas for the area where I live outside of the city which includes an extensive list of vineyards and wineries. I tend to stay to myself much of the time and would not be in the way of guests but am happy to help with questions or even take you for a wine tasting in the area to help get you started. The NeighborhoodMy neighborhood is suburban but you have to go thru the country to get to it. We are one of the only built up communities in the heart of farm country. We live far enough out that you are away from the city but a little too far for most food delivery places. Everyone in our neighborhood have children and pets Getting AroundYou definitely need a car to come out to this area. To go in to the city, you can drive to a metro station and park to catch a train to DC. The wineries are all within short distances but a car is still necessary. Taxi rides are quite expensive even from the city of Leesburg out to the area where the house is located. Other Things to NoteThe main thing to note would be that I own two cats so this is not a good place if you have a cat allergy. I make every effort to vacuum and clean the furniture as well as possible but cannot get rid of cat dander.

The SpaceExposed hand hewn beams and two hundred year old heart of pine floors allude to the cottage's past as an original log structure, built by the Quaker Village Shoe Cobbler. The space is modernized. Fine furniture, bedding, art work and a lovely compact kitchen make your stay comfortable. Flat screen TV in living room. All spaces in the cottage have modern ceiling height except the bedroom and second floor landing which are approximately 6' as they were in 1810, with beams a bit lower ( see photos). Original fairly steep stairs connect the levels. The kitchen is fully outfitted with nice appliances, tools, cookware, real dishes and herbs/spices. The Shoe Cobbler's Cottage is perfect for singles and couples wanting a getaway while still enjoying the comforts and conveniences of modern living. Guest AccessFull run of the home, rear lawn and parking. Interaction with GuestsThe cottage is stand alone and aside from email, phone or text we do not interact with guests unless requested for inquiries, maintenance, etc. Owner is available in emergencies to make a site visit. Neighbors are located on either side of the property-please observe a quiet period between 10PM and 6AM. The NeighborhoodWaterford, a National Historic Landmark, is a fabulous trip back in time. Just 47 miles northwest of Washington, DC, this wonderfully preserved community, originally a Quaker settlement, feels far removed from the hustle and bustle of the nation's capital. Waterford is seven miles from Leesburg, VA where plentiful groceries, restaurants and other retail opportunities, including the Leesburg Corner Premium Outlets, abound. For wine lovers, there are over thirty Virginia wineries and breweries within a radius of 25 miles or less, including two in town. Neighboring villages' offerings include quaint architecture, antique stores, farm stands, Civil War sites and locally owned coffee shops, bakeries and restaurants. Outdoor activities include biking, especially along the W & OD trail and C & O Canal towpath. Also popular are hiking along the Appalachian Trail and tubing the Shenandoah River. Both are about 20 minutes drive away. Getting AroundWaterford is not served by public transportation. A car is needed.

Step back in time in this 600 sq. ft. charming Carriage House where the chauffeur used to live in the 1940s. The structure has been completely remodeled. It is secluded and very private with beautiful views all around. The bedroom has a double bed that can sleep one couple. The furnishings have been specifically chosen to give the ambience of a shabby-chic-style cottage. The French antique daybed in the living room doubles as a bed that can sleep a single person. The full service kitchen is designed to allow guests to cook meals at home. The bathroom has a claw-foot tub and shower reminiscent of days gone by. This is truly a home away from home. The Carriage House is part of a larger historic farm with several out buildings. Secluded but still within 1/2 hour from a major metropolitan airport, Washington Dulles. It is close to the village of Waterford, VA, a National Historic Trust treasure. Towns such as Harpers' Ferry MD, Middleburg VA ,Shepherd's Town MD, Winchester VA and The Plains, VA are all easy day trips. There are quite a few really good restaurants within driving distance for those not inclined to cook. Keywords: House
