Shasta (to Bunny Flat and Panther Meadows), Stewart Mineral Springs, Pluto’s Cave, local lakes (Lake Siskiyou, Castle and Heart Lakes), and local waterfalls (McCloud, Hedge Creek and Mossbrae Falls)—all half an hour or less away. The SpaceWHAT IS THE WELCOME LIKE? We put your name(s) on the Welcome Board outside the cottage. We also love to have special little surprises, to get the oohhs and aaahhhs! After you register at the Main House, we will take you on a tour of the cottage and gardens which are down the driveway. You will park your car at the bottom of the driveway. WHAT IS THE COTTAGE LIKE? It is a studio apartment ( 16x20) with a water closet (toilet, hand washing sink), shower closet, sink/stove kitchen area, sitting area, clothes closet, washer and dryer (no extra charge), a work desk/table which also has a mirror and storage for a dressing table. a monitor heater and a sleeping "island" bed. It is in the city limits with a church parking lot on one side and a residential lot on the other. The Freeway is close which makes it easy to get on and off of. HOW MANY DOES THE COTTAGE SLEEP? Inside the cottage, the queen platform bed comfortably sleeps 2. There is also a sofa sleeper and a chaise sleeper with sleeping bags in the upper cupboard for 2 more. The Cottage is ideal for a small family, a couple or singles. WHAT IS A SELF-SERVE BREAKFAST? Our chickens provide fresh eggs for your breakfasts. Our guests recognize the value of thoughtful amenities that allow you to cook and bake your own self-serve meals as the cottage has everything you need to cook and serve meals except lunch and dinner foods. There are spices, salt and pepper, oil, Bisquick/pancake mix, and sugar and butter. We also provide breakfast breads, milk, fresh coffee beans and fruit. Please let us know your preferences, any allergies or gluten or lactose intolerance. WHAT IS THE WATER LIKE? The cottage has an under counter water heater which provides hot water for a short shower. Hot water is instant and is set very hot. Start with cold water and add hot to get the right mix. The wash is cold water only. The drinking water is pure and good here. It comes right off the mountain streams and is bottled in our area. HOW CLOSE IS THE FREEWAY? The freeway is nearby. Once you close the cottage door and windows it can barely be heard as the cottage is well insulated. To us the freeway is a constant calming sound. It provides easy on and off to the various attractions of the area. WHAT IS THE GARDEN LIKE? Garden Gate Cottage nestles down our hill. It is calming, peaceful, private, pleasant and appealing to the senses. The outdoor garden has easy style with intimate areas for conversation, eating or just relaxing. In Winter the garden is dormant and the outdoor furniture is stored. There is a view of Mt Shasta from the Cottage garden. The Conversation Areas: The Fire Pit Area with seating. We set the fire pit with wood so all you have to do is strike the match. The outdoor furniture provide lounging, seating and conversation in season. The Eating Areas: A small table and chairs just outside the cottage door. A table and chairs in the Pergola. The Relaxing Areas: The Bubbling Fountain ( in season) with seating. The bench with a tin roof. Great for listening to rain. WHAT ARE WINTERS LIKE? Winter months are November through February. Nights are colder than days. Usually the sun comes out and it warms a bit even in winter. There are only a couple of times a year that we have severe winter storms. We rarely have to put on chains, but we always carry chains as we live in the mountains. You should carry chains when you come to visit in the winter. The freeway is frequently plowed in case of snow and rarely gets completely closed down. Our road is a main street and regularly gets plowed during a snow. If snow is building up it is wise to park at the mouth of our driveway unless you have snow tires. We have a snow blower. WHAT CAN I EXPECT? Expect to be cared for but not hovered over. Expect friendly folk. Expect vegetables and/or fruit from the garden during the growing season which is June to September or October. Expect cool nights and warmer days. Expect changeable weather in the winter and options for winter sports. Expect us to keep the garden watered. Expect the gardener. The gardener is my 95 year old Dad who lives with us. He definitely has a 'green thumb' and loves to work the garden. You may see him or hear the scritch-scratch of his spade. He quietly goes about the garden in some area each day of the growing season; hoeing weeds, picking produce, tilling the soil or watering. He may not have his hearing aids in, but If you can engage him in conversation, he loves it. Guest AccessThese are the things You have access to... ...Wifi. The provider is slow, so you won't be able to stream movies, but you can gain on-line access. The password is in the Welcome Book. ...A TV with swiveling cable that rotates toward the bed or toward the sitting area. ...The cottage garden directly in front of the cottage with firepit. ...A private parking space, outdoor pergola to the left of the cottage and outdoor stairway. ...Optionally you may Schedule an art lesson at Juliart School with Julie Grossman. There is oil, acrylic or water color painting, fused and slumped glass, stained glass, mosaics and sculpture. ...Off limits is the vacation rental on the lower level of the main house, the garage and sheds. Interaction with GuestsWe love to interact with our guests. When you register and get your key we greet you and give you a tour of the Gardens and Garden Gate Cottage. We bring fruits, vegetables and flowers from our gardens in season. If you would like to use the fire pit we will have wood for you. Feel free to ask us questions or text for information during your stay. If you are interested we can suggest places to hike or visit. Someone is always present at the Main House or in the garden during your stay. The NeighborhoodWe have forested trees all around our property which is fenced on a lot in the small Mountain Town of Weed. The neighborhood is safe and quiet. We have a little path around the garden in front of Garden Gate Cottage, but if you would like to take the 2 mile circle (along South Weed Blvd), the Bear Trail or the Meadow Trail, they are gentle walks within a half mile. Within a 1/2 mile there is the Dollar General, In a mile there is a grocery store, restaurants, bowling, walks, the College of the Siskiyous, small town shops and banking. Our Cottage is 5 minutes from the Weed Golf Course, 10 minutes from the City of Mt. Shasta, 10 minutes from Stewart Hot Springs, 25 minutes from the ski resort as well as many day trips to great places of interest. Getting AroundWe recommend a car to get around. You will have a private parking space. There is a local bus that goes to Mt. Shasta. The Greyhound bus station is just down the block from Garden Gate Cottage. The freeway makes it easy to get around. There are some wonderful places in our area to see and take pictures. There is usually snow on the mountain most of the summer. Here are more ideas: Everett Memorial Highway that goes up to the Mt. Shasta Trail head at Bunny Flats, Pacific Crest Trail on the Eddies, South Fork of the Sacramento River, Castle Lake, Headwaters of the Sacramento River in Mt. Shasta City Park, Lake Siskiyou, Castle Craig's, Hedgecreek Falls in Dunsmuir, Mossbrae Falls in Dunsmuir on the Sacramento River, Stewart Springs north of Weed...LOTS to see and do. Ciao, Julie Other Things to NoteThere is a 10% city occupancy tax and a 2% Siskiyou County Tourism Improvement District(SCTID) assessment for stays under 30 days. You will pay this with cash or credit card when you register and get your key at the main house.

Our most numerous neighbors are the blacktail deer and jack rabbits. With 40 acres, our nearest human neighbors are some distance away. Getting AroundPublic transportation is not good. I recommend bringing your bike. Even better, a four-wheel drive vehicle. In winter a four-wheel drive vehicle or carrying snow chains is essential.

The SpaceIf you are looking for stunning views, privacy and unique mountain experience you will love the place. The house has radiant heating and a very efficient wood burning stove. There is a 44" flat screen LCD TV hooked to a game console to watch movies on dvd or play games (we have no cable). The house has wireless broadband internet which can stream netflix or other online entertainment services. There are three bedrooms; a master with an attached bathroom and queen bed, a guest bedroom with queen bed, and a large bedroom with a bunk bed (full on bottom) and trundle. There is a gas BBQ on the 940 sq/ft redwood deck. There is a two car garage attached to the house and additional parking in the driveway. Guest AccessThis is a single floor home however it is built into the side of a hill and has a few steps that lead down into the entry way. In the summer you can access the house from a side road and cross grass and gravel to the entrance, bypassing the steps. WINTER CAN BE A BEAR (see winter notes below). You NEED 4wd in the winter! Interaction with GuestsWe will be available via phone for any questions. In case of small emergencies the super nice grandparents are usually just next door. The NeighborhoodThe house is situated on a ridge top on the edge of a meadow. It sits on a 10 acre parcel surrounded by other large parcels. There are no visible neighbors except a small cabin to the east which is home to two extremely nice grand parents. Getting AroundThe property is located in Hammond Ranch, which in good weather is a 20 minute drive from the town of Mt. Shasta (8 miles) and a 18 or so minute drive from Weed. Approximately 2.5 miles of the drive is on a gravel-dirt road. The road is maintained by the land owners and has a speed limit of 15 mph to reduce dust and for safety. In the winter plowing is also done by land owners, however, it can take a while depending on the size of the storm. You can walk, bike, ski or snow shoe right from the house. Other Things to NoteWINTER STORMS... depending on what you are up for, winter storms can be an amazing experience. In years past we've had 3 to 5' of snow fall in just a few days. If you are lucky enough to hit a big winter storm be ready to cozy in next to the fire and enjoy the experience. It feels like a true mountain ski lodge. During those large storms power will often go out. The house has a free standing wood stove that keeps the place toasty warm. The house is stocked with candles and the cook top is gas and can be lit with by lighter for cooking. I little snow in a vessel placed in the fridge will keep your things cold. You may not be able to get out until the plow makes a pass but you have many acres and miles of roads to snow shoe or cross country ski right out the door. Needless to say, in the winter a 4-wheel drive vehicle is a must. The grandparents live on the property with their 3 dogs. The dogs will likely greet you in the driveway; they are very friendly. Both houses are very private due to orientation of the windows, the density of trees and space separating the houses. The grandparents are very respectful and keep to themselves, unless you are up for a chat.

We put your name(s) on the Welcome Board outside the Guest House. We also love to have little surprises, to get the oohhs and aaahhhs! After you register at the Main House, we will take you on a tour down the driveway to the Guest House and it's garden, covered patio and courtyard. You will park your car to the right of the driveway in front of the fence with iron inserts and glass globs inserted to catch the light. HOW MANY DOES TUSCINN GUEST HOUSE SLEEP? Firenze Bedroom sleeps 2 comfortably on a king bed. Fiesole Bedroom comfortably sleeps 2 on a double Bed. There is also a sofa sleeper and 2 chaise sleepers for 4 more, with sleeping bags (in the top of the pantry closet) or bedding in the drawers under the Nook. WHO IS TUSCINN GUEST HOUSE FOR? It is ideal for a family, an extended family, a couple or singles, or a friends and family meet up. HOW CLOSE IS THE FREEWAY? The freeway is nearby. Once you close the door and windows it can barely be heard as TuscInn is well insulated. To us the freeway is a constant calming sound. It provides easy on and off to the various attractions of the area. WHAT IS THE GARDEN LIKE? It is calming, peaceful, pleasant, and appealing to the senses. The outdoor patio looks over the garden. In Winter the garden is dormant and the outdoor furniture is stored. There is a peek-a-boo view of Mt Shasta through the trees. The Courtyard will have a private fire pit at the top of the steps with seating. Expect "Flower" the cat which looks like a skunk to be in the yard. She cannot enter TuscInn. The NeighborhoodJuland is our little Tuscan Villa with the buildings nestled among gardens on a hill. Juland includes the main house; Juliart School and Studio; TuscInn, a 2 BR guest house; and Garden Gate Cottage, a Studio Apartment Guest House and the chicken coop. 1) The main house is on street level and is the upper floor. 2) Down the driveway is Juliart School, a place to create works of art ( painting, sculpture, fused glass, mosaic, stained glass...). It is located downstairs in the renovated garage. 3) TuscInn is a renovated 950 sf downstairs 2 BR, 1 B guest house with a covered patio overlooking the middle garden and side terraced courtyard. With glimpses of Mt Shasta through the trees. 4) Garden Gate Cottage is at the bottom of the hill down a flight of stairs. It is a studio guest cottage located in the lower garden. When staying at TuscInn the cottage and it's outdoor spaces are off limits. Getting AroundThe City of Weed is located in south Siskiyou County. The den is also great place to read or listen to music and look at majestic Mount Shasta. The kitchen, living area and dining area are upstairs with access to the deck. Interaction with GuestsIf you need anything or have any concerns, please feel free to call or email at any time. Other Things to NoteThe sun beams in through the large front room windows and can make the house warm. We find that closing the blinds will keep the house cooler during the day if you are out and about. The air conditioner is on the wall at the top of the stairs. It is not a heat control. Please turn it off when you check out. The heaters are floorboard heaters with controls in each room. Please do not place anything next to them (for fire prevention) and turn them down to 55 when you check out.

Our property is located at the "heart" of Mt. Shasta in the small mountain community of Weed after Abner Weed, who founded it as a logging town. We established Juland (Julie and Andy Land) in 2008 as a small 'Italian Villa' on Old Highway 99, now known as South Weed Blvd. The former Mayer of Weed built the house on the hill of this college town, home to the College of the Siskiyous or COS. We built stucco walls and added custom iron work gates, gardens and paths. We took down the old rock wall out front and paved the courtyard of the main house with it. We put in a sidewalk and a circular drive near the main house front door where you will register. Down the hill we paved the driveway to add private parking for guests. We built a studio guest house we call Garden Gate Cottage at the bottom of the hill with a garden filled with fruit trees a pergola and fire pit. We built TuscInn Guest House with 2 bedrooms on the lower level of the main house, next to the garage which houses Juliart School. This is where you park your car. When you enter TuscInn through the furnished covered patio under the main house deck, you will be pleasantly surprised by the calm color choice of cream and cappuccino. The quiet earthy ambience of tile and glass bring a smile as you step over the threshold and find yourself appreciating a well laid out space for comfort and relaxing enjoyment. You will find the sitting and dinning room cozy and the kitchen completely outfitted with everything you need to cook your own self-serve meals. Firenze is the large bedroom with a furnished courtyard out the slider doors. There is a private fire-pit up the outdoor steps. The bathroom which connects both bedrooms has custom tile, fluffy towels and amenities for your comfort. Fiesole, the 2nd smaller bedroom, is a romantic haven with a reading nook. From here you can watch the chickens in the backyard. We are close to the I-5 Freeway which makes easy travel to the many sights and activities of the Mt Shasta area. When you close the door the freeway can barely be heard. There is an overhead fan and a portable fan for white sound while sleeping. It is our hope that We'ed welcome you here for a home away from home staycation. The neighborhood is quiet and TuscInn is tucked down the driveway like a hidden gem beside a church parking lot and another home.
