You'll find our three story Victorian Inn with modern amenities, cute Annie's Victorian cottage with spa and every accommodation it's own private bath/whirlpool and TV - located on a rolling hilltop on three quiet countryside acres with scrub oaks and rocking porches. We can accommodate 18 in the main house and 4 in the cottage. We're perfect for families up to 22. Please no special events.

Belleview Santos BMX and Trailhead bike park 20mins. The original Victorian three story structure dates to 1887 and most of that portion exists today as it did over 125 years ago. The property also operates as a B&B - so all guestrooms have private baths, this is essential for big groups, Direct TV and in-room coffee makers. There is one room downstairs and five up in the main house. All of these rooms have queen beds. Two rooms also have queen sleepers and one room has two extra singles. The Irish Blarney and European Formal whirlpool suites also boast fireplaces and large bathrooms with elegant marble whirlpools and walk-in marble showers.
Annie's cute yellow Cottage sits quaintly behind the main house with a view of the pool - features a king bed, feather couch, gas fireplace, 4 person spa, home theater surround sound, microwave and mini-fridge. The bathroom has a marble shower and is handicap accessible.

Two queen bedrooms in the historic wing have custom double arched marble showers and jetted whirlpools. Third room has a queen sleigh bed and a cozy step down sitting room.
Located by the pool, it boasts a tall king bed, gas fireplace, big walk in shower, TV/DVD/CD/surround sound, mini fridge and a 4 person therapy spa on the back porch (see pics). Add two roll-away for the 3rd and 4th person. Please note $10 extra p.p. charge for groups larger than 14.
The main three story Victorian house with all modern amenities, also has a formal dining room, casual dining room, library with fireplace and a large newly remodeled quartz kitchen.
All new stainless appliances - a super fun 5x8 center island, two convection ovens, five burner gas stove, 31 Cu. ft. double- drawer refrigerator, warming drawer, over the range microwave, three compartment sink, hand sink, Cambria Quartz countertops and lots of cabinet storage space. All cookware is included as well as plates, bowls, glassware, cutlery, etc.
Disposable items (cutlery and 12oz cups) to ease your clean-up time. Kitchen garbage bags, tin foil, cling wrap and dish washer detergent.
TWO refrigerators and ICE MAKER'S:
We store ice in advance of your stay in the main kitchen French-door refrigerator. You'll find a second refrigerator with ice maker and a 2nd microwave in the downstairs back hallway about 15 feet from the kitchen.
A wraparound porch extends across the front and one side of the house with rockers, swivel chairs and a table with four chairs.
Sunsets on the 600 square feet upper deck are spectacular - a wonderful balcony height 6 person table and very comfortable swivel chairs - set the scene for sunset dining and FUN evenings.

We give you the privacy you deserve! The NeighborhoodPeaceful country setting close to all the action. Bring your water toys! Nearby Lake Weir with public boat ramps, are located at Carney Island a 12min. drive - offers a play park, walking trail and super lake front bbq grills, pavilions and a big beach area.
Watercraft rentals via Eaton's Beach Restaurant on Lake Weir is a 5 minute drive. There is a fee to use the beach area - fee is then applied to your food and beverage order. This is a 'rave review' establishment!
Juniper, Alexander and Rainbow natural artesian springs offer hours of exploring underwater - awesome views of nature in these Crystal clear springs - research kayaking these springs!
Rainbow Springs, Dunnellon, a short drive to the west of us, is well known for tubing and snorkeling - public access at Rainbow Springs Park or pick up a kayak and tube at the KP Hole county park for a fun day!
The Villages a 12 minute drive, offers shopping-dancing 5-9pm on a lively town square to live themed bands or DJ - restaurants-movies-golf-spa time-bowling-brewery and curiosity shopping and then some.

Or, simply rocking to and fro on the porch may be fun enough - you won't be lost for things to do. Getting AroundWe have amply parking for all vehicles, boats, etc., as the Inn sits on three acres. Although we are close to restaurants, entertainment, shops, etc., we are not walking distance to any of these. To plan ahead, read over things to do and see in this listing, plus we will provide you with a local map!

The front door needs to be locked at all times. We are not responsible for your valuables or unsupervised children – who may wander.
Someone needs to be assigned to check that doors are locked before leaving for dinner or any event off the property. If you lose keys or lock yourself out of your room (make sure the bottom lock on exterior accommodation doors are not turned to the lock position) we are not always available to help you. Exterior rooms have your keys at all times. We don’t want any accidents to ruin your stay! Please be vigilant at all times. Thank you!
Previewing the property in Person *
An appointment in advance is needed. We are a licensed Bed and Breakfast and may not be able to show you 100% of the accommodations (ie., when BNB guests are here - you won't be able to enter all or some of the rooms incl. the kitchen). 100% NO previewing any part of the property on days when a group rental is in place. We try to make everyone's experience as plain sailing as possible with few disruptions (ie., no noise when guests are relaxing or taking naps - they expect privacy and quiet). Weekends are busy for us. Mon-Thur. have less restraints to view the property.

Located via The Villages lively town squares (12 min drive) with fun and fanciful shopping, restaurants, movie theaters, dancing, golf cart rentals and then some.
100+ miles of hiking/running/biking trails are just 20 minutes away, natural springs, rivers for canoeing/kayaking in Silver Springs State Park (kayak rentals $25. for 2 hrs). Ziplining, antiquing or boating close by in one of our many rivers and lakes are readily available - ask us! The Orange Blossom Opry located 1 mile from the Inn boasts live shows Thursday - Saturday (Thurs. night is local jam night - bring your instrument and sign up to be onstage!).
Carney Island and Lake Weir for swimming, hiking, biking and
sunset picnics - located only minutes from the Inn - host the HITS Ironman Triathlon each year.
Two lakefront restaurants Gator Joes (Ocklawaha) and Eaton's Beach Sandbar and Grill (3 mins from the Inn) add their own flavor to your taste buds on airy Lake Weir. There's so much to see and do :)
Four playhouses are within striking distance and the Sharon Morse Performing Arts Center is less than 10 minutes.
The Lakeridge Winery to our south has daily tours and monthly events and a little further south is the Presidents Hall of Fame Museum with a fascinating collection of Presidential memorabilia. Mount Dora, Leesburg, Eustis and Micanopy provide good oportunites for antiquing.
There is also Uncle Donald's Farm which is just 5 miles away and has activities for children and adults. They house many types of wildlife undergoing rehabilitation.
Horseback riding at Cactus Jack's is just over 20 minutes or you can bike, hike or run on many of the same trails.
The Appleton Museum, Garlits Drag Racing & Silver River Museums are all within 35 minutes. Further north is the Marjorie Kinan Rawlings Homestead, Dudley Plantation and Butterfly Rainforest Museums.
