The Old Rectory House is a Georgian country house offering luxurious group accommodation near Swaffham. Built circa 1750, the family home and guest house are situated in an exceptional and idyllic rural position with an outstanding view of the lake. The property is near to Oxburgh Hall, a National Trust property with historic parkland. The Coach House and former stable block lie to the northwest of the main house. Guests can enjoy a relaxing stay in this traditional accommodation only a stones throw from the main house. All rooms are individually decorated, offering views of the stables and a small orchard. This is an ideal quiet country retreat. The Old Rectory House is situated in a tiny village located in the middle of a triangle with the corners of Swaffham, Downham Market and Thetford. It is one of the most fascinating villages in Norfolk and is a great base for exploring the lesser known western part of the county. There are two linked sites in the village that draw visitors from far and wide. The first is Oxburgh Hall, home to the Bedingfield family since it was built in 1482 and still a residence half a millennium later. This elaborate Tudor manor house encapsulates so much of that era in its building and setting: a square moat and a huge and ostentatious gatehouse seven stories high.  It shouts of the wealth and power of those who built it. Although the interior is much changed and largely Victorian, it contains needlework by two of the great women of the age, Bess of Hardwick and Mary Queen of Scots. It is also reputed to contain the ghost of a Spanish woman who disappeared in mysterious circumstances in the 16th century. The second great site is St John’s Church, famous for the collapse of its spire in 1948. There is much evidence in the church that the Bedingfields stuck to the old faith: the intricate decoration shows they were able to protect the place through the worst Reformation and Puritan excesses. There is a third place in the village, again linked to the Bedingfields, known as The Bedingfield Arms or also known as the Bedingfield Coach-house for its old use. Guests can visit the village pub for accommodations. In the vicinity of the village, there is plenty to occupy those on a longer stay. Cockley Cley has a wonderful Saxon Church. Just a mile or so east there is a reconstructed Iceni village. Both Downham Market and Swaffham (enjoying some TV fame as a setting in the series 'Kingdom') are well worth visiting.

If you like fishing; fantastic carp tench bream roach & crucians that average 2lb in village pond but respect the local residents some treat the fish like their pets and I understand why. Pleasant drive to Kings Lynn and the wonderful north Norfolk coast.. Helpful, friendly owners even bough us home made jam and scones mmm. Spent a wonderful afternoon going round the open gardens in the village. Will go back "An English country retreat" We had an absolutely delightful stay in the Old School House and can't recommend it enough. It's location in the village of Wereham is stunning - it overlooks the village pond, across from the church and opposite the pub. A perfect English village setting. The property is extremely comfortable and spacious - it has attractive decor throughout and plenty of equipment. Many places we've stayed tend only to cater for basic needs but the owners seem to have thought of everything. This area of Norfolk is largely ignored and yet there 's much to explore. King's Lynn, Swaffham, Thetford, Ely and the North Norfolk coast a little further afield. The National Trust property of Oxburgh Hall is a nearby gem too. However if peace and quiet is what you need you'll find it here. We'll be back. "Great Value" Roomy, comfortable and well-appointed accommodation in a chocolate-box English village setting. I was really impressed by the facilities and equipment available. There are plenty of touristy places to visit within reasonable driving distance. The house has plenty of room and is very well-priced, especially for a large group - a club break, family reunion holiday, retreat etc. The wood-burning stove and stock of games and books make it an enjoyable place to stay even on a cold wet day. ‘Thank you for allowing us to stay in your lovely home. The post office van visits 4 times a week. We have a fish and chip van every Thursday 4.30-5.15pm. There are local takeaways who deliver locally. The SpaceThe Hay Barn was converted by the architect and owner to his own design and specification and has been recognised for its architectural merit by Breckland Council. The house has lovely vaulted ceilings, a wealth of exposed timbers and attractive brickwork. A modern property with character and excellent facilities, it enjoys large gardens and a large south-facing walled courtyard. Oxburgh Hall is situated in the heart of the village, owned by the National Trust it is one of the few moated properties they own. The very attractive Bedingfield Arms is within easy walking distance (2 minutes) and can serve breakfast, lunch, tea and supper of high quality. Oxborough is surrounded by delightful countryside, has some good market towns and villages close by and is an ideal location for getting onto the nearby quiet lanes for some enjoyable cycling. A great base for exploring Ely and Cambridge, take the train from Downham Market and avoid the traffic. Thetford forest has Go Ape, explore the forest from a higher level and zip wire across, not for the faint- hearted. Oxborough lakes will appeal to the fishermen amongst you. Cockley Cley and Gooderstone Water Gardens is a couple of miles away, the coast and sandy beaches at Hunstanton are about 30 minutes’ drive. Swaffham is your nearest market town and will satisfy your supermarket and shopping needs. Getting AroundThe property is 2/2.5 hours drive from central London and is also served by a fast train (1.5 hours) from Kings Cross to Downham Market. Other Things to NoteGarden: Fully enclosed lawn, orchard/pond, walled courtyard garden with patio, table and chairs. Parking: Driveway for four/five cars. Heating: O.F.C.H.           Lovely, spacious. comfortable, house accommodates 10 people. Four bedrooms, 2 bathrooms upstairs (one ensuite) and downstairs loo, full central heating and log burner, free wifi. Check in time usually from 4pm and checkout by 10 am but we try to accommodate your needs if we can. The Old School House was built in 1844 as a Wesleyan Chapel. The design is typical of early Norfolk non conformist chapel architecture. In 1851 there was a religious census made (the only time this has ever happened). It records that an average of 70 people attended services at this chapel and records that on Sunday 30th March 1851 52 people attended the morning service and 46 in the afternoon including 12 Sunday scholars. In the 1880s the congregation became more numerous and affluent and then built the more traditionally designed Chapel which still stands next door. This building was used was then used as a Sunday school and chapel rooms. Older residents of the village remember going to the Chapel services and the Sunday school and have happy memories of the Sunday school outings to Hunstanton. (The really canny ones used to go on the church treats too!). A paypal invoice can be sent if required to enable credit card payment but as this is an expensive service a 3% charge is made The ancient Saxon town of Downham Market is a delightful place to visit and is one of Norfolk's oldest market towns. Considered by many to be the gateway to the Fens, and with a network of waterways close by plus lots to see and do in the town and surrounding area, Downham Market is a great place for a weekend break in Norfolk. Downham Market has a wealth of interesting historic buildings. In the main square see the town's unique black and white clock tower. Gothic in design and made from wrought iron, it is proudly considered one of Downham Market's most distinctive features. The Town Hall is another beautiful building, which was built to celebrate Queen Victoria's jubilee in 1887 and remember to look out for the St Edmunds Parish Church - the town's oldest building.

            On the edge of the stunning Brecks, Ferry Farm Cottage, Oxborough is a single storey cottage adjoining the owner's farmhouse and sleeps 2. To relax and unwind have a swim in the owner's heated indoor pool, have a sauna or book a massage with the owner who is a qualified Aromatherapist/Reflexologist. Farm and riverside walks. Good for Birdwatching with Barn, Tawny and Little Owls. As the farm is 他 mile from the main road, there is an abundance of wildlife. Deer are a common sight and there is an interesting nature walk around the farm, part of which is along the banks of the River Wissey, where coarse fishing is available. On a working farm this single storey cottage attached to owner's farmhouse is centrally heated, has additional electric heaters and a higher backed chair with arms. The view from the sitting room window is of the lawned garden where there are several bird feeders and a garden table/chairs plus BBQ area. Ample car parking space. Private use of the Owner's Indoor Pool for one hour per day by arrangement is available between Easter and 30 September. The sauna, located in a pine log building, can be used by arrangement at an extra charge. Visit England 2014/2016 Gold Award for exceptional quality of accommodation and customer service. Cambridge, Ely, Sandringham and the Norfolk Coast are within easy reach. The nearest golf course is at Swaffham. Shop 3 miles away. Pub 1.5 miles. A 4 night mid week break starting on a Monday is the same price as a 3 night weekend break The market town of Swaffham with its famous Saturday Market and Auction, plus 18 hole Golf Course, is only 6 miles away. The National Trust property Oxburgh Hall is situated in the village of Oxborough and Gooderstone Water Gardens are 3 miles from the farm. Thetford Forest and the quiet country lanes are ideal for walking or cycling. Coarse fishing is available on the farm in the River Wissey and there are several stocked lakes a few miles away. Enjoy wildlife and bird watching on the farm or visit the reserves at Titchwell, Cley or Blakeney. Cambridge, Ely Cathedral , Norwich, Sandringham House, Kings Lynn and the unspoilt North Norfolk coast are within easy reach. For the more energetic try Go Ape in the forest. After a day of walking or sight seeing enjoy a swim, a sauna or a massage with the owner a qualified Aromatherapist.

            The SpaceThe Main house has a Master Suite with a Super King 4-Poster Bed, dressing room and luxurious en-suite with separate wet room shower and extra deep bath. Additionally in the main house there is a spacious double room with handmade oak bed, a contemporary triple room ( 3 single beds), and a Family room with a double bed and a set of bunk beds.The bunks in this room are suitable for children and lightweight adults only. In the Mill tower there is a stunning ground floor circular dining room, with glass walkway overhead, giving uninterrupted views above to the workings of The Old Mill. There are three charming circular double bedrooms on the third, fourth and fifth floors. 70 ft high on the seventh floor is the viewing tower, providing 360' spectacular views over beautiful Norfolk countryside. The bedrooms in the tower lead into each other with each staircase and therefore offer a reduced level of privacy. Guest AccessThe Private Outdoor Pool is normally open and ready for use, weather permitting, from April to October (inclusive). The pool can be heated on request at a charge of £30.00 per day. Pool charges apply for the entirety of the rental period. Please note that the pool is not fenced off. The pool area at The Old Mill is relatively close to neighbouring gardens and so guests are asked to be respectful and considerate by not using offensive language, loud music or shouting in the pool area.This applies especially in the hours after 8pm . An optional Private Dining service is available at The Mill for special occasion dinners..please ask for a copy of the current menu. Towels, including pool towels are supplied. The garden has a 14ft trampoline with a safety net and an outside games barn contains a pool table, football table, ping-pong table and a selection of lawn games, cricket sets, footballs etc. The trampoline is for use by children only. The pool is surrounded by sun loungers and outside dining areas seating up to 15 are available on both the front and back patios. The Corn Exchange Theatre in kings Lynn and the Kings Lynn Arts Centre always have an exciting family friendly programme of events.Two excellent Golf Courses, Denver and Swaffham are within 10 minutes drive. Getting AroundTrains run direct from London Kings Cross to the local town of Downham Market every hour and take 80 minutes. The Mill is a 2 hour drive from London and 45 minutes from Cambridge. Other Things to NoteStandard Check in time is 4pm and departure time is 10am, though these are very flexible, where possible. Standard changeover days are Monday and Friday though we will be flexible with these if at all possible. Mid week bookings have a minimum of 4 nights rental. Weekend bookings can run from Thursday- Sunday instead of Friday - Monday if preferred, but the weekend rate will still apply for those alternate 3 nights. Two night weekend stays are possible, but a higher nightly rate will apply.
