The SpaceWide plank floors throughout set a warm tone in our rustic farmhouse . We have two or three rooms available. One has two twin beds (Can easily be pushed together to form a King if you prefer) with firm mattresses and the other has a queen sized bed. Both overlook our small pasture and the beautiful forest beyond. Our reviews are stellar and most reflect wonderful breakfasts we served before we began our new pricing structure. We now use AirBnB's smart pricing which is much less than our former price structure. We still have yummy food available, but in a less formal breakfast structure. We try to offer a nice continental breakfast. We are located right next door to a beautiful park for long walks and runs in a beautiful forest setting and along the Ware River. We have a large Dining Room, Library, and two shared baths. Our small farm is on the edge of an old mill town in the Pioneer valley. We have a 2 small dogs who are well socialized. In addition to the park, other nearby attractions include The Salem Cross Inn, Palmer Motor Sports Park, Quabin Reservoir, Sturbridge Village and The Brimfield Antique Show and Flea Market, amazing Fly fIshing on the Swift River, and the natural beauty of New England. UMASS Amherst is about 30 minutes away. Our place is a small paradise in all seasons, especially autumn. We also have seasonal studio space for painting and writing available for an additional fee. Bed and Breakfast at Bird Hill Farm fulfills a much needed service for the town of Ware, MA and the surrounding Quabog Valley and Quabbin area. Housed in a charming old Farmhouse on Upper Church Street, the Bed and Breakfast offers guests a relaxing environment and comfortable place to rest while visiting the Quaboag Valley region. Vance Chatel, owner of the Bed and Breakfast at Bird Hill Farm has honed his skills as a host to visitors from all over North America and Europe as an AirBnB host. His skills as an Artist, Designer, and Teacher lend themselves to an array of creative workshops held at Bed and Breakfast at Bird Hill Farm. The workshops offer an inspiring day of creativity in several areas of focus. The SpaceThis property is one-of-a-kind! 3 new buildings were constructed in 2002 on the 10 acre property of the Old Red Gables house (built in 1900). Of the 3 new buildings, the main house (3 bed, 4 bath) comfortably sleeps 7-8. I can be very flexible bringing in mattresses, pull-out couches, air mattresses, etc. The space is available, and I CAN ADJUST TO FIT YOUR GROUP SIZE (possibly up to about 20 max). The lake is relatively shallow, but is clean and warm. It is very safe for swimming, canoeing, and kayaking. Because it is shallow, the lake remains peaceful and doesn't get much boat traffic. THIS IS NOT A PARTY HOUSE! Much of the property - and older housing, especially - is unrepairable if damaged. Alcohol is allowed, (and a good time is allowed), but this property is to be used for a peaceful get-away by respectful groups! Guest AccessGuests will have access to the entire main house including garage parking for 2. The boat house overlooking the lake will also be available along with 2 canoes and 2 kayaks. For bigger parties and an additional price, the other buildings can be opened up to allow for more sleeping room. Interaction with GuestsA host will not likely be present during your stay unless you wish for one to be. I will be easy to contact, and any problems or questions can be fixed and answered during your stay. The NeighborhoodThe lake shore is shared by very few neighbors, so any group will have the privacy it wishes to have. Getting AroundThere is plenty of outside parking space behind the house. Other Things to NotePrices and rooms can be flexible to fit your group and what you wish to use and have access to. TO HAVE ANY FURTHER DETAILS EXPLAINED, PLEASE WRITE TO ME!

On the main floor you will enjoy an open, modern kitchen allowing you to cook, entertain and chat with everyone in the living room and even view the lake while your doing the dishes! Downstairs is the washer and dryer as well as an additional sleeping area. Three seasons out of the year you will be able to enjoy an enclosed sun porch for lounging and relaxing. Just off the side of this porch you can have your morning tea on a lovely outdoor patio while you watch the sun come over the lake. In the evening you can enjoy your beverages as the sun sets - lighting the cottage in it's magnificent glow. With southern exposure you will have sun the entire day. Good thing the beautiful White Pine is there to slip under for a little afternoon nap. Guest AccessYou will have access to the entire house, washer and dryer, canoe, paddle board, kayak, fishing poles and dock. You will not have access to the garage area. Interaction with GuestsWhile at the house you will be alone and we will provide contact information for any last minute needs or questions. The NeighborhoodThe Brookfields (from the web page 'browse the brookfields" History Fact: Brookfield was first settled in 1664 and was officially incorporated in 1718. The town was settled by men from Ipswich as part of the Quabog Plantation lands, though the settlers would be temporarily removed from the lands by attacks during King Philip's War. During the winter of 1776, General Henry Knox passed through the town on his way to Boston with cannon from Fort Ticonderoga to end the Siege of Boston. A marker lies along Route 9 to commemorate the route. The lands of the town have given rise to three other Brookfields - North Brookfield in 1812, West Brookfield in 1848, and East Brookfield in 1920 Hiking trails abound, leading with Rock House Reservation less than a mile down Route 9 and then swing by the best little bakery in the Brookfields (Rose32) for breakfast or lunch and bring a delicious treat home !! (URL HIDDEN) ************ IMPORTANT ************* West Brookfield is considered a bedroom community - and as such you will not find much "night life" in town. A 20 minute drive to Spencer for a great meal at 308 Lakeside or 30 minutes to with Sturbridge for great food or in the other direction lies the funky town of Northampton for a variety of restaurants, bars and music venue's. Getting AroundThere is no public transportation so you will need your own car while staying at our cottage. The house is on a well paved road that is beautifully maintained. Other Things to NoteThe house is very 'open'. The upstairs bedroom has no door but is visually cut off from the rest of the house by the half wall of the staircase which we refer to as the Juliet Balcony. The lower level is also visually protected by the positioning of the staircase. It's not as warm as the rest of the house and we have hung a drape wall to keep the heat in as well as an electric heater (please keep this unplugged while you are not in the room!) This lake is unique in that it is not fully developed, but rather acres of wooded lots giving you a quiet little respite in a busy, busy world. There are no motors allowed on the lake so you will hear the birds sing and be able to let your mind wander! PLEASE NOTE : THERE IS NO TV IN THE COTTAGE WIFI is available for you to stream music and videos on phones and laptops

Whether you're seeking outdoor fun or relaxation, you'll find it here. Come and enjoy. a little trivia....: Before European settlers arrived the Brookfield area was home to the Lassawa and Nipmuc Indian Tribes, situated in the Quaboag Plantation (deeded in 1660). Quaboag is a Nipmuc Indian name meaning 'before the pond'. It can be assumed that one of the 'ponds' was indeed Furnace Pond, a pond man made by an Iron Works Company around 1850. Between 1880 and 1890 the pond was enlarged by the Stevens Textile Mill and renamed Lake Lashaway. The shores of this beautiful lake grace both North Brookfield and East Brookfield. It's an excellent lake for all water sports including swimming, and touts fishing year round. Its waters are fed by the Five Mile River and trophy-size Northern Pike have been caught and recorded. Lake Lashaway and the surrounding towns offer a deverse historical and cultural richness, yet the area still maintains a peaceful and relaxing atmosphere to please the most ardent nature-lover. Come...explore...experience.
