True, we can offer you a quiet place to stay just minutes from the city centre! A Beautiful Character home, circa 1890, just out of the city centre, up on the hill with nice views, in Launceston. We have just finished preparing the three bedrooms which are available for guests, all guests share a bathroom. We welcome longer stays, so if the calender is not showing the time you require ask us anyway we might be able to change some bookings around to be able to accommodate you. WiFi is FREE! Our home is suitable for students needing a quiet place to stay if studying in Launceston. We have recently hosted four University students from Beijing. It is also suitable for those on holiday but with a budget. We are easy to get along with, friendly, here most of the time to ensure you are looked after, and have a wealth of information to assist you while staying in Launceston. You can use the kitchen if you bring your own food to cook. You are expected to clean up and wash all dishes after you have finished please. We will supply a light breakfast for you each morning. You will be able to relax in one of the two living rooms. There is a laundry and off street parking. Just a short drive to the city or a 5 minute walk, to the Cataract Gorge.

Free Wildlfie Expereince: Video cameras have been installed discreetly in the garden with infrered lights  to caputure the wildlfie antics at night this footage is streamed live onto the guests TV in their lounge. Each room configuration is north facing and spacious, appointed with  a queen size bed and antique furnishings which over look the South Esk  River. Take a short bush stroll to the river or just relax  and wake up to the amazing views which change as does the weather,  watch the starry skies or just enjoy a drink on your private balcony which captures the river views and the singing of birds settling at night  and rising in the morning, ideal to help you unwind. This property is for sole use therefore it is ideal accommodation for the corporate market, holidays makers  of one person, couple or two couples travelling together, beds are  fitted with electric blankets, and there is a reverse cycle  air-conditioner. Guests are welcome to use the radio,I Pod, Apple TV, compact disc player, television  and help themselves  to the many books which are provided. All rooms overlook the South Esk River where the birds and native  animals call home, listen to the birds rising and settling and watch the bush animals visit the retreats back yard at night. Taxis are also available from the airport. Launceston has a Metro bus system from the centre of town to most places you may wish to explore and there are taxis. Getting AroundA bus service does run into the County Club Casino and golf club, then goes into the town of Launceston. The bus is a 5 min walk away from the retreat. There is taxis from the airport. The NeighborhoodSet amongst classic Tasmanian houses but still close enough to enjoy the comforts of living near the city while exploring the streetscape discovering secret lane ways and paths. If you feel inclined you might even get to know the friendly locals and Tassie lovers like myself. Experience breakfast at Cucina Simpatica loved by locals for its all day breakfast, opposite brickwood park. Walk to the Cataract Gorge via The Basin or be adventurous and walk to Duck Reach Gorge for spectacular views and admire the awesomeness of the first publicly owned hydro-electric plant in the Southern Hemisphere. A great gym nearby if you feel inclined to take a class located inside the old Coats Patons Woollen Mill now heritage listed. Getting AroundOnly a 15 minute drive or taxi ride from the airport about $35. If travelling solo the airport shuttle bus will drop you to the door for $18 one way. Located conveniently on the airport side of Launceston we're easy to find. I enjoy a walk into the city and its lovely to return via the gorge. If you prefer you can jump in a taxi for a short 5 minute ride or catch the bus. Launceston is built in a basin so when walking it helps if you love the hills. Stunning views over Launceston. Off street parking. Guest AccessThere's a fully equipped kitchenette with bar fridge, toaster, kettle, sandwich press and microwave. Plus plenty of tea, plunger coffee and breakfast supplies (inc. delicious home made granola). I also love to bake... so expect something sweet to go with the tea or coffee! Relax and enjoy reading one of the books on the shelf. Interaction with GuestsYou'll have a private entrance and everything waiting ready for you - but if you need travel tips I'm always happy to share secrets of Tasmania's best nature and produce locations! I am also happy to do a load of washing for you, don't hesitate to ask! The NeighborhoodJust around the corner from Launceston's famous Cataract Gorge - a great location for walking or running. And just a short walk, drive or bus trip into town. We are 2 hours from Cradle Mountain. Launceston is a fantastic place to start a Tassie adventure!! Getting AroundOur street is on a bus route - but we're up on the service lane so it's nice and quiet, away from traffic. You can park your car in a small parking bay in the private leafy garden or in the carport. Then stroll along the garden path to your own private entrance. Other Things to NoteLaunceston is Australia's 3rd oldest city. It has beautiful parks and old streetscapes. Plenty of Cafes... my favourite being Coco Bean in George Street.

The SpaceThis comfortable flat has 2 bedrooms and can accommodate up to 5 people. Located on the garden level, under the main house where we live. Entrance is private, around the back of the house. Entertainment: Wifi internet connection, TV, good selection of DVDs, board games. Garden with outdoor seating and play equipment for young children. Beds: Queen bed and 2 single beds. Extra single fold-out bed available. Good quality bed linen and plenty of bath towels are provided. The sit-in kitchen is bright and well equipped, stocked with a range of teas, coffee and cooking essentials. Equipment: fridge, small stove & mini grill oven, microwave oven, sandwich press, rice cooker, pots & pans, crockery and utensils. The shower, wash basin and toilet are all separate. This setup can be convenient for families or a small group. The external laundry is for the use of the guests only. It has a washing machine and a clothes dryer. Parking is off-street, on a side road used only by ourselves and our 2 neighbours. I will explain this when you arrive. With the house being close to the Gorge, wallabies and possums visit the garden at night, especially if you leave the gate open... Guest AccessWifi internet connection, TV, DVDs, board games, play equipment, garden, kitchen, laundry. Guests have full access to the garden and children to the play equipment. We rarely use the garden and respect your privacy so you can sit out and enjoy the space. The laundry is external to the flat, but is for the exclusive use of the guests. Being up high on a hill, this area of Trevallyn has some narrow, winding and steep roads. There is no designated parking spot but you can park your car on a side road next to the house and there is a bit of a steep footpath to get to the flat (no stairs) and outdoor sensor lights come up when it's dark. Check-in is after 2pm and check-out 11am. If you need to arrive early or leave late please let us know in advance. We are more than happy to accommodate if there are no other guests leaving or arriving the same day. Interaction with GuestsWe are always available to give information about getting around and sightseeing, so don't hesitate to ask. We respect your privacy and will leave you alone during your stay. We have to go about our day, but if you need us we will respond quickly. The NeighborhoodOnly 5min drive to the centre town and less than 30min to the airport, Trevallyn is a leafy neighbourhood on a hill overlooking the Tamar river and very close to the natural wilderness of the Cataract Gorge. This picturesque area has some steep, winding roads but you get rewarded with city and river views at every turn. From the flat, you can walk down to Kings Bridge and into the Gorge, or further to the city centre - via the street or via steps on the cliff side. The walk back is steep, so it is suitable to people with an average level of fitness, but not for young children or elderly guests. The local shops and café are only 10-15min walk away. The grocer/deli is excellent and stocks freshly baked bread. Close to Trevallyn, a string of upmarket bistros and restaurants can be found on Paterson St and Park St on the way to Seaport, the small marina. Of course there are more cafes and dining options in town. For vegetarian and vegan guests, we recommend the Fresh café (Charles St). Other cafes and restaurants also offer vegetarian options. If you're after family friendly places for eating out or for entertaining children, we can also recommend a few. Getting AroundLaunceston can be a base to explore further. Cradle Mountain and the East Coast of Tasmania are 2.5hr drive away. A number of our adventurous guests have gone there for a day trip. There are several historical farms and estates around town which can be visited and host festivals in spring (Woolmers and Brickendon near Longford, Clarendon and Entally near Hadspen). Other sites worth visiting are: wineries along the Tamar river, Tamar Wetlands, Bridestowe Lavender farm (blooming in January), etc. If you have time and want to do some sightseeing, check out my photos of some of those places - there are great drives and scenery to be enjoyed within one hour of Launceston. Note to guests who plan to do a tour of Tasmania: you can fly into Launceston and out of Hobart (or the opposite) which could save you some traveling back and forth. Most rental cars can be picked up and returned in either town. Guests who plan not to hire a car during their visit should mention it at the time of booking so we can discuss your options. Other Things to NoteTea, coffee, milk, breakfast items as well as cooking essentials are provided for your convenience. I may not get around to ask you prior to your arrival, but if you need gluten-free bread, dairy-free milk (or anything else) please let me know and I'll be happy to provide. The flat has a reverse cycle air-conditioning unit for heating and cooling. There are also electric heaters in the bedrooms and extra blankets for those chilly nights. We love hosting families but all children should be included as guests and for insurance purposes. No extra charge for young children under 2. A portacot, high chair and baby bath are available if needed. We live upstairs with our 5 year-old son. We keep the noise to a minimum when guests are around. However our boy rises early so you would hear him upstairs after 7-8am but he goes to school most days. During the day if we are home you will hear footsteps and some noises but things should go quiet after 7-8pm. We don't hear much from downstairs so you don't have to be quiet for us!

Located in the hilly and leafy suburb of Trevallyn, close to the centre town and the Cataract Gorge. Entertainment: Wifi/ADSL internet, TV, DVDs, board games. The kitchen is well equipped with fridge, mini stove and grill oven, microwave oven, plenty of crockery and utensils. Tea, coffee, breakfast and cooking essentials are provided for your convenience. Beds configuration: 2 bedrooms (queen bed and 2 single beds). Extra fold-out single bed. Good quality linen and plenty of bath towels are provided. The shower, toilet and wash basin are all separate. The laundry is external and for the exclusive use of the guests. The flat is on the garden level under the main house where we live with our 5 year-old boy. The flat has its own entrance around the back. Guests have full access to garden and children to the play equipment. Parking is off street (on the side road next to the house). The footpath to access the flat is a bit steep but sensor lights come up at night. For children: books, toys, play equipment in the garden. Portacot and high chair available upon request. Please include all children as guests and for insurance purposes. No extra charge for young children under 2. Trevallyn is very close to the Gorge and the centre town: 10min drive to the Gorge, or 10min walk down to Kings Bridge (the Gorge walk starts there). 10 min walk to the local shops and cafĂŠ. Launceston is a good base to explore further. Cradle Mountain and the East Coast are 2.5hr drive away. Wineries, orchards and historical estates are within 1 hour drive of Launceston. We are happy to give information about sightseeing and getting around, so don't hesitate to ask. Check-in is after 2pm and check-out is 11am.       The SpaceUpton Abbey is an old house that we are in the process of renovating. It is tucked away on the side of the hill in its own private garden. It is hard to find, but that is what makes it such a great spot! The studio is a single room with a separate kitchenette and bathroom that is separate from the rest of the house. Your own private access is through the bathroom and up a couple of winding stairs. It's typical of these old houses when they evolve over time and build up their character in layers... The kitchenette has a small stove, kettle, a toaster and a fridge. There is also a BBQ outside the guests are more than welcome to use. Guest AccessYou have the studio to yourself and you are more than welcome to spend time outside in the garden. The house is on a fairly steep block so there are stairs in the path to and from the studio entry, but there are also very good views! Interaction with GuestsStudio guests can have as much or as little interaction with us as they wish. We live upstairs so someone will usually be around assist with any requests. My kids play out in the yard and you'll also get to meet our Jack Russell - Basil - when he's out and about. He loves pats, but don't believe him if he tells you he's are allowed in the studio. The NeighborhoodWe are right on the edge Launceston and West Launceston. It is a great area with beautiful old houses and is really close to the city. There is a great cafe for breakfast about 5 minutes walk away and a Coles Supermarket too. There are parks in pretty much any direction and you can walk over the hill to the Gorge too. We love it here! Getting AroundLaunceston has a free bus service called the Tiger bus. Details are here - (URL HIDDEN) There is also public transport and a shuttle bus service too and from the city to the airport. If there are two of you though, a taxi is about the same cost from the airport as the shuttle bus.

        The SpaceLoft over Launceston is a relaxing space for two people, with most ‘mod cons’, a fabulous view over Launceston and a lovely private courtyard just off the back veranda. The fully-equipped, well-stocked kitchen and spacious lounge/dining area might tempt you to dine-in! Stone steps by a local landscape designer give the place unique charm, and our fledgling garden shows promise of complementing the creative and peaceful interior space. The Loft is located at the back of the property. It is physically separate from the main house. We do ask all who visit to respect the privacy and property of the full-time residents of the main house. Launceston doesn't get really hot (average summer max is 24.4C) so the fans provided are quite adequate with a window open here and there. The Loft would accommodate three people if needed. Guest AccessAccess is via driveway and yard of the main house. Key-safe codes and other useful information are provided once a booking is confirmed. Guests have access to the full upstairs loft: bedroom, bathroom, full kitchen, open plan dining and lounge area, small verandah and private courtyard. Guests also have access to the laundry cupboard and waste/recycling bins in the garage below the loft; all other items in the garage are the property of the main house residents. Interaction with GuestsWe do not live on site but we welcome every opportunity to help you by phone or text (if you need advice quickly), or through the AirBnB messaging system. Our property manager lives close by and can assist in an emergency, but call or text us first. Tickets can be purchased from various outlets or you can buy a Green Card and top it up online or at the nearest Metro Bus outlet.         The Space• This is a 2 storey cottage with 2 upstairs guest bedrooms opening onto a share living space. You are free to book one or both rooms. Both rooms are spacious and have distant mountain and river views by day and city lights by night. • If you wish to book the 2 rooms then all of the upstairs space will be your private space and you will have your private bathroom. • The 'spacious room with lovely views' has 1 double bed and 1 day-bed (a proper single bed that can also be used as a sofa). • The other bedroom, called 'spacious twin room with lovely views' is in another listing, has 2 single beds. There is one photo of this room in this listing. • Down stairs is the share bathroom, laundry, kitchen, and dining areas as well as my private space. Guest Access* After you check-in you will receive a key to your room(s) and to the front door. * For safety reasons, the entry door will always be locked and keys will never be left outside as a means of access into the house. Possums and wallabies wonder nearby in the evening and at night. * Trevallyn Village is less than 5min away by car or 25 min walking from my home. It has a very popular cafe, gourmet super market, bakery, post office, chemist, hair dresser and a gift shop. * Bush-walking tracks in Trevallyn Reserve are a few minutes walk away. There is alsoTrevallyn Dam and Hoo Hoo hut nearby. They can be reached by car or you can go for a bush walk. * From Trevallyn village you might like to walk to the Gorge (5min to its entrance) where there are many bush walking tracks, including a track to Duck Reach power station (the first hydro electric power station in Australia), 2 restaurants, BBQ areas, a swimming pool, a chair lift, toilets, and a wide variety of flora and fauna; or you could continue walking from the Gorge entrance for another 5 to 10 minutes to the CBD or Seaport where you will find numerous restaurants, cafes, pubs, parks, art gallery, museum, Village Cinema, Princess Theater, Tourist Office, and a very large concentration of heritage buildings including the Council chambers, the Town Hall and the Conservatory at City Park. While at City Park don't forget to visit the monkeys and the Design Museum. * Native birds, wallabies and possums often visit, keeping my lawn down and demolishing my veggie garden whenever they can! Getting AroundThe house is high up in Trevallyn, hence the great views! This also means it is an up-hill walk from Trevallyn Village, and a nice (although long) downhill walk all the way down to the city center via Trevallyn shops and the Gorge. * You can expect to take about 35-40min walking to the city center from my home or less than 10min by car. Buses will naturally take longer than the car and they are not as convenient. * Note that public transport in Launceston is by bus and buses in Launceston are not as frequent as they are in larger Australian and European cities. If you do not have a car with you then consider renting one or using taxis, especially if you do not like waiting for buses, have a heavy bag, don't enjoy walking or the weather is not great. * There is a bus stop at Pitt Ave. that is 12min walk from the house, a closer bus stop is at Coulter St but the buses there are even less frequent. If you wish to use public transport please make sure that you call MetroTas or visit their website for timetables, routes and additional information before you arrive so you know exactly what's available and can make well informed decisions regarding how you get around. If you need additional help, contact me. Buses take 7 to 20min between Trevallyn and the CBD, depending on which bus you take and are approx 30min apart. First bus from the CBD is at 7:10am and last bus is at 8:40pm. So make sure to check the timetable if time is important to you. * Note that when you look up car rental prices on the web, they sometimes quote the price before insurance, which can be an additional $500 on top of their base price. So be careful when you look up prices online before your visit. * If you experience difficulty finding the bus timetable &/or the location of car parking stations, let me know and I'll help you. So, it is your responsibility to ensure the safety of your infant if he/she enjoys crawling up and down stairs. * My dog is a Cavalier King Charles cross Poodle, there is a photo of him with the house photos. He is in my private space most of the time, but occasionally he goes into the shared space. As long as the gate to the upstairs space is closed he can not go upstairs to your room. If you feel uncomfortable with my dog in the downstairs shared space then please do not apply to visit this property.

        The Space• This is a 2 storey cottage with 2 upstairs guest bedrooms opening onto a share living space. You are free to book one or both rooms. Both rooms are spacious and have almost identical outlooks of distant mountains and river views by day and city lights by night. • If you wish to book the 2 rooms then all of the upstairs space will be your private space and you will have your private bathroom. • The 'twin room with lovely views' has 2 single beds and a large table big enough for 2 to share, possibly as a desk, see photos. • The other bedroom is the 'spacious room with lovely views' is in another listing, it has 1 double bed and 1 day-bed, (a proper single bed that can also be used as a sofa) as well as a desk. • Down stairs is the share bathroom, laundry, kitchen, and dining areas as well as my private space. Guest Access* After you check-in you will receive a key to your room(s) and to the front door. * For safety reasons, the entry door will always be locked and keys will never be left outside as a means of access into the house. Interaction with Guests* If you need anything before you arrive or during your stay, please let me know. I will try to help. * Most of our interaction will probably happen in the share kitchen/dining area for a few minutes each day when our paths cross in the morning and/or the evening. Naturally we may chat for longer, it all depends on what's happening at the time. Your Satisfaction Matters: * If something about the accommodation or about my interaction with you is not to your satisfaction please let me know immediately. The Neighborhood* A friendly, safe neighborhood, beautiful homes in large established gardens. * Trevallyn Village is 5min away by car or 25 min walking from my home. It has a very popular cafe, gourmet super market, bakery, post office, chemist, IT shop, hair dresser and a gift shop. From the village you might like to walk to the Gorge (5min to its entrance) where there are many bush walking tracks, including a track to Duck Reach power station (the first hydro electric power station in Australia), 2 restaurants, BBQ areas, a swimming pool, a chair lift, toilets, and a wide variety of flora and fauna; or you could continue walking from the Gorge entrance for another 5 to 10 minutes to the CBD or Seaport where you will find numerous restaurants, cafes, pubs, parks, art gallery, museum, Village Cinema, Princess Theater, Tourist Office, and a very large concentration of heritage buildings including the Council chambers, the Town Hall and the Conservatory at City Park. While at City Park don't forget to visit the monkeys and the Design Museum. Note that the walk back is uphill! * Bush-walking tracks in Trevallyn Reserve are minutes away. There is Trevallyn Dam and Hoo Hoo hut. They can be reached by car or you can go for a bush walk. * Native birds, wallabies and possums often visit, keeping my lawn down and demolishing my veggie garden whenever they can! The best time to spot them is at sunset in the reserve at the end of the street, 2 minutes walk away. Getting AroundThe house is high up in Trevallyn, hence the great views! This also means it is an up-hill walk from Trevallyn Village, but a nice (although long) downhill walk all the way down to the city center via Trevallyn shops and the Gorge. * You can expect to take about 35-40min walking to the city center from my home or less than 10min by car. Buses will naturally take longer than the car and they are not as convenient. * Note that public transport in Launceston is by bus and buses in Launceston are not as frequent as they are in larger Australian and European cities. If you do not have a car with you then consider renting one or using taxis, especially if you do not like waiting for buses, have a heavy bag, don't enjoy walking or the weather is not great. * There is a bus stop at Pitt Ave. that is 12min walk from the house, a closer bus stop is at Coulter St but the buses there are even less frequent. If you wish to use public transport please make sure that you call MetroTas or visit their website for timetables, routes and additional information before you arrive so you know exactly what's available and can make well informed decisions regarding how you get around. If you need additional help, contact me. Note: buses take 7 to 20min between Trevallyn and the CBD, depending on which bus you take and are approx 30min apart. First bus from the CBD is at 7:10am and last bus is at 8:40pm. So make sure to check the timetable if time is important to you. * Generally, parking in the city is metered and there are parking stations. There is free and low cost parking during off peak hours. Details of where to find parking stations and their fees are on the Launceston City Council web site. If you are planning to use a car when you arrive then it is worth your while to obtain that information from the Council website. * If you experience difficulty finding the bus timetable &/or the location of parking stations, let me know and I'll provide it.         The SpaceThe house is fully furnished and all facilities are available to guests. We have two dogs who may sometimes be around, they live outside during the day but do sleep inside at night. The lounge, dining room and kitchen are all open plan. There is limited off street parking, depending how many guests we have it may be first in best dressed. Please do not park behind other cars. Only a key to the front door will be given upon check-in. The bedroom has a very comfortable queen size bed, a work desk space, an ensuite with both a spa bath and shower and a beautiful view of the city! Please note - toilet is in the same room as shower and spa bath. Towels and linen are provided. These are not to be taken out of the house. Guest AccessYou will have your own bathroom while renting this room, with an ensuite. Please note, the toilet is in the same room as the shower and spa. I am always readily available via phone for guests. The NeighborhoodOur neighbourhood has a gourmet delicatessen and grocery store within 2 minutes drive. Multiple nature walks and a man-made dam to swim in at the end of our street. There is also cable hang-gliding, paddle boarding, archery and bush walking all in the same nature reserve, right at the end of our street. Launceston is located 2 hours from Hobart, 1 hour from Devonport. Our house is 5 minutes from the city. With a bus stop within 60 seconds walk. And 15 minutes from the airport. Getting AroundThere are plenty of taxis - the number is 13 22 27 There are also frequent buses through the week, one bus stop located 60 seconds walk, another at the bottom of our street approx. 8 minutes away. Metro bus company operates these number routes that stop/pick up at our bus stop - to the city and 80R, 90R & K from the city. Houses nearby are mostly over 100 years old. Bourke Street was the first street in Australia to be lit commercially by electricity! Ask us about the local history - there is plenty of it! Getting Around59 Bourke Street is so convenient for business and shopping in Launceston. Whilst there is a Metro bus stop over the road, the city is a very comfortable and pleasant 10-15 minute stroll. Some of Launceston's finest restaurants, wine bars and pubs are close by.         The SpaceI'm hosting guests in the home that I share with my brother Alexander in West Launceston, Tasmania. I spend most of the year living and working in Colorado, and Alex also has regular stints of out-of-town travel booked this year, meaning the home is often available between now and December 2016. “Alandi” was built in 1938 and has a really lovely feel, with gorgeous features like stained glass in the hallway, high ceilings, beautiful Tasmanian hardwood french doors and picture rails. Everything is clean and neat, however the whole place is definitely due for an update. Many of our friends who have visited comment that it reminds them of their grandparents homes’, which gives a pretty fair idea of the ‘feel’ of the place! My brother and I bought the house at the start of 2016 and won't be doing any major work for a while, so while she'll be a stunner when we're done, "Alandi" is a little daggy at the moment. The bathroom is dated but sparkling clean and works great: with a brand new hot water cylinder installed June 2016, the shower has good pressure and lots of super hot water. Everything is neat and in good operating condition while being a little 'retro' in style. The oven (which works fine) appears to be from the 1950s, which lends a bit of a 'Mad Men' feel to the kitchen :) There is a private backyard with a gas BBQ and a basic outdoor dining setting. If you come during the summer months, there is a super productive blackberry bush plus a veggie patch with herbs and other produce that you're welcome to harvest from when everything is in bloom. The yard is not yet fully fenced (e.g. side gates are on our “list of things to do”) so please be aware of that if you’re traveling with little ones. Guest AccessThe house is fully furnished. The Master Bedroom (which is huge) has a Queen bed with a good mattress, a protector, cozy doona / comforter and four pillows. The second bedroom (which by comparison is tiny) has another Queen bed with an incredibly comfortable brand new queen mattress (King Coil Chiro Essential), plus the same set-up with a mattress protector, cozy doona / comforter and four pillows. We have a mix of firm and soft, hypo-allergenic, always reasonably new / never more than 6 months old pillows that are only used for guests. There is also an AeroBed with a full set of linens if there is a fifth person in your group who is ok to ‘camp out’ in the lounge room, which has French Doors to close it off from the open Dining Room and Kitchen. Five adults would be the absolute maximum for comfort, however the master bedroom is more than big enough to fit kids beds if that is preferable; for really little ones, we can offer a porta-cot, high chair and forward-facing car seat. There is a six-seater wooden dining table and chairs (made by our grandfather many years ago, so not dancing on that would be appreciated); two TVs (one in the lounge and the other in the master bedroom) and three wifi / Bluetooth stereos to play the tunes of your choice (one in the lounge, one in the bathroom, one in the little second bedroom). Towels, linen, bedding and basic kitchen supplies are all available for use. The washing machine and clothes dryer in our little laundry area were both purchased in 2016, with detergent and fabric softener available. The classic 1950s Hills Hoist line in the back also gives the option of drying clothes the natural way in some of the cleanest air on the planet. We're not overly precious about guests using things we use in daily life as long as you're respectful and replace anything that gets totally used up or broken e.g. threw a couple of splashes of olive oil in your fry pan or scoops of laundry powder in the machine? No worries! Finished our olive oil or washed the entire rugby teams uniforms? Replacing whatever is used up would be awesome, thanks. There is off-street parking for two cars in the front of the house, and the bus stop is immediately outside our property. We'll have the bus timetable available in our 'Welcome to Alandi' guide. All utilities (power, high speed wireless internet access via the NBN, recycling and rubbish collection) are included. If you're booking during colder months, there is a heat pump, plus small portable heaters in each bedroom and a fan heater in the bathroom. Tasmanian houses built round this period were not well insulated, and while we’re working to remedy that (the roof and under-floor space now have batts and we’re working towards double-glazing and ducted heating) it can be chilly. While we want you to be comfortable, please also be mindful of the crazily high costs of power in our home state and turn the little space heaters off if you’re not in the room. We don't have air-conditioning so will leave fans during the summer months. Our home is a "no smoking inside" property, and if you do pop outside to light up, please make sure you take your butts with you. The fridge / freezer is new (purchased June 2016); and all the appliances, while older models, are in good working order (electric oven with four burners and microwave). We don't have a dishwasher yet (this will be part of the kitchen reno in a year or two) so when you're staying at Alandi, it's a matter of the old school 'wash-up-by-hand' for now. Interaction with GuestsThere won't really be too much interaction between us to be honest. In nearly every case that we're renting the place out it means I'm out of the country and Alex is out of town. You may cross paths with my lovely brother around check-in / check-out or if there are any issues (he's usually within a few hours of home), otherwise, the place is all yours... The NeighborhoodAlex and I were both raised in Launceston and while I've been gone for a while, my brother has lived here for most of his life. This little city is a great spot in a very beautiful part of our state. There is so much good stuff in easy walking distance from 'Alandi'. The stunning Cataract Gorge is 1km up the road; for absolute convenience there is an IGA supermarket 100m away; and Cucina Cafe, who serve breakfast and brunch with great coffee, is a simple stroll down the hill (950m away). You can reach the central business district by an easy 30 minute stroll, drive 5 mins by car or jump on a bus. Within easy distance of us (less than 2 kms) you'll find the Launceston Aquatic Centre (a world-class facility and extremely family friendly) as well as the Charles Street cafe district which offers a Lygon-esque feel with many great restaurants and venues. A couple of minutes further down the road you'll land at Aurora Stadium, if you're keen to watch the Hawthorn Hawks playing their Tassie 'home' games. We're also positioned for easy access to the Tamar Valley Wine Route which is a 'must do' for lovers of fine food and vino... We could go on, suffice to say there are plenty of things for you to discover! Getting AroundFinding "Alandi" is easy: we're 15 kms away from the Launceston Airport; 100km South East from the Spirit of Tasmania ferry terminal in Devonport; and 200km from Hobart. Whichever direction it is that you're coming from, as you drive up the outlet into Launceston, you simply turn left off the Midlands Highway at the first set of traffic lights, which puts you on to the bottom of Connaught Crescent. We're a few minutes drive up the hill on the left and you simply park in front of the garage doors. It's a bit of a dip off the road, so ease off the gas as you enter the property to avoid the dreaded scraping of the cars' nose! Once you're settled in, it's easy to walk most places if you're reasonably fit and mobile, however Launceston is a hilly town, so bear in mind a gentle stroll into town is a bit tougher on the return, and the route to the Cataract Gorge and Basin is very up-and-down. There are buses that run regularly into the city and as far up as the Casino and the stop is directly outside our home. Other Things to NoteI'm happy to rent to people with pets and am not overly precious about my place (e.g. I have lots of friends with dogs that I hang with and look after often). I promise the house will be lovely and clean, but if you're hyper-allergic to pets I can't guarantee there won't be the odd dog hair lurking on the couch. I do have a poop tax if you don't clean up after your beasts, and expect fur to go with the creature too. Obviously if Fido goes crazy and eats the sofa I'd need to charge for damage, so if you're worried about how your pet might react in an unfamiliar environment, it might be worth having a crate for when you're not home.
