The SpaceBeautiful lake-front, Adirondack-appointed log cabin, fully renovated with all the amenities of today (WIFI, flat-screen TV, stereo surround sound). Just 50 miles northwest of New York City, this log cabin situated on Pinecliff Lake, on the NJ/NY state border, was built in 1940 and fully restored in 2008. Two bedrooms on the main floor plus a loft with two full-size beds. Sleeps 1-4 exceptionally comfortable. Completely renovated bathroom with mosaic tiled walk-in rain shower, corner 1940 porcelain sink and standard toilet. Kitchen also fully renovated with gas range and stacked, front-loading washer/dryer (no dishwasher). If you're looking for a peaceful, serene, cozy, get-away-from-the-hustle-and-bustle-of-New-York-City-kind-of-place, in less than 90 minutes of travel time ... this is the place for you. Once here and settled, you will forget you are only 50 miles away from New York City. The area boasts more than 70 lakes and lots of hiking trails, including the Appalachian Trail. Nearby activities include: Wawayanda State Park, Sterling Forest, Harriman State Park, Bear Mountain State Park, High Point State Park, Deleware Water Gap Recreational Area, Wallkill River National Wildlife Refuge, New Paltz (NY), Woodbury Common Shopping Outlet (40 minutes away), West Point Navy Academy and Cornall-On-Hudson (to name only a few). Being that this room is partially underground and floored with tile, I promise A/C is of no need. If you do happen to get uncomfortable, we will gladly provide you with an electric fan. *Note: There is a sump pump in the corner of this room, not pictured. Eventually we will build something to hide it. It only runs during heavy rain/snow melting and has not been problematic in the past, but do let me know. The SpaceSituated on a peninsula and surrounded on three sides by water our home has gorgeous lake views. There is a nice little gazebo at the water's edge where you can listen to the waves beating against the rocks and watch ducks, geese, swans and the occasional muskrat swim by. The fire pit is also at water's edge next to the picnic area and near the private sandy beach. Nestled in the woods is a comfy hammock. Up above at the house is a patio overlooking the lake where you can watch sailboat races on weekends in the summer and ice fishing in the winter. Inside there is a large stone wood burning fireplace for those cool autumn / winter evenings. It is generally peaceful and rather private here. However, please understand that this is not a wilderness retreat - we do have neighbors and there are often boats on the lake - especially on Summer weekends. Guest AccessGuests will have access to the beach (with beach chairs) , patio (with grill and furniture), gazebo, fire pit area and kayaks with life vests. There are a number of fishing poles located in the boathouse that guests are welcome to use. We also have a nice little sailboat (Tanzer 22) however to use it you must have prior approval. In the house, guest access is limited to the top two floors with a private, walk-in entrance, which includes the kitchen, dining room, living room, four bedrooms and 2 & 1/2 baths. In the living room we have a cozy wood burning fireplace with plenty of wood, a large flat screen TV with sound system, cable, Netflix, HBOGo, Apple TV, DVD & CD players, a bunch of books, DVD's and WiFi access. There is no access to the garage or separate living space on the lower level. Interaction with GuestsWe maintain a separate living space on the property with it's own private entrance where we may sometimes stay. We respect your privacy and will not intrude on your visit here. At times we may have to spend a few minutes watering the lawn and flowers near the patio but we will clear this with you ahead of time. We are happy to interact with guests if desired and are available for questions, etc. The NeighborhoodOur neighborhood is very quiet and residential. Most guests end up spending relaxing days by the lake but if you get the bug to go out there is so much to do just a short drive away. The town of Warwick with it's shopping, pubs and wineries is a 15 minute drive. It also has one of the few remaining old fashioned Drive-In Movie Theaters and is a great way to spend a summer evening. If you enjoy hiking you have many choices. Just a few minutes walk from the lake house puts you into Abram Hewitt State Forest. It's a 5 minute drive to Waywayanda State Park and the Appalachian Trail. 15 minutes to Sterling Forest and Long Pond State Parks and in 20-25 minutes you are in beautiful Harriman State Park with Bear Mountain State Park and the Hudson River trails just a little farther. Mountain Creek Water Park is nearby which also has skiing in the winter, as well as Mt. Peter, Hidden Valley and Sterling Ridge ski areas - are all within 15 - 25 minutes. Woodbury Commons shopping is approx. 30 minutes away and advertises itself as the largest tourist attraction in New York State with more visitors each year than the Empire State Building and Stature of Liberty combined. The Sugar Loaf artist community with its small shops is nearby as well as numerous apple and pumpkin picking orchards. Another popular attraction is the Renaissance Festival in Tuxedo. And don't forget West Point. If you like to fish Greenwood Lake is home to some of the best fishing in the area with large and small mouth bass, muskie, walleye, bluegill, perch and catfish. Guests often fish from the shore and several have gone fishing on the lake in one of our kyacks. We have a one person and a two person kyack with which to explore the lake. We also have several fishing rods and tackle boxes for your use. The local marina rents pontoons and paddle boards. Getting AroundOur lake house is at the south end of Greenwood Lake - only about 40 miles Northwest of the George Washington Bridge - under an hours drive under normal traffic conditions. You can also take a bus or train from NYC. NJ Transit bus #196/197 runs both ways and drops you off less than a mile from our lake house - we are more than happy to pick you up there (West Milford park & ride). The bus trip takes about an hour and a half. You can also take the NJ Transit / Port Jervis Train Line to Tuxedo station ( about an hour) and take a cab from there (about 20 minutes). There is a large supermarket and pharmacy within a couple of minutes drive along with other various stores including the essentials - a pizza place and a liquor store. Other Things to Note- The house can accomodate 8 adult guests and that is the maximum total number of people permitted on the property at any time! More than eight people on the grounds must be requested in advance and may be approved based on the request. - Late Checkout Option. If our booking schedule permits, we offer a late checkout option for those who would like to extend their checkout time from 11 am to 7 pm on the last day of their stay. The rate is 50% of the full-day rate for that particular day.

The SpacePeaceful nature retreat just 45 miles from NYC. Lots to do... local wineries, farmer markets, outdoor sports / activities in summer and winter. Perfect for all. The guest queen size bedroom and shower bathroom is located on first floor across from the kitchen. Common areas are kitchen, living room, and deck. Probably over coffee in the morning. Quiet natural settings. Waking up to clean fresh air. Occasional wildlife sightings in neighborhood. NJ Transit bus #197 from NYC Port Authority Terminal to West Milford. Pick up may be arranged. The SpaceWaterfront home! Relax on the expansive deck complete with hammock and swing. Walk down to your own private dock & swimming area. Large living room with cathedral ceiling and a massive wall of windows overlooking beautiful Upper Greenwood Lake. This is a year round house perfect for families, fishermen, skiers/snowboards, hikers & anyone looking for a fun and relaxing time by the lake. There are three bedrooms. The master has a king bed, private bathroom and sliding door out to the deck. The second bedroom has a bunkbed with a single bed above a king, connected bathroom and a sliding door to a private balcony. The third bedroom has a full size bed and a sliding door to a private balcony. The playroom has a full size futon bed and an additional futon mattress that can be laid flat for another bed. We are a very family friendly home! There is a large playroom with books and toys upstairs. Plenty of board games and arts & crafts supplies to keep the young ones busy. Outside we have a large yard, playground and swings. There is a game room in the basement with a pool table, ping pong and foosball. Summer Activities: Swimming, kayaks, paddleboat, private dock on property. Excellent fishing! Poles available with advanced notice. Our lake has large mouth bass, catfish, perch, pickerel, crappies. We are 15 miles mountain creek water park. 10 mins from Warwick Drive-in theater, one of the last around! 15 miles from multiple beautiful wineries Minutes from hiking trails including the Appalachian Trail! Fall: Enjoy the beautiful fall foliage while hiking, kayaking or relaxing on the deck. 10 minutes to apple orchards for apple picking and hayrides Come enjoy local fall festivals include the Warwick Apple Festival & West Milford Autumn Lights Festival Winter: 15 miles from Mountain Creek Ski Resort! Ice skating & Ice fishing on our lake (when safely frozen) Local sledding hills Guest AccessGuests have access to the whole house except the garage which will be locked and lower driveway. I rent the garage and lower driveway to a neighbor who occasionally will take his car out of the garage. He cannot access the rest of the house. Please note that this is my family's house. There will be guest space in the closets. However there will also be personal items throughout the house. We have young kids so while the house will be very clean, there are some fingerprints on the walls and scuffs on the floors and a good amount of neatly stored toys. You are welcome to use any of the games & toys but please be aware that these belong to my kids and they will be sad to find things broken. You are welcome to help yourself any condiments and basic food items. please supply yourself with your own meals. There are supermarkets and restaurants 5 miles away. You are welcome to use the refrigerator for your food. Interaction with GuestsI will often be staying next door when the house is rented so I can be there in minutes if needed. I will be available by cell phone or text. I am also very friendly with all of the neighbors and can call any of them to assist if I am unavailable. Please note there is no landline house phone. Please make sure at least one of the guests has use of a cell phone. The NeighborhoodWe are in a small neighborhood on top of a mountain on the island section of Upper Greenwood Lake. There are plenty of activities right here all year long. Swimming, boating, fishing, biking, ice skating (when ice is safe) are all available on site. There are lots of restaurants, skiing and snowboarding, drive-in movie theater, orchards, vineyards, hiking all within 30 mins drive. Mountain Creek Waterpark & Ski Resort is only 15 miles away!!! Getting AroundCar is the easiest way to get here and get around once here. There is parking for 2-3 cars in the upper driveway by the front door. Any additional cars may be parked along the road or carefully on the grass. Please do not park in the lower driveway because it is rented to my neighbor. There are no restaurants or supermarkets within walking distance, so use of a car is greatly encouraged. There are public buses from NYC which stop down in town (5 miles away). There is a West Milford "taxi" service which may be able to pick up and bring you to the house. I can provide the phone number but I have not personally used this service. Other Things to NoteAllergy alert! We have a dog & cat who will not be in the house when rented, however there is likely dog & cat allergens throughout the house. Please no pets unless previously approved! You will have access to 2 kayaks, paddle boat, life jackets, tubes and a variety of water toys. There are a number of adult and child bicycles and helmets available for use. Please let me know if you are interested in them so I can make sure tires have air. Fishing equipment available with prior notice Use of boats, bicycles and all other equipment at your own risk.

The SpaceSituated in a nice lake community with beautiful views of the lake and mountains. Pinecliff Lake is a great place to get away from the fast pace of city life. There is a nice size deck by the dock area where you can fish or admire the residents riding their boats, sails, or canoes. Attached to the house is another deck overlooking the lake. Inside is a nice size full kitchen, a large stone fireplace with a wood burning stove for those cool evenings to keep warm. It's a nice neighborhood to enjoy a great jog, brisk walk, or evening stroll. You can take the NJ Transit from Authority. Bus 197 & 198 to West Milford, NJ, and get off at the Dunkin Donuts which is at Marshall Hill Road and Union Valley Road. (URL HIDDEN) Downtown West Milford area offers Shop-rite, Liquor Store, Gym, TJ Max (coming soon!) Farmer's Market, Pubs, and more. In the fall there is our Annual Festival of Light Street Fair. We are close to the Town of Warwick which offers great restaurants, wineries, shopping, Bowling, Drive-In Movie and Sugar Loaf, which is a quaint arts and crafts village, Pennings Orchard for the Apple Feast and Pumpkin picking season, Mountain Creek Water Park is nearby which has skiing in the winter, as well as Mt Peter, Hidden Valley and Sterling Ridge ski areas - are all within 15-25 minutes. If you love shopping outlets, Woodbury Commons is approx 30 minutes away. I have been there many times and love it. Other Things to Note1. The water by the dock is only 2 feet deep. Please no diving. You can wade or row out from the dock. If you want, there’s a beach at the far end of our street for members. You can use our guest passes. It’s an easy bike ride or walk. Please be careful with the passes as replacements cost is $50.00 for each pass. 2. We have a surfboard and rowboat by the dock for your use, your welcome to use them. 3. We have bikes that you are welcome to use which are located in the shed along with helmets. 4. Please do not feed the geese/wildlife.

Whether lounging in the hammock, swimming in the serene lake, relaxing on a sandy beach, dining al fresco, or roasting s’mores fireside, you are certain to find peace of mind. The house rests on a 30 foot cliff looking out at the lake donning infinite picturesque views and tons of privacy. Built in 1942, the original house was renovated in 1985 and again in 2016. It blends the past with the present: airy and open with some antique flair! With 3 bedrooms and 2 baths, it can accommodate up to 8 people comfortably. In the house, there is a entertainment room complete with a pool table, dartboard, record player, and lots of other fun games. There is also a workout/dance/yoga studio on the second floor. Plus lawn games, a great fire pit, and a jacuzzi off the deck overlooking the lake. If you are looking for a work retreat, have no fear! There are many workspace options both indoors and out with great wifi, cell service, and privacy. (We call the lakefront adirondack chairs our “office”). As far as boating goes, Upper Greenwood lake is a private motorboat lake and guests are not permitted to launch their own because of the property owner association rules. The public Greenwood Lake is located just 7 miles away, where there are plenty of boating options!     The house is a wonderful lakefront home located on small island on Upper Greenwood Lake with all the fun of swimming or fishing off a private dock at your fingertips. The home is situated at the northeast end of the island in a cozy, quite cove. The house has a spacious newly renovated kitchen with breakfast bar and large dining table, oversized living room with a pullout couch, and three bedrooms (1 queen, 1 full size and one with 2 sets of bunk beds). The outside is one of a kind with a huge flat lawn along the waterfront with plenty of space for a game of volleyball or for the kids to play tag. There is also a large patio area with a new outdoor grill and white lights strung above for enjoying the summer nights with family and friends. The area is perfectly located just an hour from the city for a quite weekend away or as a home base for a week of outdoor excursions. There are numerous state parks with hiking, biking, or botanical gardens as well as many local activities including outdoor paintball and horseback riding. Upper Greenwood lake is a private motorboat lake, but guests are not permitted to launch their own boat due to property owner association rules. Greenwood Lake is however a public lake only a few miles away with many options to launch or rent motor crafts.     Just 50 miles northwest of New York City, this log cabin situated on Pinecliff Lake, on the NJ/NY state border, was built in 1940 and fully restored in 2008. Two bedrooms on the main floor sleeps 1-4 exceptionally comfortably. Outdoor deck with round table and benches as well as additional Adirondack seating; cantilvered deck over the lake; great place to sit and read, or simply soak up the sun. Deck also features a terra cotta chimnea (fire pitt), which is great for cool nights, sipping a glass of wine (or cocktail of choice!) and watching the sunlight slowly dip behind the mountain. If you're looking for a place to unwind from the hustle and bustle, quiet nights (and days), this is the place.

    This calming lakehouse originally built in the 1950's rests in the mountains of Appalachia. With views of the lake and hills, enjoy access to a private lake that will help you forget yesterday. The house has new renovations, knotty-pinewood walls throughout, coal/wood burning stove, garage, carport, back patio and yard with a fire pit, dock, and internet. Summer time boat rides are available with captaincy of the owner (gas included). Immerse yourself in the wooded area, national parks, Appalachian hiking trails, local wineries and restaurants, fruit picking, and more. There is a weekend farmer's market in the historic town of Warwick, NY only 20 minutes away. Just over the mountain is a ski resort (Mountain Creek) and NYC is only 1 hour drive (or take the public bus to and from town) The lake freezes over for ice skating and ice fishing. The home owner will be present to provide hospitality services such as cooking, cleaning, turn down services, building fires, boat rides, and what ever guests require.
