This is a lovely, clean, bright and airy room in a large newly decorated house ideally located for Solent Business Park (NATS, Zurich, etc.), Whiteley Shopping Centre, or going further afield for trips to the New Forest, Southampton or Portsmouth. You cannot really get any accommodation closer to the business park or shopping centre than this house. The room has an HD TV with FreeviewHD, including smart TV facilities for web access, BBC iPlayer, YouTube, etc. Tea and coffee facilities are in the room along with other refreshments and some basic toiletries. Also in the room you will find a hairdryer, a choice of pillows to suit your preference and a seasonal duvet. The kitchen on the ground floor is brand new with new appliances (photos will be replaced shortly). There are also some lovely walks, fields, nature reserves and parks. Solent Business Park (NATS, Zurich, Specsavers, etc.) is also just a few minutes away - you won't find anything closer! Fareham town is nearby and has additional shopping facilities, or Southampton and Portsmouth city centres are just a short drive away. Getting AroundSwanwick train station is a few minutes' drive away (30 mins walk) The New Forest is just a short drive away. Both Southampton and Portsmouth are very close.       This westerly facing barn conversion, first floor apartment is fully furnished to a high standard with open plan facilities. On entering there is a kitchen with electric oven and hob, a fridge housing a small freezer compartment, a microwave and the usual kitchen appliances. An area for boot boxes, coat hooks, suitcase storage etc is behind the door. A dining table for 2 sits adjacent to the kitchen. The living area has deep set windows offering commanding views across fields and woodland with a view of a village in the distance. It has a comfortable 2 seat sofa and a 1 seat armchair, TV with DVD player and internal radio. A collection of books, DVDs etc are available for your use. On a fine evening you can watch beautiful sunsets from the comfort of your armchair. The bed is king sized – bedding supplied, a wardrobe housing drawers and hanging space and a dressing table with mirror completes the bedroom area. A hair-dryer is supplied. A separate shower room with sink and toilet is entered from the bedroom area. Towels are supplied. The apartment has gas central heating, smoke detectors, and is fully insulated. The conversion during 2012 has been completed to all modern building regulations ands standards. A washing machine/tumble dryer is available in the apartment. An iron and ironing board is in the utility cupboard between the 2 apartments for your use.         The SpaceA large bedroom with a double bed, and a huge amount of storage space. Two large twin wardrobes, a three-draw unit and an enclosed cupboard. Desk and chair provided for laptop use. Window overlooks the street at the front of the property, blinds provide ample privacy. Guest AccessAside from the bedroom, there is a shared bathroom and kitchen, both spacious. Feel free to sit out in the garden and enjoy the views if the weather is good. If not, perhaps if time we can set up the pool table for a few games. Interaction with GuestsI am keen to show Guests around the local area and introduce them to some of the coffee shops or restaurants. I have a lovely, friendly Labrador and I'm more than happy to have company on one of our walks. Happy to socialise, or to respect the needs of the Guest if they just want to relax alone in the quiet! The NeighborhoodA quiet leafy village which has seen much development in recent years. A nice area to live in, friendly neighbours, decent amount of shops, banks, eating places and pubs to choose from, all within ten minutes walk of the house, as is the train station. Links to the M27 very close by. Cinema and shopping outlet inn nearby village. Lots of woodland walks, and the beach to Southampton Water is a healthy walk away. Getting AroundAs above, easy to access places by foot. One car parking space available on my driveway to add security to your stay. Other Things to NoteNothing that springs to mind.

        The SpaceThe space is a lovely private, contemporary, first floor studio loft apartment in the grounds of our family home. Well furnished and spotlessly clean, the apartment is situated above the double garage and sits within the 17 acres of lawns and paddocks of the main house. The loft has its own private access, all its own amenities, plenty of parking and a fantastic view from the balcony down across the grounds through to the River Hamble. The Loft includes a good bedroom space with a comfy king size bed and pretty screen that separates the bedroom space and the bathroom off from everything else. All linen and towels are supplied. If you stay for more than a few days we'll change your towels, if you stay for more than a week we'll also change your bed linen at no extra charge. There is a cosy lounge area with amazing views down to the river, books, a coffee table & TV. There is also a good size kitchen table to work, study & eat at with the door open down to the gardens & river or the velux open to the sky. The brand new kitchenette has a full sized fridge, combination microwave, egg boiler, toaster and kettle. All crockery and cutlery are there as well as basic cleaning items, kitchen roll and so on to make it easy for you. We leave you with tea, coffee, sugar and milk so you have the basics to set you up for a lovely stay. On your first night with us we also leave a few things to make breakfast - some free range eggs from our chickens, some bread or muffins, sometimes juice or fresh biscuits or cookies. There's always a potential snack waiting for you! The loft also has a modern en-suite bathroom with shower, WC & basin and heated towel rail. There is heating, wardrobe and storage in the rear of the apartment. There's also a private Juliet balcony that looks down across the lawns and fields to the river. You can leave the door wide open and still be completely private, enjoying the views down the field to the river. The loft has velux windows that are lovely to leave open in the day or at night to breathe in the fresh Hampshire air. An ideal base for a sailing weekend in Hamble, shopping in Winchester or Southampton, Whiteley Shopping Village, visits to Historic Portsmouth and the South Coast or working at nearby Solent Business Park (30 minutes walk). Guests have stayed with us for Beaulieu Montagu Museum, Southampton Boat Show, Goodwood Festival of Speed, Hamble Sailing Weekends, weddings and also exploring the New Forest. It also works really well for those working or studying in nearby CAA, NATS, Warsash Maritime, Solent Business Park and Whiteley as it is so much nicer than a faceless hotel after a day at work or study. Check in time is after 12 and check out time is before 11 but we are very happy to be flexible if we don't have other guests before or after you. Please just ask when you make an enquiry. The Loft is peaceful and relaxing and a beautiful place to stay, sleep, study, compare travelling plans and notes and prepare for the next day. Whilst there is free wifi all the time, it isn't the fastest so you just have to be a little patient being out here in the sticks! The kitchen is great for preparing and eating breakfast, salads, picnics and simpler meals. It has a brand new combination microwave, fancy egg boiler, full size fridge and toaster to use. There is no actual oven though. We also give longer term guests a hot plate to use if they would like to grill meat and fish and make a few more meal combinations when staying in the loft apartment. There is a list of interesting places to go and useful numbers for you if you need them, plus a few books if you forget yours. Otherwise just put your feet up and enjoy the escape! Guest AccessYou have access to and from the studio loft as entirely suits you. We will greet you on arrival and then leave you to your own devices. There is ample parking. The loft has great views across private land to the River Hamble but there aren't really any public walks from here. Please ask if you would like to walk around the gardens and fields as they are family space. For great walks, you can go to the nearby Manor Farm Country Park or drive to the hard at Bursledon (3 miles) and enjoy the coastal path down to Warsash and for many more miles. You can walk to Swanwick Train Station in just over 20 minutes and then there are trains to Southampton, Fareham, Gatwick and more. There are taxi numbers in the loft too and hourly buses from the top of Burridge Road to Fareham, Hamble, Hedge End and Botley (which also has a train station for London and Winchester). You can also walk to Solent Business Park & Whiteley Shopping Village (30 mins) where there are quite a few restaurants and shops, cinema and coffee places. The Loft is great for singles and couples but definitely no children as the stairs to the loft are steep and we also have a large pond, swimming pool and the river, all of which are potential danger zones. Interaction with GuestsThe apartment belongs to my folks (who live in the main house) and I manage it for them. They will greet you on arrival & then leave you to your own devices to enjoy the loft and explore the surrounding area by car. Please ask if you would like to walk around the gardens as they are part of the main house. If you have any questions or need any help, please just knock on the front door or call them on the house landline. (Which we'll give you when you book) The NeighborhoodThe loft apartment is ideally situated to access the River Hamble, Hamble Village, (15 mins) Whiteley Shopping Village & Solent Business Park (5 mins & you can walk in 30 mins), Southampton (20 mins), Winchester (30 mins), Historic Portsmouth, Chichester, Lymington and the New Forest (all 45 mins). The Loft is in a rural setting, surrounded by fields, you cannot walk to any pubs easily as there is very limited street lighting and no pavements from here. However several of the pubs including The Jolly Sailor, Horse & Jockey, Elm Tree (& a few restaurants at Whiteley) are within 5 minutes drive. There is a list of the good ones printed out and left in the loft for when you arrive as well as some local taxi numbers if you fancy having a few glasses of wine when you're out. If you're staying with us because you're working or studying, it's lovely and quiet and there's wifi (albeit it requires patience as we are out in the sticks) and a big kitchen table to work on. You can leave the apartment door open and enjoy fabulous views down over the garden and fields to the River Hamble. Getting AroundWe are 5 minutes drive from Botley Train Station and Swanwick Station, 15 minutes from Southampton Parkway Station and Southampton International Airport. Botley and SAP go direct to London Waterloo very regularly and take 1 HR 35 mins and 1 HR 15 mins respectively. The Swanwick line goes to Gatwick Airport direct (1 HR 30) and you can walk there in 25 minutes. The M27 is less than 10 minutes away which will take you east towards Portsmouth and Chichester or West to Southampton and Bournemouth. You can get to Winchester in half an hour and Richmond in an hour up the M3. Other Things to NoteThe loft is pretty rural so a car is almost essential unless you have a lot of time and like a lot of walking. We have three large working dogs, two labradors and a springer spaniel. (As well as chickens and a cat) All are very friendly and well-behaved but can be a bit exuberant when you first arrive!

The city of Winchester is just 14 miles where you can visit the largest Farmers Market in the UK or indulge in a pub lunch.         The SpaceThe room itself includes a small double bed, bedside table, small desk for dinner/working, lamps, cosy bedding, blanket and towels. There is also a TV which does not yet have an aerial, but it is connected to a chromecast which connects up to any smartphone by downloading iPlayer etc. Our house is a work in progress so please take it for what it is! All our bedrooms have been completely redecorated, the house has been rewired and we have a new, modern bathroom. The hallway and kitchen are old-fashioned in style, but clean, tidy and comfortable. Guest AccessGuests have access to their bedroom, a shared bathroom and kitchen. Bathroom: You will have access to a recently renovated shared bathroom. Towels are provided. Kitchen: There is a microwave in the kitchen which you are welcome to use, plus all the essential utensils, plates etc, but please bring your own food. Help yourself to tea, coffee, milk and biscuits. An iron and ironing board is available upon request. Parking: Parking is on our drive at the front of the house. Let us know if you need a space and we will keep it free. No access to the lounge: Whilst we are sociable people, we regret that you are unable to use the lounge as this is our space to chill out in the evenings. The bedroom itself overlooks the back garden. We're just a 5 minute walk from Swanwick train station. There are a few local shops a 5 minute walk away including a Co-op and Sainsburys. Also within 5 minutes are some great takeaways if you fancy ordering pizza, Chinese, Indian or fish & chips. If you fancy going out for dinner there are three gastro-pubs and an Indian restaurant within walking distance, or Whiteley Shopping Centre has 14 different restaurants to choose from. Getting AroundSwanwick train station is a 5 minute walk away for links to Southampton, Fareham and Portsmouth. Bus from Park Gate go to Southampton, Fareham, Portsmouth, Segensworth and Whiteley. It is situated between the historic cities of Portsmouth/Southsea, Winchester and Southampton and close to the ancient villages of Wickham and Bishops Waltham. It is set in a semi rural location. Portsmouth (www.visitportsmouth.co.uk) and Southsea (www.southsea.co.uk)offers many attractions such as the Historic Dockyard where HMS Victory, HMS Warrior and the remains of Henry 8thâ??s war ship the Mary Rose are situated. The vibrant Gunwharf Quays has many outlet stores; you can also find boat trips on the Solent and to the Isle of Wight available from there. The Spinnaker Tower built in approximately 2000 can be accessed from Gunwharf Quayâ??s; views across Portsmouth, Southsea and the Isle of Wight can be had.               This westerly facing barn conversion, first floor apartment is fully furnished to a high standard with open plan facilities. On entering there is a kitchen with electric oven and hob, a fridge housing a small freezer compartment, a microwave and the usual kitchen appliances. An area for boot boxes, coat hooks, suitcase storage etc is behind the door. A dining table for 2 sits adjacent to the kitchen. The living area has deep set windows offering commanding views across fields and woodland with a view of a village in the distance. It has a comfortable 2 seat sofa and a 1 seat armchair, TV with DVD player and internal radio. A collection of books, DVDs etc are available for your use. On a fine evening you can watch beautiful sunsets from the comfort of your armchair. The bed is king sized – bedding supplied, a wardrobe housing drawers and hanging space and a dressing table with mirror completes the bedroom area. A hair-dryer is supplied. A separate shower room with sink and toilet is entered from the bedroom area. Towels are supplied. The apartment has gas central heating, smoke detectors, and is fully insulated. The conversion during 2012 has been completed to all modern building regulations ands standards. A washing machine/tumble dryer is available in the apartment. An iron and ironing board is in the utility cupboard between the 2 apartments for your use. We are in a central rural location but close to Portsmouth, Winchester and Southampton with easy motorway access to many other areas. There are local pubs/restaurants within easy walking distance, and some more within driving distance offering excellent menus. Some offer a discount for Holly Hill Apartment guests. Larger grocery shops, butchers etc can be found in the neighbouring villages but a post office with convenience store is in walking distance (15 minutes each way).
