This town is not just about its great logistics ~ this area is a haven for some of the most talented & hardworking young organic farmers to be found anywhere. Just down the road is the well known “ESSEX FARM” where Mark & Kristen Kimball host several farm to table suppers through-out the summer months. (Kristin wrote the best selling book about their organic farm experience, called “THE DIRTY LIFE”). This same farm has been a launching pad for other young organic super stars in the making ~ several of them are right in the village of Willsboro. Their wares can be seen each week at the local farm markets. HARVEST HILL FARM & REBER ROCK farms are some of my favorites.

This fully furnished 3 bedroom, 2 bath, “vintage” home, built in 1877, has been restored to a state of the art vacation destination in the lovely village of Willsboro, New York. This picturesque coastal community lies at the foot of the Adirondack Park. Therefore, it benefits from having water frontage on Lake Champlain & also being part of the great Adirondack High Peaks region!
LOGISTICS are one of the strongest points of Willsboro N.Y., which lies just about opposite the city of Burlington, Vermont off Lake Champlain (on the eastern most border of New York). These areas are easily commuted via several ferries that run back & forth between NY & VT. Many people travel to the Burlington waterfront area via foot passenger, bike or auto (THE PORT KENT - BURLINGTON). The quaint & quick CHARLOTTE - ESSEX will ferry you safely to the SHELBURNE MUSEUM (a wonderful family day trip for young & old is only about 1/2 hour from the cottage), THE VERMONT TEDDY BEAR FACTORY or a host of other wonderful destination spots in the Green Mountain State. You may travel westward for adventures into the HIGH PEAKS REGION of the ADIRONDACK PARK; OR, just stay put in the village area & enjoy all that the LAKE CHAMPLAIN area has to offer in terms of its inherent natural coastal beauty, which includes a peaceful; but well equipped village that has access to the sixth largest lake in the U.S., a scenic bay, a large pond and a clean river -- all within a few miles of one another.
The pace of life in Willsboro, NY is a picture post card view of life in the slower lane.

The Boquet River, gently winds out to Lake Champlain at Noblewood Beach. There is a great spot to drop in a kayak or canoe (from just below the waterfalls), a few blocks downstream of the cottage.
If you are ready for some day trips (close to the area), then you may consider FORT TICONDEROGA, THE ADIRONDACK MUSEUM, THE AU SABLE FALL CHASM just to name a few, that all have something totally different to offer.
For the hikers, the HIGH PEAKS are just waiting for your next great adventure! One of the most well known is WHITE FACE , located in Wilmington NY - just about 35 minutes from the cottage.
In the spring, summer & fall you should hike it on a clear day. When you reach the summit, you can see all the way the Canada -- the view of LAKE PLACID won't disappoint you.
If you love to hike; but would like to stay right in town, don't miss RATTLESNAKE MT. - just 3 miles up Rte. 22 from the cottage. It is a hike with major pay-off from the summit - check out the views that I captured last fall on the house images posted to this site.
Beyond the beautiful river view that can be enjoyed from most rooms in the house, the whimsical décor of the home, using top rate furnishings & fabrics would have to be one of the highlights of the cottage interior. You start to get a sense of it from the photos; but once you are there, you will note that the attention to detail put into the design of this home is amazing.
Talk about a “home away from home” - Beau Overlook has taken that idea to a whole new level.
The 1st floor has a master bedroom suite with full bath + washer & dryer. The ultra modern, fully equipped kitchen has a range with induction cook top that brings water to boil in 60 seconds. In addition, there is convection / microwave oven over top of the range. Most spices, cooking oils etc. are stocked in the home & ready to use. A quick stop at the market to pick up your immediate supplies & you are ready to go.
The wireless internet is ready for all that need to stay on track with work while on their holiday; & the cable T.V. will provide a good variety of local television stations. The house is equipped with a whole house fan & there is also an air conditioner / dehumidifier that can be used when needed to provide comfort on muggy days.
The 2nd floor has 2 additional bedrooms with vaulted ceilings & ceiling fans. The front bedroom with 2 twin size captain beds has been colorfully decorated with children in mind; & the back bedroom, with a river view & sumptuous queen size bed has a delightful aviary theme. The bath with a tiled & glassed shower is just a few steps away from both 2nd floor bedrooms.

Guests are welcomed into this cozy home away from home; and are expected to leave the cottage tidy upon departure. An advance notice with CONDITIONS OF OCCUPANCY is part of all rental agreements.
We do NOT charge a large security deposit or additional cleaning fees (except for parties large than 6 people - or if guests bring a pet with them).
PET CLEANING FEE IS $100.
We expect our guests to respect our HONOR SYSTEM and abide by the conditions of occupancy that will be forwarded upon receipt of first payment to stay at the cottage. We have many people return year after year; and with a reasonable amount of cooperation from all of our house guests, we can keep excess cleaning fees at a minimum. ***

The small village of Willsboro is part of the Adirondack Park. THE SQUARE FOOTAGE OF THE ADIRONDACK PARK ENCOMPASSES AN AREA LARGER THAN THE STATE OF VERMONT.
Having the envious position of being at the most eastern point of the park, this town is also bordered by LAKE CHAMPLAIN ~ which is the body of water that separates NEW YORK and VERMONT. Therefore, this community has the benefits of being both a mountain & a water community with four bodies of water, all within a few miles of one another. There is the Boquet River - the steepest river from its point of origin in the state of New York - that empties in Lake Champlain at Noblewood Park; The Long Pond, which is a large body of pristine still water, just three miles up Rte. 22; The Willsboro Bay which is formed by the peninsula of land, which creates a barrier from Lake Champlain called, "The Point". This bay is harbor for many sail boats & cruisers that come from far & wide to make this a bustling boat wharf and their home during the summer months; and LAKE CHAMPLAIN, the sixth largest lake in the U.S.; which is home to many of the best sport fisherman, as well, as sail boat regattas; and a host of other water related activities. It is enhanced by the beautiful views that can be enjoyed from the shores of either side, where you can take in not just the pristine shorelines themselves; but the mountaintops that are not far off in the distance. That being said, this is a photographers paradise!
Willsboro is just off of Exit 32 or 33 of the I-87 (THE NORTHWAY) -- a scenic highway that stretches from Albany and on up into Canada. Montreal is about one & a half hours north of this town. Being situated just about opposite of the city of Burlington Vermont on Lake Champlain and about 30 minutes south of Plattsburgh, N.Y., Willsboro is still able to keep its small town charm, while being just a short distance to some of the more urban areas for anyone that wants to take in the sites and activities of the larger cities. Most of the locals will jump on the ESSEX - CHARLOTTE FERRY to make a quick dash into Vermont to get to wherever their destination of the day is in the Green Mountain state. This ferry runs by the 1/2 hour in summer time and by the hour in the winter. The northern most ferry crossing, just north of Plattsburgh at Cumberland Head runs 24/7 all year long.
About 16 miles north of Willsboro, The PORT KENT - BURLINGTON FERRY operates during the summer months; and can pick up foot passengers, and cyclists, as well as cars and will take them all directly into port at the city of Burlington. This is a scenic one hour trip that will let you enjoy the ECHO LAKE AQUARIUM and many other fun activities in the waterfront of Burlington, without ever having to worry about parking, or driving in the city.
The Amtrak train does go through the town of Willsboro daily. The closest train station is in Westport or Port Kent, both are about 15 minutes from Willsboro.
If you jump in your car and drive due west about 45 minutes, you will come to the 1980 OLYMPIC VENUE AREA that encompasses the towns of Wilmington, N.Y. (home of White Face Mountain - down hill skiing & mountain climbing) Mt. Hoevenberg (cross country, bob sled & luge park) and Lake Placid. This area still thrives on its Olympic heritage and the ice arena still hosts many important competitions & ice shows for the public to attend. The tower where the high jumpers take off from, still runs & athletes train there throughout the summer months.
This area is also well known to be one to the top fishing spots in the U.S. The Atlantic Salmon, Bass, and Trout are just a few of the favorites that the locals recount their "fish stories" about. Every year there is a major BASS FISHING TOURNAMENT ON FATHER'S DAY WEEKEND, which bring out the best from far & wide to cast their chance to be this year's winner. With Lake Champlain and the Boquet river coming together in Willsboro, the Atlantic Salmon swim upstream in the spring and then again in the fall. The fish ladder is Willsboro was built to enable them to get up the falls, so that they are able to get upstream to lay their eggs.
With this short essay, you may start to get an idea about why I always say: "THERE IS SO MUCH TO DO; OR NOTHING AT ALL!"
