The SpaceLuxury 4 Star self contained self catering annexe attached to family home. Consists of 2 bedrooms, 2 bathrooms, kitchen, lounge/diner, with patio doors onto rear garden with use of hot tub (from April to Sept between 11am - 8pm) gymnasium, table tennis, swing ball, secluded gardens, BBQ's , patios & off road-parking for several cars, electrical hook-up for caravan or motor home.
Master bedroom contains a double bed, bedroom 2 contains twin beds (that can be made into a superking) with the lounge containing a double sofa bed enabling a maximum of 6 guests to stay.
The annexe benefits from gas central heating with underfloor heating in the kitchen both of which is controlled by the guests. Fully double glazed and newly furnished and decorated.
The kitchen contains integrated appliances: washing machine, dish washer, fridge, freezer, gas oven with electric grill, gas hob and extractor hood. Electrical equipment includes combination microwave (oven, grill & microwave), kettle, toaster, Tassimo coffee machine, sandwich toaster, radio and iPod docking station.

The hot tub is heated constantly to 38 degrees and is available for guests to use from April to September between 11am and 8pm. Only children over 12 years of age are permitted to use the hot tub and must be supervised by an adult at all times. Proof of age may be required. All guests using the hot tub are required to shower before use with soap and water.
The gymnasium contains a cross trainer, running machine, exercise bike, rowing machine and weights. Interaction with GuestsThe annexe is completely self contained, however it does adjoin our family home.
Guests have use of the gardens, off road parking, hot tub (from April - September) gymnasium, table tennis, swing ball and BBQ's. The NeighborhoodWithin 5 minutes walking distance there are local convenience stores, newsagent, pharmacist, coffee bar, restaurant and takeaways, which include Fish & Chips, Chinese, Kebabs & Burgers and an Indian restaurant & takeaway.
Winchester train station is approximately 10-15 minutes walk.
Winchester town centre and theatre is approximately a 15-20 minute walk.
There are a couple of parks for children and pleasant scenic public walks around a local farm situated at the end of the road.
Local pubs are within a 10 minute walk and offer food at very reasonable prices or facility to order takeaways and eat-in at pub. Getting AroundWinchester train station is 10-15 minutes walk.
Bus stop is 5 minutes walk with buses running regularly throughout the day.

Use of gas and electricity for heat, light and cooking; bedlinen and towels; complimentary toiletries; complimentary tea & coffee; shared use of gymnasium, garden, BBQ facilities and off road parking are all included in the tariffs.
You can arrive at your accommodation after 4pm on the Arrival Date of your holiday and you must leave by 11am on the Departure Date unless agreed in writing otherwise.
Number of Persons using the properties.
The number of persons occupying the property should not exceed 2 people per bedroom and lounge booked . Subletting is strictly prohibited.
Should guests wish to entertain visitors to the property then this must be agreed in writing in advance with the owner. Visitors are not permitted to use facilities such as the gymnasium and neither are they permitted to stay overnight.
You agree to keep and leave the Property and the furnishing, kitchen equipment, crockery, glasses, bedding and towels clean and in good condition.
You agree not to cause any damage to the walls, doors or windows of the Property nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of neighbouring properties.
You agree to take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property.
You agree to ensure that each member of your party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
You cannot allow more people to stay in the property than expressly authorised (ie 2 persons per bedroom), nor can you change the makeup of the party during your stay in the Property (ie. only those explicitly named at time of booking are permitted to enter and stay in the property), nor can you have visitors unless agreed in advance with the owners of Winchester Holiday Lets, nor can you take your pet into the Property unless it has been arranged in advance and it is shown on your confirmation. If you do so, we can refuse to hand over the Property to you, or can require you to leave it. We will treat any of these circumstances as a cancellation of the booking by you.
You cannot allow visitors to enter the Property without prior written agreement of the Property Owner. Visitors are not permitted to use facilities such as the hot tub and gymnasium and neither are they permitted to stay overnight. Where you do have prior written agreement from the Property Owner to have visitors, then visitors must leave the Property by 11pm latest.
You agree to ensure that each member of your party showers with soap and water (not shower gel) before using the hot tub. Failure to shower before using the hot tub will cause the water to turn cloudy and may result in the damage deposit being retained to contribute to the cost of emptying, cleaning and refilling the hot tub.
You agree to abide by the specified hours (open and closing times) for using the gymnasium and hot tub, as set out in any property manual (Welcome Pack) at the Property. You agree to ensure that children under the age of 12 do not use either the hot tub or gymnasium and that children under the age of 18 are supervised by an adult at all times whilst using the hot tub or gymnasium.
You agree to ensure that each member of the party observes all safety rules, as set out in any property manual (Welcome Pack) at the Property, when using the hot tub or gymnasium.
You agree to allow us or any representative of ours access at any reasonable time during your stay for the purpose of essential repairs, maintenance or inspection.
No Smoking Policy
We operate a strict "No Smoking Policy" at Weeke End Annexe. Smoking is not permitted anywhere inside the holiday accommodation or near to building.
Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint it is important that remedial action is taken as soon as possible.
It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified. Discussions of any criticisms with us whilst you are in residence will usually enable shortcomings to be rectified straightaway. In particular, complaints of a transient nature (for example, regarding preparation or heating of the Property) cannot possibly be investigated unless registered whilst you are in residence.
If any complaint cannot be resolved during your holiday, you must write to us with full details within 28 days of the end of it.
Breakage or Damage
For the benefit of the next clients staying in the house, please advise us of any breakage or damage that occurs during your stay. We do not charge for breakages or damage which occur as a result of normal use, but reserve the right to demand payment for damage or breakages which occur as a result of careless, reckless or deliberate misuse.
Care of Property
The Client shall take reasonable and proper care of the property, its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of the letting period as at the beginning.
We are unable to accommodate pets, with the sole exception of guide dogs.
The Owners are not liable for any loss or damage to any client's property or any property belonging to a member of the client's party howsoever caused.
The client or members of his/her party cannot hold the owners of Winchester Holiday Lets liable for any personal injury/death howsoever sustained where the owners and/or their employees have used reasonable skill and care; and/or where caused by the fault of the person(s) affected or any member(s) of their party (including inadequate supervision of children); and/or where caused by the fault of a third party, and/or where caused by an event that could not have been reasonably foreseen or avoided.

Right of Entry
Whilst respecting the reasonable privacy of the client, we reserve the right of entry to the property at all times, if necessary, for the purposes of inspection or to carry out necessary repairs or maintenance.
Injury Loss or Damage
The use of the property and its equipment is entirely at the Client's risk and no responsibility can be accepted by the Owners for injury to the Client or a member of his or her party, not for injury loss or damage to their belongings, including motor vehicles. Client's Responsibility - The Client is responsible for the property and its contents which should be left clean at the end of the holiday.
Rules and Procedures
All serviced and self-catering accommodation premises must keep a record of all guests over the age of 16. The record should include their full name, address and nationality and records must be kept for at least 12 months. To comply with the Data Protection Act I am registered with the Information Commissioner's Office (URL HIDDEN) I can be found on their site by searching their register.
To comply with the Immigration (Hotel Records) Order 1972 I need the following information from each guest on or before arrival:

Clients are required to comply with the rules and regulations contained in the information folder (entitled Welcome Pack) provided in the property and familiarise themselves with the procedures contained therein and any other regulations reasonably specified by the Owners of Winchester Holiday Lets from time to time and ensure that they are observed by all members of the Clients party.
