Large Spacious Conservatory: - The glass table extends to seat up to 12 people. - Underfloor heating and double glazing keeps it warm even in winter. 2 acre garden packed with features: - Private garden with a lake, stream and many ponds. There is a rowing boat you can take out. - Use the gas barbecue or charcoal bbq on the decking area. Seating for over 12. - Feel free to picnic or play games. - Feed the wild birds on the lake, which include: ducks, coots, geese, moorhens, swans and a heron. Cozy Lounge: - Warm real gas fire with remote control - Large 60inch flat screen TV with 100s of satellite channels including sky sports. There is also surround sound system, dvd player (with DVD movies) and xbox (with games). Kitchen - Compact in size with gas oven, dishwasher, microwave and lots of empty storage cuphoards. All the pots, pans and utensils you could need are available. The fridge is empty except for some milk we leave for guests. This provides great access to the north, south and east via the motorway. It takes approximately 15 minutes to get to Manchester center by car. The airport is approximately 20 minutes by car (using the ring road). The Trafford center (very large mall) is about 10 minutes drive. Walkden station is the nearest station (5 minute walk). This will take you to Manchester city center in about 15 minutes. There are two convenience stores on the neighbouring street (about 2 minutes walk). There is a very large 24 hour Tesco Supermarket about 2 minutes drive away. Manchester city center is a 20 minute drive or 30 minute train journey; here you can visit the huge shopping centres, the city's museums, bars, restaurants and cafes. There are also various attractions that are within a few miles of the house, including The Lowry, a waterside complex that houses theatres, galleries, restaurant, café and bars. The Imperial War Museum is also a great way to spend a day. Blackleach Country Park is a 15 minute walk and is an ideal place to enjoy the countryside, take a picnic, go fishing, feed the ducks or simply enjoy the local wildlife.         The SpaceOur cottage was built around 1760 and is now a hidden oasis on the A6 on the borders of Salford, Bolton and Tyldesly. This part of the A6 was a Roman road from Manchester to Wigan and some years ago a Roman pot was unearthed at the vicarage of St Pauls Church Peel. The remains of a medieval building were revealed by an archaeological dig before a new development was built on the site of Peel Hall. Close by is Kempnough Hall which has been recently refurbished and is reputed to have been the place where Elizabeth 1st once stayed. The cottage retains some of its original features and the weight bearing beams of the ceiling are said to have come from a coal barge which sank in Morecombe bay. For canal enthusiast it is interesting to know that an underground system of canals connects from round the corner through to the important Bridgewater canal at Worsly. Local people boasted that you could get on a canal there and not need to touch dry land until reaching New York. The access to the under ground system cannot be seen as they were closed some years ago but the exit can be seen at Worsly. Once standing alone on this part of the A6 the cottage is now part of the urban development but the large garden hides much of the house from passers-by. Sitting in the garden room gives the impression of a rural setting but just outside the gate gives access to the advantages of living in a town. Our Home is 5mins from the M61 which links the M6, M60 and M62. Buses for Bolton and Manchester are yards from our gate, Railway station for Manchester and Wigan is 1 mile by road. Manchester Airport is 20 mins away by road and Liverpool Airport one hour away by road. We are ten minutes by bike from the Bridgewater canal which links to sustrans cycle routes and recently hosted riders travelling from Lands’ end to Joh o’Groats using the sustrans route. We provided secure parking for pedal bikes and can offer off road parking for 2 average size cars. We are close to a variety of restaurants and takeaways. Convenient for the Lowry art galleries, theatre and its studio theatre, Media City with its tours, Manchester shops and theatres, Trafford centre and Bolton theatres and museums. We offer one twin bedroom in the “attic” of the extension on the first floor and a small double bedroom in the original building that has a standard English size double bed. Both rooms have tea and coffee making facilities, towels and shared bathroom. They are listed separately on Air B&B at £30 + £10 for extra person. Breakfast is included and is set in the garden room with the view of the garden as seen in the photograph. Breakfast consists of fruit juice, a choice of three cereals or possidge, homemade bread and preserves, a variety teas and fresh coffee. It has been said that our cottage is rather out of place in its surroundings but it was here first and the rest of it came many years later which includes the small area of shops across the road. There is a post office, chemist, general shop which sells newspapers and two bakers.

          The SpaceA great home with lots of space. We have 3 bedrooms and a shared bathroom all located upstairs. Your bedroom has a super comfy double bed as well as 2 bedside tables and a wardrobe. There's also a beautiful view of the backyard. We have a large kitchen equipped with a washing machine, coffee machine, fridge-freezer and gas cooker, which guests are welcome to use. There's always bread, tea, coffee and milk which you're welcome to help yourself to. We also cook most nights so if you're around and hungry then you're more than welcome to join us for dinner! The living room area has two sofas as well as a 50 inch tv with surround sound where you can put your feet up after a hard day working or sightseeing. If by chance the sun is shining in manchester we have a lovely garden with picnic table which is a great sun-trap and a great place for a cheeky afternoon beer or wine! In winter, all rooms have central heating so you will be cosy no matter what room you are in! Guest AccessIt's just me and my girlfriend who live there. We have our own room and the rest of the house is common space so feel free to make yourself at home! :) Interaction with GuestsAny help that's needed we are happy to help. We will be there for most of the time so can give you recommendations on places to go and things to see. We also cook dinner most nights in during the week so let us know if you're around and you're more than welcome to join us! The NeighborhoodThe neighbourhood is quiet and very friendly. We have a convenience store directly opposite the house and a couple more in very short walking distance. Also in walking distance is Monton village - a strip of shops/bars/restaurants and we are just a 10 minute drive from the Trafford shopping centre (a big shopping mall with restaurants, cinema, etc.) Getting AroundGreat access by bus to manchester from just out the front door or a quick cab/uber ride £10-£15 to the city centre.

Manchester has hundreds of places, museums, shops to visit and see and the nightlife is second to none - we'd recommend a night in the Northern Quarter if you fancy a good night out. Bolton is even closer, with many pubs and bars. The Trafford Centre is a short car-ride away with many shops, cinema etc. Getting AroundA 5-minute walk to the nearby station makes rail routes to Manchester & Bolton city centres quick and easy and Salford Crescent station (adjacent to Salford University) can be reached in 12mins on the train. Other Things to NoteWe have a little bunny as a permanent guest that lives happily in the back yard! Buddy is very friendly and loves it outside. (He has a tendency to bite through wires, so please don't let him into the house!) Please make sure the back gate remains closed and chicken wire near fence stays in place so he doesn't go 'on a wander'! Vivien (or another neighbour, Janet) will need to arrange access at a mutually convenient time with you to gain access to the house in order to feed them and maintain his hutch. Also, we have recently had the timber worktops re-sanded and oiled after water damage - please can we ask that you use the dishwasher or, alternatively, ensure that spills are wiped up and not hot or wet pans are left to rest on the worktops please.

              The SpaceThe house has a 30m shoreline with a large lake. Its a wonderful location for outdoor dining or a bbq. Most rooms have a wonderful view.               The Space'Queenie' is an alternative place to stay if you are coming to Manchester. Breakfast on the back deck, warm nights by the fire, taxi into the city - stay in, go out do both. We normally run narrowboat hire on the canal. Guest AccessYou will have access to the whole boat and the marina. Interaction with GuestsI'll meet you and show you around and then I'll be on-call for you whilst you stay on the boat. There are always people around the marina. Getting AroundGood access to the M60 (junction 13). Flat cycle ride down the canal towards Manchester or up the other way. Local transport is a short walk from the marina. 20 minutes into Manchester city centre by taxi. Other Things to Note'Queenie' has a solid fuel stove, plenty of hot water and a lovely warm and cosy bed - no problem in the winter. You will be provided with enough kindling, fire lighters & coal to get the fire started once. More coal for the fire can be purchased on arrival, we charge £5 per bucket (usage is roughly 1 bucket per 24hrs). Please don't forget your £150 cash security deposit - this will be refunded in full as long as there is no damage or loss caused during your stay. See you soon.

We offer different rates depending on whether you use the boats on the canal or for static houseboat accommodation also on the number of beds used. Do get in touch we aim to be as flexible as we can. Our prices start at ÂŁ140 per 24 hours - this decreases with the number of nights booked. Our boat 'Gloria' has a relaxing and calming feel about her. She sleeps 2-4 people.
