Also don't miss the Jazz fest in the end of August.If your into fishing the area is home to some of the best freshwater fishing in the world. 3 boat launches are also nearby and we have plenty of parking and room for your boat and trailer. If your not the fishing type don't worry the Niagara Wine trail is a short drive to the country where you can experiene many different local wines. After a busy day you may want to relax near the fire or sit on the front porch and open up one of the bottles of wine while enjoying the beautiful sunset. It boasts a recently renovated kitchen with eat-in island and three freshly decorated bedrooms all with queen beds that can easily accommodate six adults. Maple Tree has one and a half bathrooms in which the main bath includes both a large walk in shower and floating vanity. The newly furnished living room is bright and spacious with a large window over-looking Mary Street. A comfortable retreat to relax, watch satellite TV, and re-energize for the next days events. Adjacent to the living room is a formal dining area seating 6 comfortably if you decide to eat-in for the evening. The backyard contains a large shaded picnic area with a large deck and a gas BBQ for you to enjoy. Parking is also what you will find in the back with lots of room for your vehicles. Maple Tree Cottage is located just five blocks from Queen Street (the Main Street) where many of the towns unique shops and restaurants are located. Tim Hortons is just a block away as well as a gas station, convenience store, bank, a wonderful pastry shop, sub shop, and restaurant all in the same plaza. Other Things to NoteVacation Rental Lease Agreement This agreement constitutes a contract between the Guest(s) and Owners Sandra and Richard LeRose. Please read this Vacation Rental Lease Agreement thoroughly. Any monies received by Sandra and Richard LeRose for occupancy of vacation property indicate the acceptance of the terms and conditions of this Vacation Rental Lease Agreement. It is the responsibility of the guest(s) to be familiar with all policies within this agreement. This rental agreement is entered into by and between the renter, herein after referred to as “Guest”, and Owners, Richard and Sandra LeRose herein after referred to as “Owners”. 1. Reservation Requirements- Reservations are not considered “guaranteed” until a payment of 20 % of the total rental fee including tax, plus 100% of processing fees, insurance, damage waivers, or any additional items, are received by Agent at the appropriate office. If payment in full is not received by Owners 14 days or more prior to guest arrival, reservation may be subject to cancellation. 2. Accepted Forms of Payment- Paypal, Visa, Mastercard. 3. Cancellations and Refunds- Cancellations received prior to 14 days of arrival date are entitled to full refund of deposit. Cancellation after 14 days and refund is forfiet. No refunds will be made after final payment (within 14 days) of arrival has been made. 4. Security Deposit – A Security/Damage deposit of $200 is required at the time of booking, and must be paid via paypal. No checks accepted. This security deposit will be returned within 48 hours of the departure, provided proper checkout procedures are followed, and there is no breakage or damage to the premises. No damage deposit is required if valid credit card information is on file with owners. 5. Plumbing- Please be careful not to flush anything down the toilet accept toilet paper. No tissue, no feminine products. This will cause a sewer block. You will be responsible for the cost of repairs, $300CAD. 6. Confirmation of reservation(s) – Confirmation of the reservation will be emailed, faxed, or mailed to Guest(s) upon receipt of the reservation advance payment. 7. Access- The Property Owner and/or the Agency's agents shall be allowed access to holiday accommodation at any reasonable time during any holiday occupancy. 8. Refund Policy – Owners cannot guarantee against mechanical failure of heating, air conditioning, TVs, Satellite Receivers, VCRs, or other appliances. Please report any inoperative equipment to owners immediately. Owners will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of appliances or equipment. No refunds for early departures (less days than reserved) . No refunds will be given for delayed arrival. No refunds for reducing the number of nights reserved . 9. Acts of God – Owner shall not be liable for events beyond their control which may interfere with Guest(s)occupancy, including but not limited to Acts of God, acts of governmental agencies, fire,strikes, war, or inclement weather. NO REBATE OR REFUND will be offered in these circumstances. 10. Age Requirements – Guests under the age of 21 unaccompanied by a parent or legal guardian will not be permitted to register and will lose all funds paid to Owners. Any reservations made under false pretenses will result in loss of advance payments and possible removal of guest from rental unit. No House Parties and no excessive noise especially outdoors after 10p.m. Violation of noise by-law of the township will result in loss of advance payments and removal of guest from rental unit. 11. Check-In/Check-Out Times – CHECK-IN TIME IS After 2:00 PM. Keys are NOT available until the property is ready for occupancy. No exceptions to this policy will be made. Owners will use reasonable efforts to have the rental property ready for Guest(s) occupancy at check-in time, but Owners cannot guarantee the exact time of occupancy. CHECK-OUT TIME IS before 11:00 AM so that Owners have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property and return the keys by 11:00 AM without the consent of the Owners are subject to a fee equal to one (1) rental day. 12. Maximum Occupancy – At all times, the maximum occupancy is 6, not including infants. Guests and visitors must be pre-approved by Owners in advance. For approved additional guests (over 12 years of age), you will be charged 20.00 per night per guest. There is no charge for children 12 years of age or under. If you bring in extra guests or visitors without prior approval and payment, guest(s) will be asked to vacate the property. Any security payments and all rent will be subject to forfeiture. Absolutely No House Parties Allowed!! 13. Furnishings – Furnishings are subject to change without notice. Furniture, bedding, mattress pads, utensils or any other property supplied with the rental property must not be taken out or transferred from one property to another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the guest(s). 14. Linens – A basic supply of linen is provided at the property. Bed linen and bath towels are not changed during your stay. The startup set of bath soap, toilet tissue, paper towels and trash bags are not replenished. 15. Listings and Pricing – Information regarding individual listings is believed accurate but cannot be guaranteed. We have made every effort to ensure that all the information on Agent‘s website(s) is current and accurate. Rates, furnishings, fees, and taxes are subject to change without notice. 16. Indemnification and Hold Harmless – Guest(s) agree to indemnify and hold harmless the Owners for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of therental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). 17. Violation of Agreement – If Guest(s) violates any of the conditions of this Agreement, Owners may terminate this Agreement and enter premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the premises immediately and forfeit all rents and security deposits. 18. Electronic Documents Act- By selecting “I Agree to the Terms and Conditions” on the booking interface the Guest(s)understands and agrees that they are entering into a legal binding agreement as per the authority Ontario Electronic Commerce Act, RSO 2000.

The SpaceWe have adequate rooms for 2-6 guests. Two queen beds, one single bed, one roll-a-way bed for a total of 6 persons. (extra charges apply for guests over 4) The Cottage has 2 full bathrooms Most linen, toiletries and utensils are provided. All you need is your personal belongings and everyday items to make your meals, or eat out. *please read below about basic consumable items. There is a kitchen with adequate fridge, stove and microwave. A small back deck with BBQ. parking for 2 cars. The living room has an electric fireplace. We provide basic plastic wine glasses for your use, water glasses and a few beer glasses. If you prefer your wine in stemmed crystal wine glasses,we suggest you bring a few of your own, so you can enjoy your wine the way your like it. * We do not as a rule provide any consumables. As we cannot guarantee the hygienic conditions of perishables once opened and used by previous guests. The only exception is some coffee and sweetener. For any of our long stay guests, we suggest they either bring these items or buy them from the local convenience store. Guest AccessGuest can use the public pool /Tennis courts ($) in summer which is 2 min walk. The gym at the recreation centre is open to guests for a nominal fee. The "WeGo Falls tourist coach to the falls and back can be picked up from town. Public transport is mainly for long distance travel. In summer, a bike bus/train to and from Toronto operates. The SpaceMaggie' manor is Located on the great Niagara River which is at the mouth of Lake Ontario on the American Side! By far one of the best locations in the country. This room is downstairs and currently has one queen size bed. It has a full size living room and breakfast/bar area. There is a bathroom as well. It is larger than most apartments! There is also another room on that floor which has two twin beds, if it is rented then the bathroom is shared. Parking is right out front. 20 minutes from the Majestic Falls but only a block away from Historical Youngstown Old Fort Niagara. Also, wine trail is within a couple miles and they are magnificent to visit. An adorable village with shops, restaurants, art gallery, grocery store, bank and post office! You will love your stay. Perfect spot for rest and relaxation yet moments away from activity. There is a beautiful wrap around porch for your use which has a beautiful view of The Niagara river.         The SpaceAt Bushy House, we have created a space for you to get away, regroup and slow down. The B&B suites are quiet and tasteful, and include fireplace and seating area, kichenette, and ensuite. Nonsmoking. Wifi is available and TV/DVD/VCR is provided. The Merton Suite can be made up as two twin beds or as a king-sized bed. There are two sitting chairs, near the bed, in front of the fireplace. Out on your deck, you can enjoy the quiet of the forest and the many birds that frequent our area, as you sip one of our local wines or enjoy the delicious breakfast we have prepared. Guest AccessYour hosts live in the house, and are available for any questions or concerns. Otherwise, access is limited to the designated B&B areas within the house and all the gardens about. The kitchenettes in the suites are suitable for your own cold lunch or snack preparation, but not for cooking. The Merton Suite shares an entrance with the Lewis Suite, separate from the host entrance. Interaction with GuestsInteraction with the hosts is generally limited to the serving of breakfast, casual exchanges of enquiries, and spontaneity in the gardens. We are a friendly family, but try to give you some privacy as well. The NeighborhoodNiagara-on-the-Lake is a beautifully historic small town, surrounded by vineyards and many world-class wineries. It is home to the Shaw Festival, running plays in three theatres April - October. It is the site of the first capital of Upper Canada, and figured strongly in the war of 1812 and the Underground Railway. It is just down the road from the world-famous Niagara Falls along the beautiful parkway, but is a welcome respite from the press of crowds and tourism found there. The centre of town is marked by the clock cenotaph, surrounded by beautiful flowers and quaint shops and restaurants and streets to stroll. Bushy House is on the outskirts of the Old Town, and there are parks and woodland walks to the beach just 10 minutes from our door. Concerts and other special events can be found in several wineries in the region, and bicycling (rentals, or bring your own) is VERY popular. There are lake and river views at many spots - how about stopping for a picnic? Getting AroundNiagara-on-the-Lake is a very small town, and there is some public transit to and from St. Catharines, though limited within our town. Outside of a few taxis, there is no immediate public transit easily accessible to Bushy House. The Old Town has both bicycle and ebike rental shops. Car rentals can be secured in St. Catharines or Niagara Falls, and can be accessed from the train station there. The train runs regularly from Toronto to those cities. Other Things to NoteOur B&B is part of the Fresh Start Initiative: dedicated to serving 85% local produce. We are minutes walk from the local Farmer's Market on Saturday mornings, and we raise our own chickens. Niagara is rich in orchards and vineyards, with fruit stands in abundance all through the week. There are many wineries throughout the peninsula, ranging from small family enterprises to large established names. Wine tours are a lovely way to spend an afternoon, whether you do it yourself or with the benefit of an informative and fun tour guide company. There are several in the area.

        The SpaceIf you are looking for accommodations with two twin beds, this is perfect! It is also a good add on (URL HIDDEN) bedroom is located downstairs and is a great compliment to Tuscan Room located on the same level. A discount is given if this room is an add on. The room is located on the lower level and you have full use of a living room and bar area which has is equipped with a refrigerator, toaster and breakfast items. We are located in the village of Youngstown which is a quaint village with restaurants, shops, location of Fort Niagara where the war of 1980 was fought. We are only 20 minutes from the falls but close to the gorge, Fatima Shrine and Lewiston where many festivals are held. We are uniquely situated on the Niagara River at the mouth of Lake Ontario. Perfect, beautiful serene spot for your enjoyment. Guest AccessGuests have access to the downstairs living room and bar area at all times. Guests do not have access to the kitchen. There is a no cooking policy. The downstairs bar area has a microwave to warm up small items. Interaction with GuestsMaggie's manor has four rooms so when they are rented its an opportunity to make new friends. I am here to assist in making your stay the best! The NeighborhoodQuaint village with wonderful restaurants, bars, bank, grocery store, shops and other. It is walking distance to gorgeous Ft. Niagara location of the War of 1840 and minutes away from wonderful wineries! 20 minutes from the falls! And there is the Niagara Rapids rider located below the home which offers a wonderful tour of the river and falls. Getting AroundNo public transportation so car is suggested.! Other Things to NoteNo cooking on premise it doesn't complete the experience of a peaceful stay. Parking is free in front of the home.
